I check my credit reports all the time and I just saw that Progress Residential has turned me into a Collection agency for $2300.00. this account was opened under my name on May 8th 2019. I have NEVER used their rental agency and have lived in the same place that is NOT one of their rental properties for the last 3 years. Evidently they don't thoroughly check peoples identification before giving them an account. I have filled a fraud alert with all three credit agencies and the FTC. ZERO stars. I really wish I would have read reviews on this company before renting. My husband is active duty military so we had to rent this home blindly as we were not able to come out and do our walk thru until the day we accepted keys. this home was DISGUSTING! they did not have the carpets cleaned, or the home cleaned for that matter. over half of the light bulbs were missing or burnt out, the backyard has turf that was not clean or sanitized after previous tenants pets. We do not have pets. SO why should I have to clean pet urine or poop??? Oh that's right I shouldn't have too!!! I called and called and called to try and get someone out here to clean these carpets. Finally I told them I am aware of tenant laws and BY LAW the carpet has to be cleaned. and by law I can hire someone myself to do it and deduct it from the following months rent. What do you know, someone was out here the very next day. We have taken photos of everything that is wrong and documented everything. When I say the house was dirty, I mean disgusting dirty. The bath tub had black feet prints in it!!! mildew scum build up on the showers. hair on top of the drains. stuck on food and spills all over the tile. sticky cabinets. food stuck to closet doors upstairs. and they tried to tell me it was cleaned. BULL!! AND! they tried to tell me they don't maintain screens on the home. ok that's all fine but you have to give me functioning screens before you say you don't maintain them. When they put in an urgent maintenance request... it really isn't urgent. We did not have hot water or heat for 2 days. with 4 kids. that was great. and the water to the fridge wouldn't shut off and it took them over a week to get someone out here, come to find out they never even put in a service request. Wish there was an option for ZERO stars. Never have I ever had SO MANY ISSUES with a rental company. More problems in 2 months than in 2 years at our last house. The house we're in was completely remodeled yet we've had maintenance come out multiple times already - twice the WEEK WE MOVED IN! Now dealing with an electrical issue where the city has failed the property for not being up to code. Was told someone would be out yesterday to check the issues. No one ever came but I received a "job completed" email today at 2pm - then some random men show up at our house at 6:30 this evening to check the lights and they asked ME what they were supposed to check. After multiple phone calls, they informed me that they had to come back to remove EVERY SINGLE light switch/power outlet/light fixture/etc and rewire them because they are ALL done incorrectly. Every single problem we have had should have been taken care of before the house was deemed move in ready. I've had to take multiple days off work to be here so whoever can come out to fix the issues we've had. Can never get in touch with the correct people or always have to receive a call back. I applied with them Feb 25th was declined. I was told that I would receive the 500 dollard holding fee within 2 weeks. It has been over the time frame and everytime you call you get different answers. Even when you speak with the 'Supervisior' no one can tell you whats really going on. Hi, I have been a renter of the same property in Grayson, GA since August 2014. My rent has increased 13% since I rented the property. I'm a single mom, and asked if they could consider being more reasonable with me with this recent 9% increase...and they just don't care. So, at first I was not going to complain, I'm a business owner and thought, okay, I'll just have to accept it is what it is...however, I have a second recent issue that necessitated me to comment. I have never made one late payment ever...and the weekend of July 4th 2017 I was out of town and thought I made the payment on time. Appears their records show I made the payment on 7/4. I didn't agree, but accepted the fact maybe I made a mistake. However, the late fee is 7.8% of my rent ($132.60), completely ridiculous when I have never once made a late payment. I called and was told since the computer shows the payment on 7/4, there is nothing they can do. I asked for a manager, and Kaylee(Kailey) said she was my account manager and there was no one else to talk to about this matter. I asked for the spelling of her name several times, and she was rude and hung up. One final complaint, but want to give accolades to the manager who did reach back out to me to resolve matters (Mark) - I had repairs to some areas within the house, the maintenance man used my own towels to wipe off grout and left a mess behind, in addition to leaving a charged power drill on my children's Lego table. They are lucky I didn't sue them. It makes me sad to have to complain about all of this at once, but I want others to know what they are getting into when renting from Progress Residential. I will never ever rent another house from them, and even though I just signed the new lease I will take this year to carefully find a new residence and make sure everyone I talk to knows they don't care about their renters, only the bottom line. :-( read more

