well...where do I begin? It apears that all the other reviews pretty much sums up my experience with this horrible property management company. Everyone warned me about them in the HOA industry - i didn't listen until it was too late. Charged a pet fine without providing me proof or photos. Charged for a clogged sink and AC issues. Then when it came time for th security deposit to be returned, they scammed me out of almost $1500 claiming I didn't change the batters, filters or lightbulbs. That I didn't clean or pay for carpet cleaning or touch up the paint. All lies. The previous tenant went through the same thing and what's funny is that the 'charges' are exact dollars, with no proof of damage or proof of payment or receipts. They are considered the biggest scam artists in the Phoenix property management industry. Kristi and Darren are the worst. Kristi got fired from City Property for some shady crap. Me and my neighbor even caught one of Darren's lachey's climbing over my fence multiple times to take photos. He begged me not to turn him into the police as a trespasser. Confessed that he worked for Darren trying to find extra pets or people living at the residences. The Department of real Estate and Department of Housing say they has so many complaints against PPG that they are behind on filing them all. Steer clear of this company. We wish we could give this company a zero! The staff treats you like you are a criminal from the start. We have rented many properties over the years and have never had such a bad experience. It started when we were moving in and the toilets were disgusting even though they said the house had been cleaned. They over charged us for the final cleaning and they charge a fee for the ACH payment. We had to pay the rest of the contract even though they said they were going to get another renter in right away....which was a lie. Other: no drapes on the sliding door, no ceiling fans in any room and cheap appliances for $3300 a month! read more

I have a maintenance emergency as my ac is not working and it's 91 degrees inside my rental. I called the emergency maintenance and spoke to Rob who told me all he does is assign requests to vendors and I'll hear back in 24 hours. I asked if it's considered habitable to sleep here tonight when it's 91 degrees with my kids and he said yes. I also messaged the property manager I signed my lease with, although it's late, I have not gotten a response. I'm sweating and I can't believe the emergency maintenance line does NOTHING and has no answers! Expect this service when you rent here! read more

Look at this places reviews. How they remain in business is one of life's great mysteries. Rude does not begin to describe the employees here. They are dishonest, do not take responsibility for their failures, and are quick to place blame on renters. This is not a one time issue...but since the very beginning. They ignore service request unless there is a potential for damage to the home. They ignore request that are of "convenience" to the renter. Management is especially inept. Also note that management has NOT responded to complaints made here. They flat out do not care. Shameful business practices. It is also clear that those who own these homes do not care about the poor management....as long as checks hit the bank. They use a gmail address! -10 stars if I could. This is by far the worst experience in my life renting from this family owned Business and it shows completely. Not only do they charge you $10 for HOA WARNINGS but I moved into a home with overgrown THICK tree branches on the bottom of the tree and I was hit with a HOA warning within the first 3 weeks here and was charged by PPG $10 for getting a WARNING not a violation, but a warning, just another thing for them to get money out of you and then charged ANOTHER $10 for not sending a photo of the trees cut, just more money taken from me. $20 total for a damn HOA WARNING. Something this company should have done BEFORE move in day to avoid any HOA violations. Meaning they had to have been getting HOA notices due to how thick and over grown the branches were already and failed to address it before someone moved in then WE got hit with the blame. They also hit you with MANY home inspections every 3-4 months. Good luck trying to contact them any type of contact with them takes Days to weeks before you get a response but oh rest assure if they want you respond to them they will contact you OVER AND OVER again till they get a response from you. I've been counting the DAYS to move out from this TERRIBLE family owned company. They are more interested in monitoring and responding to their fake reviews more than they are their own tenants. The two nasty females in the front are clearly their family because they way they talk to people, dismiss people, and keep the nastiest faces on goes to show to much this company cares about their image. I pay rent on time and even EARLY. I do this to not be bothered by my property managers but these people will find some way to disturb