Absolute worst, unethical, shady company and builder I have ever encountered. They are quick to take your $15,000 earnest money and then they will proceed to drag you through months of hell and agony, leading you on to believe your home will be ready within a certain timeframe, only to draw it out for months on end, all while promising to refund your earnest money if your Pulte mortgage loan is not approved. They will continually send your file to underwriting and then tell you that it has come back denied and they need more of this paperwork or that paperwork, up until about a month before closing, when they will tell you your loan has been denied and you have to go through their other "preferred lender" in order to not lose your earnest money or incentives. Here's where it gets even shadier. This lender will charge you thousands to approve your loan and use all of your "incentive" money, leaving you to pay the rest. Their ultimate hope is to keep your earnest money and then turn around and sell your home to another buyer, multiple times, while racking in another $15K in earnest money. They are the most low down, unethical, unprofessional con artists I have ever encountered. They took $15K from a buyer before me, $15K from me and another $15K from the next buyer. They could care less about you or your personal situation. All they care about is building cheap, sub par housing, with horrible workmanship and cheap materials, while stealing your money. They are ruthless, heartless and greedy. Beware and run the other direction! I am now in a legal battle with them and you will be too. Take my advice and buy from another builder. We have had the worst experience with Pulte, so much back and forth and waiting around. Never feeling like we have an answer and here we are in the week of our planned closing date- they tell oh I'm sorry your loan still hasn't been approved.. we submitted everything they requested of us over and over again, paid off debt as they asked of us and here they are still not approving us. This process began in March and this is how we are treated- it's almost August! I can even begin to explain the frustration that this has caused us. Super upset with the overall customer service. Very unprofessional! We have been dealing with Pulte Mortgage since March we were scheduled to close on our home this past Monday April 27. They contrus literally the day before on a Sunday to say they would not be able to close. This all happened AFTER we asked them multiple times to let us know for sure if they would be able to close on that date we were reassured by them they would be able to do so. When you speak to management they do not care and will only make excuses for the poor treatment you receive. We have two young kids and my husband is a veteran and they still treated us like trash! DO NOT WASTE YOUR TIME YOU WILL REGRET IT! It is truth behind these other 1 star reviews. We are now having to take legal action and contact media outlets in an effort to resolve the issue seeing how their management team could care less. *** update - I was contacted by the office of the president or their legal team yesterday. Nothing has been done as of yet. I am still out additional costs with having to contact attorneys to resolve mess they had the chance to right on their own. I know they had a representative comment as though they care but please know I will update if and when my situation is resolved and how it is done. I refuse to let them attempt to save face as though they have done something to clean up their mess when they have not done so. Month after month they need the same documents over & over again! Don't waste your time with Pulte Mortgage I have worst experience with them. They are stealing my 10K promotion incentive and not offering any good interest rate. I was already under contract for another home and switched because they advertised a lower rate. For new customers they are giving very low interest rates and they are saying it's not appliable for me as I am not a new customer to them even I sign a new contract. I got a best rate from competitors without buying any points. When I asked them to match the competitor price, they are using my 10K incentive to wards buying the points and still they are not giving better price than the competitors. read more

Our closing was postponed 20 minutes prior to closing. Due to our mortgage still being in underwriting. They waited until the day before to request MORE documents. Why, I have no idea. They've had 6 months to request all the documents they needed. And I have no clue as to why they requested half the documents they did. Things that aren't related to my ability to pay my bills or my earning ability. Bank statements from someone who has absolutely nothing to do with the loan or the home!! Really??? Still comparing loans with other companies but so far my experience with Pulte has been the same as others. Poor communication, misinformation and high rates that make the "incentive" pretty pointless. I was already under contract for another home and switched because they advertised a lower rate. After I put down the earnest money and running my credit I was informed that the rate didn't apply to my home and the rate I get would be 2.5% higher than advertised. Nice bait and switch. The sales office told me I needed to coach the loan consultant into understanding what points were even though it was on the loan estimate shared with them...ok. Asked to switch to a different loan consultant and got no where and no response as if I didn't complain or maybe that's the only loan consultant they have in the whole company? Started shopping around for better mortgage rates as theirs was the highest I'd seen even without points. Getting a better deal from an outside lender even with their credits. A case of something being "half off" that's been marked up at twice the regular cost. Based on the headache so far before I have even signed anything I think it would be best to pay a little more and pass on their "credit". Its a shame because the builder's office has been great, but the mortgage company is a complete ball dropper. They make you feel like your business isn't important. I highly recommend if you like one of their houses finding your own lender and avoid the ding to your credit by allowing them to waste your time. read more

