Then they said it wasn't their problem and I as the tenant needed to contact the HOA again after a month of inquiry. There was no HOA the email bounced back. Then the tenants were told they needed to provide MORE pictures to the head of maintenance again of the issue despite the listing agent taking pictures for POM, the plumber provided pictures, the maintenance person took and provided pictures and the head maintenance had visited the property 2 days b4 move in and should have pictures. We asked for a decrease in rent for the ongoing issue and/or a phone call. Head of maintenance said it wasnt POMs fault so no decrease. I said well it certainly was not OUR FAULT. We received an email from Melissa to end the lease no conversation. Which we happily took. And from move in to move out ~ 20 days of communication there were more than 86 emails for submission and system response to maintenance requests and over 40 texts. Meld is the system and its terrible. I would not recommend this property mgmt in any way. I forgot we were forced to take an earlier move in date and then attend to no less than 4 different plumbing appointments on our time and dime that all should have been taken care of in advance. And no staff accountability.

Two tenants moved out while NLR was managing the property and there were damages unfixed; and no deposit money until this review. There were many belabored emails when we expected automatic deductions from tenants for repairs. Still don't know where the owner repair deposit is. The repairs department was the standout, especially the new manager; he stayed on top of the jobs and communicated w/o having to be followed up with! At least the interior of our place is functional.

Craig has been our inspector a few times over the 5.5 years we have lived in our rental property in Millersville. He is always genuinely interested in the proper functioning of all house matters including electrical, plumbing, the gas fireplace and all appliances. I actually look forward to our 6-month inspections because any minor issues that need PCF's attention are promptly addressed and resolved. Earlier this week, we had 2 appliances break. The first one was replaced within 48 hours and the second one is currently in the process of being replaced. The rental property we live in is 25+ years ago and a few things are becoming problematic, but PCF always communicates a resolution.

Instead of being helpful and fixing the issue like she had the ability to do, my property manager threatened me with late fees if I did not drop off a certified check with only several hours notice. She was also extremely unresponsive to maintenance requests. I was told that wires coming down in the yard and tearing siding off the house was "beyond a normal maintenance request" and I would need to get the problem fixed myself. If the roof fell in would that be beyond a normal request and on me to fix?! Oh and she also tried to schedule the walk through several days before my move out date and before I had the place professionally cleaned. I got her to change the date but it didn't really matter because she charged me for having the place cleaned again anyways! Oh well, at this point I was already so over Silver River and their ridiculous antics. I am so relieved to be moved out of their property and into a rental where I am actually communicated with and treated with respect. I would not recommend moving into any of their properties under any circumstances, they do not have the tenant's best interest in mind, clearly they are just trying to make a buck for the property owners.

I researched the reviews here and on social media and saw that many comments reflect my sentiment. So there is a sense of validation that it's not just me. I agree with some of the reviews I've read - present-day HPM has rude, ineffective, and extremely unprofessional representatives. There is a Property Manager who actually snickered during a phone call where I expressed concerns about a matter. This behavior told me he was probably a 20-something-year-old with little professional experience (confirmed by a neighbor). A very simple issue has now escalated into a bigger concern. At one point, the owner of HPM (C.P.) was cc'd on an email when I asked the PM for his manager's name). I thought, "finally, another adult (besides me) has entered the conversation!" Nope. The owner has not provided any response to diffuse the situation and handle the matter professionally. The PM's unprofessionalism is almost excusable (I have sons his age), but to have the owner silently endorse the unprofessionalism and rudeness has taken this to another level. I am a seasoned mental health professional who knows when I'm being gaslighted. I am highly disappointed and no longer trust HPM.
