They need to let people give zero stars. This company is absolutely AWFUL I'll skip right to end. My lease was up 11/01/21 and I gave no notice that I was leaving. I still had items in home and also needed to finish cleaning. They charged me for Nov rent a month to month lease fee as well as a late fee ( all fair considering I'm not out of home) I go back to home a week later lock changed. I call customer service and get 2454577 different stories but not one call back from anyone. What I do get is an email full of lies. Then today, a call finally in which they ask over and over did I turn in keys, no no I did not so I guess at that point they need a different justification for changing the lock.....I'm then told that I forfeited my stuff (the stuff that was discarded) and I can't get anything out per lease etc. Though this MAY be true I'm standing right here looking at my items with someone who can let me in and still no.....I think they think anything I wanted was of such importance and worth money WRONG! I left a pair of glasses there and some sage and papers belonging to someone that I didn't know if it was important or not. Every single thing else was trash. Clothing left was to be given to goodwill the vacuum is making all kinds of noise but I guess they need it more than goodwill or their crew does or feel they were hurting someone by saying "no". Which speaks volumes on the company itself because what if it was someone who had stuff of importance that they worked hard for and just to be heartless and evil these people wouldn't allow them to obtain their items. Maintenance is trash they "fix" the same problems over and over and their houses are done up enough to get you in but wait for it cause you'll have more issues than you can imagine. Horrible Experience this far I have had one conversation with customer service in 15 attempts and that was because I refused to hang up after waiting for 50 mins just to be placed on hold for another hour and a half...all of my interaction has been via email however ever question i have and asked every request I have made via email has been answered by a computer generated response saying my request was received providing a case number then a day or so later I would get an email stating the case has been closed with no answer. I received the approval for a home they requested a date to move in I responded they informed that it had to be no later then the 15th I agreed and then I get a text with another date I responded to the text but it is not monitored I sent an email and received the same automated response and I went to the website which states to contact the application consultant with the information provided at the bottom of the email the only information is a name and the 800 number so I call wait 50 mins get placed i on hold after I state my problem it's my 1st time getting someone on the phone so I refuse to hand up I wait another hour and a half someone answers and tells me that the information I received from the consultant via email is wrong and that I have to pay the mo way and sign the lease even though the dates are not what I agreed to...she informed me that the email correspondence is not in the system and that I would have to forward the email response back to the email that sent the response even-though I already responded...it it's confusing try sitting in my chair. Then I was told that a supervisor will be contacting me after another email was sent I no names of the people in charge I even asked who would I be dealing with directly once I became a resident that info also could not be given as well as no means of contacting anyone other than the 800 number...feels like I'm being scammed it's hard to believe that this company's customer service is this bad and they expect for me to just sign a lease and give them almost 4K without addressing any questions or concerns and treating me as if I'm a bother. I have had the WORST rental experience with Progress Residential. I have only been renting from this company for 3 months, and I have received 3 HOA violation letters due to the condition of the yard that was provided to me by this organization (needed new pine straw, weed removal, and bare spots). I rented this property sight unseen, due to moving across the country. Therefore, I was unable to perform the initial walk through with them prior to my move-in date; I relied on Progress to provide an accurate assessment of the property, and this was A HUGE MISTAKE. It was not disclosed that the yard was not up to HOA standards, and because I moved in during the winter, I did not know that the lawn was a complete disaster. They only allow for you to make a dispute for the first 15 days from the start of the lease (mind you, I was not able to move into the house for the first 15 days as I was moving). I tried, to no avail, to work with Progress to get this remediated, but they were very quick to say that it was my full responsibility to get the yard in order. I let them know that I hand pulled weeds, had the lawn treated three separate times, and put down new pine straw - all at my own expense. Granted, proper upkeep of the lawn should be my responsibility; however, when the property management company knowingly provides you with a property that was not up to standards to begin with, and is unwilling to help fix the issues, is where the problem comes in. On a side note, I have been disappointed with every aspect of this organization, I have tried to get my ice maker fixed five times (having to take off work each time to meet their maintenance schedules), and it still does not work; half the downspouts are missing, which causes other watering issues for the lawn; and, when you try to communicate with them, they will only email you. First off when we put in our notice they immediately sent us a final utilities bill of over $1000 (for 3 months) due immediately which is absolutely ridiculous. We paid