They leave you hanging with no response whatsoever when you're going through the most important stages of buying a house. Whenever my husband tries to contact our loan consultant, it goes straight to the voicemail and no call backs at all. And of course they never respond to emails too. And when we finally got our contract for us to sign, we find all the information was entered wrong. Even the most basic information such as our income, like seriously?? How can we trust this company with our house and $$$ when they cannot even get the most fundamental stuff on the contract correctly. We are purchasing a Pulte home in Gig Harbor, WA and have loved our experience with the builder. Pulte Mortgage is an entirely different story and I would strongly recommend heeding everyone's warnings to stay away!! We attempted to use them as our lender due to the incentive they were offering. However, after 3 months of chasing our tail to get a conditional loan approval with them, we went back to a broker we've used before and they completed the process within the week. The team we were working with at Pulte Mortgage dropped the ball repeatedly and even forgot about our loan package for 3 weeks. Once we dropped them and went back to our trusted broker I was contacted by a regional manager who explained to me how their model is different because they are such a large office, they only care about the number of loans they complete in a month. Awesome. Thanks, I'll stick with the personal and competent experience we get from a local broker who cares about retaining our business for future lending needs!! Also, I was told they wanted a chance to win our business back, so the regional manager would personally reach out to me on a monthly basis to check in on how things are going. Not shockingly, I've heard from him once in 6 months and I didn't bother answering. There's too much competition in the market to work with a company that doesn't care about providing customer service. STAY AWAY!! I purchased a home from Pulte in Florence AZ last July which I love. I decided to keep it simple and use Pulte Mortgage at the time however and it all went downhill from there. You would think a lender would have a simple form stating what documents they need to process your loan, but clearly this was not the case here. EVERY SINGLE DAY I would get a call from the lender in charge of putting together the documents stating she needed something else. I work from home and have a scanner and printer handy, which was the only saving grace. But even so it was incredibly irritating in that every time she called me and I asked her if she had all the documents she needed now she would assure me she did, only to call me the next day needing something else. When several weeks went by without hearing if I was approved for the loan I started calling her and leaving messages. She would call be back at exactly 5:05 that night stating but when I called her back immediately I hit her VM stating she was gone for the day. I never reached her once when I called her. At one point they incorrectly emailed me paperwork for somebody applying for a loan for a 1.1 million dollar house in California, complete with all of his personal information including his social security number. I hope they never sent mine to somebody else like that, but I could understand how they would do this because every email I received from this girl said simply 'Your Loan' in the subject line. How hard would it have been to put a loan number or name in the subject line? Five days before close of escrow I spoke with her supervisor and asked her if I needed to find another bank. Within 20 minutes I got a call back and was told my loan was approved. The Friday before we were to go sign the closing documents on Monday morning, at you guessed it ... 5:05, I received a message from the loan officer stating there was a problem with my loan and they weren't sure if it would go through or not. By this time we had sold our house and packed our stuff packed into PODS and picked up to be delivered to the house on Tuesday. I left a message for the loan officer stating I needed to know by 9:00 in the morning on Monday what the problem was because we were supposed to sign at 10:00 and it was an hours drive from my house. At 9:20 as we are on our was from Glendale to Florence we get a call advising us that they made a mistake in calculating what we needed to put down on our house. We were putting down 30% and had already wired the money, but they said they calculated the discount for using Pulte mortgage twice in error and we needed to come up with another 5 grand. I advised her that would be a problem and was told it okay, we could come up with it in the next 48 hours. No apology or anything. They just acted like it was my fault they screwed up. How many people spend all of their liquid funds hiring movers, putting a down payment on their house, set up utilities and so and still have an extra 5 grand laying around? I don't know the answer to this but if they do this a lot I can only imagine people lose their homes this way. I was fortunately enough that I could pay the additional 5 grand but you can only imagine how upsetting this was to myself an my wife. Then they had trouble finding the money we had wired them that morning. We had a confirmation that the wire transfer had gone through but it took another 20 minutes on the phone reassuring them we had sent it before they could find it. After we finally moved in and I had escalated this up the chain and given them poor survey reviews did I get a call from the primary branch manager from Pulte in Colorado apologizing. He stated he had gone through all the emails and admitted they seriously screwed up and would use this as a learning tool. He said if I ever wanted to use their services to buy a home again to call him direct and he would make sure it was handled seamlessly. I appreciated the apology but it will be a cold day in Arizona before I would ever use or recommend this company to anybody. Did I mention that my credit score was 785? read more

