    Ghetto management, they lie to tenants and do not address serous concerns with any urgency if they even address it at all.

    We are an HDFC, which means we own our own Apartments and hired HSC as a managing agent to assist…read morein the daily functions of running a co-op. We have a Board in place and all decisions are "supposed" to go through us. I say this because some of the HSC buildings are owned by them. All was great in the beginning when we had to fire our previous management co for a myriad of reasons. Josh Koppel was attentive and sprouting how he would take of everything, and how the previous mgmt co "should not mess with him". The transition was pretty much stress-free. We received monthly maintenance bills, they provided excellent, concise statements and I say that because this simple function was severely lacking at, our previous Mgmt Co. They referred porters, accountants, vendors, and a Lawyer, all of which we interviewed and hired. All seem to be going great until it wasn't. They would fail when it came to needing assistance in our storefront renters, problems with shareholder issues, finding solutions to building problems, loss in income, and answering calls and emails. All were met with rudeness, lies, and lack of attention. All is good if your building is making money and they don't have to do anything. There is so much grift and nepotism at HSC, it will make your head spin. I was warned before hiring them, "Josh Koppell likes to take over". I wasn't sure what that meant but I sure do now. He has to profit off every vendor and outsources almost every function so you end up paying several different entities in addition to their monthly fee, which was very inexpensive on the face. They sabotaged us. Offered no assistance during the pandemic where they continued to get paid and just watched us fall with losing so much in rental income. They try to divide and create riffs amongst board members- they like the ones that are silent and don't ask questions. They refuse to answer questions regarding finances and remove us from their "Master Plans" from which they profit off. I should add, almost every vendor is his relative, including those that are on his "Master Plans". Myra, the building Manager, should not go unmentioned either. She lies and her only job is to serve her boss. It's a joke that she is Manager.

Ongoing elevator problems, essential services and amenities being taken offline, unresolved pest issues, and inconsistent heat have all become part of daily life. Communication is poor with no updates. Debra kaplan is a snake who avoids responsibility and is extremely rude to tenants on the phone. For the amount of rent being charged, this level of management is unacceptable. If you're considering a building run by HSC Management, proceed with caution.

    When we moved to Greenpoint this past July, we never thought that we'd have a situation like this…read more Twelve Oaks Management was a court appointed management company. Our landlords are going through a divorce, so they were supposed to take care of our needs in the meantime. While it didn't sound promising, we didn't think we'd go through the seven month ordeal we did. From the moment we moved in, there were some bad signs. There were no screens on the windows, our bathtub faucet handles didn't function. Our bathtub? Peeling! I think we got screens after two weeks, the faucet deal was fixed sooner. This was only the beginning. We started having hot water problems. It was always a guessing game as to the boiler's functionality. It was awful. It only got worse come the cold months. I would say, that over the months of winter, we had for maybe a month, total. And it was weak. It would come on maybe twice a day. Hot water? Still a guessing game. And we're not including the weeks at a time that we'd be without both. I would call. And call. And call. I would get the same promise that it would be taken care of. There are several elderly couples in our building, as well as many small children. It was despicable. Not even when I called while sick as a dog, huddled beneath multiple blankets, did they take action. Then the roaches started. We're not dirty people. But this problem got out of hand. We couldn't cook without having to kill 5-10 roaches that would come out of the cracks between our counter and the stove. Some nights, we don't even want to cook because it would mean being face to face with these disgusting creatures. They sent an exterminator once. He sprayed a little. And then put out a glue trap, telling us to keep being clean. Things have gotten worse. Twelve Oaks Management clearly has no interest in the properties they manage. I saw a review of them on Citysearch, from someone in a midtown building, and it's the same story. If you find out that Twelve Oaks is managing a prospective home of yours, RUN. RUN, RUN, RUN. Run, like Scar tells Simba to do after Mufasa dies. Run away and never come back. I am happy to report that the court has appointed a new management, one that seems to have fixed the boiler correctly (there were always people "fixing" the boiler with Twelve Oaks managing...it would last about a day). Our apartment is now so warm we have to crack windows. We haven't been without hot water since Wednesday. A gentleman from the management company came to apologize for our situation, and URGED us to call him whatever the problem. You know how people say you can't know true happiness without knowing sadness? Well, that's how I feel about these management companies. But I kind of wish I never knew "sadness". Those seven months sucked.
