Avoid this company. I hired them to manage 4 rent houses. I fired them for 3 reasons- 1 They failed to rent a property for 4 months. They don't even post a FOR RENT sign on the property! My new management had it rented within 30 days. 2. They failed to rent another property for 3 months and I discovered that it's staging was awful. There were cut limbs and trash in the front yard at the house entry and junk piles in the back yard. It took 2 complaints and a couple of weeks to get them to clean it up. 3. They failed to sell another property until the listing contract ran out. I found out there were very few showings. It is relisted, with a sign and more aggressive marketing now. I don't have enough words to compliment the people from this company. Jessica and Jerry have been managing my property from leasing to selling. They handled my tough tenant situation perfectly. I had a trouble tenant that I brought in from other screening company and they ended up giving me a hard time. Property Care took over and dealt with them. They kicked them out quickly. Their repair and maintenance fees are extremely reasonable if not cheap. They saved me a lot of money. My house sold the second days on the market listed by Jerry. Worst property management company possible. They disregarded water intrusions causing extensive damage to the residence which I'm certain will NOT be fixed for the next tenant. Furthermore, they do not respond to emails and they do not answer phone calls. The property I rented was worth MAYBE $500 a month based on the severity of the issues within the residence. Do not rent from them but certainly do not rent from RICHARD ALLEN. There are property maintenance limits not to exceed $300 for Loch Bruceray. With that being said, there's thousands of dollars of water damage within the property. Water leaking above master shower and master toilet room. Water comes in from the back door and the wind will push it open if it is not locked. Same with the garage door. One of the secondary bedrooms doorknobs does not latch. The guest bathroom will latch maybe 1/5 times. Not to mention the continuous emergency services sirens going at all hours of the night, gun shots close by nearly every night and when a storm rolls through, expect to lose power for about 4 days if not more. This property was one after another with extensive damage and definitely should not maintain and certification of habitability. I cooperated with the vendors only for property care to attempt to intimidate me by saying I had cancelled. Unfortunately for them, I have every text chain from every vendor to reach out. When I sent the proof, no reply. Not surprising at all. Overall 0/10 for property care for not caring for this property and 0/10 for the home owner, Richard Allen. They could do better, but they don't care to. I'm in the same industry and for me to have nothing positive about this company says a lot. To the extent that property care is now known as slumlords when it comes to our sector of the industry. I wouldn't be surprised if they went through an entire rebranding or went bankrupt. Whichever comes first. Terrible company, terrible employees and absolutely terrible homeowners. There were 3 or 4 vendors that were actually good, the rest were unprofessional, not knowledgeable about home repairs and repeatedly told myself and my spouse that property care will not fix anything and never does. read more

This property management company is the worst management company that I have ever worked with and I am ready to submit it to the BBB complaint system as well. They are lacking the basic integrity in the management role from taking care of my tenants to taking care of my investment and that is all under the veil of pretense of the best service until you dig deeper under the surface. Propertycare is NOT what they do. Any repairs that needed to be done were run by the same crew that is ripping you off charging almost double what I can find on the market for any repairs (this is verified). They would do repairs of the same kind almost every month, so I became suspicious and wondered if anything has being repaired at all.When called upon their wrongdoing they were defensive and insulting. There has never been a contact person to talk to who knows what is going on. I guess nobody wanted to take responsibility, but they assured me they have a licensed broker who's vouching for their (wrong)doing. Mostly nothing was done, so I had to take care of maintaining my property by myself while having these unprofessionals for my management team. I fell ashamed that I put my tenants and investment in their hands ever. The last straw was that just before our contract termination (reading:we were still under the contract) -tenants in one unit were complaining that the water heater broke and management refused to do anything by saying that unit needed the new water heater because their "experienced" crew told them so long time ago. They said that I need $1,500 for the replacement of the water heater without sending anyone to verify. I called my plumber and everything was done in a few hours for $300 and as I thought there was no need for the new water heater at all. I put this story in here because it clearly illustrates the quality of this company. Good luck if you go with them. I will make sure to spread the truth about my experience with them. read more