Beware of deceptive practices! Pulte offered us a Loan Estimate beating another company we sent them. We signed and then three days later Pulte called and said it was a computer error and they refused to honor the deal. Literally breaking a legal document and invalidating our rate lock we signed for with no legal just reason to do so. They then wiped us out of the system completely and told us we could take what they gave us or use someone else. Talk about trying to pull a bait and switch. read more

The process was terrible. Their loan officer could never get any type of concrete numbers to us. Their system is apparently old and doesn't work well? It's 2022 and your a billion dollar company. While the people with whom I had direct contact with were outstanding, Pulte mortgage as a company was good, but not great. Thus the 4-star rather than 5-star rating. The interest rate on our loan was competitive, but not the lowest available. We were given incentives to finance with Pulte, so it was just too complicated to shop among other lenders. The website was good, but you had to login to see if you had tasks rather than being pinged directly. If the process was 100% web-based, we might have had a less satisfying experience. However, our loan consultant and processor, Derek and Kathy, were very helpful in keeping us on top of the requirements so that we were never delinquent in completing tasks. We were very fortunate to have such good, competent people helping us. It seems as though Pulte hires right and trains well. read more

Worst experience we have ever had! We were preapproved for a payment double than what our payment actually was going to be with an interest rate 1.5% higher than what ours was going to be. We were preapproved by the vice president. Once we got 3 days before closing, they still wouldn't let me lock our rate even though I had asked to lock it at the 30 day mark. All of a sudden they said we needed a cosigner. We added a cosigner then all of a sudden 2 days before our new closing date one cosigner wasn't enough and they wanted us to add a second cosigner. We had a call with the vice president David Schindler that preapproved us and he then claimed that we were not preapproved for that amount even when we pulled up the exact letter stating that we were preapproved. He then said that he ruined the relationship with us long before and they think that we should get a new lender. Our closing date was pushed back 3 times and they didn't even fight for our business. Never going to use this company ever again. We terminated our agreement for the house and that was the best decision we could have made. read more

Beware of Pulte Mortgage. We Closed on our home in San Antonio Texas in June 2021. The worst real estate transaction we ever experienced. They give incorrect information. Then after admitting their mistake, all they did was apologize and say that they will train their employees better in the future. Their misinformation given to us cost us thousands of dollars. We believe that they have a bait and switch technique. We were given bad faith information from the start. After months of providing the same documents over and over and telling me to withdraw money from my retirement account (which I had to pay taxes on) so that the mortgage would be approved, the day prior to closing Pulte Mortgage did not approve our Mortgage. We had to outright purchase the home. Funny how we could not be approved for a mortgage but could outright pay for the home. To make matters worse, they claimed that the IRS did not recognize me as being retired and stated that I could not use my retirement account as income. Working in Human Recourses for the PO, I am fully aware of how my retirement works. The Loan Officer and regional loan officer are incompetent. Thank goodness the 10k credit given by the builder, we applied to home options back in January and not the closing costs. What a waste of time. Absolutely terrible! My wife and I are first time homebuyers and, as you could imagine, we have a lot of questions. Many questions were not answered and the questions that were answered were extremely vague, and then we would be hounded and nagged to sign the paperwork without definite answers. What kind of company treats their customers this way? We found a different company who gave us real results with real answers, and in half the time that Pulte did. Also, communication was terrible! As the other rate 1. I wish I could give them zero rating. It's the worst Landings I have ever seen. I wish I rate their review prior starting the loan process with them. They denied my loan after I wire down payment. Before I wire the money everything was good but once they received the down payment they give me denial. I chose them over three other bank since they are the one who is building the house and the realtor told me it would be a smooth closing if I go with them. I missed my closing date. Finally I wanted back to one of the other landers and I was able to move in 10 days. read more

