Make sure you note everything including paint during your inspections. If not you'll pay for it later. Since they hired a crappy painter before we moved in, they want us to pay for their screw up. It's up to you what you do, but as an Army Soldier I would keep looking. read more

My friend applied for a home the day it was posted and paid the 40 dollar fee. They scheduled a showing for the next day. Before the time of the showing they rented out the home to someone else, they didn't cancel her appointment. She showed up there and the realtor never showed up, gave her an incorrect code, and now they won't answer the phone. Nice job just stealing someone's 40 dollars for a home you already rented out and leaving her waiting. Very professional. read more

If I could give this company 0 stars, I would. Let me also say that we have other rental properties and management companies. PMI is either understaffed or they need to get their shit together. We used them for 3 years for our house. They never checked on tenants, per the contract, so our house was ALWAYS more damaged when people moved out, making repairs go over the price of a tenants' deposit. They once let people out of their lease without telling us, so our house set for a few months until it was rented out and we had to cover the expenses. Right after we moved out, the cleaning people left all the lights on, as well as put the AC on 60 degrees inside the house (we had to pay that bill) & they stole a room full of paint & supplies we left for that house. We wanted to sell our house (little did we know the state our house was in) and they put it on the market WITHOUT repairs or anything, and the tenants still living in it. No deep clean was done at move out, so they were showing our house in its terrible state (no wonder our house wasn't selling in this hot market). The cleaning people, or renters- whoever was in the house last, left the AC on 60 degrees again. They let renters smoke in our house, because there was residue on the ceilings. Walls and door frames were really damaged from the renters locking dogs in the bathrooms, and a main door was missing. They let the tenants have cats (which wasn't on their rental agreement) who peed all in the basement. The tentants left a bucket full of pee in the basement, so the whole bottom floor smelled beyond gross. Between tentants, they had a painter repaint our house. they painted over electrical outlets and switch covers! When we told them we wanted our house put on the market, they waited until 2 months to actually do anything, even though we called constantly for updates. They kept asking to extend the renters' lease bc the renters couldn't find a house even after we extended it by one months already, told them no and to put it on the market. (My guess is they wanted to drag their feet so the house wouldn't sell and we'd be forced to rent it out again to cover the mortgage). There was no sign in the yard to indicate it was for sale, the grass was knee high (a neighbor had to call and tell us about it, not property management), and the outside of the house looked dumpy. We're now having to replace all of the floors on every level of the house, buy appliances and random things the renters took or damaged, and paint everything, all of which exceeds the renters' deposit. I know the state of our house is primarily on the renters; However PMI definitely did not do their job properly. It's called property management, meaning they should be the ones to look after your property in the event that you can not. The state of our house could have definitely been avoided, covid or no not. This company needs to improve everything, starting with communication. Friends of ours have used other companies in Clarksville, with none of the problems that we've experienced. Do yourself a favor, and keep looking for better property management to take care of your house! read more

Don't let PMI Clarksville manage your property!! I have a property under management by PMI Clarksville and I am unsatisfied with their performance. Their attitude is they don't have to talk to the owner about anything. They frequently raise the rent without my permission, do work on the house without my authorization, even above the dollar limit where they must get my approval. The repainted the inside of the house a different color without even asking me. When I tell them how dissatisfied I am they just make excuses and blow me off. read more

I have extremely mixed feelings about PMI. I had to sign a lease early and moved in two months later. They were great about that. When my husband moved in February, 2016 the night we got here the heat was not working and we had to sleep with our two daughters between us to keep them warm. We later found out the repair person didn't turn the unit back on. We've had continuous issues with this unit since. Most recently I've been without heat in my home for a week now. I was given 3 space heaters for my entire home. My three kids have had to sleep in the same room to keep warm. The owner finally approved a part and after it was repaired the heat was blowing cool again again. A second repair person came and said there were more issues. He called the owner and I was told the owner said to stop everything and send an email of the costs. That he would put a bandaid on it until he could sell the house. The first repair guy is on his way to being the space heaters back. I have three children and a puppy in my house. I've never been late on rent and it is completely unacceptable that we are going without heat because the owner doesn't want to take care of his property. The second guy also found tools inside my air duct! DO NOT RENT 3448 fox Meadow way!!! read more

We are not even into one month of renting our house with PMI but I felt compelled to review, because so far I am VERY impressed! From my first phone call, Larry has been helpful and fun to deal with. Every time I have called someone has answered the phone (which was not my experience when I called around other places, I left lots of messages). We have rented out before, but this was our first time using a property manager. Larry patiently walked us through everything, then had our property rented out in less than 48 hours! We hadn't even listed our property yet! Communication is easy through portal and text message (I hate making phone calls, so this is my favorite part!). And communication is prompt and friendly. I also love that Larry is prior military, so he understands situations unique to the military, it helps significantly, and we like supporting businesses of veterans. I will update my review if needed, but at this point, I would definitely recommend PMI to anyone needing a property manager. read more

Save your house and your money and go with a real and reputable company. If I could give them less than one star I would. We unfortunately tried to stick it out with them thinking it would get better and it never did. Not only did they flood our basement and try to lie about it, they will give you the run around and pawn you off from one person to the next. Our first tenants were awful, we started receiving pictures from family and friends of our over grown and trashed house and yard. Asked PMI id they would do a drive by or walk through. We were informed no, but if repairs were done the repairman would report any damages. Multiple small repairs were done and then the tenants stopped paying rent for almost 4 months. We finally singed eviction papers and PMI decided (not us) to not evict the tenants due to them giving them a sob story, and notified us 2 weeks later after I asked. No surprise to us the house was trashed, and the lady who took the pictures stated it was one of the worse she had seen. They have failed on many ends on their side of the contract. We had signed for them to do yearly maintenance on the house which was never done, as well as not do any work without our approval over 150 dollar budget we had set aside, and they would approve of things themselves sometimes up to 300 dollars. The only thing I can say is if you value your home you're better off finding an actual business that knows what they are doing, and will not run your house and your money into the ground, and then wonder why your upset about it. read more