it. Then when we finally go through our walk through the inspector literally said ,"resident did a great job on upkeep of property. I can't find anything wrong." Yet Progress billed us $34.92 for light bulbs being out in spite of the fact that there were 5 light bulbs out when we moved in. When I brought this up they said they would check any move in and move out inspections before they placed the charges on my account but lo and beyond they never checked anything and I've gotten my final check. The charges are still there. They also charged us $593 for not giving 60 days notice. We told them we were in the process of buying a house but were unsure when we'd know exactly when we'd have a closing. We were also unaware that we needed to give a notice that early as it was early February and our lease wasn't up until April. We finally got a closing date and told them immediately. I called to ask what we would have to pay in April and they told us about $126 for the two days of rent in April. Then they smacked this charge on there. Which is ridiculous because it is meant for them to have enough time to advertise the property and get another tenant in there as soon as possible. Well they listed the house for rent again on 2/16 (as soon as we gave notice) and they'd already removed it from finding a new tenant on 3/6. Minus Stars. 235 osmanthus way in canton GA is illegally listed as having a private yard. It is not- you share a tiny piece of yard with the neighbor. There is no privacy. They have also upped the rent 300 since we lived there and what we paid wasn't worth the conditions of the house or the managements. Major issues- we had no heat for about a month, beginning of winter with a newborn- they waited until we eventually paid to have someone come out and right an estimate, before leasing agency then took an additional week to set up repairs. Workers did not come COVID safe. And left damages to our house as well. We had a flood in the Kitchen they said (DIRECT quote) "can your husband come home to fix it. can you call someone close to you to come fix it" this is as I was standing in INCHES of water in the kitchen. They refused to send someone and eventually after I had a full on panic attack- my father in law came over. The management is unresponsive, they don't care about tenants. Even if you have a small child. DO NOT RENT FROM THEM. in particular - DO NOT RENT IN THE HOLLY MILL COMMUNITY. It's overpriced for the tiny, townhouse like houses. Zero privacy. And again this listing is not correct. We spent 2 years there and the neighbor had to knock on my door to ask me to unlock our gate so she can use the yard. read more

Disappointed with this property company, we lived in their rental property for over 3 years without any issues and kept the house in great shape considering how it was left when we moved in (FILTHY, THINGS BROKEN). They are extremely difficult to get a hold of, last year we had an emergency request and they never responded for over 24 hours and we couldn't get in contact with anyone we were out of pocket $350.00 to have a contractor come out ourselves before the pipes busted! We finally moved out and left the home in better condition then when we moved in and they are trying to charge us final sewer and water charges for a second time as well as charging us for damages that were there prior to our move in that WE PROVIDED PROOF OF via pictures, video, and the inspection response they marked up and we marked up at the time of move in. What is worse-- the charges they are charging us total MORE than our $1200 security deposit! We have continued to dispute these charges and they refuse to provide us anything other than the pictures taken at move out which by the way-- they want over $300 to paint the house "due to dirt build up" this is normal wear and tear in Indiana the house has been lived in its not due to neglect or abuse the home needed a fresh coat of paint when we moved in did they really think I was going to paint the house for them? Needless to say we are still fighting this which is unfortunate it but I def. would not recommend moving into a progress home unless you are willing to pay more than whats expected out of pocket because if something goes wrong they'll never contact you to correct it/fix it/ etc just find yourself something else. read more

Things started going bad immediately and never improved. We moved from out of state and were forced to pay for two weeks extra time due to their 15 day move in policy. The move in inspection was conducted without our presence, so there were many many issues we found upon moving in. I repaired many things in the house (toilet guts as both toilets overflowed due to bad tank parts, a MELTED power outlet clearly melted from a small fire, etc) and requested reimbursement for approximately $150 and was ignored. I documented and sent photos of tons of damage but never received responses their representatives. As time went on I found more issues (damaged sprinklers, etc). Fast forward to move out. I trimmed bushes, pressure washed the house exterior, and weeded the flower beds. I had to reach out to schedule the move out inspection as nobody from progress ever contacted me. We left the home cleaner and in better repair than we received it. The rep who was supposed to inspect the house came on a Friday and I met him at the house. He refused to inspect with me present and conducted the inspection alone the following Monday (seems shady, right?). We never received a copy of the move out inspection report. Shortly after, we received an invoice showing that we were charged for someone to do ALL the work we had done outside and for damage to items which were clearly damaged when we moved in. Progress took over half of our security deposit without justification. Please, please do not sign a lease with this company. Run as fast as possible. They will pass on the normal costs of being a landlord to you (painting and prepping the house for new tenants). If I could give 0 stars I would. read more

