I have lived here for two months now and the AC has worked properly for about 50% of the time we have been here. It has been 90 degrees upstairs and 85 degrees downstairs. They have sent an AC repairman out here no less than 8 times. They refuse to do the right thing: replace the 13 year old unit. I have a special needs child and I work from home. I can only speak about the two people I have been encounter with so far and thats the leasing specialist, Frankie and Residential Specialist, Ricky Wyatt : they were amazing!!! I was a pest to Frankie for over a month and she never made me feel like I was bothering her- she knew I wanted to find the perfect home and was nervous from the negative reviews and she put my mind at ease by reassuring me through words and actions to get me in the best place for me and my family. I had alot of boxes that needed to be checked and I must say of the 25 boxes- I was able to get 22 checked and I'm excited and hoping that everyone other progress residential staff member is just as passionate about their job. Ricky was a pleasure- you could tell he took his job serious but was very personable and sincere. He even measured the rooms for me! read more

Absolutely WORST company to rent from. They are consistently working outside of the law in several states and are guilty of neglecting their properties, inflating their values and illegally inflating the ledgers of their renters. Class action lawsuits are being explored in several states. Their leases are 80 pages long which should alert you to the fact that they intend to do nothing to maintain their homes. More filings with the local code enforcer that most businesses. Over 2,000 victims are outraged and aligned to help one another through the abuses of this awful company. Stay away!! read more

If I could give them zero stars I most definitely would. From the moment I moved into my rental there has been one issue or problem after another. Alexis in the "corporate Tampa" office is horrific, not sure how she sleeps at night with the consistent lies she says, to the attitude she gives the residents that pay her paycheck at the end of the day. This company is a monopoly scheme, based on poor customer services, ethics and morals. I was told by the office in Arizona that they are closing all local offices, including Tampa which would be fantastic, hoping they will be able to centralize, monitor and control their employees. The company stated I needed to pay a month and a half for their standard move in security deposit (complete LIES told by Alexis, from the start), I reluctantly paid the 2800 because the house I was in prior to had been sold, and I did not want to have to change my children's school. Upon move out, I was charged for 19 days of rent outside of my rental agreement, charged for multiple issues where I still to this day (60 days after vacating the house owned by Progress) have out standing work orders. They have not only kept my ENTIRE security deposit, but also sent a certified letter stating I had an OUTSTANDING Balance with them. I drove over 30 minutes to obtain the letter that I was told had my refund check in it, to find out that there was no returned deposit but a bill for Additional funds! I immediately called me attorney, and will continue to pursue legal action against this company, and have reported them to the BBB. Additionally, I have let my former neighbors aware of the scheme this company is trying to pull over the residents and we have filed a complaint with the home owners association! LETS GET THESE DIRT BALLS OUT CHEVAL / LUTZ !!! ** UPDATED 10/26 ** Upon moving into the property the company requested an increased deposit of $2700 , with the monthly rent being $1900. No one from this company has had the common customer service or decency to pick up a phone and return a call or initiate a conversation regarding my move out statement. They are attempting keep my entire deposit and in addition, they are stating I have an outstanding balance due for 300 dollars for additional move out expenses. Today I received a certified document via docusign that they are wanting me to agree and sign, stating that I would accept a refund totally $253. WHAT A TOTAL JOKE. I responded to inform the company that this is unacceptable and we can further discuss. Their Response Verbatim "We apologize you are not satisfied however as previously stated no further adjustments will be offered. We still have to send the resolution form, I believe there is an option for you to decline should you want too. Thank you". They were scheduled to move this month but due to the COVID-19 pandemic, they had to postpone it for almost two months (because of orders). They were not only unwilling to help, they are actually charging them MORE per month because their lease is up and now they are considered month-to-month. This company has no heart. I have been attempting to schedule a move-out inspection and have been given the run-around by several different representatives that either hang up on me, give me incorrect information, or just transfer me to another department to wait on hold. Throughout the lease, I have been continuously disappointed with their response time to maintenance requests, questionable utility bills, and lack of understanding in their own procedures and policies. Do the research, there are many more customer service oriented options in Tampa, FL! Have a garage door that's been broken for 2 months. Cannot submit maintenance tickets or reach anyone from customer service by phone, and no reply to emails. I pay over 2500$ per month for this. I am the one who's out of my mind to still pay them. Worthless company. Worthless service. Overpriced and inconsiderate. So my wife and I believe that we have been scammed. We have been looking for the perfect house and we found it. WE LOVE the house. So after getting in contact with Progress we decided to move on the property and paid the $100 for the two applications and $500 for the holding fee. We were told by a woman via phone (prior to filling out the applications and paying the holding fee) that: -There is no income check (true) -There is no credit check (kinda true, credit won't affect your approval) -That the property will be held for 30 days (NOT TRUE, it is actually 15 days. NOTE: 15 days is NOT enough time for someone to make necessary plans to move. No one is looking for a place to live 15 days before their lease is up.) -That there was no deposit (Surprise! NOT TRUE. We couldn't believe it when we heard that there was no deposit, and we shouldn't have. As far as I can tell that is not a thing that anyone else has mentioned in their comments.) I don't know if this lady misspoke or just flat out lied to us, but it doesn't end there. There is an HOA that we need to be approved by. This we understood. What we were not aware of was how misleading the HOA lease is. In the HOA lease it stated that the lease start date was 04/22. At this point we were still under the impression that the property was being held for 30 days as that date lined up exactly with the date we filled out the application. So to make double sure I emailed the guy I had been in contact with and directly asked if 04/22 would be our move in date and he replied with "That is correct..." So by all accounts we had until the 22nd to get our funds in order. About 5 days later this guy called to set up my move in date. He asked when I would like to schedule my move in. I say, "Oh. The 22nd would be fine." to which he responds "Oh we can't do that." I then say, "Ok so sometime after the 22nd would be fine too." He then says, "No. The latest we can hold the property is to next Friday the 7th." WHAT?? I have to pay Aprils rent for my current apartment on the first. Caught off guard I stated that if thats the latest we could do then that will have to work. He then sends over the price sheet for what is due. It is $2,745!!! due by the 2nd!!! So it went from being the prorated rent(plus)pet fee(minus)holding fee due by 04/22 to $2,745 due by the 2nd!!!!!!!!! WTF?? I am not sure what kind of scam this is but we feel crushed. The monthly rent is no more than what we pay now for our apartment. So we thought this would be a simple move and we are totally devastated. We have a good standing with our current apartment who has agreed to help us transition to another property (In other words they agreed not to hit us with a ton of fees because they are not liars and cheats.) We simply wanted to move closer to my wife's work and to have a goddamn back yard for my dog. Again we feel cheated and lied to. I have sent multiple emails to the company and the Tampa office requesting that they resolve the issue either by giving us the money back or by giving us the move in date we were lead to believe. We will also be recording any and all phone calls of this nature and getting written conformation of the policies before spending any money. READ EVERYTHING BEFORE GIVING THEM YOUR MONEY. We are waiting to hear back from the office and the company and will be back with updates. They can either regain our trust or make us their mortal enemies. I would choose the former. read more

