Agents are not allowed to publish "city park " photos that are not "HOA" parks for private use, and adding landscape and grass to a bare yard are also apparently considered off-limits with Metrolist, even with actual and stage-labeled pics in succession! Todds Foto folks took all these photos for us at their choice, and we had to remove those mentioned after receiving a warning from Metrolist. Our MLS says you can stage, but not enhance your photos :-) Lesson learned!

If its something over $200 dollars you get a call and/or an email. The rent is paid on time and they they return phone calls and emails in a prompt manner. The newer system they have in place send a monthly email detailing any expenses etc plus the rent paid and images of receipts for work done which is a real time saver come tax time. They have managed our property for almost a decade now and that alone says alot.

Turns out Vicki not only has experience handling disputes with the county, she has family members who worked for the county assessor's office (so she knows how things work). Vicki was prepared to provide an appraisal quickly and affordably, but after reviewing my situation she advised that while the county's assessment was sloppily done, the impact on my tax bill (what I ultimately cared about) was unlikely to improve (for reasons too complex to go into here). I was grateful and impressed with Vicki's knowledge, efficiency, and honesty. She could easily have convinced me to pursue and appraisal, but advised me not to. Now I can rest easy that my tax bills are fair, which I consider a win.
