WORST MORTGAGE COMPANY EVER! Repeatedly violated state and federal laws by refusing to provide timely updated Loan Estimates. I have a net worth of $3m+, have never missed a mortgage payment in 30 years and have a credit score of 830. Despite this, Pulte took over five months to "underwrite" my loan application and requested over 60 documents from me. I was putting down $400,000 and financing $200k on purchase of a new house - meaning I had 66% equity on day one. Not much risk of default. Pulte issued a "final loan approval" and then revoked it saying they made a "mistake." No documentation or further explanation. Obvious their strategy is to delay your loan app until the last minute and then deny it just before closing date backing you into a corner and not allowing you to shop for a competitive offer. Their delays allowed interest rate to increase by nearly one point meaning tens of thousands in additional costs for borrower over life of loan. I eventually went to Chase Bank which handled the loan professionally. Also, Pulte Mortgage doesn't service ANY of the loans they write - they sell them all, many times to shady companies based on reviews on the Internet. Updated from Yesterday: 5/3/18 comment: I just want to update your company and how horrible this process is continuing to be. So I received a call this morning from Elaina, first of all, I felt as if she was talking to me like I was her child. As far as professionalism it doesn't exist with her nor Rio Phiovang. Secondly, Elaina and I had a conversation on March 30, 2018 at approximately 3pm. I had informed her that our Toyota dealership was offering a higher position with higher pay, I asked her this cause I was nervous if I left my job it would ruin the loan, this being my first loan I do not know the process or what effects it. She advised me very specifically if it was in the same field with more money it would not pose a problem, she said she would double check but said you will be fine. I thought nothing of it after that. I ended up leaving my previous dealership to go to their Toyota brand. All the same work, higher pay, nothing changed beside my dealership went from Honda to Toyota. None the less if it was even the slightest problem she should have said NO! But of course her communication has been horrible from the get go. She called me this morning and blatantly lied saying she never said that and she told me you can't leave your job during closing. That couldn't be farther from the truth. At this point it is clear that she was trying to set me up for failure and your recorded lines is the proof to show that. I was also informed by a member of your company that my loan processor Elaina and Rio, and the underwriter were hoping I just went away so they could get a better buyer. So as far as I'm concerned that is discrimination and negligence. I was purposely told something that was known to possible ruin the loan. I need answers and I need this addressed immediately. My next step is the equal housing association. 5/2/18 comment: First let me start by saying if I had an option to give this zero stars I would! This process has been more then stressful and aggravating. The whole reason I stayed with Pulte over another lender who had an approval was because of the incentive. Probably the biggest scam and worst decision I have ever made. Not only was the loan rocky, but, they loan processor and consultant (what a joke by the way) put me on the back burner NUMEROUS times. Here we are 1 day before closing, I had a conditional approval and now all of sudden I do not because another underwriter decided we could not get it approved without the investor looking at it. We were on a deadline with my credit score expiration to May 10th, they had the "conditional approval" 2 and half weeks ago and now, 1 day before closing, we have to send it to Alliant which is a 3 to 5 day turn around time and it might possibly go past my expiration on my credit score. My loan processor and consultant both knew the deadline and instead of working diligently, my loan processor called in to work, left early, took every single Friday off, knowing we had a deadline. Now I get a call and after putting 70k down, they want me to BORROW or I'm sorry get a GIFT for another 25k down after they told me I needed to pay off 3 different accounts adding up to 10k dollars. In the event of all of this, I was told that their process is to wait until 24 hours before closing to submit everything, are you kidding me????? You knew I had a deadline and you waited until less than 24 hours before to get my loan completely finished and ready for closing and now we have a problem that could have been foreseen two weeks ago if these people would have been proactive. The individual Rio, is probably one of the worst individuals I have EVER dealt with, on a personal and professional level. His level of expertise is horrible, he's not aggressive and more so he's condescending. Not only has this been the worst experience I have EVER dealt with but truthfully had I known what I know now I would have never even considered doing business with Pulte. They make it seem likes it you, its your credit, its your income, its this its that. I overcame every single objection and curve ball they threw at me and its almost as if they are scraping up reasons to not approve my loan. Buyer beware: DO NOT do business with Pulte, look at the review. 80% negative and 20% positive is not a good leg to stand on. I am not asking for anything, I literally came on here to ensure that if I can at least help one person not do business with them I at least did my part in exposing this scum of a mortgage company. read more