STAY AWAY- WORST EXPERIENCE EVER Having read reviews for Progress titled similarly to this one, prior to signing a lease with Progress, I assumed they were written by those who were either inexperienced with the rental market, or generally couldn't be pleased. I wouldn't place myself in either category and I wish I could go back and re-read those reviews with eyes wide open. The highlights: 1. Money, money, money: the level this company goes to in order to find new ways to charge you for things is unparalleled. Everything is basically your responsibility- they own the house but you are responsible for all upkeep including power washing the driveway and house, maintaining the sprinkler systems and repainting it when you leave! We spent over $1,000 on required "move-out" expenses. This is basically a way for you to pay to "turn" the house for the next renter. Oh, and they even charge you a mandated "convenience fee" to pay them. Even paying them comes at a cost. 2. Repairs: Because they are so financially driven, we had numerous instances where a repair would begin- Progress would get the bid, decide it could be done cheaper, and then look for a cheaper vendor, sometimes bringing in someone from hours away. In these instances, you would be left with a torn up house. We went for 3 weeks without a working refrigerator- most inconvenient with a 5 year old. We went over 3 weeks with our bathroom inoperable while a cheaper option was sought. They boast emergency services- one morning the shower handle broke off in my hand with the shower running- I called the emergency line and someone came 7 hours later... and I got to pay the water bill. 3. Mold, mold, mold: In Florida, mold can be a real problem if not addressed. We put in multiple complaints that the house was filled with mold- we had documented health issues that at one point resulted in my son being taken from the doctors office to the emergency room by ambulance because he was in respiratory distress. Progress' solution?? More Killz paint- they must buy it in 10 gallon buckets. Paint doesn't solve the source of the problem. Mold remediation is expensive, so of course they weren't interested! 4. Customer Service: If you are fortunate enough to ever reach a real person, consider yourself blessed... but don't get too excited because they probably won't work there tomorrow. Calls are never returned- living people don't seem to exist- this complicates the issues you encounter. 5. Deceptive: while I would guess that all of their practices are "legal," they are certainly deceptive. My favorite example was when our lease was set to expire on 12/31/18, we made the difficult decision to do a 6 month extension so our son could finish the school year. In my mind, a six month lease would go through the end of June. Not with Progress!! They extended the lease through July 2, so when vacated the property we were charged two additional days rent for July 1-2. Did we sign the lease extension? Yes. Is this deceptive? Yes- and I'm guessing thy do it all the time, assuming busy people like us won't notice. We paid it and now I'm warning you! read more