you I haven't had a single day of peace since moving here. 2360 S 170th Dr. False accusations of animal damage, no pictures provided by Darin, pictures were sent over by my mother both upon move in and move out. You did not have her go through the walk out inspection with you Darin. Accused us of having a daycare. There were children living in the home. That does not constitute your remarks. There was no damage to the drywall, normal wear and tear. Our lease did not require any painting. We left the home in the same condition, to be fair. I believe your company is trying to recover the owners loss on a A/C replacement, it was a 10year plus unit. Darin you ought to be ashamed of yourself. Avoid PPG. We are grateful for the property owner. Per ARIZONA property owner and tenant law you have no basis to keep any amount of the security deposit or last month's rent. As paid at the beginning of the lease. We had the carpets professionally cleaned. We reviewed the cleaning there was no damage to the carpet. Who ever this Darin is must be in cahoots with the people utilized to make the unnecessary repairs or cleaning. A new tenant could've moved straight into that home as we left on our last day. no problem and likely in hurry. We aren't paying for your lazy inability to find a new tenant. read more

Review I don't like writing negative reviews, but this place put my family through hell and do not keep their words and are liars. To make a long story short first experience was the house. It was disgusting there was dog poop in the back and hair all over the walls and in the appliances. Boogers all over the walls it was not clean. It took their cleaning ladies 2 times To come in and get it done. However I spent the next three months still pulling dog hair off the walls and the baseboards. I pulled out the fridge and the stove and it had never been cleaned under. Needless to say they sucked. The next big problem is we renewed our lease with them and two weeks later found out that the owner was selling the house. Do you think they would have asked us that before we went through this new contract. Told us we had until the end of Oct to be out. I was due the 1st C-Section and was very up set. They wanted to have someone come in the house during COVID to assess it. After lack of communication from their office staff between us and the own Jay he finally met with us. When he talk to us we thought everything was gonna be good at the end of it. He told us that we would get our full deposit back if we would let them show the place and our rent for October would be prorated if we would move out early so that they could close sooner. So that is what we did. However Jay did not communicate this with his staff and so we were robbed out of $300. During this time that is a lot of money! We also with everything that we were nice and willing to do for them treated like crap by some of the office staff. They took advantage of us and I would never recommend them or rent from them again. read more

I rented a house in Gilbert from this sham of a management company for almost three years, most of it through the beginning of the pandemic. I took a cut in pay to work delivery because I'm in sales and my company essentially shut down, but no matter what I paid these garbage people ON TIME every month I lived there. I even paid three months in advance when the pandemic was shutting everything down to make sure that my rent was covered because I'm a good tenant. I cleaned the house spotless when I left. There was a SMALL part of the carpet where my older dog went to the bathroom that I didn't know about (it was a room I didn't use) and I had cleaners come out and deep clean it. This company kept my entire deposit of $2200 over a small patch of carpet.The place was beautiful when we left. I hope people read these reviews because you will regret ever being involved with these scammers. By the way, I have never had a PENNY of my deposit kept from ANY place me and my dogs have ever lived (my dogs are 12 and 6). Including a different, more expensive house in Gilbert and an apartment in the middle of manhattan. I got every dime back from both. These people are disgusting and dishonest. This is all my opinion but I will back up and support any documents to what I have to say. They OVER charge you, say they have to paint, and replace stuff and power wash but never did. They even dump my one year old washer and dryer and expected me to pay for dump fees! I provided them with a receipt of the purchase, but they did nothing. Horrible company. I can show you at lease six different accounting statements without my authorization. We gave them thousands of dollars before we caught on to their scam. Just came to get my security deposit back after SIX months of them not sending it and now after years of crap have to put up with a rude chick at the front desk as a final straw?? It's only laughable because I'm finally DONE with this trash company. Ask for everything in writing. I was told an insurance company would be "swinging by" because