Strike two - this is where we are at with Pulte Mortgage. The first strike came from some senseless criteria that prevented us from moving forward with what would have been a double purchase of Pulte Homes valuing up to $700k. However, Pulte Mortgage, after all the wonderful pomp and plugging of how wonderful the company is, denied us based on criteria that, alone, should be reviewed and revamped. Years of on time payments of all debts, and pay offs, is never part of any consideration for approval with this company. Once again, earnest fees are paid, pre-approval looks good, per their mortgage representatives, VA loans in place ready to move forward, then the hammer falls. One more payment of a credit card, enough to put our debt to earnings ratio well below the requirement, is just two weeks out, flags the underwriter, and in turn denies our application. Why? Because the underwriter isn't looking at the history of payment, nor when the card will be paid off, or the circumstances behind why the issue is even an issue, no they are looking at the debt to income ratio. They do not do any calculations, because if they did, they would see that things would have been paid off, or that, "Hey, these people are upstanding citizens because they have never been late on payments of any sort." Strike two comes as a big shocker. Per the Pulte mortgage lender, we were 95% approved, and just needed the final stamp from the underwriter. It was a head scratcher not only for us, but the Pulte mortgage lender as well. This tells me that the people who are doing the underwriting are doing their jobs well, but adhere to a strict code and criteria that does not have any room for anything else. Perhaps that is a good thing, however, after reading the other reviews, Pulte Mortgage is at the bottom where other lenders, with different criteria, are at the top. I will say that Pulte Mortgage should seriously review their criteria for approval before someone turns around and sues them for false advertisement. #1 lending company in America? Right. It is almost as if Pulte Mortgage is not an equal housing lender. read more

The start of our interaction with Pulte Mortgage was rough, and my initial review was lower. However, they really came through and helped us out. My recommendation when communicating with Pulte Mortgage is to be very detailed and explicit on dates with regard to rate locks, fees, buy-down costs, etc. In our experience, the agent communicated information to us seemingly on the assumption that we shared the same context and understanding for how this process worked, but we don't. So make sure you're being detailed and asking precise questions about if the rate being offered requires any buy-down, when you can rate lock *without additional buy down or risk due to construction finish date*, etc. read more

Pulte Mortgage will sell your loan within a few days after your in your house and send out a survey just prior to the loan being sold....Its their legal right but its shady to the customer. If you don't want the loans don't do them. I will not in any way recommend any company that can't take on a loan to process one. Pulte that was pretty low wasting my your time and my time setting up and online account and transferring on the 1st month of doing business. At least UWM waited 6 months and gave a me a 30 day notice. I got 12 day notice but since its mailed out on the 14th of the month you cover your butts. read more

