Amazing what happens when you get a competent Mortgage Lender and his team, who does the right thing morally for their clients get the deal close. Unlike Pulte Mortgage and Pulte home builder, who did everything they could to not have my house close. Today we closed on our house, a file Pulte Morgage had for over 5 months, made my life hell, put me and my wife through the WORSE experience EVER having her in tears. My lender took the file over, closed it in less than 3 weeks, zero issues and didn't even have use my rental income. 10 star smooth transaction, interesting! From this day forward, I wiant make it my mission that no other consumer has to go through the scam, the discrimination, the unethical behavior and experience we did. Yes Pulte mortgage "offers" you an incentive, but they will attempt and charge you OUTRAGEOUS fees/cost to recoup that money. Don't fall for this or their tactics telling you why you need pay these. Next get ready for all the paperwork they will demand from you over and over and over again. Most of it you have already sent to them, they are just clueless. Lastly their most pathetic scam, is come at you last minute week or days before closing asking you for more so called "requirements" to submit! trying sell you on their "Plan B" option. Remember they have had your file most likely 5 or so months, they are just throwing things against the wall see what will stick to deny you and keep the earnest money. They asked me 2 days before closing to show them proof I didn't own a house in Philadelphia my brother in law sold 5 years ago as one example among 3 other requirement documentation they already had. When you call them out which I did from the beginning on their fees, they do everything get you denied. I f the you see Frederick as your loan officer, Drew as your processor and Travis their regional manager on your file, RUN and get a backup lender. From this day forward, I wiant to make it my mission that consumers know their options, are educated in Pulte's business and tactics. Pulte Mortgage colludes with Pulte Builder to approve buyers not on whether you are qualified or not, but based strictly off a financial gain or loss. I am a very qualified buyer, my file confirms this point how they operate, denied me and I got approved in weeks by another lender. The leadership team at both Pulte Mortgage and Pulte homebuilder should be embarrassed, and ashamed for my file and I'm sure many others they have done this too. I had a horrible experience with pulte mortgage company, they charged me $20.000.00 in front for starting my loan and when I was few days away from my escrow closing they told me my loan has not been approved. And now logical reason why not. Not that I lost my money, all the time I was waiting for approval of my loan and all the plan for moving to my new house is gone to garbage. They live up to their online reputation and the horror stories you read are true. Most incompetent mortgage company I have ever dealt with. Shonne Hopson was our processor and for the life of me I cannot understand who qualified him for that role. He was not communicative, and would not return emails or calls in a reasonable time - he would continuously remind of their 'policy' about having 24-48 hours to respond to anything. He would not answer questions that we would ask and would dance around it until you asked 4 or 5 times. We are less than 24 hours from our closing appointment and he now came back with additional conditions from the UW for the fourth time after not having explained needs correctly that we asked about WEEKS ago. We asked for a more seasoned or competent person to handle our file as he has given us the run around for weeks and we don't get a response from anyone. I want to share my bad experience with Pulte and Pulte Mortgage. Last year August with lot of excitement I signed my first home with Pulte in Santa Rita Ranch. At that time, they said that the house will be ready by July 2023. Since the tenure to get home is one year no Leander gave me rate lock. I send all my documents to Pulte Mortgage and after that they didn't give any update. Unfortunately, in 2023 Jan 1st week I got call from Pulte and they said my house will be ready by mid-of March 2023. As I didn't lock the interest rate now Pulte Mortgage is charging very high interest rate even I have excellent credit score. Now the price of the house is decreased to 100K and I asked Pulte team to match the price and they didn't accept. Since they have my earnest money, I cancelled that one and booked a new home. For new home they charged more than the actual price. Pulte Mortgage is stealing my 10K promotion incentive and not offering any good interest rate. As I switched to new home, they are not giving promotion interest rate. I got a best rate from competitors without buying any points. When I asked them to match the competitor price, they are using my 10K incentive to wards buying the points and still they are not giving better price than the competitors. read more

We had applied for a loan with this lender, and took a month to deny the mortgage loan just because we had a forbearance that we met in full. And our credit report is not even showing any late payments. On the credit report, and our credit is 700. They are horrible. read more

Don't waste your time and money with Pulte! They took me $3500 and offered me a rate locking program and told me that they could lower the rate if the market rate drops when my new construction house closes. However, when I tried to exercise the option to lower the rate, they told me the bank offering the loan program would take too long to process the loan and will miss my closing date. They don't offer you anything similar or better and just said the rate locking fee is not refundable. Totally disappointed. Will never ever go with them or recommend them to any one. read more

