The absolute worst experience ever. The closing process began 3 months ago and I am still no closer to receiving approval on my loan. I have excellent credit, I own my current home outright, I have no debt other than my current property taxes which amount to a small fraction of the money that I have in all of my accounts and yet I am still getting the runaround from Belinda Evans and Cyndi Jamnik. I am retired so I do not have a large income and fortunately don't have to rely on one. I have more than enough assets to last me more than my lifetime and then some. I keep getting hit up for what they term "retirement income". They want to see x amount of dollars coming from pensions and iras. I don't have a pension and my ira is not sufficient enough to provide the dollar amount (which has changed 4 times) that they are asking for. Cyndi suggested that I have my stockbroker deposit a large amount of money into my ira. Totally illegal !! I am RETIRED. I can no longer add to my ira. Shouldn't she know this??? It is a rudimentary fact. I,too, was duped into using Pulte. I was guaranteed $6000 off of my closing costs ( from Pulte Homes ) by using them. My loan is back in underwriting for the 3rd time. In the meantime, I am positive that interest rates are on the rise and I am still dealing with these IDIOTS. Whatever you do, STAY AWAY from this unethical group. read more

If you need a VA loan, go to a provider that has proven experience. The 2 % offered is the only way they get business. They are unprofessional, no urgency and poor communication. We were given March 11 as our close date and we ended up closing April 22! If we did not call repeatedly, we still would be waiting. I wish I would've read the reviews. I'm so disappointed that I am not the only person going through this. I was supposed to close today and of course they call me yesterday in the afternoon asking me to send pay stubs and sign tax forms!!!!!! I have a lot of issues with this company. From the assistant Wendy Ryland RUNNING MY CREDIT WITHOUT NOTIFYING THE LENDER NOR MYSELF!!!! I found out checking my email and getting notified by credit karma that someone ran my credit. I had talk a few days before with the lender setting a day to run my credit bc I was going to pay off one of my credit cards. He had to apologize for the inconvenience. Also at the beginning of this process I started off with Alex in December then it moved to DeShaun and a week before my closing we found out he doesn't even work there anymore and no one notified me. We had to call the assistant, Wendy to find out why wasn't he returning my emails or phone calls and she casually said " oh yeah he doesn't work here anymore " like HELLO THIS IS IMPORTANT INFORMATION I NEED TO KNOW IMMEDIATELY!!! Also right now they're notifying me they didn't received the signed forms I send yesterday! I literally forward them the email I had send YESTERDAY!!!! I wish I can just pull out and get another lender. I'm a nurse, I work in the hospital. My time is valuable and I can't be wasting my time with these people anymore. read more

After reading the Yelp reviews I almost passed on engaging with Pulte Mortgage. My bank of 20 years suggested I apply as the incentives were something they could not offer. Great experience - smooth closing in less than 4 weeks. One recommendation I will make is to label all your documents exactly as they ask for them - Item #1 W2, Item #2 Tax Return, etc etc as I think that helped the loan processor. They tell you they'll do a "soft check" of your credit but then they do a hard hit. Don't fall for it...

