IPPM was good to me and my kids! I enjoyed working for them & my children and I are grateful for the time we got to work and live at an IPPM community. I miss my townhome, and my old job, but I am happy I performed my job to the best of my professional knowledge & ability and now I moved on, thankful for the experience. My regional was always supportive, as so was the corporate team. It makes me both sad but also makes me laugh that the same resident that made my job and living at my former community made my life and my job extremely difficult and now he is doing the same for the current manager. It is not always the resident manager who is the problem but the residents that live on the community and feel entitled and like they own the place but they do not! people take advantage but its just my opinion. RENTER BEWARE! I have rented over 15 homes/apartments and never had issues like Integrity Plus Property Management In San Diego. I wish I had the same experience as others on this list but have not. Integrity rented us an apartment with mice, termites and roof leaks around the home, that became a problem on the first night of moving in. We went through the proper protocol to report these issues. Integrity sent their handyman several times who was unable to do anything about any of our issues. Subsequently they sent other repair people who made all the issues worse and put my family in a dangerous position (electrical connections open wires etc...) Also good luck getting all your security deposit back, Integrity will make up random fees and payments and take them out of your deposit. THIS COMPANY SHOULD BE CALLED NO INTEGRITY PROPERTY MANAGEMENT, THEY DO THE BARE MINIMUM IN A HOT RENTAL MARKET AND CAN GET AWAY WITH IT. Additionally they do not do any due diligence on their properties and as long as you have money they will take it. Others who reviewed claim Robert Bixel helped them immensely. All we got from him was pretentiousness and pawned off to his other incompetent staff. So in summation, RENTER BEWARE!!! If possible, I would give them a negative rating. My wife and I scheduled an appointment to check an apartment at Lakeside on 10/27/2020 at 10AM with Arlene. We got there at 9:50 am. We waited until 10:10 am to call them. First, Arlene did not answer her phone after several call. Finally, we've called the main office. They told us that the appointment was actually at 10:45 am. We did not say anything, although we were sure that the appointment was at 10:00 am. We waited until 10:45 am. No one showed up. We tried to call them again. This time, not even the main office answered us. After SEVERAL phone call, Arlene finally answered. She told me that the property was not available anymore because they had received a few applications. Nonetheless, we were there, waiting for her, and we had to chase her to receive this negative answer. For me, this company lacks of professionalism and even respect to their prospect clients. This lady, Arlene, told me that they've received a few applications, but the apartment is still available in their website. Are they looking to receive they application money from other clients? I am not even considering applying for any apartment if they are managed by so called "Integrity Plus Property Management." Couldn't find any integrity in this company. read more

I got charged for carpet cleaning, after renting a professional machine and cleaning them all, spending hours. Including cleaning a stain that was there when we moved in. When I asked why.....it was because they thought I used a small machine. So.... Not based on the condition of the carpet, but based on a misunderstanding of HOW they got clean. They never tended to repairs or tenant needs. You had to either mail in your payment or drop it off in person. And their customer service was... yeh, terrible. So coming from the bottom of the barrel when it comes to management companies - signing a lease with Integrity Plus didn't require much deliberation! My Story: In March, I got a job here in San Diego. I interviewed on a Monday and by that Thursday, I got my offer letter and a start date of the following Monday! I had to put in 30 days notice at my place and find a new home in San Diego. Bob wasn't the first realtor that I had worked with, but he was definitely my fav! One other realtor I worked with who had a cheaper apartment practically next door to the one I'm in now, with the same amenities and frankly much closer to the unit (laundry, parking, etc) kind of weirded me out. Even though his place was a better deal, I didn't want to have to work with him over the next year or so. I found a listing for my unit on CL, I think. Gosh, I looked at so many! And I called and spoke to Bob. He let me know that the unit wasn't ready to be shown, but that it would be in the next week or so. He kept in contact and let me know when the open house was scheduled. I went to the open house and liked what I saw. I was on the fence because the other unit I checked out up the street was cheaper and had more convenient amenities. I ended up submitting an application for both units and hoped for the best. I have really good credit and a spotless rental history, so I was really just hoping that my move in date wouldn't be an issue. In the next day or so, I received a voicemail from the other realtor saying that he wanted to offer me the apartment. I still wasn't sure about the realtor so I held out on returning his call. Later that week, I got a call from Bob saying that he had offered the apartment to someone else because he stopped looking at applications at 10 p.m. I submitted mine around 10:30 p.m. that evening. Lucky for me, the other renter fell through and I was able to get the place that I'm in now. Basically, I decided to go with the slightly more expensive and less-convenient property because I liked Bob. After working with unfriendly people in the past, I didn't want to risk it this time around. Because he doesn't have an office at the moment, we met up at a Starbucks to fill out my lease papers. He walked me through all of the necessary details and made sure that all of my questions were answered. When I picked up my keys, he gave me a personal tour of my new property and showed me where I could find everything, including my mailbox. It's been a few months since I've moved in to my place and I stand by my choice! I love having my rent auto-drafted from my account and the ease of setting up a repair request online, if needed. I haven't had any repair issues except I did ask Bob to have the strange towel rack in my unit replaced. He took care of that right away! I thought I wrote this review when I moved out a while ago but I see it never posted. I was reminded how amazing Integrity PPM was when I recently had a very unsettling experience with another rental company. Ultimately, Bob was amazing! We found a place that worked for us and he got us moved in very quickly and painlessly. This was the first time the unit was being rented so there were ultimately some issues that Bob wasn't aware of upon renting but he took care of each problem very quickly and without complaining. If he couldn't do it himself then he got someone to the house to fix the problem immediately. At one point he was hanging up side down from the top of a stacked washer and dryer with a hanger trying to turn on the water for he washing machine. He really did and does go above and beyond. I would rent another property from him in a heartbeat and recommend any friends looking to rent to do the same. read more

