Worst management company I've ever experienced. The manager is very young and very rude, does not respond to emails or phone calls. Complaints and requests go unheard. The construction on is never ending. They have been working on the apartment above me since I moved in, and it's coming up on 10 months. One day I came home from work and the shower head, the ceiling vent cover, and the light fixture above the shower were all knocked lose due to the extreme vibrations from the construction upstairs. Absolutely do not rent from these people! Their entire business model is incredibly impersonal and disorganized. I would make a request or ask a question and then when I followed up on it, it was like they had never heard of me. Incredibly frustrating and unreasonable. The last straw was my security deposit when they walked through the unit with me, said there weren't any major issues, then refused to give me any of it back after I called for two months! After many years of renting we were fortunate to have rented with R&H Management the last 5 years. They were by far the best and kindest landlord we've had. Any issues were always resolved quickly and with excellent care. After the devastation of Harvey and flooding, repairs were made on the house immediately and with precision! I've been in one of their properties for 8 years and now they come in and try and tell me what I can and cannot have as far as plants. Supposably they have Moss Nursery coming in to redo the flower beds so far I've seen nothing but a piss-poor job done. I love my apartment or would have not stay through all the floods and damages to our properties due to other circumstances. I am not one to believe grass is greener on the other side. I have always put a lot of time and energy into my Courtyard. They go by multiple names, so there's a red flag: Montrose Courtyards, LLC, Lang, RH Management. One thing's certain, they are the worst. They bought 1307 Welch from our previous landlord, who actually maintained the property, and whom we paid a deposit of $200 on move-in. These jerks only returned $50 of that money, citing "Paint marked walls." This "paint" is nothing more than small spots of filler where we filled in normal-sized holes caused by hanging pictures. We even lightly sanded it down so they had to do almost nothing. I never signed anything saying I couldn't hang pictures. I know damn well it doesn't cost that much to brush a small amount of paint on a few spots. It's called "normal wear and tear," it's in the Texas property code (92) and they cannot legally take our money to cover the normal cost of turning over the property. We cleaned that place spotless and left it move-in ready. The most insulting thing about this is that we were exceptional tenants who, in 48 months, were never once late, who never complained even when there was cause, who never bothered anyone. In fact, we helped our neighbors and were good stewards of the property. I swept the damn laundry room when they wouldn't. They never even fixed the goddamn broken washer that leaves your clothes soaked either. I brought all 5 trash cans and 2 recyclers in from the curb regularly. All that, and these greedy freaking sociopaths steal my money because they think they can just get away with it. If you are a good tenant who expects to get your deposit back, stay away. We put up with so much shit after RH or Lang or Montrose Courtyards or whatever they're called took over. All I know is they'll never get another dime of my money or anyone else I know. read more

R & H Management - Property Management Near Me - Houston, Texas

I can finally write a review on these people now that I'm no longer under their clutches! I was going to review the apartments I stayed in, but they don't really have a name and since it's the responsibility of the management to make sure things work fine, I decided to review R&H (or Lang Management). First, and fyi, I think they moved, because the office I went to was right on the corner of Commonwealth and Welch in Montrose. I'll start with positives: -My contract ended. Ok, now the bad stuff: -2 months after move in the upstairs neighbor had a busted water pipe. Took management almost 3 weeks to completely fix the ceiling, wall and light fixture damages in my kitchen and living room. A small part (like, an area of 8 1/2X11piece of paper) of the ceiling detached and hung down and there were water stains everywhere. It was more of an eyesore than anything else. -Any calls I made at night for a maintenance emergency (which was four times in one year) was not addressed for several hours. What is the point of even having that? One specific example was when I woke up around 3am to my window unit sputtering, choking and buzzing. It finally wheezed its last breath about 30 minutes later. Made the phone call before that to tell them it wasn't blowing cold air properly and was making weird sounds. Maintenance called me around 4 that afternoon (12 hours later) to say they're replacing it later that day. Don't get me wrong, I was thankful it was replaced the same day, but the responsive time and communication was terrible. -Which brings me to them sometimes "forgetting" to leave notice of when they went into my apartment. I could tell on my own if something was moved or trash was left on the floor, but I also heard from my neighbors a couple times. That shit pissed me off so I called and angrily complained twice. It did nothing. -Two times within about 6 months of each other I had mushrooms growing out of a spot in my ceiling. The first time it happened there was water along my floor so I thought it was my new a/c leaking, but couldn't figure out why that stuff was growing from the ceiling. I left a message with maintenance that evening. Didn't hear back from them the following day so per the insistence of coworkers, I called 311 on their asses to report them to the health and safety people. Naturally, they waited about a week before "fixing the problem." When it happened the second time, I realized it was coming from the upstairs neighbor's a/c. I called them that day to let them know shit was growing from the ceiling AGAIN. At that point, though, I didn't give a f*** if it got fixed or not, because I was moving out. Since it's legal in Texas for prospective residents to view dwellings while people still reside in them, I basked in giddiness at the thought of those people's faces when they saw that mess on the ceiling. About a week later I came home to find that the ceiling was "fixed" and there was a nice layer of white dust all over my sofa and coffee table from them sanding and not covering my belongings. -While the second fungus scenario was the last bit of bs I had to put up with, the cherry topper over everything was when I was burglarized about a couple months before I moved out. There are two gates behind the apartments that remained unlocked all year. Unfortunately, my windows had inadequate locks, so it was really easy for that a-hole to pop open the bedroom window and make out with $500 worth of jewelry, money and miscellaneous things. I just want to interject a little humor here. While I was terrified to sleep in my apartment a couple weeks after the fact and was pretty upset about my jewelry, ya'll remember that Yelp event at Phoencia in May? I thought it was kind of funny that a-hole took that bag to stash my stuff in. At least he left behind the little bags of spices, cause damn it to hell if he had taken those! I am in such a better place now that I don't even care about all that. I'm just so freaking happy to be done with R&H! read more