I was offered an incentive to apply with Pulte Mortgage. I started the application process 1/13/2020. The loan consultant went over mine and my co-borrower's employment income and employment history before submission of the application. It took 3 weeks to get a response from underwriting. Side note: The only way I got the response was by requesting a manager. The U/W denied the loan based on my co-borrower's income. Well it turned out they were miscalculating the number of months divided by the year to date earnings (that took an additional week). Once that issue was resolved I was issued a Notice of Conditions Approval Letter (this letter forfeits your earnest money, if you see things going south with Pulte Mortgage pull out the deal before they issue the letter). Anyhow, I submitted all the documentation requested plus more. All documents were cleared after 2 weeks. The loan consultant and loan processor assured me that we would close on time and that they did not foresee any issues. Well March 5, 2020 (5 days before closing) Pulte requested prior W2 forms for my co-borrower. What! They were advised he did not work prior to his current job at the beginning of the process. They said ok and requested education history. I provided education history. Per FHA brief guidelines, "if borrower does not meet 24 month "employment" , evidence supporting enrollment in school or the military during the most recent full two years", can be used. Therefore, I provided them with evidence documenting at least two full years. Then I emailed them and advised I actually have 4 years of education history if they need it. Pulte turned around and stated that the documents will not suffice they have to require "work" history from 2013 to 2014. Now, I'm not the smartest person in the world but they went from school docs to 2013 to 2014 job docs. What was the point in them asking me to get school transcripts? Well at that point i was so done with Pulte because now we are two days before closing. I had to request to speak to the President & CEO in order for management to actually look over my file. Of course they did not pass along the message to the President. They claimed they will review my file. Well the VP's called me and advised they reviewed my file (this was the day after closing) and stated, "FHA determined that obtaining a GED prior to employment does not meet education requirements. Therefore, we decided to deny the loan because we do not have a loan program that meets your needs." Did Pulte just seriously insult my intelligence. First, they waited 60 days to verify something that should have been verified before my app was submitted to underwriting. Second, FHA only sets basic policies for lenders to use as a guideline when making sure they process their loan correctly. "FHA DOES NOT MAKE BUSINESS DECISIONS FOR LENDERS". If that's the case then all lenders pretty much work for FHA. Third, Pulte just made a bias decision basically saying in so many words that GED education was not good enough for their loans and blamed it on FHA. Fourth, there is no where in the FHA handbook which states a "specific level" of education has to be met. It only addresses school. And last but not least, obtaining a GED prior to employment is considered an increase in income due to the fact 9 out of 10 jobs require you to at least have a GED as an education requirement to work for that company. In other words the increase in income just went from 0 to whatever the hourly pay is. Really Pulte!!! Are you all that unethical and think people have no sense of education. Wow! read more

An unmitigated complete trainwreck of a dumpster fire. Whatever you do go local. These people havent a clue. 1st off they lure you in with a 9k closing cost option only for it to be less when your loan is figured out. Secondly they're arent buttoned up to save their life. 1st call for a 35 min interview was 10 mins late & at the end it was oh sorry I'm not the right person for you I have to get you to someone else theyll call you by the end of the business day. 3 days later ugh another 10 min late call to hand me to a processor to make an appt 7 days in advance. Processor blew off that call blaming it on a time zone issue. Even if that was true she was still off an hour & a half. Then she sends me the online homebuyer class to take saying this will really help my metrics. Nobody cares about your metrics. Then I got an email meant to go to someone else. Then a call saying my ratios are off with numbers that dont even exist. Now I'm hearing horror stories from friends dealing with the same company about missed paperwork....missed dates etc & when I ask my salesperson about it he says quote let's just say I'm not unhappy when some ppl dont get into the home they want. Enough already. Stay away at all costs cause theres plenty of local people willing to help you that u can reach at a moments notice. This place is epic bad read more

I blame myself. I was warned and should have followed my gut. The processor and loan agent are the stereotypical shady people like used car sales people. Just an awful experience! Appears to be incompetent management. Submitted information 3-4 times. Always, moving the goal line! You get them information Stat, but, they require hours, days, weeks to get back to you. Just when you are lead to believe everything is complete, at the 11 hour they find something else required. In my opinion people are poorly trained and not capable of really performing their function. This is especially true if you have anything that doesn't fit into their box. Most disgusting experience in my life. I have purchased about 20 homes in my lifetime. It has really soured me on Dell Webb. It is very obvious that Ms. Still or Mr. Marshall are well shielded from comments that are posted online about their mortgage business. Plenty of management and process changes needed at Pulte Mortgage. I may buy a share of stock, just to voice my opinion at the annual meeting. read more

Rio Phiavong provided an excellent service. He is a wonderful Loan Officer and we are very satisfied with his professional service for a smooth and reassuring loan process. He is very knowledgeable, courteous and most of all personable. He goes out of his way to get all your questions and concerns answered or he will always try to find a solution. Just to highlight, the day before closing, we ran into some minor issues due to miscalculation of actual closing cost, which would have delayed the closing date by a day at least. However, Rio, in his capacity, went extra mile in exploring couple of options, and putting paperwork accordingly even outside working-hours, which resulted in timely closing of the buying. read more