If you have ever had a bad or even mediocre experience with a land lord then you would be very grateful to have Bob Bixel as your new land lord. Here is what you can expect in all of your encounters with Bob and his wife, Kim. They are: 1. Always very professional 2. Honest 3. Fair 4. Quick to fix any problem that is a land lords responsibility 5. Friendly and helpful instead of making you feel like a nuisance when you have a concern with your apartment. What it comes down to is when working with "this company" you feel like you have new friends, Bob and Kim, who just so happen to help you with any thing related to your apartment When I moved into my unit, I was the first tenant in the unit since they took over as property managers. I loved the space but Bob let me know from the beginning that there would potentially be little things that might come up since he hadn't managed this unit previously. In the first two weeks I had two minor issues which I called Bob about and he was there within an hour to fix it. Since then I have had very few reasons to call but any time I have called It has been the same experience as my move in and first few weeks. I moved out this week because we are moving to Germany but when I come back to the states I will definitely call Bob to see if he has any rentals available. So I was reluctant to write anything, I stumbled across this property management a couple months ago the reviews seem amazing and people seem relatively happy. So my boyfriend and I found the amazing duplex in La Mesa, we were so excited we put in our application in that night. Well that Monday I had called to see if our application has gone through and what else we needed because we really loved that place. (We were currently living in a condo in Mira Mesa and the parking was so unbearable one of us would have to drive miles away and have the other one pick that person up and drop them back off). Anywho I had spoke with someone very friendly and they told me a woman would call me back, I had forgotten her name all I know if she gave me an insane amount of attitude I didn't appreciate. At the time I was a nanny and if she needed any bank statements I could provide her with or a letter from my family I can. She then let me know she didn't "need to know how much I spent a month". Anything else would have sufficed other than that snotty ugly comment. Throughout the week I dealt with her and her crappy attitude I felt as though she had something against me from the start. I couldn't take it anymore and told my boyfriend I'm not sure if it's worth it, my mom being a property manager back in the day also let me know her behavior was inadequate and she would not just look at one thing, when looking for tenants, but also credit, references etc. we had excellent credit, references(from our landlord) and made more than what was asked for. I'm giving it 2 stars because despite the woman's awful attitude everyone else(which was two other people) were really friendly and pleasant. read more

IPPM is as good as it gets and then some. They take care of their tenants SO well! Robert, the manager is so caring, reliable, and fair. We have been renting from them for 3 years now, and this has been the best property management company we have ever experienced. We went out of town for a week and the person who was supposed to water our grass fell through. I called IPP and they had someone come out and water it for us. We had an emergency plumbing problem on a weekend and they wasted no time in sending someone out. I could go on with how much they have taken care of us. My fiancé and I rented a house from Integrity Plus about a month ago and we are so happy with it. Robert and Eren were very helpful and made sure the place was looking great before we moved in. I was nervous looking for a house in San Diego after hearing the horror stories of things my friends had to deal with, shady property management groups that never fix anything, and landlords who take their whole deposit even if the place was perfect upon moving out. But right off the bat I realized these guys were different when they said they don't charge a credit check fee until you are picked for the property (something a lot of people use to make money off of out there by having huge open houses and getting fees from everyone who applies). So far we are very happy with our rental experience and feel like these guys are honest and fair, something that is rare to find in this market. read more

