Like many Burbankers living in a 70-year-old fixer, turning on the iron and the toaster oven at the same time was an iffy proposition. It was electric panel replacement time, as my old fuse box was straight out of The Shining. Having no power one day, I found Burbank Electric on nextdoor.com, where Wayne + crew were recommended 10x more than anybody else. That same day, Wayne appeared with a fix to get the power back on while we plotted a new panel replacement. It's not cheap, but you are only going to do it once. Wayne pulled all the permits, handled the inspections, and did a seamless job. Now I can turn everything on at once. Many of the the "Yelp-sponsored" electricians (there are 18) are not even in Burbank, and dispatch from some other location. Go with a local superstar who has probably already done work on your street. Wayne's been back to my place for minor stuff, exactly as scheduled. He's also the nicest guy in Burbank. Ed and Jose are good salesman. That's about as far as it goes. We were told the 677 sq. ft. ADU…read morewould take between 4 to 6 months. Worst case scenario 6 months. It took 2 years. Just about every part of the build needed to be addressed from the mistakes that were made. The foundation needed to be moved because they said they didn't need the surveyor to stake it because they should be very close. When the inspector came out before the pour, they were of by an inch for the 4 foot clearance. The inspector made them move it. They fell so far behind they were doing drywall before the windows were installed. Only one window was in the right location. All the ruff openings had to be moved. The soffit for the kitchen cabinets was framed wrong. Just about every faze of the build needed to be corrected. We went through 7 project managers. Luckily I have some knowledge about construction and was able to pick up these mistakes before it became a bigger problem. Having my brother in law as the architect didn't hurt either. The only thing I can say is the ADU came out nice. If you think you can deal with this type of experience, by all means go for it. Oh forgot one thing. On the day of an inspection the inspector had to be escorted by the fire department because they hit my gas line. The next day they hit it again. Instead of following the line they started where they wanted to finish and hit it again. Think carefully in your disiscion.

He took a look, reassured us it wasn't anything major, and said the halogen lights across the whole house were overloading the breaker. We are in the process of having him switch all lighting in the house + install exterior lighting and have no worries nor regrets.