Not a pleasant experience. We applied for a Pulte mortgage because our Del Webb builder offered a large incentive if we used Pulte Mortgage. It turned out to be a huge waste of our time. We were approved for a mortgage without any issue when our house construction began. My husband and I both have high credit scores and we don't have any debt. The only issue we have is that my identity was stolen a few years back so I have to keep my credit frozen. When we applied for the Pulte Mortgage I was asked to temporarily unfreeze my credit so Pulte could check it. We had no problem doing that and everything worked out fine. We were approved for the loan until a month before the closing when our Pulte loan consultant tells us that they have to check our credit again and asked me to unfreeze my credit again with all 3 credit bureaus. This time that was a huge problem. Equifax had just a few weeks before announced the data breach that they had between May and July of 2017. We were not able to get through to Equifax at all. We tried calling every number they have, we tried their website at all different hours. It was virtually impossible to get through to unfreeze my credit with Equifax. I was however able to unfreeze it with Experian and Trans Union with no problem. We called our loan consultant to explain the issue with Equifax. He flat out told us that it was our problem and we had to resolve it. When we explained to him again that there was nothing we could do he told us there was nothing he could do either and that there was no way he could approve our loan without having my credit score from ALL 3 Bureaus and that included Equifax. He was downright rude and just didn't care. We had 4 weeks to go to our scheduled house closing. We didn't have time to go out and get another lender. We were fortunate to be able to pay cash for the house. We cancelled our loan application with Pulte and moved on without them. We have worked with many lenders during our lives; Pulte goes down as the worst! read more

Biggest mistake of our lives using Pulte Mortgage. They have a revolving door for employees, they LOSE your documentation, and change what they need on a daily basis. Unexperienced, unprofessional, the WORST experience of our lives. If we could cancel the entire house and get our money back, we would do it in a heartbeat. If you don't call and/or email on a daily basis you will never get anything done. Escalating to a higher level. Let's hope we can end this madness. read more

The people we dealt with were GREAT. Good communicators. The documentation demands were more difficult than any mortgages we have recently obtained for personal or investment property in the last five years. If it wasn't for the people we would have gone back to one of the mortgage brokers we have used in the past. We thought it would be simpler, and were in too deep to stop. read more

They will string you along for months and then tell you that you do not qualify. Poor customer service.

Do NOT use Pulte Mortgage! I normally do not write reviews but I now know how important they are. I read the terrible reviews but thought it was "their experience" and my experience would be different! I was wrong! The lure is the $10,000 towards closing costs. The issues began after I paid my deposit! This is my second home, so I knew that the process could be arduous. I began the loan process in September! I was supposed to close in November 2019, then December and I finally CLOSED in February 2020! What a nightmare! I received a "congratulations" approval letter in October only to receive a DENIAL letter in November. Susan, my Loan Consultant from Denver, was horrible! She NEVER said a word about the DENIAL! She did not return phone calls and/or emails, often "out of the office," and gave inaccurate information! This happened the entire time! I applied for an FHA loan, however due to my student loans which increased my DTI ratio I was denied and had to go conventional! Susan new nothing about this change! I trusted her! I had to come up with MORE money! I Googled the information regarding FHA's new policy which had taken place in 2018 one year BEFORE! Thank God for Amy and Wendy who came to my rescue! Susan continued to be uninformed and unprofessional throughout the process! At closing, I signed for a mortgage payment of $1,654.42, cheaper than rent in West Palm Beach. On February 25, 2020, I received another letter stating that the above amount was Partially Assessed and my new Fully Assessed mortgage payment is $1,927.78! This is $273.36 MORE per month! The HOA fees have already gone up from $516 a quarter to $544, this is expected as the community is now sold out. Do NOT use Pulte unless you are healthy, that is, not prone to a heart attack! I would say, if you are buying a Pulte Home, please do not choose their partners, as they call it PulteMortgage, they are experts in causing you frustration and purposely driving you against the wall only to serve them a purpose to force you accept their high mortgage rate, it is ridiculous how they used their tactics; does not matter how fast you summit the information that they want, they look for another and occasionally make you summit the same document/ information just to gain and waist time, to find a grip not let you go, so be aware I'm in the process and can't wat to get released from the contract in which they in which they make difficult. This company, through deceptive business practices, caused us to lose our home! They dangled a 2 point discount on the home when we had another lender ready to go. Then, after six weeks of saying everything's good, and after a conditional approval, they say my partnership means I am becoming self-employed, even though I had provided a letter about it in the beginning and they said we were good to go. And they say no loan for us due to self employment. Del Webb, in cahoots with Pulte Mortgage, will not give us time to go back to the original lender, so no new home for us. I was sitting at the airport waiting to board my plane to Georgia for the closing, with my walk-through scheduled for the next morning, when Colin from Pulte Mortgage called me to tell me I didn't qualify for the loan d/t the debt to income ratio....and did I have someone who could co-sign for the loan?...or I would have to rent out my house for 3 years, and oh by the way provide a rental agreement from a property management company? They had my debt to income ratio since the beginning, and all of a sudden I don't qualify for the loan??? Oh, and btw, I put down 50%, and had credit scores in the 800's. Every step of the way I provided them with documentation, and proof of whatever it was they asked for, and I provided it in a timely manner, yet they waited until the 11th hour to let me know that if I didn't jump through more of their hoops, I would't get the loan...very unprofessional in my opinion. Do you know ANYONE who has been REQUIRED to rent out their just built, brand new house for 3 years in order to qualify for their loan??? Then the night before the closing,12/22/15, he called me @7:00 pm to tell me we couldn't close the next day because the final inspection hadn't been done. So, my closing was LATE, and I didn't actually get the keys to my house until the next day12/23/15, because they couldn't do the inspection until the next day, then couldn't get the keys until the money was released from the attorney. My flight left the evening of 12/22/15, as I had to be back to work 12/23/15, I had someone else accept the keys. From start to finish this transaction was a nightmare, and I would NEVER recommend Pulte Mortgage to ANYONE. The financial incentives were NOT worth the stress and hardship they put me through. read more