Rent with an apartment complex over any home rental company. We have rented a Progress Residential home for close to a year - we terminated our lease at 1 year - and the only positive feedback is around the sub-contractors that provide maintenance service. From prior to move-in to coming up on the end of our lease, it has been a battle of incorrect charges, being nickel and dimed, delayed or no responses from property management, and inaccurate and incompetent contacts. You are forced into paying a service fee for a utility management company every month, forced into paying pet rent when the pet is not in the home (our lease is up 4/13, yet you bet Progress is charing the full month of April), there is no clear information on carpet age on move-in (a rental company cannot charge a tenant for carpet damage when the carpet has passed it's life expectancy), the home was not cleaned prior to move-in, including carpets, but as tenants leaving the property, you are forced to pay for turn items that the rental company has to budget for anyway - maid service and carpet service - again, even though the home was not delivered to us in just cleaned condition. We transitioned our home insurance to rental insurance prior to move-in and it was a nightmare dealing with the back and forth with Progress to get them proof of coverage. They prey on who they think the typical renter profile is and then don't consider a different profile - a tenant with great credit, prior home ownership, and who leaves the home in better shape then when they received it. For short term, go to an apartment complex. They are more transparent in every way. Progress should be ashamed of the way they treat tenants - under the guise of delivering a solution and a service. read more

We have been renting this hour for 5 years. Up until the last year, we have had great service. Of course, we have had only minor repairs, leaky faucets, etc. They did have to replace the dishwasher, which in turn messed up the laminate in the kitchen. I asked for regular vinyl in the kitchen and what a bad job the installer did. He pieced the vinyl together and it looks terrible. Also, the seams are coming apart in the carpet. Since my husband and I are in the floor covering business, we know that the reason the seams are coming apart is due to no seam sealer being used at the initial installation. The carpet is a very inexpensive carpet (non-FHA) carpet, so when it is not installed properly, it falls apart. I have been asking since July, to have the carpet and vinyl replaced. Someone from a carpet store has been out 2 times to submit a proposal and the last I heard, it was too expensive and Progress wanted to get more quotes. I also wanted to replace the carpet with vinyl planks and pay the difference, but that was too expensive for us. Of course, Progress did not take into account that it would only add to the value of the house should we decide to move!! I also put in a work order to have some rotten wood replaced around the windows and back door. Also, we need the front porch repainted. I got a denial because it was considered cosmetic. Well, that's ok, because when the windows and door start to leak, they will really have a problem on their hands. And when the HOA sends another complaint letter, we will go through the two months it takes to get it resolved because my husband is 70 years old and I am 62 and neither one of us is going up a ladder to replace wood around windows or doors!! And when my neighbors come over and see the carpet, I will be sure to tell them that this is the shoddy work that Progress Residential does!! Sounds a lot like age discrimination to me. I have been with Progress Residential for 4 years and have always paid my rent on time as well as my utilities through their 3rd party company Conservice. I have run into a recent issue with the company overall and their support has been lack luster. I have been notified that I owe a balance of over $1200 and is due in 5 days and face legal action and eviction if not paid in full. I have always exercised the auto draft for my rent since the day I signed my lease(July 2017) and await conservice to send me my utilities and pay the amount shown on their end. I am confused to how I accrued this large amount and just now being made aware of this concern $1200 later when apparently this all started back in July of 2019......almost 2 years ago and now I am just being made aware with 5 days to handle or face eviction. The concern is that I was told I had late fees, which I am confused as I have auto draft set to the amount they deemed for rent and I pay what their 3rd party provides. I called the Progress to given what I perceive as a run around and waiting on hold for as long as 40 minutes before I can get someone to be told a supervisor would call me(4-21-21) in which I am still waiting and the supervisor sent me a email saying he tried to call me several times and it would go straight to VM, which is not true and if so they left no communication on my VM of an attempt to call so the email was the easy way out for them I assume. I call the next day(4-22-21) after getting the email and responding to the email to run into the same issue of the supervisor will call me back once they get in and every representative I spoke with seemed confused on how to explain and all have different explanations to what is going on. I just feel as though this is the big fish versus me as the little and my word against their word although I offered to send my banking statements dating back to when I started with them to present day and rent/utilities being paid on time and to break down what is going on as this makes no sense and have now less than 5 days to handle this with the run around from Progress to get more money from me towards legal action and eviction in which