Moved into a place in Sausalito that I was told would be cleaned up and ready prior to move in day. Was forced to sign the lease immediately. When move in date came along. I was BUMMED. The 6K rental was just disgusting. Filthy white carpet, burner out on the stove, overrun yard, broken lights, water leaks. Bathroom old and decrepit. YUCK. To prospective tenants and landlords stay away. I'm also going to put blame on the landlord too tho --They knew how awful this place was but somehow felt like ....leaking water, stained carpet was OK. read more

I hired Prandi to manage my home rental. The house just underwent a full gut-remodel and was perfect. When I met with Matt Prandi, he assured me that they were highly responsive and would take very good care of my property. Maintenance was assured, even on the weekends, 24/7. I had full confidence in Prandi. Their communication was a little spotty, but I figured it would get better during the tenant search. I had to call requesting updates to the process numerous times. The property was eventually rented to a lovely couple. I noticed that I was not getting responses to my emailed questions about maintenance in a timely manner. I went through several different maintenance folks, Hannah, Tony, Lauren helped with some, others I can't remember, but could never figure out who I should be reaching out to. My emails continued to go unanswered. I also noticed several maintenance calls for nearly hew HVAC system. I sent an email asking if there is a larger issue that should be fixed to avoid several maintenance calls. No one responded-ever. I did get an estimate, however to do significant work on the HVAC system at approx $2500. The property manager at that point was miffed that I asked for a second estimate with my usual HVAC guys, Simpson HVAC. The quote Simpson gave me for the same work? $1750. I found that Prandi attempted to overcharge through their vendors more than once On a Friday, a newly planted 36" box, 24' Swan Olive tree fell during a windy day. I called the after-hour maintenance line on that Friday at 5pm. I left my name and number and no one called me back. Concerned that the tree wasn't getting watered, I called again on Saturday. Again I left my name and number. Same for Sunday and Monday. I didn't get a response until Tuesday and they property maintenance manager refused to take responsibility. I hired my own landscaper to right the tree. By this time tree is now nearly dead. I asked that Matt Prandi call me to explain the snafu. He left a long voicemail stating they just hired a new after-hours maintenance answering service and they neglected to pass along the messages for the 4 days. Not really my fault and they refused to take responsibility. In any case, Matt stated that they wouldn't have sent anyone out on a weekend, which was confusing to me as that is the definition of the after-hours maintenance service. I was promised concierge-level service and I certainly didn't get it. When the lovely tenants gave their notice, I again broached the subject of damages. Matt Prandi refused to answer my emails for weeks. I was told that they would give me a decision today. I received an email that stated they would not take responsibility for their negligence. I was not surprised but very disappointed. Once they refunded the damages by the tenant out of their security deposit, they stated that (I'm assuming) because I was holding Prandi responsible for damages to the tree, they didn't want to rep the property. That's fine. I signed a contract with Lee at Tamalpais Prop to represent my rental just last week, as I was grossly unsatisfied with their lack of communication and poor response to their negligence. They also offered not to charge me the June maintenance fees. The tenants left in the first week of June, so if they did charge me for a monthly maintenance fee, I would take them to arbitration. Funny enough, I checked my final statement and the June Charge was INDEED on my bill. They also failed to remove the lock box and haven't responded to my email requests asking for the lock box to be removed and keys left inside. Also, haven't received reimbursement for damages by the tenants through their security deposit. An absolutely unprofessional and abysmal experience. I would caution anyone considering thinking of using Prandi as a rental agent, as you may experience the same lack of accountability and will be left holding the cost damages. When I told Prandi I signed with Tam Properties, this is the snarky response I received. tldr: tree is dead. _______________ Hello, We just received confirmation today that the olive tree is alive & well & producing new limbs & leaves. Prandi Property Management - Prandi said, It's blooming! It's fine! - Property Management Near Me - San Rafael, California