First off, no one likes dealing with Mortgage companies, They ask lots of invasive questions, seem to take forever moving the process, and can just generally be a pain to work with. That being said, our recent experience with Pulte Mortgage was relatively easy, and also relatively quick. We first viewed our new home on Sept. 24, and we closed on October 23rd, so it was actually less than a month start to finish. The two main people we dealt with, Shemaiah Brown and Tracy Mayer, were both professional, friendly, and efficient. Even when I came close to getting frustrated over what seemed like unusual requests for paperwork and information, they patiently went through the process with me, and were also quick to answer any questions we emailed or called them with. All in all, we have no complaints with Pulte Mortgage. I am kind of amazed by some of the negative reviews I have read on here. It certainly was not our experience. read more

Nightmare from the get-go! Do not be enticed by their incentives. I got $8000 credit by going through them for my loan, and I would have gladly turned that down to avoid the frustration and chaos of working with them. It would be a book if I were to list everything that they did that did not make sense. I was hounding them about my loan constantly, running back-and-forth to fax places and copy places and post offices because they kept adding more things they needed at the last minute. I was constantly expressing my concern that we would not close on time, and sure enough we did not, and for a reason I was not even apprised of. Then I get a letter from the general sales manager of Pulte Group, informing me that if I didn't close in the next two days I would be charged $300 a day and, "may be declared in default and we may exercise our remedies as set forth in section 10.1, including terminating the agreement and retaining the deposits." I had migraines for three months dealing with them. There is nothing I could have done to satisfy what they were asking for at such a late date. I am now nine days past my original closing date and they are telling me if I put more of a down payment then my debt to income ratio will be satisfactory. I'm already putting over 50% down. I also believe this was an intentional stall on their part to cheat their customers out of money. It was just too chaotic to believe and I still don't know what I am going to do. This company specializes in providing mortgage loans to purchasers of homes in the housing developments it builds. It also provides some mortgage loans to customers in markets where it has offices as a courtesy. I recently refinanced my home mortgage loan with them and their loan consultant and loan processor helped me get my loan approved quickly and with minimal effort on my part. We communicated solely via phone and email. They even sent an agent for the title company to my house to sign the final paperwork. Their interest rate was as low or lower than anyone in the market and their loan origination fee (something you can negotiate for) was the lowest in the market. They even contacted me the day the interest rates jumped due to the presidential election, to advise me to lock-in immediately. I did and got rates that have not been as low since. read more

We decided to go with Pulte Mortgage, since we were offered closing cost incentives. Trust me, there isn't enough money in the world that you could give me to ever go with Pulte Mortgage again. It started out decent enough, but we lost our loan officer within a week. Guess he quit or was fired, not sure which. Anyway, our loan processor was a nightmare to deal with. She asked for everything but my first born. And didn't explain anything. Oh, if you asked questions, you were met with resentment for not already knowing the answer. After a month of uploading my entire life in documents, we were told they needed government classified documents from my husband's work (he's military). Um, no. We stopped the process with Pulte and went back to our original lender. One week and 12 documents later, we went to underwriting. So. Super. Simple. I have no idea how Pulte Mortgage is even still in business with the way they treat customers and the ridiculous things they ask for. Good thing we bought a Pulte home and will be letting everyone that buys in our neighborhood know to go elsewhere. read more
