I am a property owner that has hired Balanced PM to help manage my rentals. My overall experience has been positive. Grace has been very accommodating to my needs, and her staff has been thoughtfully put together to be component in all the aspects of property management. They are responsive to emails and requests and professional in their approach. My opinion is that they intend to be honest and provide value in their services. A few things to understand about Balanced if looking to hire them: Their job isn't to make your property profitable - nor should it be since they are not the owners. They will relay issues that have been reported by tenants just fine. They will even put together a bid and do the work if approved to do so. They don't have the most competitive rates and you will probably need to get a second bid or push back on what is actually needed if you want to control spending. They are certainly open to those conversations. As an example, one of my properties had issues with the gas line. The bid from the first plumber was going to cost $8000. I decided to not go with that, and eventually Kim and I found another way to solve the issue for less than $500! If you have your own network of contractors, you can probably get work done cheaper or faster or better. Otherwise, Balanced has their in-house network you can use but realize there is a cost for convenience. I suggest you find a way to double check their work in case there was communication break down by the time the maintenance or cleaning tech gets to the site. All services will cost money - evictions, writing leases, advertising and showing properties, and so on. They have fair prices and guarantees if their placement fails. Nothing unusual here. They use an online portal to record everything. It's convenient from an owner's perspective as it allows you to see all expenses, tenants, accounts, documents, and so on at any time. It's limited in its ability to dissect raw data for custom reports, but Grace is able to look into providing the custom reports with her access if needed. There is also basic information about work done, but the details don't always provide exactly what was done or what things were purchased or used. There is no way to use the portal to submit, update, or approve requests. But like I said before, they have been responsive to emails. They will reach out to me occasionally or on major issues, but most of the time they will just do their thing unless I am noticing something that needs to change. Lastly, I have enjoyed them giving me ideas on rental rates, advertising, promos, and evictions. But they have been good at doing what I want instead of what they normally do, which allows me to stay creative and in control. read more

We have been renting from a version of this company for 3 years. They have changed their name and policy multiple times. We have had some issues with communication which is further complicated with their call center and third party position. I was contacted from my last review and the operations manager was very helpful and understanding. She was able to find a solution promptly, which I appreciate. To any renters, make sure to read your lease carefully, and ask questions. To pure, all of you rental management companies need to go back to paper leases and actually talking with your tenets. Everyone has different needs and using blanket policies along with less client interaction will inevitably lead to miss-communication, miss-understanding and misplaced anger. read more

I would stay far, far away from this property management company. Many of the houses of theirs that we viewed were filthy and filled with trash and belongings of former occupants. I have no idea why they'd think it's okay to show properties in those conditions. Some of the houses would have just benefited greatly from some minimal cleaning of floors and surfaces. None of the agents that we worked with would return calls or respond to emails in a timely manner. We had an approved application for one house, decided not to get it, and then asked to transfer our application to another available house (which they'd previously told us they could do for us). After about 6 days of calls and left messages with no return communication, we just had to move onto other properties. Thank goodness we were able to find a home that wasn't managed by Balanced Property Management. If they were this difficult to work with during the viewing stage, I can't imagine how terrible they'd be to renters. I have no idea how they have so many properties in the area, but if you can, I'd for sure find any other management company. read more

I certainly do not recommend this property management to anyone, especially young families. They only want your money and are extremely difficult to communicate with. Before moving into our residence they "repainted" and "cleaned carpets". Yet, when we moved in there were bugs covering the carpets in every room, door seals were non existent, and our "new paint job" was brush streaks randomly all over our walls. As well as, towels racks not even properly placed into the walls and would fall out constantly. To top everything off, their customer service is low quality. My daughter who has disability rented from Balance Property was totally taken advantage of after moving out. She was charged over 1500.00 for painting which is normal wear and tear. Cleaning which I asurre you was done before she existed her unit. It was my understanding painting. Blinds etc. Are normal wear and tear after 3 years. (Serious forewarning: Their leases are copy pasted, often not even applying to the unit in which you reside and/or containing major errors. MAKE SURE YOU READ YOUR LEASE! All too often people trust the promises of shysters, myself included, only to end up the ones being punished unjustly.) Allow me to preface this by saying I highly appreciate their willingness to give the illusion of assisting in any matter that arises. Their integrity, of which many of them have none, is what I am reviewing. This review is made out of sheer disappointment, fear of future correspondences and our future in our unit, and to warn prospective lessees. Potential renters beware: Balanced Property Management is more than willing to lie, omit information, and forge false opinions based on nothing more than individual subjectivity. They can be some of the most difficult people to