I have never had a concern with paying what I owe to any company. Very frustrated with this company and wasn't even offered a solution or plan to help, just you owe us $1201 or else. Why continue to take my money for other things such as rent/utilities if I have a so called balance and being a customer for 4 years and no communication that there is a concern with our account outside of 5 days pay or you are evicted. Now I run into the concern of being put out of the home with my 11 year old daughter and finding somewhere to live. I started off on a positive note with Progress and it seems as though it has turned into a nightmare. COMPLETE RIPOFF - seriously, stay far away from these guys. First, their charge for rent is WAY higher than it should be, and they don't work with you at all on the prices. They would rather have a house sit empty than go $50 below what they want to charge for rent. Which, btw, is stupid. We moved in a couple days after this special they had ended and since the rent was so high we asked if they could honor it, not only was the answer no, but they were really rude about it. Second, we only started renting with them because the house we were looking at promised a pool. There were 2 pictures of the pool on the website with the house, so come summer, we ask about the pool pass and lo and behold, the pool is not in our neighborhood, it's in an adjoining neighborhood. We ask for a discount on the rent since the pool was the main reason we moved into the neighborhood, and we once again get a snarky no. Third, maintenance is slow and they don't work with you. we have had a couple requests that it took them over a month to respond or come out. then we tell them to let us know when they are coming out so we can be home, and they will just show up and leave notices on the door. Also, one of the toilets we asked them to fix is already broken again. These are only the main few. Overall, they don't listen and don't care. You ask for something, they'll forget about it, you want to work with them, they say no. They are rude and could care less about being accommodating or treating the people that give them money fairly. All they care about is getting paid. This place deserves negative 5 stars for its poor customer service. I applied for a home and paid a $500 holding fee. A day later to my surprise I was denied. In the denial email I was told that another email would soon follow and detail why I was denied. I waited and waited and got nothing. So I did a credit report on my own and found out that there was a major discrepancy. One that I could easily dispute. I was also told by Beth Young that my holding fee would be refunded. I asked if the payment would be sent by mail or direct deposit because I knew that I was moving in 2 weeks. I reached out to Beth more than once and she never responded. So I called and spoke to a nice young lady named Esmeralda who told me that the check was mailed on the previous day. To the address that I had just left! So I had to request a stop payment and have it reissued. That was a week and a half ago and I still haven't received my money. Now here I am a whole 30 days after paying a $500 fee for a house that I will never step a foot in and I can't get a representative to answer a call or email. DON'T DO IT!!!! This has to be the worst slumlord **** I've ever experienced. I am not sure where to start. Should mention how they never even bother to clean the home prior to us moving in. The filters were disgusting, carpet mismatched and matted and had a smell. Mold under the kitchen sink (although they did had a bootleg company out to remove and replace the floorboards). Upon moving in I wanted to change the carpet. They refused! I offered to foot the bill and was told that we couldn't do any upgrades! the nerve of these folks. The blinds had build up that they refused to acknowledge. Then on top of all that, upon moving out, these folks had the audacity to charge use a cleaning fee among all things! Mind you, I cleaned and painted the home. It was in certainly in better condition that when we moved in. Now i am going back and forth with these thieves to get the remainder of my $1,600.00 deposit back. They charged us for paint (lol), a door that was broken upon or move in, filters (oh my!!) and other miscellaneous fees in order to withhold my hard earned funds. Of course I disputed. Which is another process altogether as they force you to communicate only via email to their "accounts" people SMDH. this is the absolute worst company that i've ever had to deal with. they are straight up criminals. since we moved in 6 months ago, they've charged us over $1,200 in fines for bogus weed violations. every freaking yard in our neighborhood has weeds and i've spoken to many professional landscape contractors who mentioned that they could treat the yarx until they are blue in the face bit because my neighbors have weeds, they would just come right back in the yard. it is nearly impossible to get in touch with anyone at this company an.d the person that we are supposed to talk to always takes over a week to respond to you while fees are racking up daily. how are they still in business? they won't be for long after this law suit! run away fast from this company and anyone who associates with them. i gave them 1 star because they don't seem to have the option for 0 read more