the homeowner was updating his policy and they just had a few routine things to check. In reality, the property owner and the owner of Ppg came over for a thorough inspection and then Lainie had the nerve to criticize the MINOR mess (dishes in sink, 3 beer bottles out back by the grill, lawn not freshly mowed but not atrocious, messy kids rooms, laundry room not tidy... I'm a single mom and the reality is NORMAL but she treated us like slobs). She's literally the rudest, most condescending, frenetic person to deal with. She asked if my boyfriend lived with me, which he did not but I'm 35 years old and if he has belongings at my house that's normal, and not only did she not believe me, she told me if there was domestic violence she wouldn't be able to help me since he's not on the lease. He has his own apartment and that's so inappropriate... because he's black? Unclear but nevertheless... BOUNDARY BREAKING BEHAVIOR, lady!! There's a reason there isn't one positive review. Talked to a manager called Kristi in regards a problem with the AC my sister's family experienced, and she was being very rude and literally hung up on me! I was being very professional talking to her, and explaining how my sister's family was being cooked everyday because the AC stopped working right when summer started. Note that my sister has a new born baby and 2 other children that were suffering from this. I went to visit them and they were taking showers every hour or rinsing their heads just to stay cooled off! Kristi told me that they sent a tech but there is nothing they could do because their unit is old. She offered no alternatives to fix the problem, and kept talking over me and being completely ignorant over the phone. She told me at the end of our 5 minutes phone call "Soooo that's just the way it is and have a nice day" and hung up! I was shocked with such customer service! This company's standards to hire people is a clear reflection of its core values, which are NONE! We already started looking for another place to help my sister move out of their property, and would hate for anyone to deal with this ignorant, and unprofessional individual. FYI there are currently 4 complaints with the Better Business Bureau, 3 negative reviews for that company, and a D rating! read more

Moved to AZ in Early spring of 2014 from Wisconsin. So i was new to the area i found a house that was managed by PPG Property Management Upon moving in the house needed an inside paint job had several black marks on the walls and the carpet should have been replaced 2 to 3 years ago. Several Cracks in tiles and a few minor things ... but for me time was of the essence i had to start a new job withing 10 days. I liked the house 4bed 3 bath. 1200 a month What followed is a model of a good tenant paid my rent every month ON TIME The problems ... The Reverse osmosis system was broken i fixed it added new lines and 2 new filters at a cost of 275.00 ... asked them what type of paint had it mixed twice and painted and left the left over paint for them (they didnt even know what color it was... touched up all black marks on the walls left by the previous tenant and filled all the holes from the previous tenant and patched a wall (professionally) when i moved in the back door had a super hole in it. Upon living there thre were several problems and the management compay did not get back to me for about 7 months to the problems, so I sent a 5 days notice and also sent it to the owner of the house what the problems were AMAZING they got back to me (the owner of the house) ---- looked them up though Maricopa county List of my problems Falling tree $30.00 hoa violation plus $375.00 for me to get removed (its not my house i can't cut trees down) Water leaking from the upstairs bath into the kitchen threw the kitchen lights - I could not use the bath anymore (fire Hazard) Water leaking on the back patio when it rains through an into light fixture - (fire hazard) On /Off Valve for the cold water did not turn off (can you say lake house) - Well they came and fixed the washer valve and thats about it after the 5 day notice - (the house can go in a fire but not by flooding) So i calmly expressed to them i will not be renewing my lease...... In Short left it in better condition then when i got it ..... and they stole $518.00 and their charges were Carpet cleaning ...138.00 (normal wear and tear the carpet was in poor shape when i moved in) Cleaning ----------130.00 (trust me this place was spotless when i left) Landscaping ------150.00 (i will give them this one there were weeds) Touch Up Paint----100.00 (I left the flipping paint and besides was already touched up) So they stole $518.00 From me after how i was treated ther could have been a fire most tenants are asses but i didnt want to take that route Do Not rent or have these guys Manage you real estate NOTE TO PPG .... Go view the BBB complaints for all you need to know about this company. Nasty. Bugs in their houses (more than one tenant!) and they wouldn't pay to treat to get rid of