Anytime you see the name of Pulte Mortgage or Pulte Homes, you should run as fast as you can. This company and all of their management are the most fraudlent people I ever met in my life. I had such a horrible experience dealing with Pulte Mortgage. They could not process a loan for me in 10 months even after providing 100+ documents. Their rates are high and they will discriminate you. Their goal is to drag the loan till end so that they can blackmail you when you are out of time and have no other options to close the house. I gave them bank statement and their "underwriter" won't accept the funds in it. What a BS! After dealing with them for five months I started researching about them and came to Yelp. I am so glad that I read their reviews and horrible experience people had with this fraud company. I prepared myself with a backup plan and close my house with another lender. Why isn't there a negative star option offered???? Be warned! If you see their name as a mortgage lender, run the other way! They falsely pre-approve you and you are guided down a rabbit hole from there. Funny part is you don't know you are spiraling until you hit bottom. They pulled the same crap, that they did on the other '1-star' reviews, on me two days before closing. Their excuse for not handling properly was that they have over 100 accounts per loan processor, blah blah. They just don't care. One guy did try to assist us, but it was too late. I will not work with them ever in my lifetime. They have wasted a year of my time and now someone else will get my beautiful house. My best advise is to get your own mortgage broker. Unfortunately, our experience with Pulte mortgage was a negative one. After reading the reviews, we had anticipated the back and forth, requests for the same information repeatedly, but had no idea how frustrating it would be. We are both first time home buyers, however we have excellent credit, income to support our purchase. We secured a back up loan option. Our realtor emailed Dan Boyer 2 weeks prior to our anticipated close date to ensure that everything was on track for closing. Dan assured us that this was the case. As we were told that we were good to go, and pulte offering what appeared to be the better option, we ultimately went with pulte. Less than a week before closing, we received an email requesting additional information and $15k in additional reserves. Fortunately, we were able to provide the additional information. Chris Arguello was our contact later in the loan process. He was pleasant and well meaning, but he was often misinformed and unable to provide us with updated information. Dan Boyer, did a poor job of following through in a timely fashion. Our loan was changed at the last minute, for more favorable terms, however we were not advised that this would delay closing. We were scheduled to close 12/19. 12/16 we were told by our sales associate that our loan was approved and just waiting for transfer to title to occur. We were advised that there was no need to change our moving date, as everything was in order. 12/19 came, our whole house was packed and movers were ready to take stuff to "our new home". However, we were still waiting to hear from title that they had received the required loan documents and we would be able to sign documents. We were ultimately able to move in that day. Nevertheless, this process was started nearly 8 months prior, and we are still baffled as to why it came down to the last minute. At the very least, we should have been updated in a timely fashion. Instead, no response to phone calls left us running back and forth to the sales office to find out what was going on. Save yourself time and stress...pay the extra and go with another mortgage company... While this process has started off great we have been waiting with no information for mo ths. I understand that COVID things are in a wierd place right now, but that isn't a good enough excuse for not keeping their end of a contract. When we went through underwriti g we were told to pay down some debt, as to be expected with most begining points of approval for a home loan. We didnt skip a beat and paid off each debt they required and provided proof they requested within a week. This was in June. We were told there wouldn't be any issues at that point and that it would be submitted back to underwriting. After a couple weeks of not hearing anything back we reached out and were told that underwriting was super backed up but should hear something within a week. Two more weeks passed with no communication, so we again reached out and were told everything was still fine they were just taking longer than expected. A couple days ago we reached out again, due to no communication and being way past the timeliness we were told, and got a response that they wanted proof that a vehicle loan was paid off. Thise was never once discussed nor even considered in any prior conversations when we were told that we had taken care of all required debts. The response we got was that our contract expired on 8/28 and now want more debt paid down. It was not our fault at all that this has taken almost 3 months since the process started. We upheld every end of the commitments we made no questions asked, and are now being put into a situation that is not just stressful, but is very unprofessional on their behalf. We are reaching out to our realtor for other financing options as I have just about no faith this will get any better now. read more