This is my response to Prandi firing us for noticing they were doing a bad job. The note informing us that prandi is invoking the 30 day provision in the contract that they will no longer provide property management services for our house has been received. That's fine. It's in the contract that Prandi provided and we signed. It is a mystery, however, that Prandi will not honor the provision in the contract we all signed stating that any estimate over 500 dollars must have the owner consent. Consent for the handyman company provided by Prandi was specifically declined. Because of property management error unwanted and unneeded work was done. We were given a partial refund but we are due a balance of $780, not including the missing cutting board. Let's review what was done to our property: The interior color to our home was changed unnecessarily. Touch up paint was stored on site and arrangements had been made to have the work done. Because their color match was inadequate they opted to paint the entirety of the walls to be touched up. Not all walls, just some. That will make future touch ups a headache. Completely unnecessary. The smoke detectors were two years old. They had a ten year warranty. They were removed and taken from the property and replaced with new ten year warranty items. Functioning items were removed and replaced with comprable items. Why? The cutting board. It was left on the counter to protect the counters. It is clearly visible in the pictures taken by Prandi but before Mr Walsh took possession of the house it was gone. It was lost on your watch. Take responsibility for the loss of our property that Prandi managed. It's literally your job. And finally, the only important item on the Prandi handyman's estimate... the countertops. Our Prandi representative did not find the extensive counter damage caused by the tenant. The handyman brought that to light, although they were upfront about their reluctance to tackle this problem evidenced by their refusal to guarantee any attempt they may hazard. Caring for and maintaining the property and holding the exiting tenants responsible for damages is why a property management company is employed. That we needed to deal with the counter issue to ensure readiness for the new tenants (which we handed you) is not why Prandi was retained. In recap: Our home was painted the wrong color unnecessarily Function equipment was removed and replaced with the same thing. The cutting board was list or appropriated by Prandi or their representative. The only pressing matter was punted by your handyman. Honor your contract, refund the money unethically charged to us. And yes, you are correct. Prandi is wrong for us. And we will happily end our affiliation. read more

Beyond successfully renting my property in an easy market, Prandi failed at most everything else. They failed to promptly respond to requests for service. They failed to address problems in a timely manner. They failed to make good on promised repairs. And they failed to take responsibility for their own mistakes. I write this critical review with a background of nearly three decades of property rental management experience both on my own and working with various property managers. Sadly, Prandi was far and away the worst property management company I've experienced. 1. It was always very difficult to reach a live person and they were generally unavailable three days per week (Fri. - Sun). 2. Prandi was very slow to respond for anything but an emergency: 2-4 days typical often only after multiple calls. 3. Prandi confused our account with others on multiple occasions. 4. Different Prandi personnel provided differing and contrary responses to our questions. 5. When a neighbor called complaining about our tenant violating the HOA CC&Rs, Prandi denied ever having us as a client. 6. Prandi delayed and made critical mistakes specifying appliance replacements costing us money and inconveniencing the tenant with undue delays. 7. Prandi did not pursue proper due diligence in verifying a service dog. 8. Prandi's management system portal was not always up to date when they insisted to us it was. 9. Our most recent agent appeared bullied by the tenant who shortly after moving in violated the lease by adding people and another dog. (We only later found this out from neighbors who the tenant also threatened. Prandi apparently was clueless about this.) At times, Prandi admitted to being understaffed and putting an inexperienced, unlicensed agent (in training) in charge of our account, but it appears Prandi doesn't have the management systems or leadership capable of running a creditable operation. (They did not have other experienced agents to switch to our account.) We finally mutually parted ways and our new property manager appears as responsible and responsive, and knowledgeable as Prandi was not. If you are fortunate to have a model tenant, Prandi's shortcomings may not be apparent, but if there are challenges, beware! read more

Even going out of their way to help me with access to the property at short notice to do measurements. They honored their policy of first application wins, at the listed price, even though they knew I would be willing to pay significantly above market, which demonstrates an astounding level of integrity! read more

First of all, I'm posting this one star review simply in hopes that people considering renting 10 Ross Road in Sausalito might see this and avoid the worst rental experience of their life. Not because of anything that Prandi did, but because your neighbor will make your life a living hell for the entire time you live there. According to the Sausalito police who I called multiple times within a month of moving in, David Mann has terrorized his neighbors for over a decade now but they're not able to do anything about it. He will verbally assault you if he sees you outside, bang on his walls and then accuse you of doing the same, and keeps his TV at an absurd volume at all times. The police, the HOA and Prandi refused to do anything despite me having video evidence of his threatening behavior. Please avoid living in this unit at all costs. read more

