    Worst Title and Escrow experience I've ever had in over 20 years and a dozen+ real estate…read moretransactions. Compared to the many deals I had done on houses, condos, land involving financing, FHA, multi-state and multi-party ownership interests, even foreign deals, this was as simple as it could be: this was unimproved raw land owned outright for sale. As simple as could be. First Yosemite inappropriately asked my wife to sign a waiver of ownership interest in a property that was my separate property, predated my marriage and was also in prenuptial papers and was also listed by the county officially as my separate property. This is significant because the property was protected by Prop 13 tax status. The deal was contingent on a perc test and any strange ownership documents that are unnecessary might endanger the prop 13 protected status which could have raised my taxes thousands of dollars. Eventually I talked to Yosemite's manager David and he confirmed that his underlings were wrong and my wife did not have to sign anything. This gave me red flags. Other local title companies warned me about dealing with Yosemite, but the deal was underway. I told David I would let this go but I warned him no more mistakes. He promised no more mistakes. The deal was septic test contingent, standard for raw land. I am diligent so I contacted the septic design company the buyer had chosen and got their info and the estimate and sent it to Yosemite title as well as communicated that I would be paying for half of the cost of the septic study up to $1200 and that it would be paid through the proceeds. As the deal got extended due to delays the buyer agreed to waive the results of the test but still wanted it done and I still agreed to pay my half. This was all communicated with extensive email chains to the escrow company. On the closing documents I signed with the notary there was a debit that was labeled for septic, it was my understanding the escrow company would pay my share of the septic study cost to the septic company. The deal ends and a few weeks later I get an overdue bill from the septic company demanding $1200. I immediately called the escrow company and asked what happened. They claimed on their "final" closing documents they had the $1200 listed as a credit from me to the buyer. This was NOT what was on MY documents. They tried telling me I only had estimated closing documents and that sometimes changes occurred, but the amount didn't change, but they did change where the money was going and I had assumed from the documents they had me sign they would pay the septic company. There aren't many septic companies in this area and I didn't want to get a bad reputation for being a deadbeat especially since this wasn't my fault especially as I had more business to conduct and may have to hire the same septic company again for another land deal. I was furious and wanted answers. Beth was not helpful, she couldn't initially explain the change on the closing documents after I had signed them. I spoke with the owner Lisa who told me David would call me back. Later guess who called me? Beth. She told me that the buyer's agent had asked them to change the payment to a buyer's credit and they did it without asking me even though it was MY MONEY they were redirecting. I told Beth I didn't want to talk to her and that Lisa had told me David would be calling me. Apparently Beth had found out I had called her boss Lisa and decided to call me first, probably to try and cover her actions. I told Beth to transfer me to David. She put me on hold and the line disconnected... I called back and had the receptionist transfer me to David. David could not explain Beth's behavior. I told him they damaged my relationship with the septic company but he refused to refund my title and escrow fees despite their multiple mistakes that cost me precious time. What's the point of hiring Yosemite if I have to spend hours researching info and fixing their mistakes? Run, don't walk from Yosemite. If your buyer/seller tries to use them DEMAND A CHANGE.

The woman who answered the phone had an attitude from the start and didn't even attempt to answer my questions. She made things more confusing than they were before I called. If this is how they treat people seeking assistance, I can't imagine what the rest of the experience is like. Extremely disappointed and won't be reaching out again

Other realtors showed us garbage properties, the ones that had been on the market for months and months, because nobody wanted to purchase them. I have high expectations of people, and it is rare when my expectations are met. That is the reason why I have given few Yelp reviews. Michelle EXCEEDED my expectations. My review will sound unbelievable, but I assure you, it is 100% true. After months of frustration, I decided to contact a high producer. Michelle marketed herself well, so I gave her a call on a Friday evening. I explained to her what I was looking for, and what I was NOT looking for. Michelle agreed to meet with us the next morning. Long story short, Within an hour after meeting Michelle in person, and seeing the home Michelle showed us, we were making an offer to purchase. The next week was nerve wracking. There was a competitive offer on this property. Michelle positioned us so that we were chosen over the other offer. Fast forward to today.... We received the keys on the property this weekend and after 3 days here, we could not be happier. Why? 10 Year Old Home, owed by an executive that NEVER LIVED HERE. As my wife says, we got a brand new home! Inspections were a breeze. There were only a few cracked shingles on the ridge of the roof, and Michelle not only made sure they were repaired, but she convinced the seller to pay for UPGRADES on the roof. The other issues were laughable...like a loose porch tile, but Michelle made sure even these type of minor things were repaired, and paid for by the seller. You won't believe this. When the home was shown, it had beautiful furniture inside. Much nicer furniture than I could afford. Michelle and my wife both thought the home had been staged. I asked for all the furniture. Michelle said she would see what she could do. After a week of conversation between agents, the seller agreed to include ALL OF THE FURNITURE! When I said I have high expectations, I was not kidding. Not only did we get a great house, but Michelle was very clear that if we need ANYTHING, to make sure we give her a call. I've spent the time writing this long review because frankly, Michelle deserves it. We got everything we asked for, and even things we did not ask for. Michelle EXCEEDED our expectations in every way. Give Michelle a call as GREAT REALTORS are rare. You won't be disappointed.

    Step Up manages three houses for me, and is always responsive to requests from tenants and repairs…read morethat have been requested. Darlene is very professional, (and Faith, too)! Most of the negative comments are from renters - so take that with a grain of salt. Step Up handles service requests promptly, and usually gives me a few options. As an owner, I like having long-term and happy tenants, and from my side of things Step Up shares this goal. But sometimes people need someone to blame for their own troubles (as a recent tenant did), and a 'management company' can be a convenient punching bag. Step Up even helped with a frivolous lawsuit from a disgruntled tenant (who had trashed a house, dog feces and garbage left behind, holes in the wall, partially painted rooms, and even a burned wooden deck!) who was unhappy with the deposit 'cleaning' charge. So Darlene and Faith put up with a lot! I appreciate them immensely and will continue to use Step up for my property management needs.

It was a difficult home sale situation and Ed handled head-on, exceeding my expectations. I researched the area prospects and interviewed six realtors that I picked or were recommended to me. If you want an agency to list your home on a website and social media and forget about you there is a realtor for that. If you want a large team of folks to handle your home sale, there are agencies for that. If you want an agent actively focused on selling your home, call Ed Rector. I met with Ed and immediately I sensed a likable energy and strength. He showed an interest in seeing the entire home top to bottom and inside out. None of the other realtors expressed an interest in anything beyond the homes obvious beauty and all others politely dismissed my invitation to investigate the home other than a quick walk through. Ed followed me around the house looking at everything. He cared about knowing the home, not about cob webs in his hair, mud on his shoes and stickers on his pants. Some agents skillfully took shots at other agents or agencies except for Ed, he stood clearly on his own merits. One the realtors that I had strong consideration for stated 'I saw Ed leaving as I was driving up. If you don't pick him I hope you pick me'. Ed is known among his peers with respect. Regarding the sale, Ed took on the difficult strained relationship were the two parties, myself included, were not speaking to each other and he handled and adjusted to each of our needs with respect though out the sale. He showed the home 19+ times, sold it within a month in the asked price range. Strength, honesty, respect and performance are just some of the good qualities possessed by Ed Rector. I feel blessed to have crossed paths with Ed Rector.
