This company is wonderful...right up to the point that you move in. Then, you're an island. Worse customer service I've ever experience in any industry. Their Atlanta office might just as well be vacant. We had several issues when we first moved in: including a no show inspector (so we could not point out the many issues with the property). It took months to repair those items: too many to name including a leaking roof which we discovered they knew about beforehand. Several pieces of furniture were damaged which they refused to repair. Wanna pay your rent? That cost $35 for "convenience". Make sure you read the fine print: You dont replace a blown bulb : ka-ching!!! In the last week of the rental they no showed again on the move out inspections. (twice). Now theyre continuing to try and charge us for a whole months rent after we moved out on the contracted date. Attempted to address this issue with ANYBODY but nobody picks up the phone or replys to numerous email. My issue is the move out process, I had read horror stories about the whole move out policy and they were true. After we moved out 3 weeks early I spent an entire weekend cleaning and touching up every little thing to ensure I would receive my entire security deposit back. I even spoke to a move out specialist "Buddy" and he told me exactly what is needed for the moving out process to ensure we'd get our deposit back. I even paid over $700 dollars in cleaning fees, carpet cleaning, and power washing the house (all were required which is so crazy to me). All receipts uploaded to Progress and they still charged me $300 ($150 for repainting a wall, $150 for pest cleaning? and a $14.95 fee for not having renters insurance in December even though our lease ended in November. After I received my security deposit, they locked out my account so I can't double check all the charges they took off from my security deposit and they never sent me an itemized statement of the charges. I've reached out to corporate multiple times but no one responds. Unfortunately I am not the only one going through this mess. What a shady and scumbag company to treat human beings like this. I took videos and photos of every single room and it's a shame they are using Covid as an excuse to not do the move out walk through with you, it's all done virtually. DO NOT RENT FROM PROGRESS!! They are lucky we have to put atleast one star- if we didn't have to, they'd get ZERO! Customer service is absolutely terrible, it is damn near impossible to get someone higher up to call you back when they say they are going to! We have a damaged kitchen floor & the carpet upstairs is coming away from the wall allowing tacks to stick out. I have a baby crawling all over the floor & it's not safe for tacks to be sticking out! They refuse to fix it, they say the flooring is "as is" and they will not repair or replace it. They told us that they were going to fix the flooring before we even moved in! We got an HOA letter because we had a few leaves in our yard... WHO DOESN'T?! So progress proceeded to fine us a $45 "convenience fee" just for having to recieve the letter which is complete BS! Our sewage backed up into our house and it took them TEN DAYS to get someone out here! How sick! Not only that, but our AC went out and we had to wait another TEN DAYS for someone to come "look at it". What's there to look at?! It's 90 degrees in my house with an INFANT! Nothing is important to progress. Absolutely nothing. We have had issues from day 1 with this company. The poor mantienece guy that works for them that has come out to our house 18 times since we moved in- in July even feels sorry for us. When I moved in, the property deemed clean via a move in inspection done in advance was full of bugs, dead and alive. I submitted a repair request on July 10th. Three months later and I am STILL trying to get someone out to fix one of the garage doors and the refrigerator. We are reasonable people, but this is just really ridiculous. I can't wait for this year to be over so I can find some competent people to rent from. Additional thoughts months later: If you are reading my review and thinking, these people must be unreasonable, please, I beg you, please listen to what everyone is writing here. If you think "I could have no problems at all like Jean A.", it is HIGHLY unlikely. If you are thinking, yes, but I can rent a home and it is the same cost as an apartment, you are mistaken. You know that gnawing feeling in your stomach that you are trying to ignore because you want/need this home they have listed? PLEASE do not ignore it. I have rented various homes and apartments for 15 years. NEVER have I had the laundry list of problems as I have had with Progress Residential. Listen to me. You want a yard for the kids? Go find an apartment with a park. Want a garage? Find a private owner who will rent out their place. If I could put a "DO NOT RENT HERE!" sign out front right now, I would. I have had a leak coming from my shower for two days now and Progress has refused to take the steps necessary to prevent health problems or mold from growing due to the constant flow of water. They have deemed it not an emergency since the water flowing is not hurting their direct property (the walls behind the shower). They could send someone to fix it and admitted this would, obviously, cause my water bill to go up, but they did not offer compensation or take steps to make repairs. It is distressing to see a company put their tenants at risk of mold and allow water to continuously leak and show no regard. read more