They are a deceitful company and claims the USPS cannot deliver the mail within 8 days. Long enough to charge late fees of $125.00. Plus they write the contract that is not in state regulations and feel they have an ironclad contract that will protect them against the law. If you are stuck in a long term lease like I am, make sure you document everything in writing and with photo's or they will stick it to you with your deposit. WARNING: DO NOT USE THIS COMPANY This company is horrible to have a relationship with. You know your about to get screwed when you read through the contract which basically states you agree to pay anything they charge you. They are quick to remind you of that if you have any type of dispute. That is if you can get a hold of anyone that can make a decision. Be prepared to be on hold for at least 30 minutes as you get patched around which is another strategy for wearing you down. Nobody has a direct number because they don't want to talk to you, you have to go through the automated teller every time. When they call you its from an AZ phone number and then they leave a message to call back and leave you the 800 #. (i live in TX) I got charged $75 to replace an electrical outlet that was bad and never worked. This is 2 weeks after move in. I emailed several times and called several times and never ever received any return call or emails. They mark up all of your utility bills, no option to pay the bills directly. Late fees are $125.00 per incident, even if you have a credit card on file. This company relies on deceit and the fact that you agreed to pay whatever they feel like charging you. I would like to start this off by saying I have never written a review (positive or negative) for anything in my life. But the experience that I have had with this company is so awful that I have to say something so that future tenants know. Please avoid renting from this company at all costs. The line of communication is so awful. I moved out of a rental home January 2019 and learned I had a balance on my account due to the breaking of the lease. After being told that I could set up a payment to pay for it, I tried RELENTLESSLY to email and call in order to do so. I got no response at all and always given the run around or told someone would "get back in contact with me" to no avail. Then, yesterday, they randomly send me a threatening letter (from the same email address I had written to at least 5 times, by the way) claiming they were adding a fee to my account and affecting my credit for not paying, and forwarded my information to a third party debt collection agency. The worst part of all this is that when I called back today and explained that I literally had been trying to pay for 5 months, I got the worst customer service ever. Know that this company does not care about their customers, and does not want to do the right thing by them. They want to tack on as many fees as possible to take advantage of you, and will then blame you even if you tried your best. I should also mention that while living at the home, maintenance requests were slow and the home was way overpriced for what it was, coupled with the many random "service" fees every month. I really hate to post this review because I usually don't leave negative reviews unless necessary. However, I have a plumbing issue that seems to be very slow in being resolved. Management has said that it was the trees and the plumbing company that is contracted with Progress stated they told Progress saying it's a belly in the line, however no one is doing anything ab out it, I just continue to get the lines unclogged then in the next month both of my restrooms continue to get backed up. COMPLETE RIPOFF - seriously, stay far away from these guys. First, their charge for rent is WAY higher than it should be, and they don't work with you at all on the prices. They would rather have a house sit empty than go $50 below what they want to charge for rent. Which, btw, is stupid. We moved in a couple days after this special they had ended and since the rent was so high we asked if they could honor it, not only was the answer no, but they were really rude about it. Second, we only started renting with them because the house we were looking at promised a pool. There were 2 pictures of the pool on the website with the house, so come summer, we ask about the pool pass and lo and behold, the pool is not in our neighborhood, it's in an adjoining neighborhood. We ask for a discount on the rent since the pool was the main reason we moved into the neighborhood, and we once again get a snarky no. Third, maintenance is slow and they don't work with you. we have had a couple requests that it took them over a month to respond or come out. then we tell them to let us know when they are coming out so we can be home, and they will just show up and leave notices on the door. Also, one of the toilets we asked them to fix is already broken again. These are only the main few. Overall, they don't listen and don't care. You ask for something, they'll forget about it, you want to work with them, they say no. They are rude and could care less about being accommodating or treating the people that give them money fairly. All they