I had an inspection done in June 2023. They missed or didn't annotate at least 3 important items…read morethat were broken, needed to be replaced or just weren't inspected. They will mention that I waited almost two months before emailing them about the problems. I'm retired military and still currently live outside the US at the time and moving into the new home by the end of this month. We only flew up for for a couple days for the home inspection and came back up for the closing. Unfortunately, I wasn't able to spend a lot of time at the home and basically relied on this company and their home inspection team. I actually called them a few weeks ago and asked for an explanation on a couple of issues. I was told by the Scott that if I had any questions it would have to be in writing and wouldn't discuss anything over the phone. I was actually going to let it go and not respond via email to complain about the overall poor inspection until last week when I was told by a plumber that I contracted for home renovations about the house main water control panel problem. The main water control panel located inside the house, (called the Mana Bloc) had seven broken shut off valves. That the Mana Bloc needed to be replaced. (I'm quoting the plumber who found the problem). "This should of been identified during the home inspection." System can't be repaired and has to be replaced. $1500 to get done. When I asked the inspection company about it they said they didn't know were it was located. They didn't even take the time to ask where it was located to inspect it. How thorough is that, from an experienced home inspection company ??? The front yard water sprinkler system was supposedly checked and was annotated working......but the control box was broken (?). Along with a couple of sprinkler heads. None of that was annotated in the report and it ended up costing $300 to repair. Something as simple as checking the air filters in the house were not checked/inspected or annotated. I actually checked them when I came back for the closing and personally replaced all of them. When I asked about that his response was that they annotated it in the report as follow "the HVAC system needs to be routinely maintained". That was there answer. Unbelievable. Extremely disappointed is an understatement. In closing, the company said they addressed every issue. That no faults were on them. I relied on this company and their experience to make sure everything was working properly as it should. I didn't happen. I was still living and working outside the USA at the time. Ultimately, the responsibility ultimately falls on me as I was buying the home and I'll have to live with it. This company not taking any responsibility for their actions or lack of, speaks speaks for themselves. Don't make the same mistake I did. There are much better companies out there.

He didnt include in his report that the property had mold, broken windows, a toilet that's not secured to the floor, electrical issues, roofing issues, you name it, he forgot it. Ended up costing us a lot of unexpected money to make these repairs of which could have been negotiated if the incompetent inspector put them on his report. Again, DO NOT USE STX2BRX HOME INSPECTION. We hired Ruben Hacman because of his good ratings and good certifications, but our experience has…read morebeen horrible. Most of his reviews are given at the time of service, before people really know what he missed or didn't miss. We closed on our home back in August. It was very dry for a couple months, so we didn't know we had a massive leak until November. We requested that he do an additional roof level inspection to be sure everything was good with the roof as well as the rest of the home. He (and the company he had inspect the roof - ACTS 29 Roofing) missed the fact that the roof is lacking adequate flashing. He missed a massive, years long leak in the chimney chase and down the north sides of our chimney. We called him about a month after the close after smelling an odd musty odor, ready to pay him more to inspect further to find out why the home smelled. He didn't return our calls. When we discovered the leak (in the same spot that was damaged previously and ID'd by Ruben during the inspection) we called restoration out to dry things up. They found massive damage to our upper level master bathroom (had to tear out the shower tiles, tub area) and our lower level around the fireplace. They had to take the mantle down and now it looks like this leak is so bad, they're going to have to remove the brick veneer on the exterior to fix it. We're looking at 100k plus in damages that he missed. The flashing around the roof was visible easily from the exterior and the roof was supposedly replaced in 2018 (meaning it should have been caught during the inspection phase). We had four companies do inspections during this process and all four said that the lack of flashing should have been very evident (from the exterior, even from the ground). Between the mold, the drying out process (dehumidifiers and fans, containment etc), expenses and uncertainty, it's very difficult on our family. Even after showing our realtor the damages, Ruben still wouldn't even call us back. Our insurance will only cover the active water / restoration process, not any of the mold or structural damages. I'm very dissatisfied with his lack of concern for us or his failure to identify very important areas. That's why we hired him. Furthermore, he missed the mold and water damaged plywood (as seen from inside the attic), the water damaged insulation behind the tub, bubbling paint and staining and attributed these damages to other problems. Beware of this company and do not hire Ruben Hacman.

However, after the inspection, we had wished we had selected someone else. He did an ok job but not near as thorough as others we had read about. He was there for less than 1 hour. Sent what seemed to be a detailed report with photos. However, one of our biggest complaints is that he wouldn't go on the roof to inspect it even though his website says they do roof inspections. There were clearly shingles missing in spots so we had to pay for a roofer to go inspect it before we could prove that the roof needed to be replaced. This was an additional expense, took more time & delayed the process when we felt like Cornerstone should've been our one stop inspection. I would use someone else next time.