I am in the beginning of year two with Progress. When I moved it I did notice some discoloration on the ceiling of the master bathroom. I took photos for documentation. We quickly noticed our power bills were outrageous. Eventually, we noticed water pouring through the master bathroom ceiling. We discovered that the HVAC unit was leaking from the attic down into the bathroom. Long story short it took SEVERAL visits from an HVAC repair service to fix the issue and 3 separate visits to fix the water damage. Each time myself or my boyfriend had to miss work. In addition to missed work our power bills were $100-$150 more than they should have been for nearly a year. We were told we would get compensation for this. I was told by the HVAC technician that this was an ongoing issue with this home; meaning Progress knew of this issue prior to our moving in. With roughly $1,000-$1,500 in electricity charges for an issue that should have been resolved prior to our moving in AND missed work we were offered ONLY $250 toward our account. We will not be resigning with Progress once this lease is up and I will BE SURE to let everyone I know to avoid this company as all they care about is money. I am a new tenant with Progress Residential (Less than a month) and it is already a nightmare. I was a lease takeover where they allowed the previous tenant to leave a balance and notify me 15 days after I moved in that there was a balance due on the account. I have rented with many property management companies including large hedge-fund corps like progress and I have never known for any management company to allow anyone to pay a partial rent payment however in this case they allowed me to take over a lease agreement with a balance with no access to the account before I moved in to know there was a balance to begin with. I signed paperwork on the 8th and the balance on the ledger from the 4th so I clearly would not be responsible for this. I contacted them through the resident portal on 6/1 and I did not hear back from anyone, I then contacted them via their "contact me" page on 6/4 AND 6/5 and received no communication from them. I received a call back from them on 6/7 and missed the call- the message left stated that they knew I wanted to speak to a supervisor so I am well aware that they received my communication via the portal and they were just now getting around to contacting me 7 days later in regards to my claim. I called back number provided and waited on the phone for 20 minutes on hold before I was able to speak to a live body who proceeded to tell me that I did not try and contact them, and that they would not correct the problem and I would be responsible for the balance due to their negligence. There customer service is amongst the worst I have ever experienced. I was also on hold for over 15 minutes trying to put in an emergency work order for my refrigerator until I hung up and put it in online. The online portal says that if it is an emergency then you should call them directly, however if you do contact them via telephone you will need to be in a position to wait an absurd length of time to get in touch with anyone. Coming from the property management industry myself and I am appalled and embarrassed for this company. As I am a new tenant with the company unfortunately I will have to continue to do business with them, but I caution all those that have to do business with them. They charge for things that the walk-thru specialist, does not tell you about. So you do not have an opportunity to address them yourself. If I could give them negative stars, I would. Despite signing the lease, four hours before I was scheduled to move into my new house my move was canceled without notice. I relocated across country with an elderly relative in a wheelchair and we were left homeless despite paying the deposit and the rent. The Atlanta, Georgia office failed to obtain the authorization from the HOA to complete the move. I had to personally research the HOA, contact the boss and resolve my own problem. I have been renting from Progress Residential for the past year. I paid my rent on time every month, as well as utilities. I spent nearly $500.00 in move out expenses to ensure the home was in better condition that when I got it. Now I wait in anticipation for the return of a $1,575.00 deposit. I went to pay my last utility bill yesterday because it was due on the first, and the final reading was already included. The bill I owe is $376.00. The most I have ever paid for utilities the entire year in this home was less than $400.00. My final bill in addition to the $376.00 is over $450.00! My balance if over $800.00! I am not sure why, especially considering the fact that we moved out of the home in the middle of the month on August 18th. Utility usage should have been 1/2 considering that I ran the temp on the air conditioner way up and the other utilities were hardly used during the cleaning process. When I called Conservice, the utility provider, they said they simply prorated the bill instead of billing me for usage. Even though, all year long I was billed for usage. It does not make much sense. When you try to contact leasing agents in the local office they never seem to be available by phone, email, etc. They never respond to the customer. In the entire year that I have been a tenant with this company, I have not spoken to an agent until they were ready to contact me on the move out process. Now that I am asking about my deposit they still seem to be unavailable. The Atlanta office is always in a meeting because the calls are always forwarded to the national customer service line. I called several times yesterday and once today and can still get no one to respond. The leasing agent has yet to respond to my email. My family and I stayed in a home where the yard was dangerous. There is a huge sinkhole in the backyard and others are starting to surface. I made requests, went through the maintenance process and the yard was never relandscaped. My neighbors yard was done, another customer of theirs, but mine was never touched the entire year, even though my requests were made. We spend most our time inside when we were there. I feel as if it never pays to be a good customer anymore. You simply have to fight for what it yours. If you can rent from any other company, I would suggest you stay away from this one. read more