How to get your deposit back from R&H: So these guys seem to make a living trying to take people's deposits. Learn Houston's tenant laws and fight back. Google search 'houston tenant laws' or something similar. I was able to get my deposit back after fighting for awhile but made sure I did EVERYTHING by the book. Send them certified letters requesting information. Video tape ALL conditions when you first arrive and videotape and make them SIGN off on the condition when you leave, refuse to sign if you don't agree. I unfortunately trusted them and let them do the walk through when I wasn't there. They claimed all this damage that I ALREADY noted in the condition sheet when I first moved in. I had to send several certified letters asking for proof that they indeed did repairs from the previous apartment because they claimed that the aparment was in perfect shape when I moved in! It definitely wasn't. You MUST be willing to take them to small claims court and be willing to take time out of your day to FIGHT them. Do it so they stop screwing other innocent people (don't fight it unless you have a solid case). The tried to ding me on about $200 in deposit money. I have NEVER paid rent late and have been a model tenant. They tried to claim the carpet was dirty when the carpet was new and we don't even wear shoes inside the house! The money wasn't the issue, it was the principle. They seem to prey on people who are ignorant to the tenant laws and are willing to get 50% of their deposit back rather than fight it. I've always heard terrible things about R&H but I thought that I would be treated differently because I considered myself a model tenant. NOPE. They will always try to screw you out of your deposit money. I've heard this from many sources who have dealt with R&H as well. Anytime you talk to them, do it via email or get it in writing or record it. Don't let your guard down and always assume they'll try to screw you over. These guys are all over Houston because apparently they have a really cheap management fee. Don't assume the owner is the one being jerks, it's the management company! Oh yeah forgot to add: they screen their calls when you have an issue. They won't pick up and won't answer their messages. This is why you must send them a certified letter with return receipt. They won't respond to emails when there are issues. EDIT: The owner is a lawyer so you MUST follow all the laws to the T. They will find a loophole if you mess up so read up on your laws... they are there to protect you. read more

I lived at one of the properties on Nevada St for 3 years, and loved it! Pricing was fair, pool was amazing, and the staff was always helpful. Now I'm up in Pittsburgh and mistakenly had a package delivered to my old address- RH mgmt recovered my package for me! That's going above and beyond. read more

Would not recommend anyone to rent from r&h management company, I live there for three years, management staff is hostile and immature, you would be very blessed to get some of your 300.00 dollar deposit back if any, no matter how clean you leave the apartment you are renting, hope this helps someone. read more

I had a great experience dealing with R&H Management. They were quick to respond to my maintanence requests and because I followed their instructions for move-out I got my entire deposit back. I guess the people who wrote bad reviews left a mess and didn't understand the contract. I highly recommend working with these guys. They are a horrible management company, my neighbor has had mold in his apartment for 6 months, his A.C. does not work well, my A.C. does not work well. they do not care about their tenants. I am moving out because of the lack of respect they give tenants. In my apartment we have places we were told we could plant, then they come and pull up all the plants one day. All the money the tenants spent on the gardens were destroyed. No one I know has received their deposits back and I know I wont get mine back either.DO NOT RENT FROM THEM YOU WILL BE SORRY!!! I lived at 1416 hawthorne for 22months. on march 5 349pm 2013 h.a. lang management doing business as r and h management at 1915 Commonwealth Street # 100 Houston, TX 77006-1859 forceably removed my wife and son from our home while I was working, changed the locks and denied my son and wife's re-entry request. after changing the locks they placed three notices and my uncashed rent check stapled and folded into the door jam and left us homeless. on that night I was left scouring houston for an extended stay hotel as houston rodeo is on and all hotels are booked in advance at that time. I was forced to tell work I couldnt come in since my two sons, wife and myself were homeless and r and h managemnt is not available after working hours. on march 6 2013 929am we entered the management main office and spoke to there representative. she said no one authorized to give us a key was available. she gave me the office number so I could have a contact number for them and took my number that they already had on file saying they would call me when we could come back and talk to someone. same day at 11am we had not heard back from them and calls to the office had gone to voice mail we returned to find the office closed. same day 121pm still had no call to us so we returned to the office to find main manager at his desk. as we entered the main managers office we were greated with "so your the ones giving us all the trouble!".... long story short after all his yelling we have found out 20% of the apartments are now vacant and rents have increased by 20% and they want us out so they can rent it again and there add online is like I said now 20% higher!!! they gave no reason for wanting us gone. we have had no complaints from anyone at any time in the past 22 months. but here we are anyway..... the manager would not provide the written request to terminate the lease, refused to take rent payment, had locked us out even though we paid the rent on time!, did not leave a number to call for them to deliver a key, did not give us a key when we came to there office the next morning, did not give any notice that they wanted to terminate the lease before there action, and when I asked what the owners name was no one would tell me so I gave a written request and 4 days later still no response.(thankfully the court document I have gotten now shows the supposed owners name) I mention these items now because now that I look the law up... each one is prohibited/illegal and come with automatic damage claims for failing to conform to the law. I have on three different tapes the manager saying what he did and his representative saying at that time there was no way I could get into my home. I also have paperwork left shoved in the door jam and now paperwork they filed with the court... I am not happy to look forward to court, lose time from work and stress the family so much. but it is nice to have the law on your side so vary clearly.