deal with, and inversely appear as some of the most pleasant, creating a vile air of distrust. Our current lease is managed by them, and unfortunately, we moved in without being given much of what should be necessary information. Information such as: The proclaimed hook ups not existing, window mechanisms not functioning, phone/internet/cable jacks being in disrepair, counters not being attached to their base, and certain areas/facilities they claimed are accessible are in fact off limits. As a man with a spinal injury and a girlfriend who has handicaps pertaining to mobility, their lies prior to signing the lease have caused us quite a lot of trouble. The worst thing about the whole ordeal is they had the audacity to maintain much of their lies after outside professionals proved them otherwise, and calling our claims false in the process. If you are a bit more pedantic, finding comfort in formalities such as literacy, you may want to have someone else deal with the company such as your attorney rather than yourself if it is a serious problem. Though, it does seem they are making painstaking efforts to improve on this. Without forewarning, a patsy may show up at your home to verbally abuse you. I am losing sleep over the anxiety this experience has caused me. The vice president of the company is pleasant, for as much as that is worth, unfortunately you need to refer to my previous phrasing about the "vile air of distrust," as even the VP prefers subterfuge to actual resolution. If all this is still not enough to keep you away let me state that they will alter information given to individuals other than the one you delivered the initial information to, so as to remove blame from themselves. They will even go as far as to push your issues with them off on affiliates outside of their company, such as the egregious and blatant communication issues they created, causing further unrest due to their negligence. I would not be surprised if they offer incentives in exchange for positive reviews, or going as far as to beg for them in every exchange with new lessees. They certainly didn't waste time in trying to get me to alter mine without offering any real substance as of yet. I can guarantee anyone who isn't having issues with them should be giving credit to the owner of their property, not the management company, as this company has proven itself to be powerless and inept in the face of making actual decisions outside of handing you a lease to sign, often opting for avoidance and ignorance rather than resolution. PS: Watched your company car merge into traffic without using a blinker to merge, or turn yesterday (4/30/19). Balanced Property Management (BPM) has earned a five-star rating during my limited experience with their company. I moved to Topeka six months ago. I accidentally stumbled across BPM during my search for a place to call home. From my initial contact with the BPM representative, I have been treated with care and concern. First of all, the agent was genuinely friendly and professional; she showed me multiple apartments (3), giving me a choice; and, she explained to me what I had to do to obtain the apartment. I felt confident and reassured during every step of the leasing process. After moving into my apartment the same kind of attention to detail and personal assistance was rendered. Every issue was thoroughly addressed, to my complete satisfaction. BPM staff at every level (reception; maintenance; leasing; etc.) demonstrated outstanding customer service, care, and concern. I was impressed with how BPM addressed all of my apartment issues promptly, and with attention to detail. It is my hope that this same kind of professionalism continues throughout my association with this property management company; because, right now, I am happy and smiling, every day. I am just now getting time to share our hellish experience with this company. Now that the world is shutdown, I have some time. We left our beautiful property in the Hidden Valley neighborhood in West Topeka in the hands of this company when we purchased a new home in the KC metro. Our home is located in the brand new subdivision, within walking distance from Casey's, the new water park, and is in the Washburn District. Literally, all they had to do was show the property, the neighborhood, the house, everything would sell itself. I had some doubts because of inconsistencies we noticed when we first contacted them, but against my own intuition, we allowed them to rent our home out instead of trying to sell it immediately. I don't even know where to start outside of the first renters they found us gave us a false sense of security that they were not what they first appeared to be. The second renters they found us is where the fraud, lies, and dishonorable conduct started. We have good reason to believe they purposely tried not to find good tenants as people we sent to them contacted us back saying something was off. Finally, we went with renters that they suggested because they gave their word that they would be good tenants despite terrible credit. They sold this couple to us based on the fact the husband was going to retire from the KBI and he was going to buy our house in cash from us. In retrospect, that was probably another lie! They allowed renters to move into our home WITHOUT A SECURITY AND PET DEPOSIT and allowed them to fall MONTHS behind on rent without notifying us in a timely manner. WE had to contact the company to see what was going on. I guess they figured since we weren't in the area and always busy, we would just keep paying our mortgage without noticing no rent income was coming in. I had to stop what I was doing in KC as a business owner to drive all the way back to Topeka to get straight answers on what was happening with our tenants. When I first arrived, they pretended like they couldn't provide any paperwork on exactly what our tenants owed on our property. Then I went outside and called the Sheriff's department to have them removed from our home, as I was within rights to do. Suddenly, after I left a notice on our home letting the tenants know they were going to be put out of our house, they managed to come up with the paperwork AND the tenants who were living in our house to beg for mercy. We ended their services the same day and transitioned the tenants out of our house on our own. This company will lie, cheat, and steal without blinking