Had my townhouse listed on craigslist and Matt from Prandi email through the listing and asked if it was available and if I ever needed assistance in the future to email him. I responded that since I now had kids I was looking for someone to manage this rental as well as others that we had. He responded that he would call to schedule a time to discuss. No call, I finally tracked him down after a few emails and voicemails only to have him tell me he does not handle my type of properties. I guess they are not expensive enough for him. Searching for a rental house in Novato was a harrowing experience until we went to view a Prandi property. We had seen stained carpets, dangerous brick pathways, and mismatched paint walls...but our new home is gorgeous. New floors, freshly painted walls, and a meticulously maintained garden. From the moment we walked in the door, Matt made us feel welcome. We ended up getting selected to rent a beautiful home for our small family, and when I went to drop the checks off Matt even remembered my daughter's unusual name and asked about her. The coordinators in the office were quick and very helpful/honest throughout the process, Lauren and Ashley treated me with dignity and kindness. We had applied to another property which we were also selected for, but the service at Prandi vs the other place helped make our decision a no brainer. Not to mention they had owner approval to move forward with a lease within 24 hours of our application. When I build my investment property empire in the future I'll be sure to use Prandi! read more

If you want to be mismanaged, mislead, and ganged up on look no further than Ren Lovett and her supervisor Lauren Mulvaney. They cannot handle any difficulty and resort to passive aggressive lying and accusing the client of their own rude behavior. After Ren lied multiple times and hung up on me I asked Lauren to remove Ren from my case. Lauren then accused me of being rude and unprofessional when I was stating facts and asking for clarity, interrupting me and making it impossible to state why I was concerned. When an issue arises they make it worse by not effectively communicating and blaming the clients under false pretense that is re-packaged into written language that keeps their jobs and masks their outbursts. When things get complicated you need professionals, not hypocrites. I see comments from the owner on negative reviews over months/years feigning concern, yet she is not changing the issues; this review is for the public. read more

But even though it's been not a very pleasant experience, what made me come write this review was something little, yet in my opinion extremely annoying and unprofessional! Listed a rental with these people. Disappointing service! The house needed some maintenance, and they REQUIRED that I use only their recommended contractor without second estimate. I got the estimate against their dictum and surprise- Much cheeper. I went with the cheeper contractor and Prandi immediately resigned from the account. Presented condo as remodeled and ready to go when there was mold, dirt, chipped tiles, rusted stove, cat hair and missing parts in closets and bathrooms. I would not recommend dealing with Prandi. My experience with our property manager, was incredibly frustrating. She was very slow to attend to our maintenance requests and rarely responded to calls. Additionally, she was often rude and unpleasant when we did connect. It was a very unprofessional experience. Prandi has a customer portal for tenants to submit service requests, but they just ignore them for weeks. I had to resort to calling a contractor of my own to fix one problem, and another request was left unresolved until we moved out, even after 2-3 emails assuring me they would get it fixed. This company needs to reevaluate how they handle customer service. read more

OMG where to start.?? My wife and I wanted to express and warn renters and property owners about Prandi for a while but have been weighted down with fear that they would find a way to withhold our deposit based off of a review. Call me paranoid but this so called property management company will find any angle to rip off renters and property owners alike. When we first looked at the house we ended up renting - a young nice gentlemen walked us through and was pretty professional and helpful. Knowing that there is no rent control in Marin county. We asked the young man are you guys going to increase our rent once our 1 year lease is up. His reply was " It's very uncommon that we increase rent specially if we have good tenants". Well we were excellent tenants! We paid rent every month on time if not early, fixed a lot of the house ourselves, improved the landscaping, plumbing, paint, pressure washed and painted the garage and kept the house in outstanding condition....ETC Well a when the year was almost up we wanted to make sure we could sign a new lease with the same terms and they were delighted. Two days pass and they email me that they want to increase our rent $150 more a month because they felt that the market has improved significantly which was not true at that time. People from SF / OAK, watch out before renting in Marin, negotiate solid renters terms as you are not protected under any kind of rent control in Marin! read more

