We would not recommend them to anyone. During our inspection, they: -Missed the secondary sewer access line which necessitated re-inspection from another provider and a delay with the seller, who immediately found the secondary access. X2 later refunded the original sewer inspection fee. -Frequently said "I think I'm forgetting something" while walking us through the house and was just relying on memory - didn't have any notes to reference -Could not answer many of our basic questions about things like the HVAC; referred us to the current homeowners ("you should ask them how it works") -Could not tell us anything about the internal brick wall (i.e., any indication of whether it was load bearing) -Put us on spam email lists, like s24alarms, without asking permission -Handed us a big pack of sponsored spammy advertisements at the end of the inspection. I paid thousands of dollars for this inspection, it should come ad-free. -The inspection report was dense with generic drivel - it was clearly mostly automatically generated, and I had to sift through it to find useful insight We used a different inspector on our previous house and their service was in every way superior to X2.

Mr. Hankey inspected a home for us yesterday. In advance of the inspection, we provided him with…read morethe seller's disclosure, some of their answers to specific questions about issues they had experienced in the home, and additional questions we were hoping he could answer. His inspection was thorough. He inspected all the things he told us he would inspect, plus answered all of our questions. He gave us a complete review verbally at the end of the inspection, including reviewing numerous photos with us so that we could see the condition of the roof and other areas of the home that would be difficult for us to view alongside him. He took us into the utility area and explained the utilities to us, as this was an energy efficient house that had features we were unfamiliar with. At that time he asked if a report by this afternoon would be sufficient, we told him it was, and had the report just as expected. The report is VERY complete. It shows photos where there are issues that were found, it also provides us with photos that explain what the remedies would be to some situations he encountered. The report is also prioritized. It tells us which things should be handled soon, and which things are more routine maintenance that can wait. I emailed him back to ask about contractors he might recommend for a couple specific things where it was less clear to me who might provide those services. He responded immediately with a couple suggestions. I don't think you can do better than Hankey and Brown.