twice. They are definitely keeping up the Topeka legacy of untrustworthy property managers. If it was even worth our time and energy, we would sue them, we pursued it, but it was more important to get our house sold than be bothered with court dates and extra travel to Topeka that we didn't have time to do. Thankfully for us, we took our property back before they had a chance to run it into the ground as it is a fairly new house. After a few thousand dollars of work, our house was market ready and it sold thankfully! Also another warning, these are WCW people rebranded under a new name. I am SURE it won't take long for the horrid reputation to take down this company as well as I see other nightmare stories in the reviews that sound just about right given our experience. For what it is worth, just manage your own property if you are not local to Topeka. I wouldn't trust a SINGLE SOUL that works at this company, the way I see it, they are ALL crooks. The apt they promised me has a ceiling caved in the bathroom from the water main break above. The woodwork is filthy. There is no laundry room and no laundry hook-up, yet both were promised. Everything is done online, and I am a Senior who has an issue with this technique for downloading pet/vet records and more. Friendly chatters, all who know not what the other knows or can accomplish. I was desperate and need a place immediately. It is an emergency. I wish I had read these reviews first. Looks like I will be using storage and couch surfing. This is the most disgusting and useless service that, in my 60plus years have ever come across. This is criminal at best. Take your cash and laugh all the way home. I am not laughing. I am exhausted, and the clock is ticking. They do lie, they are misinformed, and they do not care about me. Follow your intuition. I would give 0 stars if possible. BPM illegally locked me out my apartment 2 times. Changed my locks and screwed my doors closed. And even refused to atleast let me get my stuff. Tried saying I was evicted. But yet I was never served. The first time around I did lots of research. And looked up attorneys. And after talking to a few I ran across one that just couldn't believe what they were hearing. He proceeded to tell me that he usually takes landlords side. But he said he'd call and find out what was the problem. The secretary answered and after he informed her who he was and my name and why he is calling. She put him on hold. To come back 10 minutes later saying the boss said leave a message. That's when I was informed by him that they couldn't keep me out. So if I got in my apartment there was nothing they çould do. And that I have a for sure win with a lawsuit case against them. Witch I'm trying to get that put together Now. So I did just that. Then coming home from appointment 2 weeks later my locks were changed and doors screwed shut. I wàited a few days. And I went back at midnight with a drill and started drilling. Cops were called. and the cops informed them that I had every right to be there. That I was never served. Like BPM stated that I was served to the police. Front door is still screwed shut. Witch is a safety hazard being on the second floor. The deck is pulling away from the house. O and they allow other neighbors to tell ur visitors that I don't live there. Send my mail back. Threaten other tenants and bang on ceilings. I was told that they have did this to other tenants. So for ur sake don't rent though them. read more

We are landlords. We used this company's services for about a year. We have several properties, and we hired this company to provide leasing services. In the beginning they were responsive although they made mistakes that required our attention. However, lately our experience has been awful and has involved ethical issues. Either they are trying to encompass way more work than what they can handle and have not time to respond, or they just do not care on providing a decent service anymore. Here is a list of some issues we've experienced: 1) Sudden increase in fees: They increased the leasing fee to more than double the original fee during the middle of the leasing process without any prior notice. We believe that is not ethical. We were forced to accept since they already had potential tenants and advertisement in place. Any adjustments on fees should have taken place during the next leasing, not the current one that already had agreed upon fees. 2) Failure to return checks and paperwork: 2.1)We paid them their full fees more than two weeks ago and we have not received yet the checks for the deposits and paperwork from our last tenants, despite several emails requesting the documents. 2.2) We never received the supporting pictures and videos they took from all the inspections they performed during the year and that were paid in full. They are not responding any of our emails. That behavior is not ethical. 3) Lack of Responsiveness even with the tenants: Our new tenants are concerned because they gave their deposit checks and paperwork to them and they are holding them with not reason. They are not responding our tenants calls or emails or our emails. Many times has taken a week or two for them to respond to emails. They have not responded to our last emails regarding the checks, paperwork, pictures and videos. They became very insistent on receiving the full fees for the last leasing, and as soon as they received the fees they have stopped answering any attempts to contact them. We have paid all fees in full, but yet we remain waiting for the documents and the checks. This behavior is not ethical. 4) Sudden suspension of services, without any explanation after we paid them their full fees they requested. Our concern is since they insisted to be paid in full and now are not responding our or our tenant's communications, we do not know if their plans are to keep all the checks, documents and paperwork they owe and for what they were paid in full. It has been more than two weeks since they received full payment. We would have liked to get everything solved with them without having to post the issues we've had on social media, (although we didn't post them all, and we have evidence of all said in here). However, due to their complete neglect to our emails regarding the issues explained, we had no other option but to post our experience in the hope that other potential clients are aware of our experience.