All the negative reviews are ACCURATE about this company. Horrible customer service, maintenance, support staff, and administration. They are quick to pressure you for payments, deposits, and fees. Whenever there is an issue though, they disregard your messages, take several weeks or months to get back to you, and ultimately place whatever the issue is on the responsibility of the tenant/resident - pipe leaking, double billing errors, online system breakdown - doesn't matter. One of the worst parts is no one ever knows what you are talking about and you have to repeat the story over and over with no resolution. Do not rent from Progress Residential. They are scam artists. They have rented me a home they bought in foreclosure that they knew had a serious roof leak (and even got a $16k knock off the price) and knowingly rented it to me knowing I have young children and was 8 months pregnant at the time. When I discovered a leak in the master bathroom three months ago, the day I brought home my baby son from the hospital, I notified them they sent out estimator after estimator and I even had to spend a hurricane in this house with the roof so bad. Finally three weeks ago the ceiling in the master bath caved in because they STILL have not fixed it. They only patched the roof after I called at least 20 times, several times a week. And when you call no one knows what you're talking about. It's like you let them know something is wrong and the write it down and then put it straight in the shredder. The worst and most despicable part is that finally, after the roof LITERALLY caved in I sent them a notice I was withholding my rent until they fixed the roof the property administrator, Doris Chandler, ignored my letter to her and sent me three "friendly" reminders to pay my rent and then very late last night a letter was taped to my front door demanding payment or that I leave the premises. Mind you, rent was due the 1st and they are threatening eviction 7 days later. Intimidation tactics at it's finest. They are trying to embarrass me by putting that gross letter on my front door and trying to scare me by coming in the middle of the night when she could've continued the email conversation we already had. Threatening to tarnish my good name and treating us as delinquents when I've paid even months ahead in the past. It's disgusting how they run their business. They are putting my life and my young children's lives at risk and they don't care and will charge me late fees while they roof is literally caving in. There are no minorities working in upper management. The poor residents are being ripped off by having money stolen from them in everyway possible. DO NOT, I say DO NOT, rent from progress residential, Let me tell you why, I do not want anyone else to be screwed like we were. First I must give one star for the 2 people that did help us. When we moved in myself and a company rep did a walk thru I did not have a note pad with me so I asked the company rep to provide me with a copy of the list of things that were broken or in disrepair he said he would, he never did even after I had called him to send it to me, (This will come back to haunt me) We did get renters Insurance and sent a copy to the main office yet they tried to fine us for not having insurance, this is were the first good person that helped us comes in, after many calls I got a kind person to assist us in getting the fine removed. We had a one year lease because we were looking to buy a home with land to no avail so we asked to extend our lease for 6 months,( HA )they said no we will only renew for one year, I than called the gal that helped remove the fine and she put me in touch with the second person that helped us and after many phone calls he was able to get us a 6 month lease,( had we gone with out a 6 mo lease they were going to charge us 2500.00 a mo rent up from the 1700.00 a mo with the one year lease. Next we had a out of state job offer that we took and told progress and sent a letter of notice that we would be moving out on July 31,2017 They came back we a move out form for us with a (PRICE LIST ) of all the things that they would charge us for if we did not fix them, We come plied to the usual things, clean carpet, bathroom, floors, windows washed,garage swept out, all trash removed. Move out day inspection, this guy shows up with a legal note pad and blue tape and he starts going thru the house and putting tape on the walls were I had fixed all the picture holes and had painted them, II confronted him about what he was doing and he said that he was marking so when the painters come to paint they know to paint the walls. Well he found things wrong with the house that I had found on the move in inspection and since I had no copy of that I could not prove that we had not mistreated this house. Now when it came time to get our security deposit back they fined us 2,200.00 of our 2,700.00 deposit. We took care of this house and I fixed things and paid out of my own pocket. Too bad they don't have zero stars! I spoke to a customer service team member by the name of Randy today and he was just the worst! I don't think he wanted to work because today is Friday. He kept cutting me off in the middle of my sentences, told me that he doesn't speak to Real Estate Brokers, and that he only speaks to applicants. I was representing my applicant. He was being rude and disrespectful. I asked for a Supervisor and instead, he hung up the phone on me. He said that he wasn't going to accept my abuse because I asked to speak to a Supervisor! He was the abuser though! He thought that I had forgotten his name but it quickly came back to me when I was hung up on, and he thought he was going to get away with something. I did call back and I spoke with someone else who tried to be helpful. I also spoke to a Supervisor named Valerie to tell her what happened. I can only think of and dream about the way the tenants probably get treated working with this company if a CEO of 3 real estate companies can call in for some general information and get treated this way! The communication is poor and the online application process to isn't user friendly. You cannot get the help you need when filling out the application. They want you to put down a hold deposit without even knowing whether you are approved for the place or not. The move-in date is pre-filled without a way to change it so it could be the date that you want to move in. I told my client to not even rent from these people! It sounds like a scam if you ask me! My family recently moved into a progress residential property. We have put in more maintenance request than I care to mention. Every single time, we have to follow up on them because we get NO response. Who has time to keep calling a company to do their job. Then, when the request finally gets assigned and "fixed" we end up having the same issues a few weeks later. Obviously, the people they contract are either cheap labor or have little to no knowledge on how to fix these things or both!! This is extremely frustrating and reflects very badly on the company. Will NEVER rent from them again. It's not worth the hassle. read more