care about is getting paid. DO NOT RENT FROM PROGRESS RESIDENTIAL. I would give 0 stars if I could. If Yelp doesn't convince you of it, go to Facebook and look up the group with hundreds of members telling their horror stories. I don't even know where to begin with this. Upon move in there were issues. Mold in the shower and insufficient AC are some of the larger ones. It is a big home so it has a unit for the upstairs, and one for the down. In the middle of a desert summer we are figuring this out. They call a company have them come take a look and approve the replacement of the unit. First of all, the people who came to install it were sloppy and unprofessional. They didn't finish the job in the first place, had to come back and complete it, and then proceeded to knick the wall, leave the cover down for the attic crawl space, and screws and tools all over the loft area. The unit they replaced it with? NO BETTER THAN THE ORIGINAL. How does that benefit you as a company or me as a renter? It doesn't, except that you are cheap asses, and probably hoped we couldn't tell. The mold was looked at and we were told there is absolutely nothing they could do except for record it. Automatic rent payments were set up, and for whatever reason THEY did not have it completed on their end or working. Got docked for a late charge, when it wasn't even late yet. Then come to find out three months later, those f**ers are reporting themselves to my credit as a revolving line of credit and stating that I have been late EVERY month. BULL! I of course disputed it, and got it removed. A, they aren't a revolving line of credit. B, we were never and still have never been late on any charges unless you include the stupid fees they charged which weren't earned or warranted in the first place. You can't get a hold of them for anything. We have had multiple issues, and rarely are they fixed. Their garbage disposal was crap and exploded on us, and they charged us for the maintenance guy to come out and take a look at it. Told us that NOTHING is supposed to be put down the sink...... then WTH is the point of a garbage disposal? It was literally like some salad leafs or something, not a steak or anything substantial at all. We have an HOA, and have received ridiculous violations which is not their fault. HOWEVER, we are required to amend these problems through them, and even after giving them proof there is either no issue in the first place and never was, or it has been resolved, they don't finish their end and turn it in to close it out. So we continue to get further notices and violations for the same damn thing. (we don't deal directly with the HOA, they do as the home owners. Mind you, they have NEVER give us any information on the rules etc either. We had to do the research ourselves.) Our year lease was coming up, and they sent us a renewal email with a link to view our options. You can't even see what they are offering without clicking said link. So we click it. They want to up our rent some asinine amount so we again attempt to get in touch with someone to discuss the options further. We call three or four times and leave voicemails and no one ever gets back to us. So my husband emails them and they forward it to the appropriate person (or who I am assuming was supposed to be the appropriate person). She emails us back and basically tells us we opted in for renewal and she has nothing further to discuss with us. I was FLOORED. You DO NOT treat your customers like that. They had opted us in for renewal because we opened to view our options. SCAM. So we told her it wasn't happening anymore. We were no longer interested in negotiation and would be moving out. She says she will forward paperwork we need to fill out to put our notice in..... Conveniently NEVER sends it. Which was over a holiday weekend if I remember correctly which conveniently pushed our move out date back the longer we have no idea who we are providing this notice to. I emailed her back and chewed her out, then emailed several other addresses, writing out my own notice to vacate letter instead of using a form and basically telling them they will accept it. (I worked as a property manager before, it is plenty sufficient) To top it off, they are now listing our house for rent for less than they wanted us to renew for. I told my husband not to expect a deposit back even if this house is spotless and in immaculate condition because they will rip us off like they have thousands of other people. There are suits against them in several states and they have been turned in to BBB and Attorney General, news stations have even picked up the story and covered it. Save your sanity! They will be great until you sign the lease and they get you in the house and under there thumb....then you will be living a nightmare for the remainder of your tenancy and out loads of money. read more