Submitted Hurricane Irma damage report along with photos at 7:30am on 9.11.17. Called to follow up on 9.14,17, to ensure they had the job requests....representative stated they did. Its now 9.19.17....have not heard from anyone!!! Reported fence down in yard, along with shingles off roof, metal roof on sunroom roof peeled back like a tin of sardines allowing water to come into the room causing wet carpet/furniture & musty smell. I know others may have experienced more damage and hardship, but giving status updates and information would be appreciated. 8 days for a service request to go unanswered is crazy !!! read more

We rented 2 months ago a property in GA. Rent is $1850.00 but they won't tell you that there is a "smart home" fee of $18 (which doesn't work 100%). Also, they will add to the rent gas, water, sewer and trash. This will be almost a $200 extra charge with the rent. Now comes the maintenance part. I put in a request for the shutters of the house that were loose (3 out of 4), sent pictures and told them that it could cause more damage if we had high winds and also HOA was going to complain. 1 month after putting the request in and 2 calls to the company we haven't received anything to schedule the appointment. We have a pool in the community that needs a key and we requested one, it's been an month and no key. All these means that after you signed a lease and they have your money, forget about any customer service. The only good thing is that they font have breed restrictions and their lease can be transferred. So if you need to move, it won't be a gigantic headache. I will say the house is beautiful - BUT. The weeds and grass were overgrown when I first viewed it. I let the 2 contacts I had know about this before I moved in (Stephanie H & Matthew). I was told it would be taken care of. The day I moved in I saw that nothing was done. I have been calling every day since I moved in (12 days now) and still nothing has been done. The customer service from Progress is the absolute worst. The people I spoke with before moving in gave me incorrect information, and had no clue about the HOA rules to the property that THEY were renting. On top of that, the house was not properly cleaned. The floors were FILTHY (literally). There was broken glass on the kitchen floor along the cabinet baseboard, and the previous tenant had a hell of a roach problem. They were supposed to have checked all this before the move in, but I really believe they just don't care. I even sent them pictures, but of course did not get a response. I have given them so many opportunities to make this right, but they have dropped the ball each and every time. I would not recommend this company to anyone. read more

We have had nothing but issues during our whole transferring process and getting settled into our new home. We moved in June 29th and I've called multiple times to try to figure out information that should have been given to us when we moved in, not getting access to the community pool, once we had an emergency situation and I was promised a phone call back and never received a follow up. I've been trying to speak with anyone with some authority at this company and was told I had to create a case for a complaint and wait for someone to contact me. It's been over a month and I've spent more than enough of my own personal time trying to call and speak with someone. Every single time the office people tell me that they can see my case but that no one is working on it. It took three weeks to get the information about the pool key fob and I should have had no issue getting that information from someone over the phone. I'm also getting charged monthly for air filters that are not being sent to me. So long story short if you enjoy being ignored and having no help solving problems that they have created then this is the company for you. read more

We moved into our house mid December. we had a few minor issues at first that were taken care of in a timely matter. When may hit thing starting to steam roll BACKWARDS! First I happen to come home one day to find a guy painting out house without anyone letting me know this was scheduled. He NEVER COMPLETED the job. Then I call in speak to a Supervisor Who Lied to me. Two week or so later come home again and guys are putting up a fence in the backyard which is a lake front property. They don't put a gate to access the lake where fishing and boating are allowed. I call in again same supervisor lies to me again! I ask to speak to his boss he says that I would get a call within a day two weeks later NO Call. Then I get a call from the HOA who basically said the fence must come down because its the wrong kind of fence for the community. Almost a month later no call from Progress at ALL! read more

