We stayed here when it was a KOA a few years ago and the amenities have definitely improved since then. The office has an espresso bar, laundry room, recreation room with a large TV and a full sized pool table as well as an outdoor dog wash station (free!) and a large propane fire pit with a seating area. The main bathrooms attached to the office are newly renovated and kept clean. Our pull thru site was spacious (front to back) and included a picnic table, fire pit and full hook ups. Some of the smaller RV sites were set against a scenic hill of boulders although these were water/electric only. The staff were friendly, attentive, and unobtrusive. Setting was quiet and scenic, near US 24 but not near enough for traffic noise. This is the nicest RV park in the Buena Vista area. We camped at BV Overlook in a Travel Trailer.

Our site was literally right on the creek, with the sound of rushing water providing the perfect soundtrack. I would definitely stay here again, but only if I could snag a creekside site. The upper-level campsites aren't nearly as appealing (but I believe they have full hookups). They're right alongside Highway 285, so there's quite a bit of traffic noise. We could hear the highway from our creekside site, too, but fortunately, the sound of the rushing creek did a pretty good job of drowning it out. The staff was very nice and welcoming. For me, the creekside sites are definitely the way to go at this campground/RV park.

The park was clean and had everything we needed. Their prices we some of the best in the area and the location was close to town but far enough away that it was dark and night and you could see the stars. Road noise was not an issue but could possibly be if your were in a tent.

The bathrooms are impeccably clean. Seriously the nicest and cleanest bathrooms we've ever seen at a campground. The staff is kind and very helpful. We had a problem with the electricity in our camper when we arrived and one of their employees came immediately to help us. Very kind. The campground is 5 minutes north of Buena Vista- a cute small town. Be sure to visit the newly-constructed "new downtown" that looks right out of a magazine--charming. Excellent whitewater rafting in the area. About half an hour south of Leadville. This area doesn't have your stereotypical mountain scenery but it is nestled in a wide valley between mountains. Morning and evenings are especially nice. I recommend staying here.

We stayed in a cabin, friends were in the motel, and RV park. All within close proximity so we could walk to each others site. While very rustic, they were very clean. Cabin was complete with two separate bedrooms, a kitchen (including all utensils and coffee pot), bathroom and living space. Incuded was shampoo, conditioner, soap, dish soap, coffee, dish rags, kitchen towels, bath towels, wash rags and a swamp cooler for air conditioning. It even had a crock pot as well as your basic pots and pans. Full sized refrigerator with freezer. Stove and oven. The motel rooms were about the same, less the separate bedrooms, kitchen and living space. It also has an outdoor pool and a commons area. The owners, Aaron and Brenda, couldn't have been any nicer or more accommodating. It is right off the highway, easy to find. A stream runs through the back of the property offering a scenic view. Would definitely stay there again.

Management was some of the friendliest and helpful of any place we have stayed. Park was clean, neat and easy to get in and out. WiFi was good, but we used Verisign WiFi most of the time there. Lots to do in the area, between 4 wheeling, fishing, rafting, and sightseeing. Great location to spend the summer surrounded by mountains.

But it seems to be true for ALL RV parks in the area, so blame Chaffee County government not them. It's fine, just bring a propane grill and firebowl - Quiet hours. Yep, this is a quieter campground and they don't want you being noisy after 10pm. Want to party and be loud? Go somewhere else. Their vibe is nice and I don't mind the rule at all - Dogs. Their policy is a bit unusual and they only allow one dog per camper. They also require you to walk them in an area specifically to pee and poop there. I get why, but they are a bit too tight on that one IMO (that's where I would suggest they relax a bit or maybe charge per pet, whatever) I would recommend staying just be aware of their policies

I was able to watch several NBA finals games. Nobody else seemed to ever use it. Lots of shade trees. And pretty quiet, especially near the back. When I made the reservation in July, I spoke to a very pleasant person who lives in Texas. Black…read moreBear RV is now owned by a company in Texas and staff is not on-site. Via e-mail, we were asked for info about our rig, and sent a link to complete a waiver. The e-mail stated a noon check-in time and had no further info about the check-in process. We provided the rig info and signed the waiver. The day before arriving in August, we were sent numerous text messages about a form, and the need to provide info about our rig. The text messages had check-in as Noon in one sentence, and check-in as 3:30 in another sentence. We called, got a nice person who spoke limited English. We were able to determine that they had received the form, but that they needed our rig information. Provided that again. She told us our site #'s, and said we would get a text with codes and check-in information. On the day of arrival, we got a text with the WIFI password and no further information. When we arrived, we could not find an office or staff. They Info on yelp states that there is a gift shop and boutique on site. That must have been when it was still owned by "Pamela". We finally saw a small sign with the instructions to just go to our site. About 1/2 hour after we arrived, a pleasant person stopped by with her infant to let us know she was the on-site manager, and to give us the code for the dumpster. She provided no further information or assistance. Sites 1-6 are COMPLETELY different than the website photos and the reviews, which were written a few years back when someone named Pamela owned and ran the property. These sites are VERY narrow. It took our friend multiple manipulations to pull in with his 5th wheel. These sites have no room for chairs or tables to sit outside. There was an old picnic table perched on the slope between sites 4 and 5. Significant literal trash at sites 1-4. A dead bird, dead vegetation, sewage pipes without caps, intense sewage smell. Very low water pressure. Unkempt weeds and sticker burr plants at our site, those next to us, and most of the places to walk the dogs. Buildings and grounds were trashy, run-down, dirty. We were traveling through for one night. We would strongly discourage others from staying here.