Zero response from anyone regarding unfair practices of holding deposit for ridiculous things. This company uses YOUR deposit to refresh their homes for the next tenants. Expect to pay for painting, new appliances to replace 20 year old ones because of cosmetic wear and tear that Progress refused to fix for you, and professionally repaired issues instead of the half-ass repairs they gave you while you lived there. Yes, their homes might look nice when you want to move in (and Oh so friendly sales agents) but they look that way because the poor sap who lived there before you (and probably took good care of it for several years!) had their deposit stolen when they moved out. I came on here to see if people were having a hard time with conservice like I am. I see a lot of people are very upset about the home they have rented. I would like to leave some of our experience here. We found this sweet little house in a cul-de-sac in a nice, quiet neighborhood. When we walked through it was something of a dream (in comparison to all the other 40 houses for rent we had looked at) With gray walls, white baseboards, new carpeting, 2-car garage, a large deck and a bonus room, we absolutely fell in love. I wanted it so bad I went home and applied that night as there was another person there to look at it right after us and I didn't want to miss it! I have to say, applying, signing papers, the walk through with an agent and getting our keys was so easy. Moving in was a breeze and it has felt like home ever since. Erin P. was our agent in Atlanta and she's been so good for answering our questions. Everyone at the call center is always polite and helpful. They've been a breathe of fresh air after dealing with Conservice for months. I hope to stay here but if we don't I really couldn't see them doing anything intentional to scam us. If your looking to rent don't choose this company. They will take your money and then treat you like a second class citizen. Their homes have issues due to previous tenants or neglect on their part. When thing star to fall apart they claim it resident responsibility and want the o charge you for thing that should have been addressed by them prior to you moving in. They make it look good enough but you don't realize the issues until you get in and things start falling apart. And don't try to get in touch with a decision maker. Customer service will tell you they have to send an email to another person and they never follow up. You will have to treat this like a full time job by being on the phone for hours and days trying to talk to the right person. They want you to have the home move I. Ready for the next person but can't tell you what paint color they us one the home so you can make necessary touch ups. Did you know Georgia DMV requires proof of residency via utility bills not a lease-yet this company won't let you have a utility in your name? I was a tenent for only 8 months, and it was a nightmare, I mean the company conceive that they use for the utilities is horrible. They are no help when you call, and it a pain in the butt to get in touch with Progress Residential, the wait on the phone is almost an hour. My water bill went from around $25 to almost $200, I figured it was a leak but no one ever came out to check. Everytime you turn around they are adding high fees to your acct, and they take their time on repairs or don't come at all. Once you are in the home, you get no help from the company or your agent. I wish to never have our lease with residential progress. They have zero customer service skills, my husband who was to send you many emails he never receives email response or a call. His incompetent beyond belief worse company than we have seen. It only receives some response when we try to delay the payment of the rent, and immediately send us threats about eviction, and even DORIS which is the worst property management I have ever known. It's the worst thing they have in that company. Please take care of my caution and stay away from this company. Since we made a contract with this company everything went from worse to worse, they have never repaired everything damaged in the property since we moved, there is mushroom in the windows, broken drawers, bathrooms and paintings are terrible from the start and said That would repair them but that never arrived. We have called more than 8 times to ask for the color of the painting and to be able to retouch and no response. The refrigerator does not work well, the stove does not cook well either and as if it were not enough the patio was full of holes and all this we ourselves have been repairing because they do not respond. Finally we have finally asked them to allow us to move because we are having some decrease of our economic input we ask to move to a more economical place and they do not even answer us. When we made the contract they made us pay for a hotel for three days in addition to renting two moving trucks since Doris was not doing her job, she did not send the relevant documents to the association until three days after the day we had as a commitment to her Part for moving us. I have many proofs of everything we say and we are going to have to deal with the painful need to talk to a lawyer this week because this is very frustrating. Even the association where we live are surprised by the barbarities that these people have done. I can present here the way they sent us a week after we moved in for that. Ean everything damaged in addition to photos to see that almost a year after they have done nothing