During the same time that I was working on my new home, I knew of several other friends who were also renovating or remodeling their homes. I can say without hesitation that no one had the experience that I did. My home when I first purchased it and before remodeling started was in dire need of some major work. No central air, flooring was lopsided, structural foundation work had to be done, needed to change a 2 bedroom 1 bathroom home into a 3 bed 3 full bath plus den home, needed to get permits, install a porch, redo the garage into an extra room, landscaping, etc. The list goes on. From the time my escrow was closed, to when everything was ready for move in, all of this was done in less than 4 months which is ridiculous in a time when materials and manpower was low. Friends who had half as much work to be done as I did spent over a year. In terms of costs, the speediness at which all this work was done saved me an incredible amount of money. In addition, every cost was stated very transparently, including any sudden, unforeseen changes or circumstances, as well as options to add, forego or make adjustments and those subsequent costs. Michael has decades of experience, and was crucial in thinking of things that I never would have that enhanced my home in ways I would not have imagined. He also is very very detail oriented and was always on site, making sure nothing, even small, seemingly insignificant things were overlooked. His staff was excellent, very communicative and knowledgable. He and his employees treated my home like their home, and the final product speaks for itself. Renovating a home can be extremely stressful especially when it is so hard to find a contractor you can trust. I had none of the experience that so many people had by working with Misong Construction, and would recommend them for any job.

I discovered them in the Apartment Owners Association magazine and they're a wonderful, very professional, and long-standing company. They handle many larger buildings, but they were no trouble with my small one-day job. Rep. Johnny Bravo gave me the best, fairest, and most informed quote on the work needed from all the roofers. I saved $1600-$2500 over other quotes. Others were newer companies with slick advertising on Facebook or Instagram. Royal Roofing is old school, with dozens of trucks and regular crews, not just pick-up ones. I asked him to remove three layers of old roof and replace the Double Cap on a small roof, plus a silicone repair around the scuppers on my main roof (a leak had reappeared after silicone held up for 10 years). Other folks were charming but pricey salesmen or wanted to do a total, more expensive roof replacement. Johnny is an informed roofer and understood realistically what I needed, but he included all code-required material in the quote. Johnny took pictures of my roof (since I'm too old to get up there anymore) and other issues he saw with paper pulling away from the parapet walls and sun drying out the silicone, creating small gaps on this 1924 Spanish bungalow duplex. A crew of three, run by the conscientious foreman Francisco, showed up promptly but didn't leave until 7:30 p.m. After redoing the double cap roof, they carefully repositioned and re-secured my gutters and leafy filter better than the initial installers. They worked continuously and meticulously; they needed very little instruction from Francisco, who went out to get plywood for a rotted area around one scupper. Note to all: Buy these men working hard in the sun, the lunch of their choosing, a shady area to rest, and as much water as you can. Francisco snapped some photos of the finished project. I was a bit worried about two skuppers where water might sit for a while because they're a bit of a dip. Part of the job was to smooth out those dips with silicone. But later that day, my tenants were using the AC for repairs, and some water was spilling over the almost-done work. He mentioned he'd come back when the small area of HVAC runoff had dried up completely and to finish leveling that area properly, not trying to rush it on the same day. Two days later (though he had a terrible cold and should have stayed in bed), he came all the way from Bell Gardens to West Hollywood to level the skupper dip areas as we agreed on in the contract, and he didn't charge me any extra day's fee. As a divorced woman in my 70s who's owned this multi-unit property since 2002, I've had many "cowboy" contractors try to sell me on renovations or repairs that are way too expensive. But Steve Pinkus and Johnny gave me the best price and were super easy to work with, communicative, and Steve is really dedicated to his long-term employees. It really touched me--it felt like a true family operation. I even had a contractor friend come by to check on the progress, and he was very impressed too.
