As a small family-owned business, this has been one of the most stressful and damaging experiences we have ever faced. For years, there were ongoing roof leaks and water intrusion issues that were never properly resolved. The condition of the roof eventually became so severe that the landlord was forced to move forward with major roof repairs. Unfortunately, during the roofing project, the property was not properly protected during a torrential downpour, resulting in significant water damage to our business, equipment, and operations. What should have been a repair to fix long-standing issues instead created an even larger disaster for our company. We were repeatedly assured that damages would be addressed, yet we have been left dealing with the financial and emotional burden ourselves. After extensive delays and lack of resolution, we were forced to hire an attorney, and we still have not been properly reimbursed for the damages and business disruption we suffered. This situation has had a tremendous impact on our daily operations, staff, and livelihood. these people had my truck towed from their property while i was trying to clean up there mess. i have a lot of grandchildren that play in my yard and i did knot want them hurt by any of the trash and drug paraphernalia that surrounded the house. so every day after work for 10 days i cleaned up a little around their property. i used my trash can their trash cans and neighbors trash cans 3 weeks in a row and i took out to a big dumpster 27 bags of trash a a bunch of old appliances, which was on my truck when they had it towed. that was a Thursday morning at 0822. to dumpster arrived at the home till the following Monday. As they "cleaned" up the property i had to pick up their trash out of my yard everyday that the wind and their carelessness would spill over. Even still today almost 2 weeks later the place. is still not cleaned up. i called about them towing my truck and with a very nasty tone the woman on the phone said "it was private property, I don't know what to tell you". they didn't even knock on my door to see if i was home to move my vehicle. i just want anyone and everyone to talk to me about renting this place. i'm happy to show you the drugs and other bad things that went on in that house. not to mention the roaches in the kitchen that i have seen. i have a ton of picture to show anyone. these people are not kind people. I even tried to contact them and could not through their website. I couldn't help myself yesterday morning and took both the full trash cans of theirs to the curb for trash pick up. I have actually never written a bad review before but I am blown away by the service that this establishment stands behind. It's unprofessional, unorganized, and absolutely a waste of your time, sanity and money. From no showing to appointments, to stealing money from you due to their negligence. Private Properties NEEDS to be evaluating their business structure. They spend a lot of time in small claims court and seem to know their way around getting you to waste MORE of your time and money by taking them there. Due to conditions not meeting our standards at move in date, hazardous dry wall dust conditions that made it inhabitable for us to live in as we have asthma, let alone move our belongings in to. We were offered our security deposit back because they were unable to meet their promises. ( which by the way are standard requirements when moving into a rental property ) They deducted 250 dollars from the deposit because we " changed our minds ". Moving is stressful enough as it is! We had scheduled movers that we had to reschedule and stall due Positive Properties not being prepared at scheduled move in date nor showed up the day before for a scheduled walk through. When we explained how unsatisfied and concerned we were when they didn't show up the day before the property manager/owner said " don't bitch today, you can bitch tomorrow if it isn't done " which OF course it was not completed in time. Last minute we had to find a new place in a matter of hours for the movers to put our belongings. It was outrageous and extremely stressful. They used both sexist, derogatory, and inappropriate language for a company that prides themselves on " positivity". I would stay away. I wouldn't be surprised if the good reviews on the page are coming from themselves just trying to get their stars up. I phoned to set up a time to view a property they had listed for rent. The man who answered the phone said he was too busy to show it and asked me to call back in a week. A week later I phoned several times and left voicemails asking someone to call me back; no response. I sent emails to from the website saying I had been trying to get in touch with someone for over a week and no had responded. Til this day, I have not heard back from anyone at their office. DEFINITELY NOT A POSITIVE EXPERIENCE! I had to select one star in order to post, but I would not give them any. read more

