This place is a total scam. I lived in a home for 3.5 years and took very well care of it. I contacted Matthew and asked if they have a specific cleaner that they like to hire and he said just check Yelp. I was asking because I wanted the house to be cleaned out correctly. I ended up hiring a cleaner and sent her the list of items that Matthew told me to clean and she did so diligently. Matthew then told me that he was charging me $400 for a cleaning fee because the oven wasn't cleaned. I'm not sure if they expected me to buy a new oven but after 3.5 years of using an oven, some of the burnt areas will not look brand new. At this point I already paid my cleaner $200 and paying $600 to clean the kitchen and bathroom of a house is ridiculous to me and it feels like he purposely didn't give me a recommendation because he wanted to charge me the $400. He sent me photos of little dust particles and the "dirty" oven and said he will be taking out $400 from my security deposit. I pleaded with him to let me into the unit to finish up and he refused. I contacted someone else from the office and he said he will talk to Matthew and guess what he responded with? That he will be deducting another $100 for the overflow of trash next to the bins we put out. I went back the next day and it was still there and it happened to be trash day so that means he collected $100 and didn't clean up extra bags. We had already called for bulk items recycling twice so it was not a lot of stuff. I agree that the house should be cleaned out but it would've been nice to be able to go back to clean the stuff that he told me to clean AFTER my cleaning lady came by. Whenever something was broken, they would only give availability during the week from 9-5pm making it impossible to have someone come over since I was at work. And when they did, it was always a cover up with a splash of paint or mismatched parts. Another time Matthew contacted me saying he never got my rent check and that I had to come in immediately to drop off another one. I left work early and took an Uber from downtown to give him another check and then a few days later he tells me that he found my check and he'll just use it for next month's rent. When I asked him where he had found it, he replied that it was in their mailbox. Where all the rent checks are supposed to be delivered to. I spent so many hours trying to resolve the issue of him taking $500 from my security deposit after I spent $200 on cleaning and he was not only rude, he continued to make things worse by adding another charge. We are in a pandemic and we're all struggling to stay afloat and he does some shady sh*t like this. read more

If I could give this property management 0 stars, I would in a heartbeat. Keep in mind that they outsource their rental availability to ANOTHER property management company! My roommates and I signed a COVID-19 lease in June 2020 and after living in the apartment unit at 3264 Market St for a month and a half, we soon realized it was an immense mistake. Here are some anecdotes after being managed by these con-artists for a year: A) There were monthly ant infestations in this unit that we consistently brought up to the property manager. Their solution? To bring in an "exterminator" to set some "ant traps" in common areas. This only led more ants to populate within the house, leaving all roommates (and even the neighbor upstairs) to accept the fact that ants will persist within the unit. B) During the 2nd month of the lease, the refrigerator broke due to it being an older appliance. When we informed the property manager, he sent over a "plumber" to fix this issue, but by no means was this a real plumber. He would perform some quick hack to get the refrigerator working, but over night it would stop leading to our food spoiling consistently. This would happen around 4-5 times. Eventually, the property management ordered a new refrigerator for us with the arrival date 3 months from when the refrigerator broke. Keep in mind that this was during the peak of COVID-19 when California still had shelter-in-place , which meant that my roommates and I had limited access to food during hours the fridge would break. C) Whenever sinks would clog, stoves would stop working, to toilets breaking, the property manager would send a team of old men who would arrive unmasked and pants being worn around their buttocks (which meant that their crack would show) at the most inconvenient times possible. Given that our household was working from home, there would be instances where one of us would be in an important meeting, but regardless these men would barge in to take a look at the issue at hand - usually leading to nothing getting fixed or them leaving a dirty mess behind. Ultimately, I would highly avoid signing any lease with this property management company. Please avoid the trouble! Seriously! read more