I NEVER write reviews and I feel very compelled to leave a review for this company based on my experience so far. I haven't even been renting for very long with this company and the customer service I have experienced is HORRIBLE! It is almost impossible to reach anyone either by phone or email. When you contact the company with concerns via email, no one ever responds back to you. When you try to call through the generic 800 line number, you just end up on hold for hours. It is mind blowing that a company this large has such inept customer service. When I was going through the initial leasing process and trying to pay move-in cost, I brought up concerns with the leasing manager, Arleathea Johnson, about how I was being required to pay and she completely ignored my email and didn't even respond to me. When I then asked for her to have someone above her contact me to discuss my concerns, she continued to ignore me and no one ever reached out to me. That should have been the red flag to stop me in the process right there but unfortunately, I needed the home due to our family situation so I just moved forward in the process despite no one ever contacting me. Then, during my move-in I sent in concerns and photos regarding some damage and changes to the move-in inspection form to the email that I was instructed to sent changes to. No one ever contacted me about them and I just got a "case closed" email about the situation. Needless to say, I sent the same email and photos to the move-in coordinator who did my move-in orientation because I knew it was a actual human's email it was going to and I wanted to make sure I had a paper trail and photo documentation trail of the damages to the house before I moved in. Thankfully, he responded and said the photos of damage would go in my file so I at least have written documentation that the damage was acknowledged by someone in the company to use if I get accused of damage when I move out. I hope that I won't need much from this company while I am renting for the next year because I can't emphasize enough how TERRIBLE the customer service and communication is. I will not be renewing my lease when it ends and will find another company to rent from and give my buisness and money to. I wish I had read more reviews and done more research before renting through this company. After my experience, I would advise others to 100% believe every bad review and find a different company to rent through. I've read so many bad reviews on Progress Residential, but since I've moved in, I have had nothing but great response from the Dallas Progress teams - from administrative to maintenance from day one. I can't imagine why these people are having such a hard time. I'm in a great neighborhood and it is an older house and not without it's issues here and there. Every time I have submitted a work order, it has been taken care of within 48 hours. I would recommend Progress Residential with no problem at all. read more

First, the home I selected was not ready for me to move in when they said it would be so I had to stay in a hotel with a lot of my belongings in the back of my truck. Second they say they pride themselves in giving great customer service. HA! This is a joke wJen you call for a maintenance request they send out their "Maintenance Techs" to correct the issue. They do very little to try and correct the issue you have, if anything at all. I callEd about my back fence rotting, falling Down and would not close Or latch properly. The "Maintenance Tech propped it up and tried jamming a brick underneath it to try and keep it closed, I kid you not! The next when I moved in I had mold in the home from a roof leak. They send over a roofer and have him rip out the section of roof, never test the air quality or professionally remediate the mold. I have made several "maintenance service request" about my fence, and the issues has still not been resolved. I have brought this to the attention to several upper management personal with Progress and still nothing. I have even emailed Rich M the person that answers these reviews, he hasn't even taken the time to write me back! when it comes to customer service this company is at the bottom of the spectrum, sub par, steer clear at all cost! I have rented many times and by far this is the worst experience I have ever had with a property management company. From getting approved to rent a home, gave a notice at my apartment complex, Progress comes back to me 2 days before I move in and tells me that the home owners association will not let them rent the home because there are already to many renters in the division. By then my the apartment complex had already rented my apartment so I had to fine somewhere to move in 2 days. I had to uproot my son from his school because nothing was available in that school district so I had to choose another home. If this is not enough I couldn't get utilities in my own name and they are apart of the rent so if I cant pay all of my utilities by the 3rd, even if my rent is paid I get assessed a late fee. Just recently it has been raining constantly for 3 to 4 weeks and the first day of sunlight I get a notice telling me I need to cut my grass. Well I guess I didn't cut it soon enough which was 3 days later on a weekend so they have assessed $70 in fees to my account. This place is an absolute joke and once my son graduates from high school next year I never want to hear the word Progress Residential. Don't waste your time..... Keep looking. read more

