He fit me into his packed schedule (of course the units picked the first hot spell of the season to act up), diagnosed a refrigerant leak, and set about fixing it. If you're not familiar with mini-split systems, the difference between them and central air is that where central air cools air at the condenser unit then circulates it through your house, mini-splits circulate refrigerant, cooling the air at various "head units" throughout the house. The advantage is that mini-splits are easier and faster to retrofit into old buildings. The disadvantage is that there are many more places for a refrigerant leak to hide. Josh filled the system with UV dye and came back late in the evening to check for leaks. He found a couple of egregiously loose fittings---a sure sign of shoddy installation by the other company that had installed the system. At this point, he suspected there were probably loose fittings elsewhere. He's keenly aware of how expensive refrigerant is, and how bad it is for the environment when it leaks. With that in mind, along with the fact that the heat spell had broken, he suggested we hold off on refilling the system until he could come back and do a full system walkthrough. When he came back, he pressurized the system to its max with Nitrogen, so he could check for leaks without wasting refrigerant. It just so happened to be the hottest day of the year (so far), but that just made him more determined to get the system running for us. He worked thoroughly but quickly and got our system running better than I think it ever has. I'm profoundly grateful for his hard work and dedication. I cannot recommend him highly enough for any HVAC work you need done.

She started off by asking us a few simple questions and quickly followed up with a weekend itinerary of showings that exactly fit our needs and preferences (including many listings we didn't previously find on Zillow). It was a high-yield, organized, and efficient way to see several different properties throughout the Berkshires. At each property, Kate was helpful in pointing out both positives and negatives, and didn't apply any pressure to submit an offer, despite the fact that it took a large chunk of her time to show us so many properties on Memorial Day Weekend. After our short time together, we found the property we wanted, submitted an offer, negotiated a great final price, and closed in ~6 weeks (again, thanks to her efficiency). In addition, Kate has a knack for design and we'll be enlisting her services to help us fill the house before we use it. In summary, Kate is knowledgeable, efficient, and extremely approachable. She made buying our second home simple and pain free.

They've gotten WORSE. The snow plow crew has gotten stuck on our property several times and no salt has been spread on the roads. Sidewalks have not been done yet as of 9:08 am on 2/24/26. 10-12 inches of snow in CT is not a big deal so please DO NOT tell me it is. Premier's Owner (who shall remain nameless and useless) exploits a loophole in the State's Condo Owner's Act and has (2) licensed CAM's. The rest of his staff works under him and have NO WORK ETHIC WHATSOEVER. Our Property Manager has got to be THE WORST. BTW......she is related to the owner ( who shall remain nameless and useless) Work orders in their "GoEnumerate" system hardly ever get acknowledge so we send our requests to our PM and she reads the subject line and sends back an email saying "Thank you" or "Someone will be out next week." Next week never comes. That same "GoEnumerate" system in 2024; instead of taking out one month of HOA fees as authorized on the "portal" took out 3 payments. I have the screenshots if anyone out there is interested. Now I hand deliver my HOA payment in a postal money order so they have no banking or credit card information on file. Many owner's are now, finally beginning to have no faith in Premier and are voicing it loudly. Our Board doesn't care ESPECIALLY OUR PRESIDENT. I said it before and will say it again. There are a ton of property manager companies in CT not on Google. DO YOUR HOMEWORK BEFORE CHOOSING A COMPANY WITH SO MANY BAD REVIEWS. They even file their paperwork with the Secretary of State late and have received a few forfeiture of license letters from the Secretary. Run far and fast. You have a choice. Choose wisely. In my personal experience, David was extremely difficult to work with. Communication was consistently delayed, dismissive, or flat-out unhelpful. Every attempt to get clear answers felt like hitting a wall. Instead of professionalism, I encountered what I can only describe as a level of disorganization and indifference that made even simple tasks unnecessarily stressful. The management of the complex reflected the same issues. Problems were ignored, updates were nonexistent, and owners were left guessing about what was happening with their own property. It became clear to me that Premier had no interest in transparency or efficiency, at least based on how my concerns were handled. I was so frustrated by my interactions with Premier -- and with David Karat in particular -- that unloading my unit felt like a relief. That should tell you everything. I'm more than willing to share my email chains with anyone who wants to see exactly why I came to these conclusions. My correspondence speaks volumes about what I personally experienced as the absolute mishandling of basic responsibilities. If you're considering hiring Premier Property Management, I strongly suggest you look elsewhere. One star feels generous.

He led me on to schedule an estimate, confirmed the appointment the day before, then blatantly lied about showing up. He continuously strung me along with fake arrival times, never actually in transit. At 1:30, he said he was 10 minutes away; at 2:30, he was suddenly "5 minutes out"--only after I called from a different number. He dodged my calls completely. If he can't even show up for an estimate, imagine trusting him with actual work. Avoid at all costs.

He then said he would be there in 5 minutes. 20 minutes went by and we both called him again which he didn't respond to so we called from a different number (my business number) sense he apparently will answer your calls if he doesn't know your number to dodge them. Overall he said he was 10 minutes out 30 minutes after he was supposed to be there then 5 minutes out after he was an hour late and then no response from him after he was an hour and a half late. Drove over an hour to meet with him just for him to waste my time.