These people are the biggest bunch of clowns I've ever dealt with. To keep it somewhat short I was dealing with Pulte and an outside lender I chose. Pulte told me I could only qualify for an FHA loan with PMI and x rate. My lender said that with some work on his end I should have no problem getting a conventional loan. I told Pulte this and he just kind of laughed it off like I'll believe it when I see it. Three weeks before closing our local sales rep called and said she needs a decision now. I told her I was going with the outside lender because he actually worked with us and got us the product I wanted. About 5 minutes later I got a panicky call from the Pulte Mortgage sales guy I was dealing with saying oh hey great news I just got an email saying a new program opened up that will allow us to give you a conventional loan how does that sound!? I told him to get fucked and if he would have worked with us from the beginning he probably could have gotten our business. They do offer incentives to go with them but they're such a pain in the ass company to deal with I'd say save your money a bit longer to offset incentives and run far away from these people. Also we turned in all paperwork on time and always called in for their bs 30 minute meetings but when we needed information from them it was always "Oh you need to talk to X person about that" and X would always be out of the office or on vacation. Call again a week later. "X doesn't work for this company anymore you need to talk to Y." THE ABSOLUTE WORST WORST WORST WORST MORTGAGE COMPANY!! DO NOT use these people. They don't care about their clients or their families at all! They wait the week before we close to throw curve balls at us. I had started our process in March for choosing them as our lender due to the incentive of $10K in closing costs. I turned in all of the required documents immediately. Then I got asked to turn them in AGAIN! We get the pre-approval and the 2nd approval only to find out 2 weeks before that they need a new lease from my house I was trying to sell in Florida. I have a close date of 15 July, that info foes to underwriting for 6 days before we hear back that it needs to be a lease or the sale has to be final. I pull the sale bc at this point we will be homeless for a few weeks if we don't get a lease signed. So my boyfriend says he will pay the mortgage at the house and we can sell it at a later date. Boom done! Oh wait...but bc we combined accounts in May they won't accept that lease!! How does that make sense when previously I stated that we had combined account to make our debt to ratio less they wouldn't accept that bc we aren't married and unless you're married they can't count the other income?? But it counts when they are on a lease and willing to pay a mortgage?? As a veteran who has done this process for the 3rd time now this is the ABSOLUTE WORST treatment I have ever had!! Anyone else at this point would have been better!!! I WILL be sure to let any people trying to buy a house to completely skip Pulte, Centex and all their other builders bc they do not care at all and don't even try to work with you. I promised I will come back and provide an update of the outcome. So, we closed three days later after our initial closing date. Unfortunately, Pulte Mortgage has a poor communication with the Title company. I've made my suggestions to them about the entire situation. Nonetheless, please note the builder in general is great. They are one of the very best quality builders in our area (Tampa) and I am Sure they are as well consistent in other areas. First and foremost, their designs are unique and they do good when it comes about designs and layouts. Their vendors are good and that's part of what makes Pulte a good builder. As you might know, if you are building a new home, nothing is perfect. You will encounter many things to fix, if you are picky or detailed oriented - you will see then everywhere. We've pointed out with sticky note all the different spots and areas that needed to be repaired. They took a little while but complied with the visit day. After the visit and walkthrough the person submitted all the repairs to their respective vendor and they all came in the same day which it was definitely great! All in one shot. read more