I helped my nephew navigate this realty company for some time now. I almost considered renting from them myself before all this, too...thank the gods above I didn't. And I don't want other people to suffer like he did trying to get a place. Consolidated Property Management is based in SF but they have properties all over the Bay Area. And from what I've seen, they care very little for some of the places they rent out. My nephew had went to look at a place that looked like it was built ass-backwards. I don't even know how they think they can get away with obvious building code violations (ask them for a Certificate of Occupancy or where they pulled permits to build the add-on unit). I GUARANTEE you they will deflect and assure you everything is fine. I've been a contractor for 17 years and the units just look poorly built if they're ADUs. The staff at the company seem nice and try to help as best they can, but this comes down to who is running this realty company. If you see "multi-unit," RUN! I don't know how they maintain their other properties, but it's not a good look when you try renting out places with bad pipework or cheap building materials. Also, it helps to actually forward emails/calls to your boss and not just another a poor employee who can't go beyond "Tony or Edward aren't available." Just a suggestion (coming from a contractor who has overseen three housing projects in the East Bay). Stay away, folks! Rent elsewhere! read more

I lived at a property managed by this company from 2018-2021. I moved out because a tenet endangered the other occupants(including me and 3 other roommates) lives. The incident involved a fire being set to the property. The management took no action to ensure the occupant's safety after the incident; and thus, I had to move during the pandemic. I do not understand the negative reviews of this Property Management. I just rented a place with Elaine, the entire process has been very smooth, professional and pleasant. We saw the ad on craigslist, and followed the instruction to contact Elaine, she responded within the same day. We had some concerns about the rental during the lease signing process and after the lease signing, Elaine addressed all the concerns in timely manner, arranged the repair and ALWAYS follow up with the request during and after the repairs. I could not spot one negative thing to complain in the whole process. She is on top of everything. As both a renter and a property owner, I understand the difficulty of being the middle person management from both sides. I believe a lot of the negative complaints here are not focusing on the PM itself, but other reasons and factors that are beyond the PM's control, which is extremely unfair. This is an update for the review below. I changed my review from 1 to 5 star because of Jaden's quick response and help. After we emailed the company about the issue below, they called us back apologizing. They reimbursed the extra move in/our fee required and made the move in as smooth as possible. I appreciate how quickly Jaden found a solution and helped us. -------------------------------------------- We signed a lease agreement in the end of January with CPM. We are moving tomorrow to our new building. Couple of things happened along the process - they "forgot" to tell us that the building we are moving in had rules around move in days and we can't have deliveries on the weekends. The building told us this 2 days before our move in day when all our furniture is on its way from another state and arriving on Saturday! - they "forgot" to put a Min $ amount liability on the lease agreement and now the building says we are required to have at least $1M liability insurance - they sent us a snapshot of an agreement signed by the building (days after we signed our lease) requiring us to pay a non refundable move in and move out money ($1000 in total) and said we have to pay this to move in tomorrow!!?!? So this was the most stressful move in experience I had so far - I am wondering how many more new rules and extra money required I will be told about until I actually move. This whole experience grossed me out. If I was told about this all and signed the lease accordingly, no problem but all this extra forgotten clauses popping up sounds so fishy. read more