This was the worst rental experience that I've had. The lack of professionalism from each employee, from the front desk workers, to Melinda, the owner, is ridiculous. The lack of timely repairs was absurd, and the lies that we had to wade through were uncalled for. We have moved frequently because of my husband's job and have had many wonderful rental experiences and have been excellent tenants, as proven by the feedback from our landlords, however this was a nightmare. We read negative reviews on google before renting, and because of that, we almost withdrew our application, but because we liked the property, we decided to chance it. Be clear: while the property was nice (because the owners handed it over to PP in good condition), the rental experience was miserable. Do not be fooled by a nice property--PP has not gotten their hands on it yet. Before we even rented, Lana lied to us about the cost of the property and raised it $25 per month after we had put down a deposit. The key that PP made for themselves didn't work, so for two years, we had to meet maintenance crews at the house for work. They said they would come get a key from us to make a copy, but never did. When they needed a key to get into the house to show it, they threatened to change the locks and lock us out of the house. Each time we needed a repair, we called on average 3 times before anything was done--and we waited weeks in between calling. We called about an HVAC issue months before anyone came out to fix it, and when they finally did, the issue was not resolved, and they refused to send more work crews out because we were getting ready to move out. We waited five months for one maintenance issue to be resolved, and each time I called I heard about how overwhelmed they were with maintenance. Once, the front desk worker yelled at me that since the issue wasn't an emergency, we were just going to have to be patient (5 months?). No one, from Molly, to Marcia, to Melinda can manage to speak to anyone on the phone with any sort of professionalism. Upon move-out, we did not receive an inspection report until we requested one. When we questioned charges, Melinda told us various stories until I uncovered each of them as a lie. None of the repairs were made that she originally said were made. She lied about making contact with the owner of the property, the buyer of the property, and several maintenance crews--so they amount she charged was completely arbitrary and did not match up with the costs of any repairs that she claimed were necessary according to the professionals that I spoke with (and that she claimed to have spoken with). The bottom line is that clearly, PP pleases property owners, but not renters--if you are a renter, you are at their mercy, and they have no inclination to treat you with any sort of respect or professionalism. If there is a problem with your home, forget about having it fixed. You'll spend months going round and round with these crooks on the phone, still to no resolve. There should be an option to rate zero star because this company does not deserve any star! We hired them to manage our property, what a BIG mistake. They neglect to get owner's approval prior to hiring repair services that are hundreds of dollars above the threshold in which they needed approval before moving forward (they did this 3 times). In one incident, they hired an AC company to fill Freon without checking to see if there's a leak first. The $450 Freon refill quickly emptied due to the unfixed leak. Instead of calling the same AC company to fix their sloppy job, Positive Property calls a different AC company who charged another $400!! When we confronted them they were rude and hung up when they could not provide a good explanation. They are VERY unorganized and incompetent. Do NOT use this service, you will be sorry! read more

It's painfully obvious this company treats the owners and tenants completely differently. It's very noticeable in these reviews. Notice all the owners are giving them stellar reviews while the tenants are giving them pretty bad ones. I somehow survived renting a property from them for 7 years, the only thing that kept me around that long was the neighborhood. There was still furniture in the garage that was never moved out when I moved in (I actually ended up paying to junk it myself when I moved out), they hardly ever respond to maintenance calls and just aren't the most pleasant people to deal with. For 3 consecutive winters my heat went out completely and it would be out for up to 5 or 6 days before someone showed up to fix it, letting my house temperature drop to about 50 degrees which forced me to stay at a friends or family member's place. Usually the fix was a short lived and it would go out again in a matter of days. They said I was running my heat too high, I only run it at about 67 or 68 degrees, well below the average household. Recently I got my security deposit back...for 175.00 when the amount should have been 825.00. Obviously there was minor wear and tear and some minor cleaning that needed to be done which is to be expected after occupying a property for 7 years but no severe damage was found in my walk through and I had my carpets professionally cleaned as required on my lease before moving out. They had to audacity to charge me for general and carpet cleaning costs which in KY is not legal unless the damage is severe. In this case it was not and I have the photos to prove it. Landlords can't hold a security deposit just for general clean of a property since that is standard practice after anyone moves out of any property. Luckily I have photos as well as these terrible reviews to aid me in court if it comes that. read more