As with some of the other reviewers, we also had the issue with Pulte Mortgage using the builder incentive to buy down the rate without our full understanding of the situation. What we were told was that they were paying down the rate to match another offer from a different bank. It wasn't made apparent that in reality we paid to buy down the rate with our incentive money until 3 days prior to closing, at which point it was too late. After hours spent on the phone between me, my husband, and our realtor, they were ultimately understanding of the confusion and did right by us. In the end, this also made Pulte the better deal between the two lenders. Incident aside, Pulte Mortgage was easy to work with and our consultant did everything he could for us. Given that we are not the only ones who have gone through this issue, it seems that there needs to either be a change in verbiage or a separate documentation up front and in layman terms detailing how they use these incentives. After all, the main thing everyone wants when finding a lender is no surprises at closing. read more

On the fence as I am in the process of trying to close with them. My loan consultant has been unresponsive and has yet to send me a rate lock/offer despite many promises to do so. Spoke to a loan processor today and she was more helpful, asked me for specific documentation and explained how to upload them and what would be next. I am very worried about my loan with Pulte and deeply hope my closing is not delayed. I am highly considering using another company to avoid anymore confusion. My experience with PM was an absolute nightmare. It was probably the worst experience of my life. They are incompetent and I'd never recommend them. The actual house and building process was great, but the mortgage and closing was terrible. I ended up going with another lender who completed underwriting in 3 days with minimal follow up. PM went on and on for MONTHS requesting additional documents and passed 3 closing dates. I ended up with an interest rate almost an entire point lower with the other lender. The Pulte title company never once called my realtor and the escrow officer would never answer a question. Absolute disaster with Pulte mortgage but I love the house itself. read more

Typical bad mortgage company. 2 weeks after my loan closed they decide they want to re-review my file and ask for documentation about an auto debit I have. We already sold our old home and family is settled into the new home. Best part is, I gave them access to my bank statements online 3 months earlier. How is it that 2 weeks after closing they decide they want to look for something. Then, no one can answer me. All day long on hold or have to e-mail and ask for a phone call. They have made my first new home buying experience a nightmare. I don't even want to live in my beautiful new home because all I see is the problem with Pulte mortgage. Oh, did I mention they tried to blame me? Yeah. It's my fault because my stupid realtor didn't tell me I needed more funds at closing so I needed to get money from a relative as I didn't have time to sell stocks. With that, I had to get a gift letter (fine), but they tell me because of that they decided to review again. That's a poor way of doing business. As my new home was a Pulte home, I was sort of pressed to use Pulte Mortgage for my loan with a large cash incentive in the form of closing cost credits. I was reluctant and really put a lot of thought into the decision to go with them but in the end the experience was great. Tara and her team including Alanna, were so easy to work with and they were on top of everything from the start. They told me what I needed to get together in plenty of time to get everything turned in well ahead of schedule. I got the approval and the closing was right on time and pretty stress free as there were no mistakes. If you have occasion to use them, I would bet that you will be satisfied as well. read more

Used Pulte Mortgage as our lender. Conditionally approved after months of fighting with these incompetent loan agents. Still they continue to ask for statements from our accounts after providing them numerous times and now asking for statements for accounts we do not even have. Stay away from them. I am having worst experience with these people, I was warned by other lenders about their behaviors and still didn't listen to them and right now I am facing worst night mare. My closing is on 12/30 and there is no formal communication from the folks with 12/28 (Sat) and 12/29 (Sunday). I do not have the exact closing cost, how much to transfer and where to transfer. My loan was officially approved by 12/18 and from there on no contacts from folks. The person whom I was working with both are on vacation and is running against time, I have schedule my move on 12/30 and has no idea on how is that going to happen. I called the customer service and explained to them my situation but was given that the loan consultant will call me but hasn't received any call back. I think someone need to held them accountable if the due dates are not met and should take them to court if things do not work out. If I had a chance to with draw my offer and get my earnest money back I will do it right away. read more

