When I first moved into my house it was dirty and the carpets were beyond disgusting. I even asked them are you gonna clean the carpets and they said they did but clearly they had not. When we moved out the same thing happened. We payed a $450 non refundable fee cleaning upon move out and when the next tenant moved in which we knew they said the same thing nothing had been cleaned past what I had done physically myself. So I called them to tell them that and rachel argued with me so I said show proof and she wouldn't. And after I told I knew for a fact they hadn't cleaned she tried to accuse me of trespassing on the property...... like what the heck, and she was so rude with me and hung up. How unprofessional of her and this company to collect money they intend to keep and not use and then make accusations at me which were not true. I wouldn't rent or use them for any services ever in the future. They don't maintain properties well and use the cheapest people to come and fix problems don't ever get fixed. We had a water leak for almost a whole year in the irrigation there and so you think they fixed it nope and did they offer to help pay my water bill...nope. Landlords and tenants beware

The whole experience from quote to completion was outstanding. Their quote may have been a little higher than others we received however they did everything, where as others would not. Communication was done via e-mail so everything was in writing and could be referred back to. It was so nice to hand them our keys this spring and come back this fall to a new kitchen and ceilings. We had a few phone conversations throughout the remodel and they provided photos of their progress. Upon our return we found a very clean house (popcorn removal is a messy job) and just a couple of very minor details which were promptly addressed. We delayed having cabinet pulls and a light installed so we could match them to the finished kitchen. We were so glad we did as this gave us an opportunity to meet a couple of the nice guys that had done much of the work. We were able to see first hand how carefully they prepped and covered the work area to protect things and skillfully worked on putting the finishing touches to our beautiful new kitchen. We took a chance by not being here to keep tabs on the work but felt comfortable after reading previous reviews and after meeting Thomas and his crew. We couldn't have asked for a better experience.

We also moved a wall, giving us a larger dinning room and a separate TV room, replaced a glass sliding door with a single French Door. They also replaced the tile and carpet with Luxury Vinyl Flooring, installed ceiling fans and can lights. All doors and casings were replaced and painted along with the whole interior of the home. The office staff was a pleasure to work with and quick to respond to our emails and phone calls. We really appreciated Lindsey's suggestions when picking out countertops and stain for the laundry room cabinets. Per our contract timeline all the work was done in the time frame presented to us. The work crews always informed us on what they would be working on each day. They were presentable, friendly and polite. You could tell they took pride in the work they were doing. But we really like it, can we keep it?" Turned out it was our tile, but it had variety and the one we saw at the store was calmer than the beautiful one we saw in that box. Then S&S kept $1,000 of the tenant's deposit that was owed to us and provided unintelligible accounting (they said they would need to charge us for an explanation of the accounting). We have multiple properties in AZ and recommend Rentals America instead for price and service. Rentals America charges $89 a month per property but S&S charges 10% of the rental amount. Plus S&S keeps any late fees that the tenants owe-- leaving, no incentive for on-time payment.

Run far and fast in the other direction. The owner of the company, Sondra is about as useful as a screen door on a submarine, the only time you see her is if money is involved and that's when they are usually trying to screw you over! Read the lease carefully because they try to nickel and dime you for everything, like they want you to pay the first $25 on any repairs or pay for lawn and weed maintenance when the job was done incorrectly from the beginning. Trying to get something fixed is a whole other issue. Called multiple times for issues and it took weeks for things to get done. They did replace the stove but only because the burners on the old one didnt work. Our rent started august 1st even though we weren't getting to town until the 7th. My Sister in law went to meet Sondra to get the keys and inspect the property for us only to be met with attitude and a dirty home. Doing the final walk after moving out asked Sondra how the value of things were determined she looks at me and says "I don't know, you'd have to ask Jana". How as the owner do you not know what the value of items are??? Again she's not helpful at all but is always right there when money is involved. Don't let them fool you, find a different management company, literally anyone is better than them!! Sondra only cares about her owners, not her tenants. Her bad attitude and smug demeanor leave a lot to be desired!! PS.... Try smiling every once in a while!