Replied to a duplex ad in Pacifica,CA. I should have known by low price something was wrong but Jaden stated on the phone that the low price was due to the extra small bedrooms. Went to Sunday open house when I presented the other representative there told me a much higher price. Took application and give $20.00 fee and called Jaden to confirm higher price and fee refund but Jaden refuses to mail me a check/money order. They literally have people they allow to "squat" in their vacant properties in exchange for doing repairs. I have been leasing a commercial space from Consolidated Property Management since 2013. CPM have always acted professionally, they have responded quickly when the situation warranted, and responded in a timely manner when it was not an emergency. The vendors they have sent to take care of problems have always been reliable and have provided quality service. Several times CPM have recommended vendors for services such as carpet cleaning, drain un-clogging, and other miscellaneous maintenance services. Those recommendations have resulted in first-class service at very reasonable prices, people I would not have found on my own. CPM have also stepped in and supported me when Home Owner's Association issues arose, such as roof leaks, building security, and other issues. It is a property management company. By definition that puts them in between owners who do not want to spend any more money than absolutely necessary and whiney tenants who think they deserve the entire world for free. Edward Wong, the owner of CPM, is personable and fair. He listens. One cannot ask more than that. From my experiences CPM have always acted calmly and professionally despite being in a difficult business. To the guy who claims that all the five star Yelp reviews are written by friends and relatives, sorry sir, but you are incorrect. I would like to thank Consolidated Property Management for allowing me to have such a great experience with my apartment hunt and experience over the past few years. About 3 years ago when I was struggling to find a place to live before attending UCSF, I was referred to CPM by a friend because of the great experience they had with this company. Edward and the rest of the agents I dealt with were extremely helpful with helping me find a place that was within my budget, in a good location, and satisfied all the requirements I had. I never felt rushed or pressured into signing a lease for any property I wasn't 100% confident in. The agents arranged many appointments for me to check out the multiple properties, as it was my first time renting out a place on my own. I wanted to make sure that my living experience, especially as a student, went as smoothly as possible. When I FINALLY found a place I was happy with (after many many open houses and appointments), the agents were very helpful in explaining the contracts and all the paperwork that I had to sign. I have always been someone who is very wary of signing my name on a document, especially when I am not familiar with a lot of the jargon used in the real estate world. The agents were very patient and explained things to me in a way I could easily understand. I felt very comfortable and safe knowing that everything was explained to me thoroughly and that I wasn't signing my name and trapping myself into a contract I did not fully understand. Over the past few years, anytime I needed to contact the agents, they were always very responsive and were quick to reply to my questions or concerns. Many of my friends and other students I knew had difficulties with their leases and apartments and I'm lucky I never had to deal with any of that. I'll be moving out of the area upon graduating this year and really hope I can find a management company as helpful as CPM has been to me over the past 3 years. I contacted one of the management and tried to scam us. We initially saw the post of a house that only wanted one month deposit and one month rent. Next thing you know she changed the whole requirements on her page. She didn't allow pets and then she said ok if we paid pet deposit. We agreed. Next thing you know she changed it again. Asking for more money. We talked to a lady name Elaine and gave us false hopes. We were trying to find a place for my family. We found this place super convenient for us because my sisters attends the school nearby. She had us fill out an application that was $45 but then when we filled it out she had me text all that information to her AGAIN. What was the whole point of doing the application if she KNEW she was going to reject us already. She said we're poor and we can't meet the rent every month but would like us to put 20,000$ deposit. After sending all the information to her, she changed all the inquiries. She tried to take more money from us. She wanted us to pay for 6 months worth of rent and 2.5 deposit. She basically wanted us to pay a down payment as if I'm buying the house. There is no way people can pay for 6 months rent ahead of time. It makes no sense. We tried to negotiate and tried to ask questions but it came down to giving her more money. She tried to argue with us and say we need to give them 20,000$ worth of deposit. It makes no sense. No one can be that stupid to put $20,000 on a house that you are just renting. There's a lot of discrimination coming from this company. I wish I can report this place and her because it is a total scam. I hope no one goes through the same thing that we just went through. It was so deviating having to go through that process when she expected so much out of us. All we wanted was to be able to move in and live in that home. In my experience it is best to avoid them. Just as Jenny noted - a shady, low quality, and unethical property management service. I pay them $4000 per month as rent, and would have expected them to take care of routine maintenance issues, but they keep giving me the runaround with bizarre excuses for many weeks on ends (finding the "best" possible replacement part, owner hasn't approved of the repairs, scheduling, taking estimates...), when the repairs items were so simple as replacing/fixing a non-working exhaust fan in the bathroom, and a broken down washer+dryer (that has been broken for months now). I will post a picture of the terrible repair job done by them. Emails requesting maintenance are just ignored, and if they do pick up a call, they make the conversation so tedious and prolonged that one is left with no option but to end the call and revert to emails(It took me 4 calls and over 40 minutes to "communicate" to them that the exhaust fan in the bathroom was not working) When a technician finally did come in to take a look at the washer (mind you, no repairs, just to "evaluate"), they asked me to pay him, and file for reimbursement. No followups, no other repairs. A little research shows that in the past they operated under several different names, and perhaps once people realize how terrible they are, they just change to another name (some are EIC Group, CPM, CPR, Consolidated Property Management) There was a short period when Kara was the property manager (mentioned by Stephanie), she indeed was friendly and efficient, but doesn't work with them anymore. I would be publicizing my experience, and hopefully others won't end up dealing with them. read more

This property management company is very shady. My boyfriend and I looked at an apartment that was managed by Consolidated Realty Services (aka: Consolidated Property Management, CPM and EIC Group). We applied for the unit, were selected and even signed a lease and then they completely ghosted on us. For over a week we called, left numerous voice messages and sent several emails to Clarus Leung and Maggie Weng but never heard back from anyone. They went completely radio silent on us and we are still not sure what happened.