them--eewww gross!!! Blamed the tenants every time. We mentioned the name of property management company for a rental house to a friend at work, who said NOooo--Stay AWAY from PPG!!! Turns out he had to take them to court because they refused to fix anything in his rental. Numerous other complaints at BBB about the same thing--refusal and delay in fixing AC in the Summer, in Arizona heat. Oh, and reports that "Laney" in that office is a big-time racist. And she will tell you how "convenient" it is, you can pay your rent online...nothing about how ridiculously expensive the service charge for that is! Do not Rent from These Guys Unless You gave Extra Money to spare....They lie and Promise stuff that they have no intention of keeping....I have Rented Lots of Apartments In The Past and have never had any trouble, I rented from ppg property management for two years from this date.. When they gave me a walk through, They never gave me a list to fill out, so that I could write what was there before me, The house I was Renting had a little basement,in there the walls looked like a creepy cave,there was a hole in the wall,and blankets,and an old sewing machine where left in there they never tried to throw anything left behind or clean out that room..They Promised me that they were going to make a Drive way in my front lawn...They never did! While I was living there the old unit broke two times,I had to call and then wait for the repair man to gave time to see me...Everytime it rained water would drip down in three different areas from that ac vent... They had told me that drug addicts lived there before me..... I didn't even notice that all the cabinets in the house had cock roach eggs everywhere....They painted the house nice and it had new carpet.. That's why i didn't inspect it!Now I wish I would have... when I moved out my shampoo cleaner broke so it made the carpet look nasty in areas...I figured I was going to have to replace that with my 650 deposit.. and maybe 250 more...But that wasn't the case..there were a few minor dings in the wall ...I try to go to Home Depot and color match the paint as good as I could .... There where a couple areas that I thought needed to be painted it... Nothing outrages.. I clean the house spic and span from the stove to the floor to the baseboards ...To the windshields to the fans to the toilet even the backyard and front yard.....Anyways so when it was time to do my walk through..The guy who came never tell me anything said oh if you get a deposit we will mail it to you...I get a call from Larine with ppg property management in WAdell...She told me that I was going to have to pay them some money if they were going to take my security deposit plus I would have to pay 1000+ When I asked her why and she said the carpet needed to be replaced which understandable...But she also stated I noticed that you guys try to touch up a couple things with the paint but it didn't match therefore ....we are going to need to paint the whole house ...which I thought was ridiculous ....because we only touched up the living... room in the kitchen...Then she talks to me and tells me She can talk to the owner and see if he can knock off the paint charge.. like everything that was a Lie too..I receive the letter in the mail today that says total charges $1751 credit of $650.12 from the security deposit ...Remaining 1,100.38........Charges are stated as 1000 for carpet replacement and $125 for reclean 500 for pain and $126 for a walk-through materials handyman repairs.....As you heard me earlier I cleaned it spic and span ...and I didn't make any repairs or damages ...so that shouldn't be my responsibility...Please be aware of this company if you need to rent from them just think twice right down everything and keep notes read more

Worst customer service I have ever experienced. The properties that they represent are cheap and poorly maintained. If renting a property represented by PPG expect lots of repeat maintenance issues for issues that the management company refuses to properly address and fix. Expect jaw droopingly rude and unprofessional customer service from the hungover girl at the front desk who answers the phones to the office manager herself. Don't expect prompt returned phone calls or returned phone calls at all, until they initiated their online maintenance request on their website I often reported maintenance issues that I never got a single call back for. Numerous times when someone was sent out and they requested a work order to the management company there would be no decision made or call back for that matter. Bottom line, don't waste your time signing a lease with PPG Property Management - I can tell you first hand it is not worth the 12 months of stress and anxiety. If you are looking at renting with PPG imagine the home you are looking to rent with a broken AC in the middle of the summer in 90-100 degree weather and having wait over 24 hours just for the management company to make a decision while your family cooks in a home that's 91 degrees inside.