After my review things got so much better. We got a call from management and it seemed to help. Sally was attentive and very responsive. Frederick became our personal cheerleader, helping us with whatever came up. Communication was better. Things was still sticky being we had a lot of things to provide and account for but the overall support and help was better. I also got to work with an amazing loan processor Norma C. She was so warm and welcoming. I would recommend her to anyone buying from Pulte. She pays attention to detail and breaks things down. I can't praise her enough. We purchased our home from Pulte last year, and made the mistake of going with their in-house lender, Pulte Mortgage. The sales agent Eric Barker told us that going with Pulte Mortgage would ensure that our transaction will go smoothly and help us avoid issues that other clients had run into with outside lenders. They also offered us a great incentive, and agreed to match our other lender's rates. So we turned down our other lenders (who have already approved us), in order to take advantage of the great deal and to ensure that our house closes on-time. Well, that was probably the biggest mistake we've made to date. First off, we are from California. Their agent Susan Bettale is from Colorado. And as mentioned in other Yelp reviews, the communication was terrible. When it came time to sign, we noticed the rate was significantly higher than promised. My husband and I questioned Susan about it, and she responded by threatening us and our realtor, and then hung up. When we complained to Eric (Pulte's Notary agent was present during the signing and served as our witness), he agreed to get us another loan agent. The second loan agent was Amber Tranum, and she was very pleasant and apologetic, and promised to take over and fix Susan's mess. This time I told Amber and Eric that we'd need to receive all paperwork prior to signing so that we can go over them with our realtor to make sure everything is correct before we'd sign. They told us they're all aware, and not to worry. Then one day, I got a message from Escrow around 1pm, asking us to set up the signing appointment for that afternoon. I told her we have to schedule for a different day because my husband work in a different city and has a CE course that night, so he won't be home until after 9pm. She said no problems, they can send a notary out to us at 10pm! I said I still haven't received any of the paperwork. So she emailed me 3 pages of summary. Upon review, I noticed that the rate was still high, and they were using some of my realtor's contribution TO US to pay for fees that were previously the seller's responsibility. I questioned Amber about this, and she told me that Pulte had to use MY realtor's money to pay for the points buy-down in order to bring our rate to the % Susan had promised us. I said that doesn't make sense. It's our realtor's money given to us, and should be used for our benefits, not Pulte's. Amber countered that, since all of our closing costs were paid for and there was no where else to spend the extra fund on, it would just "disappear" even if Pulte didn't use it. First of all, it was our realtor's money for us, so if she used it to buy down points, it should be to lower our rate FROM the rate they promised us, and NOT TO the rate they promised us (for example, if Pulte promised us 3.7%, then the buy down should bring our rate from 3.7 to 2.7%, NOT from 4.7 to 3.7%). Secondly, how can money just disappear in a Real Estate transaction? Even if there were no other buyers' cost to apply the extra money towards, then it still shouldn't go to Pulte; it should be refunded to my realtor, it's rightful owner. Nonetheless, Amber persisted that the money was nonrefundable. When I requested the rest of the loan docs and breakdowns, she said they were internal (they WEREN'T THAT INTERNAL when the notary brought them to us for signatures later that night). When I disagreed, she refused to answer any more of my questions. As a result, I told Eric that we weren't going to sign any papers until we've had a chance to verify everything with our realtor. Eric's answer was that Pulte will charge us $300/day for delaying the closing if we didn't sign. Then, after we have already signed all papers and wired the money to Pulte, Eric informed us that we had to sign another document before he could give us our house keys; a paper that would have added even more costs to the already questionable closing terms. I said no more. I was going to have my realtor look into it and cancel the contract. Unsurprisingly, Eric contacted me minutes later to tell me that the form was a mistake and we didn't have to sign it. Really??? About a month after the house closed, we got a letter from a different lender informing us that Pulte had sold them our loan. Our mortgage payment has gone up every month after that. When we questioned them, they said they had to increase our escrow to pay for a home insurance that we didn't agree to or informed about. They refused to remove their version of insurance from our escrow account even after I sent them proof of our existing policy and waiver form, per their agent's request. They said their policy required us to pay for insurance through them for the first year - something we never agreed to. We specifically OPTED OUT of purchasing insurance through escrow, and Pulte gave us the option to purchase our own insurance in writing. Now they try to make us pay for 2 policies! HIGHLY UNETHICAL! I know how to avoid a crap deal when I see it, and I haven't run into such cheesy, strong-arming sales tactics as the ones they were trying to use, to get me to sign up for a Pulte Mortgage, in many years. If Pulte is offering "Pulte Mortgage incentives" like $4000 toward closing costs, it means (a) they're going to make a really hefty profit of much greater than that, at your expense, via their underwriting process -- including via slightly higher rates, points at closing, higher, amorphous "closing fees," and, generally, such great-for-them-sucks-for-you practices as selling your mortgage to a consolidator and getting it off of their own books for a fee (i.e., they would not keep your mortgage on their own books and be your servicer-of-record, should there be any "issues" or changes that you want to or have to make, down the road; you are now in a "pool" with God-knows-who owning your mortgage and being your Servicer of Record) and (b) issues around prepayment penalties, should you want to pay off the mortgage faster or earlier. They generally do not want an early payoff, since it denies them and the SOR the guaranteed stream-of-income interest-rate profit, on the basis of which they made the loan. Like any "mortgage originator," they get higher sold-to-a-consolidator fees if the mortgage is NOT pre-payable. Take some advice: Use your local community bank or credit union, which is generally a business that is vested in the success of, and maintaining good relations with, your local community, and where you can walk in and see / deal with your actual mortgage lender -- aka, an actual person with a full name attached to them and a position as an officer of the credit union or local bank. That's what I did, $4K credit toward closing costs by Pulte notwithstanding. Very happy I did so. read more

