The issues have not been minor inconveniences, they reflect systematic problems in communication, accountability, and adherence to basic property management duties. Praecelusus has lack of transparency, fails to enforce lease agreement, engages in evasive communication, makes unauthorized commitments, poor documentation, and dishonesty. I hired a property manager to reduce stress and ensure compliance. Instead, I found myself constantly monitoring, correcting, and chasing down information that should have been proactively provided. This company does not act in my best interest and does not uphold responsibilities outlined in the management agreement. I would not trust them with another property. read more

Peter is my agent and he has been nothing but professional through the whole rental process, made it easy to move in for us. He also took a lot of time to sit down with me and my wife to explain every detail on our rental agreement. We just rented a property from Peter about two weeks ago. The townhouse was not move in ready. The toilets seats were broken for two bathrooms. Shower doors and one of the window from living room were broken. Water stopper missing from shower. Stove unhooked....non working air conditioner and many more problems. After calling him several times and leaving him massage and emails he finally respond with an email that his handy man Anthony will contact us. When Anthony came he was very unprofessional and seems like he was in such a rush. He tried to fix some stuff and he said he will be back in couple of days to fix other stuffs. He did not properly fixed anything, he glued the shower door to fix, but it came off same day. The toilet sit are still not connected. It's been over two weeks and he did not call or come back to fix the problems. We contacted Peter, again left massages, no call back from him. Just email saying Anthony will call us. For the air conditioner he just email us the company that he choose.So i tried calling the company directly, but not getting anyone to come over to fix the air conditioner yet. Most probably Peter choose some cheap company that are very unprofessional. We are not going anywhere with this management company. Feeling very frustrated. Not sure what to do. We are stuck here in this chulavista property for a year. Don't know how we are going to do that. Peter never answer his phone or call back. He is very unprofessional...anyone who knows how to handle this kind of problem, please help.... read more