People whom I worked with: Janet Martin - Loan Consultant (NMLS #224901 ) Amanda Webber - Loan processor (NMLS #1791) Suzanne MacGrath Vice President, Pulte Mortgage In a highly unethical and perhaps illegal move, Pulte Mortgage increased my 'locked in' interest rate 1 day prior to the closing after telling me that my credit score had gone down during the closing process. I was told that that the interest rates are 'locked' based on credit scores and so if the credit scores fluctuate, then the rates would also change. Interestingly, the rates could only go up (if your score dipped) but will not come down if your score increased during process. It is a one way street where in the end, the borrower is destined to lose. The timeline of events: I was informed by my loan processor at 1:00 PM Friday that we were all set for closing on Monday 10:00 AM. However my sales consultant (note - no one from Pulte Mortgage) called me at 3:45 PM to tell me that he was informed that my closing would need to move by 3 days as there was some issue with the paper work. After numerous frantic calls to the mortgage company where no one would pick my call, I received a call at 4:30 PM ( less than 1 day prior to closing) to inform me that my interest rates were being increased as my credit score had decreased. I kept on asking them what about the 'rate lock' but no satisfactory answer came through ever. My mood quickly shifted from being 'excited for the new home' to 'scrambling' to push out all my furniture deliveries and purchases for the next week. I incurred considerable financial losses due to this chaotic situation that they put me through. There was a lot of anxiety and a feeling of breach of trust. Upon complaining, I was told - "we are sorry that you had to feel this". Really?? I wish I could tell all the movers how 'sorry' I was to push out the deliveries and not pay them the penalty fees. I wish I could tell my previous rental place 'sorry but I cannot move today but please do not make me homeless.' The very crux of their justification was - your credit score changes, we change the loan terms! The 'rate lock' doesn't mean a thing to them. The very brashness of their explanation leaves you wondering why you even chose to work with them. So you have only 2 options - Either stay away from them OR live in constant fear that they will change your interest rate on the last day before your close and you would have no other options or lender to work with. How can you trust such a firm that can go back after a rate lock that too 1 day before your close leaving you with no options but to close at the higher rate? How can you ever be sure that they would not do this with you? Upon enquiring with the consumerfinance.gov website, it was clear that to me that the lender CANNOT change the locked in interest rate unless the lock in expires. So here you go--their act was clearly illegal! We are supposed to close the escrow in 1 week, and I am being asked to provide documents that have little or no relevance to this new property, like property tax and insurance statements for my last house. Why do I want to buy this house, and the statements I gave earlier are not adequate for them. I am really tired of providing them never ending statements and documents. I wish I had read the reviews on Yelp, and applied for this loan through other banks I have been dealing with for past 30 years. One of my friends did warn me in the beginning of this process that started like 4 months back. I'll try to make this as short as possible. I was buying a home in the middle of Covid. Had already done the earnest money and everything. They called me about a month before closing and said everything was good to go but since we didn't have a closing date I couldn't lock in my rate. Once I got the closing date i got a Call that pretty much said I was never qualified for the home. They had pre qualified me a year and a half before. They waited until I was already packed up and ready to move to tell me all this. The guy in charge if my loan was not helpful at all. They were impossible to get a hold of. And took days to get a response from them. I ended up getting my own approval for the home. But I could not get in touch with anyone for days. Once they finally answered I was told that yes I could buy the home but for about 100k more than what we had agreed on because the time frame had expired. But I had been trying to get ahold Of them for about a month. I'm sure they did that since the property value had gone up so they could sell it for a lot more. Don't use Pulte or American West homes unless you really want to get shafted on everything and anything you do. This company does not care about you or your process. You are a paycheck to them. They have incentives they give you when you buy their homes but those incentives are rolled into mortgage fees. It is more valuable to use another lender. I was forced to change lenders leading to a higher interest rate. Also told I did not need certain documents breaking down income etc which I found weird. Then the day before closing the underwriter now wants these documents and my closing gets cancelled. That was only one of 3 or 4 major issues I had between the lender and American West Homes as the builder. read more

WORST MORTGAGE COMPANY EVER! Repeatedly violated state and federal laws by refusing to provide timely updated Loan Estimates. I have a net worth of $3m+, have never missed a mortgage payment in 30 years and have a credit score of 830. Despite this, Pulte took over five months to "underwrite" my loan application and requested over 60 documents from me. I was putting down $400,000 and financing $200k on purchase of a new house - meaning I had 66% equity on day one. Not much risk of default. Pulte issued a "final loan approval" and then revoked it saying they made a "mistake." No documentation or further explanation. Obvious their strategy is to delay your loan app until the last minute and then deny it just before closing date backing you into a corner and not allowing you to shop for a competitive offer. Their delays allowed interest rate to increase by nearly one point meaning tens of thousands in additional costs for borrower over life of loan. I eventually went to Chase Bank which handled the loan professionally. Also, Pulte Mortgage doesn't service ANY of the loans they write - they sell them all, many times to shady companies based on reviews on the Internet.