Why can't I give ZERO stars?! If ever a company deserved it, Progress Residential would be that company! At worst "Thieves, flim-flammers, bait-and-switch practitioners, doublespeak specialists" and even "scam artists" are words that come to my mind to describe this company and everyone that works there. At best they are simply "unprofessional". This is my story and a series of mistakes...all with the hope that nobody else falls to the same mistakes: It starts with a phone call to the toll free number (calling was our FIRST mistake!). A very friendly person tells you they can schedule a viewing of the house with the local agent (Quenton Thomas) at a certain date/time. I later get a call from Mr. Thomas with something along the lines that "the office doesn't know my schedule" and he reschedules the viewing. Red flag number one: lack of communication between an agent and the office. I go to see the house, and am interested, but am told that there is the application fee (of course, that is standard procedure) and a $500 holding fee. Say what? Apparently because they are taking it off of the market for my application, they require a holding fee. Sounds a bit shady, but Mr. Thomas explained to me that if I am denied for the application, or if I choose to not accept the application, the MONEY IS REFUNDABLE. Note the emphasis. Those were his words. Only if I chose to accept the lease after being approved, the holding fee is then applied to the first month's rent. Trusting this agent was our SECOND mistake. After viewing several other homes, my wife and I decided to apply. Before applying, we called in to the toll free number posted outside the house, and were connected with one of their "Representatives". We point blank asked if we could get our $500 fee returned if we did not lease the property and were told that yes it is refundable. Looking back, we made our third mistake and trusted the representative. When my wife filled out the application online, she read all of the fine print and saw that it states that the holding fee is non-refundable if the application is accepted. This contradicts what Mr. Thomas and the representative told us, but our third mistake was trusting them. We were accepted/approved for the lease (good credit and rent history, etc.) and yet we were not notified. On Monday 8/08/16 I called in to check on the progress of the application, and it was then I was told of the approval. The lease was scheduled to be signed on that Thursday (8/11/16) with Mr. Stephen Vaughn (emails says he is the property manager). Wednesday 8/10/16 I emailed and called in multiple times to Mr. Vaughn and Quenton Thomas to request that the signing date be moved, since I was having issues with my future employer's offer. I was unable to contact anyone (more red flags!!), and kept getting transferred through their automated menu system. Finally spoke with a very young, inexperienced "Representative" who promised to "pass on the message" about needing to move the date. In the end I received a 1 sentence email from Mr. Vaughan that the date had been changed to Monday 8/15. Terse, but effective I suppose. On Friday 8/12/16 I received notice that my employment offer had been changed. The whole reason for bringing me to the area had been changed, and I would no longer be able to pay for this rental! I called and emailed Mr. Vaughan (multiple times), Quenton Thomas (multiple times) and even Dianne Ghezzi (kept getting emails from her with the lease to read over). Nobody ever answers. EVER. I kept getting routed through (the menu system) and different "Representatives" would take my message to "pass it on". Every time I explained the situation, I was assured my holding fee could be returned since I had not signed the lease. I finally received a short, terse, perhaps even brusque email from Mr. Steven Vaughan confirming the understanding that I would be unable to accept the lease due to a change in my employment status. After all, if I had signed for the lease, I wouldn't have been able to pay the rent....so my turning it down saved everyone much greater legal issues. Fast forward 2 weeks: after multiple attempts at communication, dealing with inexperienced or rude "Representatives" and hearing different and contradicting answers, we are out $500 for the holding fee and all communication has ceased. NOBODY returns emails, calls, nothing. Save your money, headaches and frustration, and deal with any other company. NOT this one! read more

If you can go through any other property management I would highly suggest doing so. My husband and I have had the worst experience in dealing with the (Atlanta) office. I won't go into every single frustrating situation (there have been many) that we've had to deal with but I will say that it started prior to moving into one of their properties. One of the biggest concerns we've had to deal with recently is the significant lack of communication with management. If you have a problem/issue that needs attention just understand the chances of it being resolved are slim to none. But if you are lucky enough to speak with someone and by someone I mean the reps in Arizona who are basically useless you will ALWAYS get the run around. I would NOT recommend Progress Residential (Atlanta/Marietta) to anyone. read more