This company never showed up for our initial walk through simply left a lock box a paper on the counter indicating "move in ready" ..not sure who moves into a home that the toilets wont flush and water shoots from the wall when starting the washer day ONE ..the yard was DEAD and we were instructed by the pitiful lease agent "the yard is your responsibility for the term of your lease maybe go get some seed" wth who on earth would expect that. we took hundreds of video and pictures with date and time stamps as we are also being told this company will make crap up and do EVERYTHING in their power to keep your deposit. The lease was up at an odd time for kids and school letting out due to job transfers so we had to resign for a year which they then said each new lease is an automatic $100 increase on rent and additional market value fees. Watch out for your final month billing, you will get a surprise double month utility bill which is totally inflated. You will ha e no choice but to pay it if you don't make a partial payment before the 1st of the month. You can dispute it but you suffer a late penalty if you don't get the payment in by the next day, 1 day grace period. Then you get another surprise when you expect your final prorated payment to show up on your app or online. You'll be forced to pay a complete months rent or again suffer the late penalty for not getting the partial payment in by the next day...again a one day grace period. They made up damages to charge me for. They charged me for items that was already at the house when I moved into it. When I moved into the house it wasn't even clean. They charged me for lawn service, when my lawn service company had just came out two days before I moved. No matter what you do, they will keep the majority or all your deposit. They are quick to charge 125.00 for being a day late but takes forever to fix anything. Sink has been leaking over a week outside company has rescheduled 3 times.I have a nice clean home and these issues are frustrating. I have been with this company since July of 2019 and have truly had no issues. When I put in my maintenance requests, they called promptly after I put them in, scheduled someone to come out and responded in a timely manner to have the problem resolved. I received prompt calls from Robert to schedule a time for the technician to service the home. Robert was so friendly and polite when he made the calls and scheduled them as quickly as possible. They sent a technician named Gene, who was very courteous and completed the job quickly and explained to me what was being done and what the next steps would be to resolve the issue. I also received emails from Gwen, who by the way, is so awesome. I love the follow up emails to make sure everything was taken care of. The response time for the follow ups were very quick and she seemed so concerned on if the job was getting done. I love that kind of service. It only takes a few minutes to respond to someone when there is a problem, whether it can be resolved or not. I hope to continue enjoying my home and working with wonderful people like the 3 mentioned here to keep the home in great condition. Not only that, the process in getting the home was easy and very quick. I like the fact that they hold the home once you pay the charge to review the application and if you were not approved, then you receive that money back. The whole process from the application to the move in inspection was easy and great. I hope that the move out experience will be the same since I am reading some bad reviews on it. To current or future residents who plan to buy CoreLogic subscription to have rental payments reported to the credit bureaus. I paid to have my rental payments reported in the hopes it will increase my score by a few points. My reported payments had no affect on my credit score whatsoever. If you are looking into utilizing CoreLogic to help with credit store, it might not be worth it. It's best to use subscription money and perhaps pay an outstanding debt. Legit company but services can be somewhat misleading. Don't give your money away. read more

Do not rent from this company. All of these negative reviews have valid points. It is true that the utilities are paid along with rent and they do not have proof of the actual bills. My utility bills are the highest I have ever paid and I've lived in many places including the northeast. So, be warned there. In regards to the maintenance issues; those are also valid. I've had to issue several maintenance request. They even hide extra charges in your bill for maintenance requests. We left the place nicer than when we moved in and they gave us $450 back on a $1,710 deposit. Also, we had an appt for our move out inspection, they didn't show up, so we called and asked if they were still coming. They told us they had let themselves in earlier in the day and completed the move out. Are you kidding!!!! What if they "let themselves in" and one of us 3 female roommates were home and getting out of the shower!? Absolutely ridiculous. Moved into a home in August 2017. Discovered a leak in water line coming from the meter to the house. Contacted progress residential in August. The plumber repaired in September. The first bill for water was for the 15 days after we had been in the home. Total for this bill is $380.00. Contacted progress residential and conservice. Conservice bills residence for the utility used at the home. I was told I had to pay the bill by the progress residential property manager. The conservice phone agent I spoke with informed me that the total bill for that cycle was $855.23 (30 days). The plumber repaired the water line 11 days after the new billing cycle started. So, I should receive another bill for about $278.00 for those 11 days plus the water we used after the repair. I really think I am being taken advantage of by this organization. I have lived in this area and have had a water service in my name for 17 years. I have never had a water bill for greater than $100.00 during that time. You would think that evidence would be considered and they would give me a break since they had a broken water line. I have had many other problems with this company in the short time I have been renting, but this problem is ridiculous. BEWARE WHEN CONSIDERING RENTING FROM THIS COMPANY.