If I could leave a negative star review... that would be my option. This was my ninth mortgage...and far and away... the WORST!!! They put out a great builder incentive that requires you to use Pulte Mortgage... then spent the next 213 days trying to make the process so difficult that you just want to cave in and go elsewhere... thus forfeiting the incentive. One might say these are bait & switch tactics. By the final week it had gotten so bad that they refused to return any phone calls or emails. In those 213 days... they did manage to verbally verify employment 6 times (including twice in the final week)... in addition to asking for pay stubs 7 times throughout the process. Even though the FICO score was 800++, with 20% down, with combined income of $350,000 annually... we had to address checks that were written out of our account for $120 and $130... and a recurring charge of $95 monthly (previous Homeowners Association fees for a house that had been sold). There is not enough room (or time) for me to go on about how incompetent... rude... underhanded... and deceptive Pulte Mortgage is... but suffice it to say... will NEVER go with Pulte again!!!!! read more

This has been an absolutely horrible experience. Christina Vetromila already told me on Tuesday Feb 11th I was denied the loan and that y'all can't approve me. Our closing date was scheduled for Feb 20th. I need her to send me the denial letter like she said but instead she won't respond to multiple calls or emails. This whole process we have felt in the dark and we ask questions and get no answers. She is the absolute worst at communicating or customer service. We have already sought out a different lender but cannot proceed with out that letter of denial. If she can not issue the denial letter then I need to put me in contact with someone in higher management. This is ridiculous. I have to move my 2 kids my husband and my 5 month pregnant self out of our current house in 15 days and currently have no where to go. read more

I would highly recommend seeking another mortgage company, especially if you're getting ready to retire. Nightmare experience. I'm getting ready to retire (military and a police officer) in early 2023, so decided to purchase a home in Buckeye Arizona. Spent over 20 hours compiling required paperwork. Let company know from day 1 that i was retiring in 2023, and my pension would be what would be used to pay for home. After jumping through dozens of hoops for application, and getting letters from employers stating my pension amount, Pulte finally called me today (2 months later), that they need final pension amounts, not estimates. This despite my employer letting them know that estimates are always with a few cents either way. The whole application process was a sad waste of time. In short, this company is NOT PREPARED to deal with perspective retirees and their pensions. Do not do business here if you're in this category, or you'll waste a lot of unnecessary time and effort. I have been going through the process of buying a house in Texas and this company is the worst. I have never dealt with the lack of communication and last-minute changes. Mandi Rogers the loan officer will communicate the first couple of times then leaves you really for the last minute. Zach Barrett the loan consultant gives you wrong information about approval and last-minute ask you for stuff that they could have asked before which delays your closing and the fault is always the customer. They don't take accountability, their boss Allen says he will coach them, he will contact you back to make it seem like he is going to help but he won't. The only time they contact you is if they need something, not if you need something or have questions. They always need things now and if you need a document to provide at the last minute they change your entire closing date. They don't hold themselves accountable. Let me not forget to mention the person I did the walk-through with Annette, she makes more excuses for the issues inside the house than trying to say okay we will fix it. That's the point of a walk-through. I wouldn't recommend anything at Pulte/Centex. I have many regrets. They don't care about the customer and they almost make you feel back because the housing situation is so bad, so I was given remarks like - "if you don't want the house, I'll find someone tomorrow" almost a justification for giving you poor service and making you feel like crap. Great rate, great people, stressful closing. Husband and I bought home with PULTE and sourced mortgage through PULTE mortgage. Overall our experience was positive. The people we worked with through application process were great (Jessica and Mike). The rate and closing costs we got were better than anything else we could find. The only watchout we would advise is to work with them really closely in the run up and during closing. We had a small delay in closing which might have been resolved if we communicated better regarding closing date etc. Overall we would recommend PULTE mortgage and would use them again. STAY AWAY! NOT WORTH IT!! First off, if you're considering purchasing a new Pulte home- save yourself and don't do it. It's been a nightmare in itself. Over 20% of the houses in our community had leaks in their roof after the first winter snowstorm, and Pulte says it's not something their warranty covers. Crooked walls and windows, lots of cracking, terrible HVAC system (we bought a plug-in heater for upstairs rooms), etc etc. If you don't buy a Pulte home, you won't have to worry about working with this terrible company- Pulte Mortgage. Whatever you do, don't take out a loan with Pulte Mortgage. It was an awful experience. We were offered a large incentive that never actually materialized. They basically worked it into the closing costs that Pulte was responsible for so we did not receive any financial "incentive" from it. The mortgage officer was rude, not helpful, took weeks to respond, and generally would leave most questions unanswered forcing us to follow up constantly. We had to get in touch with his supervisor who was slightly more helpful but still mostly worthless. After one monthly payment our mortgage was sold to Arvest Central Mortgage Company, who has even worse reviews than Pulte (an accomplishment in itself). We called and spoke with a rep from Arvest because we have not received any info from them and our payment is due- the rep let us know that Pulte does this ALL THE TIME. Pulte is a BS scammy company that I highly do not recommend working with. Buy from a different builder and get a mortgage through literally ANYONE else. read more