DO NOT DO IT! Trust me, the bad reviews you see here are not just for decoration...take heed to them! Unfortunately, the leasing company I rented this property through switched over to this company, so I did not have the opportunity to read the reviews before making a decision to lease with them. If you do...stay away! After 3 years of renting with this company, here is what you need to know: 1. The beginning - My house was brand new, so I didn't have any issues with cleanliness. There were some maintenance issues though. My kids bathroom floor has a permanent bump in it, which was addressed during the move in inspection, but never fixed. My hot water heater did not heat the water in that bathroom either. I reported it, but it was never fixed. I also had a crazy noise coming from the living room vent. That was also addressed in the inspection, but it wasn't fixed until almost 2 years later, when I sent in a new maintenance request. 2. During my stay - One good thing is that Progress will not harass you with walkthroughs. However, I have had many emails about HOA violations that made no sense. For instance, trash can on the curb ON TRASH DAY, cars parked on the street that did not even belong to me, grass "too high" even though it was actually just dead from the lack of rain, and a request to replace mulch...even though my property never had mulch smh. I've gotten multiple emails about these things, but when I email with concerns and questions, Progress gives me the run around. Also, Progress raises your rent CONSIDERABLY each year. 3. The end - THEY WILL RIP YOU OFF! As others have stated, Progress will use your move out date as an opportunity to make money. First of all, they wait until the very last minute to give you a lease renewal offer, knowing that you have to give a 60 day notice to move out. I pretty much only had a couple days to decide whether or not to accept the offer (with a much higher rental rate) or give my 60 day notice. So, trying to find a new house was pretty risky. On top of that, they bill you for your final utilities through the end of your lease, even though you have used said utilities yet! They claim that they will refund you if you do not reach the amount you were billed for. I am not convinced! Also, if your lease ends in the middle of the month, they expect you to pay for the FULL month anyway. Yes, Progress wants you to pay for days where you no longer live in the property and are no longer under a lease agreement for. They claim that they will refund you your money after your account is cleared...whatever that means! Sounds like a scam to me. Wouldn't it be easier for everyone if I just keep my money that belongs to me instead of you processing a refund Progress? Come on now. Might I add, the move out requirements are out of control. On top of the usual clean out requirements, Progress wants you to handle the landscaping of the property AND have the exterior of the home pressure wash. Ummm we're talking about renting, not owning. Finally, Progress will schedule your move out inspection for a time that falls within a 5 hour window (who cares of you have to work or not), and they will go through the inspection process whether you are there or not...another set up. The other reviews that say that they will take your deposit no matter what ARE CORRECT! My move-out inspection says that the home was left in GREAT condition, yet I was sent a bill for over $1900 in damages. Charged me $65 for basic blinds and charged me to repaint rooms that we already painted. The inspection form says that only "touch up paint" was needed. I should not have wasted my time. Even had the carpets and interior cleaned, and had home, driveway, garage, and patio pressure washed. Don't waste your time doing that, because they will find a way to charge you regardless! SO very disappointed after 3 years if early rent payments and causing this company zero problems. Crooks! TIME TO CALL MY ATTORNEY! One pro....the newer houses are usually pretty nice. Pipe leaks, Mold, and faulty wiring were just some of the issues that went on for weeks. This is hazardous to the people involved as well as the property itself. Safety is the main concern. Trying to get in touch with management, administration, supervisors or anyone that can address your concerns is a serious problem. You have to call and call to just get someone on the phone. Servicing, Maintenance and Property Managers, do not respond in a timely manner. However, if you are a day late with rent, they'll tack on a $130 late fee and any other fees they can conjure up. They are horrible. I would suggest this business gets completely shut down before someone is seriously injured or killed because of shortages in the fireplace, wiring not up to code and mold growing in and around the home. Nirvani Shannon and the Marietta, GA office of Progress Residential as well as the home office in Scottsdale, AZ are to blame for horrible and reckless mismanagement.They are the worst property management company period! I unfortunately did not read the reviews before choosing Progress. But now I see that I should have because they are, unfortunately, true. To summarize our experience, when we moved in the person in charge of meeting us at the house for the move in inspection mysteriously never showed up. Therefore, the checklist was never completed. At the time I didn't think it mattered because I was so excited to move in so I let it go. Fast forward to a year later, when our lease is up, the move out inspection person per say had "something come up" so they asked to meet my husband the following day (the day after our lease ended) at the house to do the run through and that they would call him before hand to make sure he's there. He waited all morning for the call. No call. After lunch rolled around he finally decided to ride by the house only to find someone was there and