at all. He moved in the first week of Feb. I have been diligently trying to get paid this small amount since Feb. I sent in the Commission form and W-9, I'm always given the run around when I call such as "The person that you need to talk to is out sick today. Please call back. I have had great service and bad service. the GIrl Shaqueeta- based out of Arizona, was our first line of communication, once I got approved- she was very short with me, gave me incorrect info(on multiple occasions), and seems as though she was irritated by the questions that I need to be answered. But, Justin was our next point of contact which he was very helpful and kind, and did whatever it to assist us. The homes are nice however we were never late not once through out the whole pandemic and never needed any assistance, We were loyal and faithful tenets. I needed to move out just 30days prior to the end of my lease because I purchases a home. I reached out to progress residential and was advised that even though i only had one month left which is one months rent that they would charge me for two months for breaking the lease. How does that make any sense to allow you to charge me for two months rent and then we only have one month left on the lease. I was just attempting to not have to pay a mortgage and rent at the same time on a rental I no longer needed. No one wanted to work with me and even insulted my intelligence by asking me if I needed a copy of my lease so I could read it to better understand it. Its not that I do not understand it but if we have been loyal and on time tenets we were just looking to move out and maybe make an arrangement to pay the last months rent minus whatever we get back from the security deposit after moving out. I would not be surprised that after we move out we get jerked around on the security deposit. Companies are just out to make money instead of at least lending a helping hand . Then they had the nerve to send us a letter stating if we renewed they were increasing the rent by $175...... I don't think I can recommend them to anyone. They need to let people give zero stars. This company is absolutely AWFUL I'll skip right to end. My lease was up 11/01/21 and I gave no notice that I was leaving. I still had items in home and also needed to finish cleaning. They charged me for Nov rent a month to month lease fee as well as a late fee ( all fair considering I'm not out of home) I go back to home a week later lock changed. I call customer service and get 2454577 different stories but not one call back from anyone. What I do get is an email full of lies. Then today, a call finally in which they ask over and over did I turn in keys, no no I did not so I guess at that point they need a different justification for changing the lock.....I'm then told that I forfeited my stuff (the stuff that was discarded) and I can't get anything out per lease etc. Though this MAY be true I'm standing right here looking at my items with someone who can let me in and still no.....I think they think anything I wanted was of such importance and worth money WRONG! I left a pair of glasses there and some sage and papers belonging to someone that I didn't know if it was important or not. Every single thing else was trash. Clothing left was to be given to goodwill the vacuum is making all kinds of noise but I guess they need it more than goodwill or their crew does or feel they were hurting someone by saying "no". Which speaks volumes on the company itself because what if it was someone who had stuff of importance that they worked hard for and just to be heartless and evil these people wouldn't allow them to obtain their items. Maintenance is trash they "fix" the same problems over and over and their houses are done up enough to get you in but wait for it cause you'll have more issues than you can imagine. Horrible Experience this far I have had one conversation with customer service in 15 attempts and that was because I refused to hang up after waiting for 50 mins just to be placed on hold for another hour and a half...all of my interaction has been via email however ever question i have and asked every request I have made via email has been answered by a computer generated response saying my request was received providing a case number then a day or so later I would get an email stating the case has been closed with no answer. I received the approval for a home they requested a date to move in I responded they informed that it had to be no later then the 15th I agreed and then I get a text with another date I responded to the text but it is not monitored I sent an email and received the same automated response and I went to the website which states to contact the application consultant with the information provided at the bottom of the email the only information is a name and the 800 number so I call wait 50 mins get placed i on hold after I state my problem it's my 1st time getting someone on the phone so I refuse to hand up I wait another hour and a half someone answers and tells me that the information I received from the consultant via email is wrong and that I have to pay the mo way and sign the lease even though the dates are not what I agreed to...she informed me that the email correspondence is not in the system and that I would have to forward the email response back to the email that sent the response even-though I already responded...it it's confusing try sitting in my chair. Then I was told that a supervisor will be contacting me after another email was sent I no names of the people in charge I even asked who would I be dealing with directly once I became a resident that info also could not be given as well as no means of contacting anyone other than the 800 number...feels like I'm being scammed it's hard to believe that this company's customer service is