I had my walkthrough on February 14th. I met two very nice people. One was the person who did the walk through with me and the other person was the customer care manager. The customer care manager told me that I would be talking to her in the event I have any future problems with my new home. I thought that was cool that I got to meet her in person, and like my loan consultant and my loan processor she was transparent and said that Pulte is not perfect, and mistakes do happen. But if anything arises during the walkthrough, rest assure that they will fix it as soon as possible. The walkthrough lasted about an hour and 55 minutes primarily because I wanted to open and close every window, make sure each plug worked, tested the appliances, the toilet and plumbing fixtures just to be on the safe side. As we were having the walkthrough, it was brought to my attention that they installed the drywall that covered up my thermostat's electrical line. Therefore, they would have to come in and cut a hole in the drywall to install the thermostat. So I couldn't test the AC or the furnace which was a bummer. But, I was assured that when I come back to check on the minor repairs that were made I would be able to test the AC and the furnace then. Besides not having a thermostat and being able to test the furnace and the AC, there were some minor painting splatters that needed to be touched up on the exterior. But overall my house was pretty much in excellent new shape, and I was told I would be getting the keys to my house on Thursday. The title company called me after the walkthrough and told me the docs were ready to sign. I met the notary on the following day Tuesday, and I signed all of the docs. I'm thinking cool I'll be getting my keys on Thursday. Unfortunately, I didn't get my keys on Thursday. I can't blame or rate Pulte for this one. If you heard of the saying "when it rains it pours," I must be going through a flood lol. What is delaying my move is the city has a policy in place that a buyer cannot move into a new home until the electrical meter has been installed. I was told when I did walk through that my electrical meter had not been installed yet, and the builder was using their own electrical line so that I could see that lights were working and the appliances were working. I was told that the builder was waiting on the water meter to be installed as well, and the electrical meter and water meter would both be installed by Thursday. I was also told that I would get a call in the event that the meter was not installed by Thursday. Well I received a call the day before I was supposed to receive my keys, and I was told that there was a delay getting my electrical meter installed by Thursday. The person said that in a worst case scenario it could take 3 to 6 weeks for the electric company to install electric meters, and I was totally floored. So this is where I am. I am waiting on the electric company to install my electrical meter. This could turn into a possible disaster for me since I had already contacted my landlord and told them that I will be moving out by the end of the month. I still have time, but if I'm at the mercy of the electric company and the builder has little say as to when electric meters can be installed. I'm literally caught between a rock and a hard place. The crazy part is that the electric company doesn't notify the builder to tell them the actual day they will be installing my electrical meter. He just told me they just show up. I am like what that's a little bad business practice I think especially when this is affecting people's moving dates. Here's my case in point. My landlord has scheduled a contractor to start replacing cabinets after my move out February 28th date. My landlord may have to cancel the contractor until they know when I'm officially moving out and wait an additional time for the contractor to come out and do the work for them. Also, I might have to pay an additional rent back month which I don't like. I did reach out to my sales agent out of frustration and disappointed to let him know how I felt about the delay. I don't technically fully blame the builder since it sounds like it's some type of communication problem between the electric company, the city and the builder. I'm thinking if the city has already zoned and planned for future home developments. Wouldn't electric company have the meters made and ready for the new homes being constructed? I'm just asking. But I hope this doesn't happen to anybody else. read more

I should have checked their reviews before starting this process. It has been a nightmare for me as well. Every bad review I've read is spot on based on my own personal experience with them. They have all sorts of tricks that they pull out of their hat. They have a very strategic way of scamming people and everyone is on their payroll. All the different entities that you have to work with are in on the whole scheme. Then they try to bully you when you decide to go with someone else. Stay away from them! Beware of Pulte Mortgage. The worst real estate transaction I've ever experienced. Without going into too much detail, I'll say that they give incorrect information. Then afrer admitting their mistake, all they did was apologize and say that they will train their employees better in the future. Their misinformation given to me cost me thousands of dollars. I believe that they have a bait and switch technique just to get you to go with their mortgage handler. I believe I was given bad faith information from the start. And by the way, when they say the call is being recorded and they tell you that you could have a copy of the transcript, they will later come back and say that the recordings are for training purposes only. Do not take their word for anything! Double check with your agent or other lenders before signing any documents. Every time I receive any documents from them now I get furious thinking about how corrupt they handled my case. I purchased one of their homes in Rancho Mirage in November of 2020. Even though they offered me a good incentive, If I knew then what I know now, I'd rather pay more and go with a reputable company. I do not trust Pulte at all nor do I think they have any business ethics whatsoever. read more

