As noted before my perspective is that of an owner. Prospectors continues to do an good job. Issues with the property are taken care of in a prompt manner. If its something over $200 dollars you get a call and/or an email. The rent is paid on time and they they return phone calls and emails in a prompt manner. The newer system they have in place send a monthly email detailing any expenses etc plus the rent paid and images of receipts for work done which is a real time saver come tax time. They have managed our property for almost a decade now and that alone says alot. read more

Maintenance requests go ignored, properties fall into disrepair, all the while emails and phone calls go unreturned. Both homeowners and tenants should proceed with caution. Expect unexplained and frivolous charges on your account. On the rare occasion someone does answer the phone, you'll be met with deflection and zero accountability for their failures. Homeowners: Do your due diligence before signing with this company. They will expose you to potential treble damages in court by fabricating false justifications for withholding security deposits. Prospectors changed ownership about a year ago and there's a drastic difference in how they do business! I didn't previously write a review but it would've been 1-star. Before Cam; I would have rated this place ZERO stars!!! I thought this was a horrible decision renting from PPM. My husband and I was almost to the point of legal action because the renting experience with the other property manager was an absolute NIGHTMARE! But then we met Cam. You'll notice most of the positive reviews are from owners for this company because I'm sure they pay the owners on time, but the reality is they provide poor customer service to the tenants. As someone who was a potential tenant, I found them hard to get a hold of and their application process laborious and not efficient. The worst business I have come across in a long time. I am in the customer services industry so I know what it takes to make sure the customer walks away happy. They are rude and incompetent! We inherited a property and unfortunately we inherited this property management company. It has taken them weeks to provide us documentation that we need for our CPA and they still cannot get it right. I so desperately wanted to pay the balance they needed to return the deposit to the vacated tenants to rid this company from my life but to date they still cannot get it right. I am very happy with Prospector Property Management. I can't help but noticed all the negative reviews from people about Prospector. My experience with them has been excellent. I bought my first property, a condo, with tenants already in place and the property was managed by Prospector. I dreaded the thought of being a landlord but Prospector handled everything (service call, collecting money, auto deposit into my account). I did not have to do anything and it was great. I bought a second condo, they screened the tenants and and submitted the most eligible applicants from my approval. This tenant is even better, nearly six years of renting, always pay on time and not a single complaint from them. I couldn't have own rentals without Prospector. I was truly disappointed working with this company, as I had been recommended to them by a close family friend who works directly with this management company professionally. Our experience with this business involved little and poor communication on their part, and we did not view one property in over 2 months of working with this company. This was not due to lack of availability on our part. In the end we chose to go with HMS/Cal West in San Jose, who we signed a lease with in less than a week, and couldn't be happier. Maybe it was due to Prospectors being busy at the time we tried to work with them, however be prepared to have to lead the communication with their team and wait long intervals for responses. Wow Bradley, the fact that you felt the need to comment back to this in such an unprofessional manner is exactly why you receive bad reviews on yelp. Maybe instead of taking the time to respond back and air personal information (which is definitely illegal as applications are confidential) about every comment, you should direct that energy towards better customer service and interaction. At the end of June the electricity in the apartment my girlfriend and I were staying at went out. After a Visit from PG&E and an Electrician, the diagnosis was re-wiring which subsequently meant tearing down the wall we share with the neighbor who has a completely different property owner. You can see how this is a problem. At this point it is obviously easier for us to move. Because of my schedule....Sarah dealt only with my girlfriend who had to relay all my concerns. Still found us a place that we like in a city we love and did so under unreasonable requests that we were making. (Very agressive and pressuring as we were currently living without electricity) The after move in process remains seamless and efficient with all of the deficiencies in the house prior to move in being corrected in what I beleive to be a timely enough manner. Despite their negative reviews, I would recommend Prospectors for anyone moving to the area for sure, and specifically if your are looking to move quickly, like within 2 weeks. read more

I have been renting a property managed by Prospectors for 3 years now. I have had no issues whatsoever. The property I rent is old and in need of some updating but that is not the fault of the property company. Is it a slum? By no means! Some of these comments blame the management company when it's the property owner who is at fault. Working in a field with clients from all walks of life, I have come to learn that there are people who will not be happy about anything. They will find SOMETHING to be upset about in every situation and it will be all your fault. Also, many people start out with attitude and a demanding personality and that sets the tone for any future contact. It also causes the person being spoken to to take on a defensive-often thought of as rude or unhelpful-demeanor. So, I can easily assume that some of these commenters are likely high maintenance, already angry or start conversations with a negative attitude or tone themselves and received the same back. read more