Everything started out great- exciting and fun UNTIL I got to Pulte Mortgage...lets just say we withdrew our loan. My loan consultant would go weeks without answering my emails, when he did answer it was only about needing more money. It was an awful experience- I wouldnt reccomend their Mortgage company at ALL. The homes are nice but not that nice, no one has time for that. if I am building a home- I expect an answer when a question is asked. read more

I have to say we were disappointed and are still beyond frustrated with Pulte Mortgage. We love our new home, but the mortgage process, even after closing has been a nightmare. Communication was awful during the process as we were repeatedly asked for the same things even though we had already uploaded them. Our questions were ignored on multiple occasions as well. After closing, we realized that Pulte's fees were really high and they just twisted around the numbers to make it seem like we were getting a good deal when we actually weren't. Just trying to make our mortgage payment online now is still difficult. Today, the buck was passed almost 5 times before I finally got to speak to someone who could help me. (I wish I could remember her name so I could give her the kudos she deserves!) I also learned that a separate vendor takes care of their online billing process - which made it even harder to get my issue resolved. Because of their technical error - which cost me money- I refuse to use their online systems for future payments. We seriously regret using Pulte Mortgage for our loan and we recommend other people shop elsewhere. We are looking forward to them selling our mortgage off soon to a "real" mortgage company who is better prepared. Update: since writing this review about having trouble using their system to make my mortgage payments, I am now dealing with a new issue - they double charged me this month. Yes, they charged me for TWO mortgage payments at the same time. I'm now in the process of trying to find out if that "extra" payment will actually go toward the next month's payment, if it will go to my principle balance, interest, etc.... read more

I downloaded this app just so I could explain our experience. I tried Facebook but they keep blocking my review. We had a terrible experience with pulte mortgage it 2019. The communication was horrible. They would never call us or email us back unless multiple attempts were made. We were never able to get our questions answered which made the process very worrisome. The worst part was the extreme rudeness and ignorance we received from the loan officer. We only used pulte mortgage for the incentive towards our new home otherwise we would have withdrawn and went elsewhere. I hope no one else has to experience what we did. If you have a choice, go elsewhere. read more

Stay away if you can!! Will not lock in an interest rate because they are not competitive. Very confusing instructions and no guarantees on completion dates...Staff is over worked and keeps asking for the same information over and over...If I could go elsewhere I could...Pulte should stick to home building and get out of the mortgage business... read more
