And I still feel like I have an amazing deal. And everything is always conveyed right up front, total honesty. Principle is very attentive and timely to any fix-ups necessary It's a building from 1981 so there's been some need for fixes here and there, standard. But Principle's system of handling them is very timely and professional and feels like they want to help get the problem resolved quickly as well. And with quality repair people. I will mention the main reason why I wish to state a wonderful review for Principle is that when I first signed the lease, Dan had made sure that we went over it point by point. Mentioned that being beneficial for both parties. It's such a simple concept but very advantageous to both. I recommend everyone do this when signing a lease. That was immediately when I knew I could trust this company. And that is really important, since homes are our livelihood, so since I'm not in a position to purchase a home at the moment it's important to at least work with a company that makes leasing one great.

So all the reassuring promises that was said technically doesn't apply.

These guys are the best by far. Recently we had a pest control company come out for preventive maintenance on a number of units. The pest control company assured everyone that no special care needed to be taken to protect our belongings from an all-day heat treatment of our units. Well the treatment ended up damaging a lot of property, both belonging to individual tenants like me (shoes, computer monitor, etc.), and also belonging to the property owner (such as warping plastic blinds). I've been working closely with Sean and Laura at Advantage Team to resolve the issue. Sean came out to see all of the damage in person and could not have been more sincerely apologetic and reassuring that I would be made whole. And today, Laura e-mailed me to ask whether I'd like a check or a rent credit for my damaged property. While the liability does seem to lie with the pest control company, Laura said her team would prefer to take care of me now so I don't have to wait, and that they'll pursue the pest control company for reimbursement on their own. Really an above and beyond gesture. My experience with virtually every other management company is that you need to be prepared to go to small claims court to be made whole in a situation like this. So it was a huge relief to realize I would not need to do that. Sean and Laura have been nothing but honest, friendly, and helpful throughout this ordeal. And that's also been my general experience over the last few years they've been managing. I expect to be here a few more years and I really hope these guys are the managers for the rest of that time. They are actually awful I have never rented from anyone worse and I've been renting from different landlords every year from 2019-present. Like they are worse than the landlords I had on SDSU's campus, and that says a lot (if you know, you know). Termites, cockroaches, spiders, an absurd amount of mold and they don't care!!! Their response time in general was crazy fast, they would always respond quickly same day if I emailed them within business hours and no later than the next business day if I contacted them after hours or close to end of business. There were some minor things I needed help or clarification on upon move in and they had someone over to inspect my apartment almost immediately and fix stuff if needed. All their instructions are straight forward, easy to understand and transparent with their policies, charges, etc. Kat, Damien, and Beata have all been great people during every interaction I've had with them and felt like they were always being fair and ethical with me. They address concerns, send out community reminders as needed and were all just really nice people.

The lack of follow-through and disregard for basic compliance and public safety is extremely frustrating and reflects poorly on their property management practices.

Communication could sometimes be a little slow when they were busy but we never had any issues otherwise. Why I love them: We were renters for about 10 years and would meticulously clean our place each time we moved. No matter what we were always hit with a super high cleaning fee. Most property management companies put it in the fine print that this cleaning fee will be taken out of your security deposit regardless of the condition of your place. This was the first time we vacated a property and were charged a lite cleaning fee of $150 - this is how it should be done!! We didn't feel taken advantage of at all. Additionally, we broke our lease early and they were able to find someone else to take it over within 2 months... during Covid lockdowns. Pretty impressive considering the environment.

They will also use contractors from Yelp with 2 stars and charge the max amount not needing approval from owners.
