It is quite unfortunate the board and residents, year upon year, vote and make decisions against the written and approved forest management plans. This in a large part is due to residents being uninformed and emotionally empathic to the "cute deer" and therefore vote to avoid prescribed deer culls resulting in an overpopulation that first eats everything including food for other animals, and then the deer themselves become starved and spread disease. In the process, in their search for food, they destroy the future forest and fire protecting undergrowth. Even having the need for a vote on this topic is gross mismanagement. The state of PA has a clear directive for an appropriate amount of deer in a given area. A cull help to meet that number because deer have no natural predators. Deer population management is both forest management and forest fire protection. I am an intern for my MS in Wildland Fire Support and this community is a text book case of how not to protect homes built within a forest ecosystem. Right now there are "no burn" warnings throughout the community because fire risk is very high. Concurrently, fires were recently burning in New Jersey because of similar environmental factors. But the community is doing nothing to mitigate the risk with no remaining undergrowth because of their refusal to cull the deer in recent years, which will make any fire exponentially worse and spread much faster. It is only a matter of time before a fire happens here or close to here. As a result fire insurance premiums will skyrocket for these homeowners or the community becomes potentially uninsurable which would not be surprising with the current (non) fire-prevention practice. For this community to make its residents safe and reduce the risk and impacts of forest fire it is essential for the community to cull the deer appropriately when their population spikes. Right now the board won't even do a count to know where the deep population stands in any given year making the community further blind to the problem at hand. Maybe this was fine when it was just recreational weekend homes but now many people make this their primary residence and the way it is mismanaged makes it incredibly unsafe. It is a beautiful place and residents and visitors alike come here for enjoyment and to find peace of mind. A few good decisions that protect our forest with an annual deer cull would go a long way to protecting the forest ecosystem and homes, lives, fire insurance premiums, and the future forest which directly ties to future property values. I implore Saw Creek Estates to follow the science and not uninformed emotionally driven opinions. The management company, board and residents need to do the right thing and consistently implement all of the recommendations of the community forest management plan. This includes doing their part to control the deer population.

In fact, at many homes you can't even see your closest neighbors house. Deer and other wild animals such as turkeys, bear, foxes, Eagles, hawks, owls, fishers, minks, otters, herons and many others are all part of our community. There is a large lake full of bass, trout, crappies, and catfish. The lake is the headwaters for the Lehigh River. We have a community pool and clubhouse on recreation island next to the lake. You can put your non gas powered boat in the lake. Electric motors are allowed. The recreation area also has bbq grills, tennis courts, basketball courts, paddleball courts, bocce ball, horseshoe pits and a snack bar. Every summer we have a wildlife presentation by a local rescue. On going fishing tournaments and several kids fishing tournaments. Bingo is played every Friday night at the clubhouse and other events are held throughout the year including an All American Cookout, a Luau, bon fires, ice cream socials, Halloween parties among others. Although hunting is not allowed in the community, state game lands are just outside the rear gate. It's not as crowded as most other state game land areas and you'll find a hidden pond if you explore the area for awhile. Huckleberry picking is available in many areas in Pocono Springs and just outside the rear gate near Route 507. We are less than 30 minutes to five ski areas. Great place to live. Ohhh. and ATVs, dirt bikes, golf carts and UTVs are common forms of transportation in the community if they are registered at the front office. We also have a dirt bike / ATV track.

I have never been treated or spoken to by previous management so horribly. Covid has severely impacted many peoples financial situations and he won't even budge to remove interest and late fees on the exorbitant amount of dues this community charges with no amenities other then a lake, pool, and playground. I was told to "go to hell".

    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me