Prior to applying to lease a property on Lost Spring Drive in Houston, TX, we asked (twice) whether the property had ever flooded. We were told by PropertyCare, unambiguously, no. The house had never flooded. Not even during Harvey. Paid our $90 application fee ($45 for two people). Approved and were sent the lease to sign the same day. The lease also included the now legally required "ADDENDUM REGARDING RENTAL FLOOD DISCLOSURE" which states that the house is not located on a flood plain and has not flooded within the last 5 years. Signed and dated by the landowner. So far so good. Still had a bad feeling about it, especially given that the house is situated about 0.25 miles from a major water resevoir. So I decided to go to the neighborhood and knock on some doors to ask about flooding. Man, am I glad that I did. Three different neighbors all confirmed that a) the house we were due to lease had flooded MULTIPLE times in the last 5 years, and that b) during harvey there were SEVERAL FEET of water in the house. And apparently the owners of the house right next to it went bankrupt due to a lack of flood insurance. Now, is it possible that the landowner lied to PropertyCare about this flooding? Certainly. And I would have been willing to let this slide, except that PropertyCare has refused to refund our application fees, OR acknowledge any wrongdoing on their part, OR respond to our emails at all after several days. And they are STILL sending us daily spam emails via Docusign reminding us to sign the lease, even after we told them we were no longer interested. Run, do not walk, away from this company. We dodged a bullet. read more

This management firm is so bad that it cannot get anyone to rent a unit in the apartment complex. The common area (hallways) is filthy! The place smells horrendous--dead roaches and in the hallway. There is nothing charming about this space, yet the company wants to compete with other apartments that offer much more--basic cleanliness. They do not care if you are elderly, have memory problems, nothing. Everything is electronic, taking any kind of personal touch out of every interaction. We have been residing at this residence for approximately 3 years (June 1st) now and the level of service & tenant care has rapidly declined.  We have put in a work order for a total of 9 times for the same exact issue, the air conditioner.  The most recent request was approximately 3 weeks ago, after hours of heat inside of a 2 story home.  The technician came into the home looked over the air conditioner and thermostat and advised we would need a thermostat.  We explained that thermostat was replaced approximately a month prior.  While the technician was at the home he was caught red handed taking pictures inside of my daughter's bedroom, when asked what was he doing he hastily exclaimed, " I am taking pictures of the thermostat" which happens to be around the corner and down a long hall.  No where near where he snapping photos, we found that to be extremely odd.  Here we are, 3 weeks later and we are having to put in another service request for the air conditioner because it has gone out again.  The temperature in the home has gotten up to 86 degrees.  We placed the original order at 7am Wednesday May 26, 2021 and did not receive and response.  Called to check the status at approximately 3pm, Lily explained she has sent the order over.  Placed another request at 7am Thursday May 27, 2021 and have not received a response as of yet.   I was able to call and speak with Lily over the phone and she advised she has received the request and emailed it over.  There is no sense of urgency, there is drive to have consistent level of customer/tenant care across the board.  My expectations are not being be met as a tenant of the Property Care LLC. Had this manage my rental property in Houston. As the owner of a management company in another state, I have a realistic expectation of what a management company can and should do. My experience with this company was awful. The highlights: -double-charging commissions; -billed almost monthly for repairs without explanation or backing work orders or tenant communications. The backup? Home Depot receipts, mostly. Remarkably, those never-ending repairs fairly are up all of the rental income! -no substantive responses to questions about expenses, emails ignored. -tenant management or rent adjustments to market? Nah, that would require actual effort. Fired as my manager and surprise! Actual photos of my property from the new manager. Increased income and- wow- actual rental income! I can only wonder what other clients are keeping all of Jerry's vendors busy now with a gravy train of expensive and questionable repairs. Considering a property manager? I recently moved into one of Propertycare care units after one day came to find out the place is infested with cockroaches living in the oven, wall sockets and refrigerator.....the issues is so bad that the exterminator had to take the refrigerator out of the unit, he stated to have the landlord replace the stove not only is it infested with roaches but it's leaking gas fumes.....when I sent pictures to Propertycare of the infestation of roaches they stated OMG! We didn't know it was so bad....HMMM!!! I had everyday and still calling Propertycare to handle the issue....Propertycare stated they can remove the stove but they will not replace it......So let me get this straight you won't replace the infested health hazard gas leaking stove which should have replaced before calling this place suitable for live .....NO.....OMG!!!!!!!!!!..Did I just sign a lease with a Slum Lord. read more
