He made the process so unbelievably easy, and friendly for that matter. I truly felt fantastic as did the sellers about the purchase and sale. He went so far above and beyond to make all parties comfortable and content with our decisions. Fast forward just over a year, personal situations change , and I had an interest in perhaps selling and moving in a different direction. I reached out to Alex just to understand the market. He went through all aspects of what the market looks like and what I could expect, also not pressuring in any way. Again building a trust that is very unheard of. Within hours he had potential clients that would suit my type of home lined up. Pretty amazing Take it forward a few more weeks I left town and unfortunately felt I left my house open (still not for sale). Me not being from the area knew very few people, that could check on my home. I reached out to Alex, and he immediately went by to make sure the house was locked up. Unreal!! Further to that which is more than one could expect; as he walked around the house he noticed a drain pipe , thinking from my sump, had broken away a little and was leaking water. He immediately got a plumber on call to address then issue, to prevent any damage to the house. Again way above and beyond the call of duty!!!!! Cozy only collects my rent and I do everything else, even credit check and lease typing Communicating with them is only through email but that is ok with me and since I am close to tenants I see how they take care of units when I go to replace air filters quarterly. They dont manage my property, they just collect rent and I dont pay anything neither the tenant unless they charge to credit card but that has never happened. Money is deposited into bank account and I dont have to remind tenants rent is due, Cozy does that for me and thus I am a happy camper

I hired Cozy Home Rental Management to manage a small home that I owned in Montara. I have…read moreattempted to contact this company since June 2013 with no satisfactory response. The property that I own was rented in March 2013. I have received no monthly rents. On July 30, I saw on the Cozy Home Rentals website that my property was once again listed to rent. I had not heard that the renter had left or been evicted as required by the contract. I went to the property on July 31. The house was unlocked and the interior was wrecked. The damage included stains on carpet in living room, carpet missing in bedroom, missing window screens, broken glass in windows, trash through out house, dog feces in second bedroom, filthy stove and refrigerator, unmowed yard, non-working shower, missing faucet from shower, missing medicine cabinet, gaping holes in walls, plumbing pipes missing to shower. I had to throw out the refrigerator because it was full of flies and the odor was terrible. I had to spend $7,000 to repair the damage to the property. I contacted the company owner on more than 12 occasions since June 27. I have spoken to Kim Hilgenberg or Michael Michener, co-owner on 3 occasions. They made promises to me and have yet to fulfill any of these promises. I am owed rent from March 2013. I have received no monthly statements from Ms Hilgenberg since July 2012. The property management company did not check references prior to lease as stated in the contract. I checked the Shawnee District Court website and was appalled at the number of court cases filed against the person that Cozy Home had rented my property to and against the property management company. I wish I had done some simple research before I hired this company. They will keep money owed to you and laugh all the way to the bank. She will blame the renter instead of herself. Don't be fooled as I was.

I am a property owner that has hired Balanced PM to help manage my rentals. My overall experience…read morehas been positive. Grace has been very accommodating to my needs, and her staff has been thoughtfully put together to be component in all the aspects of property management. They are responsive to emails and requests and professional in their approach. My opinion is that they intend to be honest and provide value in their services. A few things to understand about Balanced if looking to hire them: Their job isn't to make your property profitable - nor should it be since they are not the owners. They will relay issues that have been reported by tenants just fine. They will even put together a bid and do the work if approved to do so. They don't have the most competitive rates and you will probably need to get a second bid or push back on what is actually needed if you want to control spending. They are certainly open to those conversations. As an example, one of my properties had issues with the gas line. The bid from the first plumber was going to cost $8000. I decided to not go with that, and eventually Kim and I found another way to solve the issue for less than $500! If you have your own network of contractors, you can probably get work done cheaper or faster or better. Otherwise, Balanced has their in-house network you can use but realize there is a cost for convenience. I suggest you find a way to double check their work in case there was communication break down by the time the maintenance or cleaning tech gets to the site. All services will cost money - evictions, writing leases, advertising and showing properties, and so on. They have fair prices and guarantees if their placement fails. Nothing unusual here. They use an online portal to record everything. It's convenient from an owner's perspective as it allows you to see all expenses, tenants, accounts, documents, and so on at any time. It's limited in its ability to dissect raw data for custom reports, but Grace is able to look into providing the custom reports with her access if needed. There is also basic information about work done, but the details don't always provide exactly what was done or what things were purchased or used. There is no way to use the portal to submit, update, or approve requests. But like I said before, they have been responsive to emails. They will reach out to me occasionally or on major issues, but most of the time they will just do their thing unless I am noticing something that needs to change. Lastly, I have enjoyed them giving me ideas on rental rates, advertising, promos, and evictions. But they have been good at doing what I want instead of what they normally do, which allows me to stay creative and in control.

I was contacted from my last review and the operations manager was very helpful and understanding. She was able to find a solution promptly, which I appreciate. To any renters, make sure to read your lease carefully, and ask questions. To pure, all of you rental management companies need to go back to paper leases and actually talking with your tenets. Everyone has different needs and using blanket policies along with less client interaction will inevitably lead to miss-communication, miss-understanding and misplaced anger.