If I could give zero stars I would. I live in the Phoenix area and have had nothing but trouble with this company from the start. We have a swimming pool in the backyard and the first summer we get here moving from Colorado we can't even use it because it turns green from algae. I have 4 kids a pool in my back yard and I can't even use it all summer because Progress decides to switch pool companies without telling us and the new company doesn't show up for about 3-4 weeks....great maintenance and communication. The same exact thing happens the following year, but now they have to drain it and refill it because of black algae. Guess who has to pay for the water, yep...this guy. Another summer down the drain for the kids. Carpet not replaced in 3 years, don't know the last time it was replaced for that matter. Rent has increased at least $150 every year, more if you only do six months and don't you dare be late more than twice because than you can't auto pay any more either. I had to drive an hour and a half to take them a certified check or pay for overnight shipping because I get paid on the first of the month (disabled retired veteran) and it has to be there by the third. They are no help in any way. Just today I have a gas leak in my laundry room, I call it in and tell them I have a leak and need a tech out here ASAP. Get back to me and say I'm sorry but you need to call the fire department and verify the leak and call us back. I'm furious. Another person calls and says did you call the fire department and verify the leak. I responded with a hell no I didn't, are you going to pay the fire department charge. I KNOW there is a leak, I VERIFIED the leak by spraying soapy water and can see the damn leak in front of my eyes...do you want a picture. I have a family of 6 here right now, send someone. All they responded with was we can't do anything until the fire department verifies you have a leak. I blew up and let them know I would be contacting the news, Facebook, everyone I know about their company and ethics. I guess a gas leak is not a priority.....still waiting for repairs as we speak. THE WORST RENTAL COMPANY!!! They do not care about their customers AT ALL!! They are ONLY focused on making a buck!!! Any swindle they can do to charge you, they do it!! The houses are NOT cleaned before move in, but the REQUIRE you to have them professionally cleaned on move out!! My rental was filthy! It had not been lived in for years and the grime throughout the house was disgusting! I have had 4 foundation leaks that flooded my kitchen every time. The hot water copper piping kept getting holes in it and I, and the company that came to fix it each time, told them that the problem would not be fixed until the house was repiped. After the fourth time I was sick of staying home from work, not having water for dishes, laundry, WASHING MY HANDS DURING A PANDEMIC, having multiple companies and people in and out of my house, ripping up and putting down tile FOUR TIMES, cleaning up after every one of these issues--that I FINALLY reached someone who was able to get the ball moving on repiping the house. The managers avoid calls--I legit had to leave a message on the fourth leak saying that my house was going to flood and I was not going to turn the water off this time unless someone called me back ASAP. This company and its employees are an embarrassment. They should be ashamed of the quality of business and product, but they're not. My husband and I bought a new home and have been paying a mortgage and our rent until our lease runs out. You would think this company would help, especially during these tough financial times...but nope. All this greedy company wants us your money, they don't care about you or your situation. Not to mention we have been great tenants, always pay rent on time, no issues, we get the house cleaned twice a month. That doesn't matter. Just trying to even speak to someone is a nightmare. The automated phone system is the worst and you get bounced around from person to person an no one knows what they are talking about or how to help you. We are close to our move out inspection and given the way things have gone I know we will never see our security deposit. Even though we kept this house in great shape. We have been wonderful tenants of three years. Paying 1716 per month. We were planning on renting for another year if we received a reasonable lease renewal offer. We received an offer that raised our rent almost 200 dollars per month. Not only that, but we did not receive the offer until 62 days before our lease was up. We negotiated for a few days hoping to get a more reasonable increase. After coming back with the same exact offer, we decided to leave. We have been charged a penalty fee plus an extra 5 days rent because we submitted our intent to leave with 55 days notice instead of 60. This was due to the late renewal offer and on going negotiating. After calling and talking to a "supervisor" I am even more disgusted with the company. I was told there is no law regarding notice to increase rent and two days is plenty of notice. I am still hopeful for a resolution to this and will update my review if rectified. read more

