They truly care about providing an excellent home experience for both owners and renters and lead conversations with empathy and listening; our key contact is responsive and takes action. It's also clear that they enjoy their work. We've met their maintenance team in person and they have helped us with identifying small items to fix to make our property more enjoyable for tenants along with doing more larger fixes when things have broken down.     Hiring Descansa PDX was the worst financial decision we have ever made in our lives. Working with…read morethem left us feeling embarrassed for ourselves and wondering how we could have been so stupid to hire them in the first place. For those who don't want to read the whole review, here is the summary: we trusted this company to manage our rental property in St. Johns for just under 2 years. During that time, they did nothing except let a tenant vape in our house to the point where our walls were covered in grease and allow her 3 dogs (none of which were on the lease) to urinate and defecate throughout the bedrooms. They were incapable of solving basic maintenance issues, and they (self-admittedly) allowed the tenant to deny them access to the unit. We hired this company at the end of 2023 to manage our 2 bed/1.5 bath townhouse. They placed a tenant shortly after, and everything seemed fine. We didn't hear much for the first year; we figured they were doing what we hired them to do - take care of our property. We started having issues after we never received the annual walk through. We were notified of and charged for an annual inspection in July 2025. However, the report never showed up in our owner's portal, even after reaching out for the results. At the same time, our neighbors reached out directly to us to complain of a strong dog poop smell coming from the backyard, and sent us pictures of a massive amount of dog poop that had obviously never been cleaned up. We reached out to Descansa and asked them rectify the issue immediately (we had verbally agreed to allow one pet in the unit; there were no pets annotated on the lease agreement). It took them 3 weeks to send the email to the tenants telling them to clean up the dog poop, but not before their office staff somehow mistook us for the tenants and sent us an email about it first... In early October, 2025 and we had an electrical issue on the exterior of the home. Descansa proved incapable of being useful in this situation too. Luckily, our family in the area works with an electrician on a daily basis and was able to get to our property to take care of it. While they were there, our family member learned there were 3 dogs in the house, and told us the inside was effectively destroyed by pets. We finally received the annual inspection report from July, 2025 in October. The report (which was a scanned copy of a wet piece of paper) had an inspection item called "Pet Friendly?", where the inspector annotated "DOGS ON PREMISE." In other words, they new this tenant was in violation of the lease and did nothing about it. They also failed to mention the fact that these dogs had been trapped upstairs by the tenant and had been urinating and defecating in the bedrooms (probably since they moved in). We decided (stupidly) to give this company another chance and allow them to work through the issues. In addition to everything listed above, they also failed to perform basic requested maintenance, such as replace a microwave. Come to find out, it's because the tenant was not allowing them in the property after the required notice in the lease... and they rolled over and allowed that to happen multiple times without ever telling us. We fired them in early 2026. We hired a new property management company who attempted to assume responsibilities from them, but after learning how poorly this property was managed, our new company refused to take control until the current lease expired and the tenant moved out. My husband and I had take over for the last 3 months of the lease. Descansa's CEO Kate Simer exchanged emails with us several times in the lead up to us terminating our agreement with them. Here are a few direct quotes: - "Multiple appointments were scheduled and rescheduled due to (tenant) canceling or refusing access." Refusing access to the unit was a direct violation of the lease. They never documented or alerted us to any of these issues. - "What made this situation more complex was the combination of restricted maintenance access, escalating tension with the tenant, and growing strain in communication overall." Again, how could access be restricted and not annotated as a lease violation? The "growing strain" in communication was caused by Descansa's inability to communicate and their 2-3 week email response time. - "We were not aware there were more than two dogs in the home." Clear sign of their ineptitude given their "inspection" that they performed. Also, we agreed to only allow one pet in the home. This saga ended with about $20k in repair expenses as my husband and I flew across the country to tear out all flooring in the unit, wash the walls clean of vape residue, scrub dog feces off the baseboards, roll the urine-soaked subfloors with Kilz primer in an attempt to neutralize the staggering smell, and shovel ~2 years worth of dog poop out of the backyard (that was never taken of). They just let people show up un announced at any given time so if you have kids deffinitly don't rent from them because youll wake up at 5am to a crane setting roofing on your roof waking up both your kids because they decided that was okay. Again. With zero notice. .They just do what ever they want when ever they want to with ZERO regard for you. They have no respect and then they will also try and keep every single penny that you gave them for a deposit. As it states on their website If you pay a cleaning fee in the beginning you will not be charged again for the cleaning fee at the end of move out (APPARENTLY THATS A LIE) which tbh i fully expected them to try and pull some shady crap so I went ahead and paid a professional company $650 for a move out clean. Everything in that house was spotless and they're still trying to charge me $750 for "excessive dirt" which is funny because that place was literally spotless I have the receipts, pictures, and even video proof. They cannot and will not provide me with pictures of this supposed "excessive dirt" theyalso stated that after a 3 year lease mind you that there was apparently excessive "paint dammage" which i know for a fact is not true because again, pictures, videos that I took before leaving the keys on the counter as I walked out for the last time. They also can't provide picture evidence of this apparent "excessive paint dammage" they then tried to call me and tell methey were willing to give me $700 of my $3200 dollar deposit back instead of the $200 and something they originally stated was the case. Our attorney is putting the case together now and they will be dealing with him shortly. But to save yourself from the extreme headache and stress that they will cause you. Just run the other way. Rent from anyone else. They're hands down theworst managment company I've ever rented from. Im glad to have finally bought a home so I no longer have to deal with places like this. They're just here to rob you. So RUN. Tmg is great though! I had nothing but great experiences with tmg.

Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.

Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

I've been renting the house out for the last 13 years and Portland Property Management along with the owner Matt, has been really great. They've helped me find good deals on contractors for upkeep of the house and they've done great background checks to find good tenants for the property. I would never rent to strangers that I found on craigslist or something like that. Professional background checks are necessary to find good tenants. Also, they have been great about keeping good clean records and accounting for all the 13 years of rental income and expenses... There's no way I could keep track of all that because I'm terrible with accounting and organizing financial data.

    They took over a slumlord rental I had been in for more than 10yrs (owner paid $19k back in 2001 &…read morehad done very very little renovation / maintenance, only fixing things that put it in hard code violation). PPM did absolutely nothing to improve the conditions of the deteriorating home when they came on or after, only raised the rent multiple times & changed where the check was mailed / deposited. They did 1 single walkthrough to "check caulking" around the house. 2yrs later when it was time to move out after paying timely for 12+yrs, they not only kept 100% of the deposit, but claimed a seemingly arbitrary number of additional debt that was more than 1/2 above the price of rent. Absolutely fraudulent. Thankfully I own a home now, but it damaged credit / renting reports for one of my housemates who paid faithfully until he moved out 2yrs before I released the property. They're clearly about racking up properties, not about being invested in the spaces they are responsible for. The housemate is looking into litigation against them now for damages. Any company that just collects properties to collect on is going to have quality control failure. This is yet another, but with the possibility of intentional fraud.
