We have lived here for two years, and honestly, we really enjoyed living here at first. The property isn't perfect, it's an older community that was remodeled, but we understood that older buildings require more maintenance. Thankfully, the maintenance team USED to be fantastic. They were responsive, professional, and trustworthy. Unfortunately, things changed dramatically after management changed. Since Cori left, living here has become increasingly frustrating. New rules started appearing that made little sense, such as restrictions on patio rugs and curtains. Residents were also required to place trash cans inside before 9:00 a.m. or face a $100 fee. Several neighbors told us they were charged without even realizing it until the fee appeared to be already removed from their bank account??? What has been most concerning is the turnover in maintenance staff. Some of the best maintenance employees either quit or were terminated, and service quality has suffered significantly with only one guy left who sits on his phone for hours?? Our air conditioning has broken down more than FIVE TIMES this summer alone. With Georgia's heat and humidity, this is not a minor inconvenience, it's a serious issue!! As a result of the repeated AC failures, we are now dealing with moisture and mold concerns in our apartment. We have reported these issues and requested assistance, but the response has been so disappointing, they came to check for leaks which I told them it wasn't a leak, it was because our AC KEEPS breaking. We are currently trying to terminate our lease early due to our health issues with the mold and have asked management to waive the associated fees due to the ongoing maintenance and habitability concerns. So far, there has been zero willingness to work with us which is crazy because we have been having these issues for a while. What is most frustrating is feeling like the well-being of residents is no longer a priority. We have invested two years into this community and never expected to leave this way. Based on our recent experience, I cannot recommend living here. The property itself has potential, but the current management and handling of resident concerns have made it a place we are eager to leave. Run while you still can! read more

I lived here since 2014 and moved out/back to have my unit remodeled. I love living here. The manager, Cori, is excellent, she always responds to requests quickly. The maintenance supervisor, William, provides excellent service. The staff is great. It is a quiet and relaxing neighborhood. They have several community events. So air conditioner is not working called 10 mins after close because of work. Told me he couldn't find out tonight to look at it because of virus, but he can come out tomorrow... Oh did I miss something is the virus gone tomorrow??? Oh btw raised rent another $70 bucks. Looks like that is the norm here. I have a co worker whom I just found out lives here range apt just moved in same time my lease was up.... She is paying 200 bucks less and has upgraded unit with washer n dryer fees???? I lived here from July 2016 - June 2019. Cori and the team were always good to me. The complex was like a well established neighborhood, not a lot of moving in and out. Every complex is going to have it's pros and cons, but I only had a good experience here. read more

This is my second time living here at Preston Mills. I really like all the changes being done to the property. The management team are very friendly and helpful whenever I have needed them. The property does have some spots that are a little bit louder than other spots but believe management is working on that as well. I have just signed my renewal of my lease. Not to mention it is close to everything that you would need or want. Come by and check it out for yourself. read more

DO NOT EVEN CONSIDER!! Rent is expensive for apartments that are infested with roaches, no parking, the AC and dishwasher are always broken, there is dog feces everywhere you walk, they allow other neighbors pets to urinate on the patios causing your belongings to be damaged, you can not enjoy your patio since the smell is repulsive, the staff does absolutely nothing to help. If you have inconsiderate neighbors that stop until 2am you better learn to live with it since the incompetent staff is only good at taking your money!! read more

I move a lot for work, and this is by far the worst complex I have ever lived in. Issue after issue, and they still raised the rent after one year over $40. A gated community that leaves the gates open all day long. The apartment itself is not a $900 apartment. I cannot wait to move out. You should definitely look elsewhere if you are going to pay that much a month in rent. read more

Safe, quiet area overall. Too many Roaches/water bugs in certain buildings. The agent Lupe was so unprofessional. She was nice during the leasing process, but quickly changed afterwards. Morgan was nice in the front office. This is only good for a temporary stay if you have any type of standards. read more

I wish that I could give a -5! I'm not even the type to complain but this place is purely disgusting. I moved in may. I bombed the unit and did my own cleaning. (Like most folks do) Once deep cleaning I noticed the unit was not cleaned properly. And if you stay over here long enough you'll see why with the people they have cleaning it. But the roach infestation is just out of hand. Yes roaches, not water bugs, big roaches. I tried to handle it on my own for 3 months, did everything possible. Finally gave it to management and they are basically giving it a cold shoulder. Please stay away. This place is a disaster and a huge disappointment. read more

#1 issue: Non refundable pet deposit which is 100% pocketed and not applied towards anything after move out. Not to mention pet rent on top of that. Left the place mostly spotless with just a little wear after living there 2 years. Still want to charge us $150+ for cleaning fees. #2: welcome to the cockroach kingdom. #3: welcome to doggie poo paradise. The apartments themselves are nice but older, cabinets fall apart upon touch (cheap material). Lived here 2 years because rent was the cheapest for the size, you get what you pay for. read more

ROCHES, food trash all over the place, unorganized, but the worst part is that they are DISHONEST & SHADY. The place constantly has ROACH issues due to the mandatory valet trash that stinks up the hallway in the intense heat and humidity of GA. In the summers, I used to see roaches crawling on the doors of my neighbors as I lived on the 3rd floor. I had a roach fall onto me from the vent above once, and had one fall into the frig when I opened the frig door. They towed my car when I was away for work for 3 months, despite the fact that they have all residents' license plate on file. They didn't bother to check before they towed it. When I got back, I thought it was stolen. The worst thing they did to me is that they have ignored my deposit return request for over a month, after Cori has emailed me saying she will assess charges for any damages and let me know how much I will get back from my deposit. It has been over a month since I moved out. I paid for a professional cleaning service before I left also, so I am out that $$ as well. I have emailed numerous times and called and left phone messages also, but thus far, they have ignored my inquiries regarding my deposit return amount. At this point, it is clear to me that they intend on trying to keep the deposit by ignoring me. I didn't think they are this DISHONEST & SHADY, but I have found out otherwise. I highly recommend you do not sign a lease with this place for their DISHONEST business practice. You are bound to have the worst experience with these people. read more

Please steer clear of this place. They have done nothing but lie to me from day one. They have more people applying than they have available apartments for one and two the 205$ they charge to pull just your credit from what i just learned is the only reason why if you have any debt...at all.. No matter your background and income STAY away.. You're simply throwing away money to pay their bills and paycheck. I make good money, no history, no evictions but have about 7k in bad debt im working to pay back after putting myself through college and all being a single mom of two small children. So...again..don't waste your time. They're not worth it anyways when i visited the apartments i viewed. read more

It's been a year and they still suck, still bugs, now has become a place where you can't get any peace due to stomping around you or dogs barking. New staff is worse than before. This place is going downhill quickly. The price that you have to pay for these "apartments" are not worth it. They say they're in the middle of renovating but you never see any going on. Preston mill is a $400-$600 apartment asking for $900+. read more
