The rent payments consistently get to me after the 15th of the month (even after signing up for direct deposit). Additionally, I have to arrange for my own maintenance person because they use expensive vendors and have a policy to send someone out for issues under $300 without your approval. I would not recommend this company. I believe they are very unprofessional. The comment below is completely untrue. I am sent an email every time my tenants pay. They have never paid late. Again, more unprofessional behavior by this company.

I highly recommend them they have helped a friend with a short sale, and I recently have hired them for the property management of my house in Charlotte. The staff and owner Yuriy are so friendly and easy to work with. They get back to me immediately with any concerns I might have and have answered all my questions (and trust me I had a lot) when it came to my house. My house was rented immediately after they took it over and I know that it's in good hands. The best part is they have taken all the worry away from me as a homeowner now landlord. I don't have to worry about a thing and I know my house is in good hands. Whether you are selling, renting, short sale, or any other kind of real estate transaction you can count on the team at Carolinas Metro Realty. They take their business seriously and treat their customers right.

    I was scheduled for a virtual tour today at 11am, and about 45 mins before- I got an email asking…read morefor "recent pay stubs and my Drivers License" before the tour could commence. Now, the ID I could understand if I was in person, but not for a FaceTime tour on my iPhone. I have toured 4 other properties this week virtually, and none of them have asked for anything beyond basic information. I do think this is a bit extreme considering I had not agreed on anything contractual beyond just looking at available units. I don't know where my personal pay stub and identification would be stored or viewed by whom and it's a bit intrusive to say the least, so I opted for another apartment, and decided to not do business with GCI.

Property management…read morewill attempt to lure you in with promises of newly renovated units and a soon to be renovated pool/outdoor area. Do not be fooled! Let the out-of-service fountain at the front entrance be your hint to RUN from this property, for it is all downhill from there. For the record, the fountain has been broken well over two years and becomes a cesspool for vermin in the warmer months. If you are tempted by the pretty cosmetic renovations with new stainless appliances, don't forget that just beneath the drywall, the old polybutylene piping is literally rotting away and it is only a matter of time before you have flooding issues. Aside from the structural issues, this property is poorly maintained overall. Many of the amenities are in disrepair. Last summer, residents had use of the pool for MAYBE 3 weeks. The remainder of the summer, the pool was closed with the water going from green to black. Management refused to drain the pool and allowed it to sit like a swamp for weeks on end. Several of the machines at the gym are broken or in need of service and the equipment cleaning wipes are frequently empty, but management ignores maintenance requests. The dog park gate has been broken for months and the park is in desperate need of fresh wood chips. Trash often piles up in front of the dumpster, at the pet waste stations, and by the recycling area and is left for days on end. The contractors who are renovating the apartment units leave trash and debris everywhere, including nails and screws that can puncture your tires. The front entrance and the clubhouse may look nice (aside from the broken fountain), but if you visit the buildings at the back of the property, it's clear that no landscaping has been done. There are overgrown or dead shrubs, huge fallen branches, and bad tenants who leave their dog's poop to rot under the sun. Believe it or not, I was actually considering staying at this property for another year. However, my last straw was when I received my lease renewal notice. The "most affordable" option available to me was a rent increase of $280 more per month. I met with a district manager to express my concern over this asinine increase and she did not offer any help or alternative option. In fact she basically told me that even if I decided to resign my lease for one more year, I would be pushed out of my unit for renovations. The lead maintenance guys (Dwayne and Joseph) are awesome and they do the best they can with a short staff / high turnaround. I believe all of this is a management problem. Management ignores and/or gaslights residents when they voice their concerns or request work orders for maintenance. In my 2.5 years of living at this complex, I rarely ever saw management out and about unless they were touring a prospective resident. How on earth can you effectively manage a property if you don't even leave the front office?! I believe I was a good resident, always paid my rent on time, followed property rules, and kept my unit and surrounding area tidy (including picking up my dog poop and disposing of it properly). Time and again, GCI made it very clear that they only care about profits, they do not care about residents. After my experience here, I would never lease a GCI owned property again and I would not recommend it to anyone.