I am bi-polar disabled and I cannot understand what and why and how this firm is treating prospective clients? I was told that the owner had told them not to rent to me???? Aren't they then complacent in housing discrimination? They would not let me even fill out the application and they are not telling me the STATUS of the property while showing it available and then canceling a showing??? I would appreciate ANY HELP or accommodations in finding out about this property as especially during the pandemic everything is a bit confusing and more difficult, what kind of service is this and this is involved with MY TRUST and my income and the stories just aren't adding up? So I just read some reviews on another website and will go place this review there too. I do see that they do respond, but I ask why they won't reply and CONFIRM or DENY the information rather than hearsay and more issues, instead of SOLVING it now quickly, he writes about homelessness but that could be me in these trying times or making me stay in a place that is OK but Coronavirus ramifications and additional costs that are EASILY AVOIDED with cooperation and communication. My landlord hired Intergrity Plus about four months ago. The owner, Bob Bixel, promptly gave me a call and asked if he could do anything to imrove my living conditions. Everything that was on the list was accomplished within the week. Over the past few months I have had an inordinate amount of repairs needed around the house. They took over the management of a house we had been renting for over 4 yrs. They almost immediately tried to increase the rent by approx $500/month, without doing any improvements to serious issues on the property! We ended up having to get an attorney and reporting them to the BBB and Bureau of Real Estate. In the meantime Bob continually bullied, harassed & threatened us until we had no choice but to sign a lease which included unusual, questionable addendums meant to cover property issues. Then they refused to provide a copy of the signed lease (I wonder why?) until the attorney stepped in! Finally we were forced to move at the worst possible time for us. We saw absolutely NO INTEGRITY whatsoever as their name implies! Their main objective is ONLY to charge the HIGHEST RENT possible because their fee is a percentage of total rents. read more

My wife and I rented a condo under Integrity Plus Property Management for a couple of years. Our experience with the company and its principal manager, Bob Bixel, was excellent. I personally own property and use a property management company in another state so I understand some of the "push" a property management company gets from the property owners to act in their favor. That said, my wife and I truly felt Integrity Plus Property Management treated us fairly and found common ground between our needs and the money saving needs of the property owners. Integrity Plus Property Management utilized an online service for its rental payments, maintenance requests, and tenants needs. This online service was comprehensive and VERY easy to use. If you split rent with a roommate this site also allows you to pay your portion and your roommate to pay their portion without issue. You will be in very good hands if your rental ends up with this company. My wife and I were initially nervous when our landlord informed us they'd had hired a property management company, as the "middleman" role could slow down the repair and communication process. I cannot say enough good things about IPPM!! We recently decided to move to Kensington and were interested in a few of the properties that IPPM had available in that neighborhood. I met Kim and Eren at different showings and both were very friendly, personable, and welcoming when I toured the properties that they had available to rent. Once we decided upon a home offered by IPPM, Robert Bixel, the owner, reached out and made the whole application process extremely easy and pain-free. We have been in our home less than a month and have had a few minor repair and maintenance issues come up as expected in an older but well-maintained home. Robert and his team have been outstanding at responding to our maintenance requests and have had each issue resolved in a days time which is amazing to me. Robert even took the time to personally stop by the day we moved in to see what we needed and welcome us to the neighborhood. A nice touch indeed! My partner and I have had an ideal experience as landlords using Integrity Plus as our property manager for our house in Normal Heights. After a bad experience with our prior manager, I looked on Yelp for a new property manager and found Integrity Plus. I called and one of the principals was able to meet with us at the house that same day, bringing us up to date on the market prices for a property like ours. He had a couple useful suggestions to help bring the house up to rental standard, took care of the improvements and within a few weeks we had responsible tenants at a good monthly rental rate. Since we've been using them, Integrity Plus has taken care of all daily maintenance needs and other small issues without requiring our involvement. I rented a house under Bob's management for almost two years and have never had a better experience with a property manager/landlord. Not only is Bob personable, friendly, and funny, but he also takes his work very seriously and responds quickly and effectively to his customers' interests and needs. The few times there was a need for repair in my rental house, Bob responded quickly to my repair requests and dealt with all repairmen directly. He was easy to contact by phone, and I never waited long for him to return my calls or any inquiries I posted through his online tenant portal. I was sad when I recently moved out of the house not only because I would miss my cute home in Normal Heights, but also because I really enjoyed working with Bob and I truly appreciated how easy he made this experience for me as a renter. The house was well taken care of and reasonably priced. I highly recommend Integrity PPM to any renter looking for a house or any homeowner looking to rent their home in San Diego. Bob will make it as easy as possible and will take good care of you. Hopefully this goes without saying, but I never encountered any of the problems addressed by "Sara S.". In comparison to other rental homes in the area of comparable size, the rent for the home I rented was more than fair.