had already drilled a hole through the front door lock and proceeded to tell him that we are now in charge of the $40 fee associated with that. Uhhh no. Had she just called him to let him know she was going he would have met her (the keys were already at the house) and this could have been prevented. She also went on to say stuff wasn't cleaned up to par blah blah. Which, I'm not surprised because no matter how much you clean a place they will say and do anything to keep your deposit. But other than the lock issue what really set this off is the fact the lady told my husband the carpet walking into the master bedroom was frayed. Yep. Was frayed when we moved in. Had the "move in inspection person" showed up they would have seen it was frayed when we moved in. So, I called Amie, Keysha and whoever I had talked to previously and none of them ever answered. I even left a message on Amie's voicemail asking her to please call me or have a manager call me to discuss this and no response. Like someone mentioned earlier, they will not return your call or email once your lease is up. They do not care about you, all they care about is your money while you are renting from them then they will raise your rent $275 like it's no big. I would advise everyone to run because they are a business and will do whatever it takes when your lease is up to keep your deposit. read more

After recently dealing with a small insurance matter, or what should have been a small insurance matter I wish we have NEVER renewed our lease with Progress Residential. They have zero customer service skills! My husband spoke to a "Lisa" who was to send him an email to correct their error beginning of this month on September 5th, he never received said email or a call. Myself being an insurance agent decided I would handle this, I called as well on September 5th and was advised by a rep to resend the insurance verification to a generic email, this produced zero results. I attempted to forward my email to Keoki, this person sent our lease renewal to be signed and again no results. I called the # for the office again September 14th and spoke to Jeffrey Plunkett who was kind enough to give me his email so I could forward my email to him, even emailed me to confirm receipt! On September 15th I get a 1 line reply still with no resolution. I sent another detailed email to him on September 16th but received no response. I then called the office on September 19th and got a rep in Arizona who left a message for him to call me, I also resent my email requesting a response. I resent my email to him again today and still nothing. Now mu husband says we owe a late fee because he paid the rent a day late waiting on Progress Residential to correct THEIR mistake. When it comes time to renew your lease they are sweet as pie but when it comes to doing their actual job I find everyone I have dealt with to be incompetent beyond belief read more

My fiancé was approved for a home at the beginning of September and had a move in date set for September 9,2019 , when that date came we heard nothing from Calperta Green which was his leasing coordinator . We reached out to her to see what was going on she then advised us that the home wasn't available but she would reach out to the contractor to see what was going on with the home. She never reached back out to us that day to give us an update , the next day we received a call from Veronica Atkins and she advised us that the home now wasn't going to be available for move in till the 12th of September. When the 12th of September came around we had to reach back out to Ms. Green and Ms. Atkins, Ms. Green advised us that for that point on if we had questions regarding the home we would have to reach out to Ms. Atkins after speaking with Ms. Green she said she would have to try and get in touch with a field agent to see what exactly was going on with the home. We did not hear from Ms. Atkins until September 13 when she advised us that the home would be available for move in on the 16th of September. On the 16th on September we once again had to reach out to Ms. Atkins to see what was the status of the home, we were then advised that the home was complete but she then noticed that our application had been canceled by Ms. Green. We were told that he had to reapply and that he need to do asap before the home was reserved for someone else, after applying we were then told that he had to wait to be approved again before they could do a walk thru of the home and sign a lease . He was approved for the home on the 17th of September after being approved he then was advised that he had to wait till September 19 before he could do his walk thru, Now dow which is September 19 he received a call stating that the home was not ready again and that they were waiting on countertops to come in which they had ordered and the shipment was behind. When we were never informed about countertops until today the 19th. They have again moved his move in date till the 23rd of September. At this point progress residential we wasn't a full refund of everything that we has spent with your company. If we were informed that it would be all of this we would have never applied for the home we could of taken his money somewhere else. read more

I don't even think progress residential deserves 1 star. They are the worst management rental company i ever had to deal with. No one cares to help you out with trying to find a home to rent when you have trouble finding the right home for you. They over price their homes for more then what the square foot pricing would be and gives the worst consumer service ever. When you put money down on a home they don't even welcome you with open arms. The pictures on online they take look nothing like the real homes when you walk through them. They want to charge you for grass when you don't have any to start with. They are full of shit and the biggest scammers alive. read more