Moved into the residence a little over 2 weeks ago and upon move-in, the refrigerator was called out for a service order as it was missing a drawer and had extreme ice build-up. 2 weeks later, progress delivered a replacement refrigerator, on a Saturday, that was disgusting. It had not been cleaned prior to delivery. There was mold and mildew on the gaskets, bugs, dirt and food debris inside and the ice maker surround was broken. This was a used refrigerator. A contract company/vendor delivered the refrigerator. I called customer service 6 TIMES and every time got the run around. I told them I should not have to clean this refrigerator and that a new one should be delivered. Still no response and they would not give me any numbers or names to call about this issue. I'm wasting time on my Saturday to address an issue that should never have happened. Progress doesn't care once you've signed the lease and they've got you locked. POOREST customer service ever, EVER! Progress should reimburse me for the cleaning and supplies as i'll get charged when I move out. They need to deliver a brand new refrigerator to this residence and make things right with me. I'm a customer, not just a renter! At this point I would not recommend them to anyone and I highly doubt I'll renew my lease. read more

Horrible experience two years ago with the Dallas company. Best thing we ever did was end our lease and move out when they were unresponsive to several of our maintenance requests. They do not return phone calls, or answer calls for that matter. And the move out process was such a nightmare that we had to seek legal counsel for the first time in our lives. FYI to the company: defrauding well-behaved tenants is not a way to keep good tenants. I would not ever recommend leasing from this company to any one. read more

NO ACCOUNTABILITY I viewed the house and saw there was a pest problem and they assured me by the time I moved in, the pest problem would be resolved. It was not. I spent the last month of my pregnancy at a hotel because I didn't find it safe to be in an infested house. My first night there, the bathtub floods my bedroom. I called the emergency maintenance line but it was only an answering machine. I had to call the office twice the next day just to get them to answer and they wound up telling me I couldn't use my downstairs bathroom for weeks (while big a pregnant). Next, the oven refused to heat up. They sent out a tech to look at it and the next day they replace my newer type oven with a window to a basic cheap oven with NO capabilities as the last oven. I called to ask why I can't have a comparable oven to the one I had when I chose to lease the house, I was told "because its already paid for". With that experience I was afraid to even mention the water/ice dispenser has NEVER worked in the home in fear that they will give me a smaller basic fridge. I've received two spam emails from an employee in the company only to be accompanied with an email days later stating not to open the attachment or give log in information. While viewing the house, I asked about cable connections and was shown the connections in each room, only to find out the house is NOT wired for cable. I called to inquire why I was told it was and they told me that no new houses are wired for cable, I have to pay a contractor to wire my house for cable (cable companies do not wire your house for cable). Every request I have made for repairs has taken multiple people to come out because the repair is never done. At one point all bathrooms were broken aside from the master bedroom and it took over a week to resolve. Yesterday I received an eviction notice when I was under the impression my account was supposed to be drafted out of my account. I tried to log in to check the balance and they disabled my pay account! I emailed to find out why no one informed me there was not a payment for this month and how do I pay but I was given an incorrect email address to another entity and now they stopped responding altogether! With something as important as eviction being threatened, one would think they would get back with you and tell you what they need from you but instead they just don't respond to your emails. I am sure they will wait another week or two just to give me an answer so the fees can continue to climb (that's probably why I was never informed the payment didn't post in the first place) The customer service is horrible and no one seems to know any answers. I will not be renewing with this type of horrible service and can only imagine what fees they will try to add on to my move out. (If I'm not evicted before they inform me on how I pay my rent with them having my account disabled) read more

Wow I should have read all of these reviews before I started this nightmare with this company. Where to even start... They will take your money $635 to be exact real quick but won't return it. We waited 10 days, even though it states 24-48 hour approval time just to be denied the house because I own a business and have successfully for over 4 years but I don't use a personal account to pay myself so they would not even consider my income. The lady who handled our account Regina Carr from the Houston Texas 1960 location is a horrible employee. She would never respond to my emails asking how it is coming along. She hung up on me and my fiancee SEVERAL times after we were denied for no reason. Then did it again when we called to try to get a refund. They have no communication skills and will leave you hanging. Please save yourself the misery and DO NOT DO BUSINESS WITH THIS COMPANY! scam artists!!! Has anyone else had a problem with putting water in your name I just received a bill for 759.01 not very happy since my husband drives trucks and I am a school teacher also my kids have practice so no one is at home between the hours of 530 am and 9pm I was told if I do then they will change it back into there name I'm trying to figure out why it if so important to be in their name??? Do they make money off of it?? read more