this bad and they expect for me to just sign a lease and give them almost 4K without addressing any questions or concerns and treating me as if I'm a bother. I have had the WORST rental experience with Progress Residential. I have only been renting from this company for 3 months, and I have received 3 HOA violation letters due to the condition of the yard that was provided to me by this organization (needed new pine straw, weed removal, and bare spots). I rented this property sight unseen, due to moving across the country. Therefore, I was unable to perform the initial walk through with them prior to my move-in date; I relied on Progress to provide an accurate assessment of the property, and this was A HUGE MISTAKE. It was not disclosed that the yard was not up to HOA standards, and because I moved in during the winter, I did not know that the lawn was a complete disaster. They only allow for you to make a dispute for the first 15 days from the start of the lease (mind you, I was not able to move into the house for the first 15 days as I was moving). I tried, to no avail, to work with Progress to get this remediated, but they were very quick to say that it was my full responsibility to get the yard in order. I let them know that I hand pulled weeds, had the lawn treated three separate times, and put down new pine straw - all at my own expense. Granted, proper upkeep of the lawn should be my responsibility; however, when the property management company knowingly provides you with a property that was not up to standards to begin with, and is unwilling to help fix the issues, is where the problem comes in. On a side note, I have been disappointed with every aspect of this organization, I have tried to get my ice maker fixed five times (having to take off work each time to meet their maintenance schedules), and it still does not work; half the downspouts are missing, which causes other watering issues for the lawn; and, when you try to communicate with them, they will only email you. First off when we put in our notice they immediately sent us a final utilities bill of over $1000 (for 3 months) due immediately which is absolutely ridiculous. We paid it. Then when we finally go through our walk through the inspector literally said ,"resident did a great job on upkeep of property. I can't find anything wrong." Yet Progress billed us $34.92 for light bulbs being out in spite of the fact that there were 5 light bulbs out when we moved in. When I brought this up they said they would check any move in and move out inspections before they placed the charges on my account but lo and beyond they never checked anything and I've gotten my final check. The charges are still there. They also charged us $593 for not giving 60 days notice. We told them we were in the process of buying a house but were unsure when we'd know exactly when we'd have a closing. We were also unaware that we needed to give a notice that early as it was early February and our lease wasn't up until April. We finally got a closing date and told them immediately. I called to ask what we would have to pay in April and they told us about $126 for the two days of rent in April. Then they smacked this charge on there. Which is ridiculous because it is meant for them to have enough time to advertise the property and get another tenant in there as soon as possible. Well they listed the house for rent again on 2/16 (as soon as we gave notice) and they'd already removed it from finding a new tenant on 3/6. DO NOT WASTE YOUR TIME OR MONEY ON PROGRESS RESIDENTIAL. By far the WORST company I have ever dealt with. There is no such thing as customer service when it comes to them. This has been by far the worst experience dealing with a rental company. The day we moved in, no one was even there to let us in the house. We showed up with all of our belongings after receiving a confirmation email on when to show up and an agent was not even there! They also take literal months to get back to you. If you like being on hold for over an hour at a time then they are the ones for you. They even charged our account $60 to tighten a screw on our mailbox... something that we could have easily done ourselves. Easily the worst mistake by using them for renting our home. Minus Stars. 235 osmanthus way in canton GA is illegally listed as having a private yard. It is not- you share a tiny piece of yard with the neighbor. There is no privacy. They have also upped the rent 300 since we lived there and what we paid wasn't worth the conditions of the house or the managements. Major issues- we had no heat for about a month, beginning of winter with a newborn- they waited until we eventually paid to have someone come out and right an estimate, before leasing agency then took an additional week to set up repairs. Workers did not come COVID safe. And left damages to our house as well. We had a flood in the Kitchen they said (DIRECT quote) "can your husband come home to fix it. can you call someone close to you to come fix it" this is as I was standing in INCHES of water in the kitchen. They refused to send someone and eventually after I had a full on panic attack- my father in law came over. The management is unresponsive, they don't care about tenants. Even if you have a small child. DO NOT RENT FROM THEM. in particular - DO NOT RENT IN THE HOLLY MILL COMMUNITY. It's overpriced for the tiny, townhouse like houses. Zero privacy. And again this listing is not correct. We spent 2 years there and the neighbor had to knock on my door to ask me to unlock our gate so she can use the yard. read more

Does anyone know if they rent to people that have less than stellar credit? Like if you definitely make enough money and job stability is not a problem but your credit is not that great no evictions or anything like that. Just student loans. read more