The employees are very inconsistent, saying one thing one day and then something else the next. Accusatory attitude and judgmental toward my family and I about our application. I rented out my home in South San Jose to rent in Morgan Hill for a relocation and wouldn't trust them to manage my property and really should have never rented with them as the management company. Follow up to Bradley's response to one of several negative reviews on his property management company: The owner had to be the responsible party since Prospectors staff were too unprofessional to do so. There was no back rent or penalties since a 30 day notice WAS provided. All deposits that Prospectors refused to return were also paid back, as the house was returned cleaner than when I had moved in. These people are plain evil! They will make it happen to move you in. Ones your in they take for ever to get back. I can say Scam sometimes,They need to install camaras out in the front of their door they will claim if you drop rent even if is been years the same way one(droping it on the mail slot) When they want you out they will claim you never took the rent and they will charge late fees and interest even if you have the record with you! We rented from Prospectors 2017-2018 and our experience was TERRIBLE!! Sarah helped us get the apartment and SHE IS A MASSIVE C...!!! Even the owner has a stick up her butt. They must be VERY miserable in their own lives that they take it out on hard working people. We took photos after we first moved in because they promised the apartment would be fixed before we moved in and they didn't. Then they tried to blame every thing that went wrong with the apartment on us and tried making us pay out of pocket. These women have NO HEARTS. It isn't worth being treated like crap by these "people". I believe in karma and I hope she gets to them. Oh and when we got mold in our apartment due to no bathroom fan or window, they told us we had to remove it ourselves which caused me to go to the ER!! read more

I had a great experience with Prospectors about 2 weeks ago. I had just moved in to my new apartment and realized that I had locked myself out and lost my keys. After tracing over my steps a couple of times I was at a loss and it was Saturday. I called a couple of Lock Smiths. They were kind of vague on their pricing and they wanted to replace all three locks which would have cost about $200. I called the Prospectors emergency phone number and they responded in about 20 minutes by agreeing to meet me with spare keys. As property owners, that retained this company to manage our investment home, all I can say is "Buyer Beware!" From our perspective, Brad and his team mismanaged our property from day one, costing us over $18K in lost rental income. They made little to no effort in marketing the property, and produced very few rental candidates that met our renter qualification requirements. Eventually we accepted tenants who fell short of our requirements; after 6 months of our home being on the market. Brad and his team made no attempts to rectify problems or address our concerns. Brad's email communication to us, after we had entered into a management contract with PPM - where we tried to address our concerns - was nothing short of combative and rude. If you are a property owner, who is looking to place trust in a management company with one of your more expensive assets, my recommendation to you is: do your research! I like my apartment, but I absolutely can't stand this property management company. They are simply unprofessional. Here's an example. They did not give me a mailbox key to my place the day I signed the lease. After I informed them that I did not receive a mailbox key, they told me I had to get it myself. Absolutely ridiculous. They rent a place and do not furnish a key to the mailbox automatically!?! I had to go down to the post office, wait in line for an hour, and pay $45 in order to get a key. The other infuriating nightmare of dealing with this company is that they simply don't answer the phone. Want to check the accuracy of this review? Call them and see if anyone ever answers the phone. Good luck on that. If you are trying to list a property for rent through these guys, keep this in mind, your prospective tenants will have to view your property at Prospectors' convenience. It was like pulling teeth for me to get somebody to actually show me the apartment I wanted to view. When I finally got an appointment to view the apartment was interested in, I drove out to the place and their agent didn't show up. She had called me earlier that day to check if I was still going to make our appointment, but I was at work and couldn't call her back. So she just decided not to show up for the appointment. I went earlier today to see a house off of Monterey in San Jose. Sara, the real estate woman, as very rude and wouldn't even introduce herself to me. I had to call her office and get her name. She acted as if she didn't even want to help us out in renting the home and was very standoffish. I felt very unwelcome and hurried. The house wasn't even that great to begin with. I asked about the plumbling and proceeded to turn on the shower, the faucet was leaking. The conditions of the house were in bad shape also. She didn't even want to take my paperwork that I filled out. She was very rude in telling me that I had to go to her office and drop off the papers there. And I felt that she was being bias towards me because other people were there that were of another race and she was only unpleasant to me. The whole experience was horrible. If I could give 0 stars, I would!!!!!!!!!! My husband and I purchased a home that shares a fence line with one of their properties. After two weeks of calling and reporting issues (code violations) on the property, they never even responded to us. One call I was even told to just keep calling back...like I have time for that. The job of a property management company is just that, to manage the property and mediate for the property owner. In this case they have failed to do either. I am sadly disappointed in their actions, and am amazed that they have been in business as long as they have. We had squirrels in our roof for over a month and had to threaten to seek legal counsel for them to get rid of them, I went a month without being able to sleep through the night and due to the noise in the ceiling, it was, if your paying rent for 7 yrs you would think they would make sure the place was live able. WORST COMPANY EVER! I would visit the office and get receipts monthly showing that I was not late on my payments but they would still try to charge $190.00 late fee's! If you need work done to the home their hire shoddy repair ppl that have actually stolen items from my home. Save yourselves the issues DO NOT RENT any of their listings! When I complained to landlord about Prospectors feloniously charging late fee's when I used to go to the office and obtain written receipts from staffers to PROVE I was never late, they evicted me from my home.