I read the reviews on yelp and had stayed away from any property that was listed with Prandi, but I came across a townhouse that I was interested in and thought I'd give it a go. I emailed Christine to see if the property was still available. After a day, I had my husband call because I really believed this townhouse was perfect for my family - no call back from Christine. Three days later I get a response. According to the reviews here, three days response is fast as it seems that most don't get any response at all, but when you are looking for a rental time is of the essence and a call back three days later is unacceptable. We made arrangements for me to view the property. Literally not even an hour before my appointment I got a call from Christine saying that there was a 'solid' application in place for the townhouse and she was happy to show me the property, but I wouldn't get it. Nice. A few weeks later I see that the townhouse with the 'solid' application is still available. Way to go Christine! Those customer service skills really came in handy for you. After rereading the reviews on yelp, I am relieved that I dodged a bullet and didn't rent from Prandi. Thank you fate for intervening! I will continue my search and steer clear of any property with the name Prandi attached to it. read more

Meh. This was a big improvement from the slumlord who owned the building when I moved in. Had many problems with the neighbors feeding cats (read: RACOONS that carry rabies) but nothing was done. After numerous warnings, apparently tenants still don't get evicted. I understand they can't do anything about the crazies, cuz they like the money, but cmon, how many complaints does it take? SERIOUSLY. Had a couple requests for easy fixes, but nothing was ever responded or done about it. Security deposit note: change your drip pans, or they will take $32 for new ones! read more

I had a bait and switch experience with Prandi and the owner of a rental in Bel Marin Keys. The rental was reasonably priced and the owner seemed very interested in renting to us during the tour. We submitted all of our personal information only to find out the next day from Prandi that we were only one of several "very qualified candidates" and they were putting the rental out to the highest bidder. I was appalled and personally insulted. I get that in the ruthless world of real estate, but for a rental? Give me a break. read more

Our experience with them over the past month or so can be described friendly, clear, patient, on both sides (issue with an owner). Just when I think I have to charge up my New York side, they smoothly deal with our concerns and/or requests. Matt has been our agent and he's wonderful. Christie has been our primary contact since we moved in and her communications skills are great. They are both very responsive and we feel like they will take great care of us. We had a terrible toilet overflow that leaked into our garage and ruined a ton of our storage items. We immediately notified PRANDI of the situation and Tony and the team setup all of the contractors to come and deal with the grey water damage to our floors and walls. The contractors they engaged were courteous and timely and the work was done on time and in a superb manner. Communication on scheduling was always flexible and done so we as a family had enough notice when people were coming to the house to work on inspect. Unfortunately, I had to move due to the sale of my studio apartment during the pandemic shutdown, which was a nightmare on all counts. After looking at plenty of disappointing, overpriced rentals, I saw photos of my new place on Craigslist; and I just knew I belonged here. I contacted Prandi, and they booked a viewing appointment for the very next day. That's where I met Briana, whose friendliness shone through, in spite of our masks and careful distancing. Seeing this sweet little place in person only made me want it more, so I was ready to fill out the (lengthy) application that day. Kelly patiently, and kindly, spent phone time that afternoon advising me on several aspects of the application. I was thrilled to find out a couple of days later that I was accepted, and I was eager to move. It was a stretch for Prandi staff to have the paperwork and everything else in order for me to move in later that week, but they did. (Reminder: this is during the late-May part of the SIP policies.) Briana and Kelly handled it all beautifully. Reassured me when I got anxious, took care of informing the landlord, had a procedure set up for receiving the initial check; everything that was needed for a smooth as possible transition. Every time I have needed something fixed...they have been lightening fast and very easy to work with. I have been a home owner for the past 10 years so when I went back to renting, I was a bit worried about needing to rely on a property management company if I had any issues. Then I read a few poor reviews on yelp and I got really worried. I am super happy to say that Prandi has been amazingly great to lease from. My family and I moved into a home which had never been a rental before, so endless situations have come up.
