They post homes and let you make an appointent to view the home when they already have many applications or even someone already approved. we have viewed a few houses. fill out the applications pay the fees, try to call and check status and they only tell you you have to wait for a text , then to be told two days later it has been rented. they should let you know before sending you the link to apply that they have applications they are processing already so they don't let you get your hopes up and waist your time. Just recently found my new place through Ralston. It was a simple process to apply. Once approved there was tons of communication on the next steps like deposit and lease signing. There is a portal available for tenants to request maintenance, pay rent etc. There was great communication and responsiveness by the staff. The property itself looked immaculate and well maintained. If I could give a zero star review I would. I applied for a property and when asked for additional information I had less than an hour to get everything together and they went ahead and rented the unit to someone else. When I called Jennifer Stepp and asked about refunding the application fee after dealing with a nightmare application process they did she would get back to me. We hung up and I immediately got a phone call back from her. It was a miss dial and Jennifer was talking about me, mocking me about what I said in the last call. After 9 years with this company our time has come to an end (we're moving back into our property). Casey and his team has been amazing!! Even after handing over the keys he has helped us out by keeping a lockbox on our door so we can easily let contractors in/out for renovations. Our house was very well taken care of over the years with our last tenant staying six years in our house. Our payments to our account were never late, communication was always answered promptly. My wife and I use Ralston Team Properties as our managers for our condo. They were excellent to work with when starting out, from the welcome transparency on their website to being easy to contact, renting our place was much easier than we were expecting. Had tenants within the first two weeks of listing the property for rent. It's been about 8 months since then and we've had nothing but a great experience. They have an online portal for both the tenant and the owner where we can easily keep track of any repair expenses. We wanted something out of sight, out of mind and Ralston has been perfect. After several telephone calls and emails we were unable to ever effectively connect with a realtor regarding property for rent. This was quite annoying as we were very interested in several of their properties. After numerous attempts failed to come to terms with their three creditor hard hits per person before we would even know if we were sincerely interested it was a waste of our time and energy. We will not look at any houses that they have available and we were thoroughly disappointed in their lack of communication skills as well as getting back to us in a timely fashion which was no fashion at all. We were more than qualified just not satisfied with your application process three hard-hit seriously most consumer friendly rental agencies now allow you to pull your free credit report as well as provide your income to get the ball rolling and to avoid the hard hits. Ralston Properties has been managing our home for over 10 years now. We went through several property managers that misrepresented us and did not take care of our tenants. When Casey called, we were hesitant to work with another property manager. He patiently answered all of our questions and asked what he could do to prove that he was not a typical property manager. I retained this company to manage my single family house in Imperial Beach as a rental unit. That property is my "Forever House" which I will retire into. I was wary of handing over the reins to some one else, but at the same time, I did not want to deal with property management on my own, as I had been doing. It was a successful changeover. In short, I am extremely satisfied with their service/performance. They are straight shooters. They take care of business. Initially I wasn't going to post a review but after my second experience I decided it was necessary. We saw a property that was listed with an available date of 07/07 well after weeks of back and forth emails with little to no response property wasn't available for viewing until 07/23 because it needed to the carpet replaced. We viewed it 07/23 @ 6pm, we applied for it 07/24 in the morning and later via text saying that someone else has already been approved prior to us applying and our $90 for both of our application fees were refunded. Mind you we applied early in the morning so that made no sense. Well again we see another property we liked we schedule to view it 08/07 we apply same day. Monday 08/10 we get an email saying we needed to provide further information, we didn't respond until after 5 because it had gone to our spam I replied with the information needed and advised that we responded late due to email sent to spam. I have worked in property management and I can tell you that if a prospective tenant is missing documentation a call is made, I understand that that we are currently in a pandemic but placing a call does not hurt. Unfortunately that wasn't the case and next day a little bit after 10am we get a text that they went with another applicant. They never contacted any of our previous landlords verified employment, even run our credit, they claim that they do a background check that takes time and is costly but never did any of that to our applications. At the end all they did was keep our $90.00. We ended up going to another property management company who approved us within 15 minutes. Lesson learned stay away from Ralston! read more

A property showed up online available to Apply and obviously I was searching and in need so I applied! After 3 days without hearing anything I call to get any update possible on my application. Yet I was told it's not available to apply yet I would have to view the unit 1st then apply afterwards. I let them know I already applied and they had already taken my $45 so that didn't make sense. They told me there may have been a glitch in their system and so to wait a few days and it would alert me when I could set up a viewing and continue with my application if I wanted to move further. Needless to say it went another two weeks before I heard back and by then I had got approved somewhere else so I called Ralston team to see if I could simply be refunded since it was a glitch in their system that allowed me to apply in the 1st place then wait forever. I was told absolutely not they don't give refunds on application fees but congratulations on finding my new place & she hung up on me. I work in property management and we absolutely refund any apps that aren't processed!! How could we keep money for doing absolutely Nothing for you?!?! So I find this extremely rude and wrong! read more