DO NOT USE PULTE MORTGAGE! BUYER BEWARE! I talked with Lesley at the beginning of loan process. Lesley was very friendly, helpful, and promised a smooth process. I expressed some concern over the reviews I read on Yelp, and she basically implied that those people are idiots. After I signed on to use Pulte Mortgage, Lesley's tone completely changed. There were significant delays in my mortgage application, and the work of the people I was working with was incompetent. I tried to ask Lesley for help, but she told me I needed to work with someone else - her tone was condescending, and she said that she would not be able to help. She told me that they were experiencing a high volume of applications. I found Pulte Mortgage and Lesley's behavior nothing short of deceitful. They know that once you are far along in mortgage process, they don't really have to care anymore - what choice do you have 1 day before closing and they are still asking for the same documentation. Maybe Nancy responding to all the comments on Yelp and trying to save face for Pulte Mortgage should focus on internal process and customer services. Save yourself a nightmare and use another provider. read more

STAY AWAY!! Go with ANY other mortgage company!! We were offered a $5000 incentive to go with Pulte Mortgage, but this was the worst experience in our homebuying process. Our sales team has been great, our design team was mostly okay, our construction manager was great as well. Pulte Mortgage first of all has NO intention of being your mortgage company. They want to earn your business then sell you off immediately for a profit. The communication between their processors is horrible. We were asked for vast amounts of documentation multiple times. We would send it in - then were told it wasn't received. This occurred week after week. We would rush and gather up everything needed - taking hours each time to locate, print, scan, etc. And if we had question regarding the documents needed, we would not receive a response. Every aspect of our accounts was over-scrutinized and at one point we were asked to provide our grandparents bank statements showing they sent us a financial gift (instead of the standard gift letter). Went with our own bank, who asked for the basics - tax returns, check stubs, account statements -etc. That's it! As for the gift from the grandparents, a standard signed gift letter was sufficient. Our bank assured us that they would NOT be selling our loan - we are they customer, not a commodity to buy and sell. After advising Pulte of our decision to go with our bank, we received calls and emails almost daily for over a week. We were even sent a "proposal" of a lower rate than our bank. When reviewing these numbers, we saw added fees and points were used to lower their rate - so basically, Pulte's added fees and charged points came out to about $5000 (the incentive we would've received if we went with them). And they beat the rate by 0.001 percent - not even worth it. Finally, after a week - the harassing phone calls and emails stopped and they finally accepted that we would not be using them for our home mortgage. Now - their insurance department keeps bugging me - ugh. At least this process is almost over - we close next week. Pulte Homes is awesome - Pulte Mortgage is not. read more

If this stops one person from working with them I feel as though I have done my due diligence. If you read the comments you will see the trend of poor communication, too much back and forth and misinformation littered throughout. Their internal accountability seems to be non-existent. They were borderline negligent with the information we provided them and their complaint process is an even bigger joke. WARNING: they do not crunch the numbers until it is too late no matter what they tell you. Once this happens you are locked in on the deal. I wish I had read these reviews before dealing with Pulte Mortgage. All of my financing is in place, my rate is locked, and yet my 5 & 7 year old daughters and I will be homeless in about two weeks in the middle of a pandemic due to the poor communication and timing on their part and literally NO ONE CARES. To make matters worse, I submitted a notice to vacate to my leasing office because I was provided a closing date only to get a call a week prior to closing stating the appraisal came in under their forecasted amount. I arranged for movers to come, and had furniture ready to be delivered and have had to pay well over $4000 in fees, and another rent payment to re-adjust everything. My realtor asked for some sort of incentive or assistance to help me avoid being displaced and the answer was "it's not our fault it's FHA's fault." These people are willing to allow their customers be HOMELESS than to do the right thing. My 7 year old has a congenital heart defect after having multiple open heart surgeries and all I wanted to do was buy her and her sister a new home with more space for them to play. Now, I'm not so sure this will ever happen. Due to her heart condition I cannot just run around trying to find a place to live with her and risk exposure to COVID-19. I have two weeks before I have to vacate my apartment which I was forced to go on a month-to-month lease due to the long and drawn out process with Pulte. The financial and emotional burden due to this situation is costing me money and causing me anxiety. I could be saving and putting these costs toward closing... if that ever happens. To say that I am stressed would be an understatement. I'm currently looking for other financing options as I've heard NOTHING from these people about a new closing date. It's almost as if there is zero empathy or compassion for other human beings. You would think at a time like this that would not be the case. Just an update on the situation, I received my loan through another lender, which went flawless. We have a lower payment. There construction wasn't any better, crooked walls, 4 months with an upgraded shower that wouldn't drain, countless hours wasted on the phone trying to get it resolved. Here's the best part, we already closed they had our money xfer'd with confirmation, go through the final and there is still tape from the walk-through, "we can't give you keys until you sign off the house is how you like it" umm fix the stuff. Mario's response was we won't be able to get to it until later in the week. There is so much more I could rant about, but the moral of the story from top to bottom they have absolutely no customer service.
