Nice upgrade from the KOA days. Nicely laid our campground with outstanding views of the Collegiate Peaks as well as access to the Chaffee County trail system. We stayed here when it was a KOA a few years ago and the amenities have definitely improved since then. The office has an espresso bar, laundry room, recreation room with a large TV and a full sized pool table as well as an outdoor dog wash station (free!) and a large propane fire pit with a seating area. The main bathrooms attached to the office are newly renovated and kept clean. Our pull thru site was spacious (front to back) and included a picnic table, fire pit and full hook ups. Some of the smaller RV sites were set against a scenic hill of boulders although these were water/electric only. The staff were friendly, attentive, and unobtrusive. Setting was quiet and scenic, near US 24 but not near enough for traffic noise. This is the nicest RV park in the Buena Vista area. We camped at BV Overlook in a Travel Trailer. read more

Used to be a KOA, now it is the Buena Vista overlook RV park. We stopped last year and got a site that was slanted down hill about 6 inches. The sewer connection is far away from the electrical and water it took every piece of hose I had and still stretched over 15 feet. I couldn't pull forward as the trailer would have been going downhill. On top of non-level site, stretching my sewer hose to the max and no water pressure. I won't be coming back to this park. They gave me the same site this year. As you come in to the park you go by what we're nice level sites, now they look junky, overgrown and full of people that obviously live there year round. Not an inviting sight as you come into this park. read more

We stopped by in our van to see about filling our water tank up before hitting a dispersed camping area for the night. The guy at the desk went out of his way to help us find a location close by and recommended the Phillips 66 nearby in BV. We haven't stayed here yet but would definitely consider it given the hospitality!! read more

My parents got a space here where the water spigot was almost completely horizontal and mashed into the ground. Not a huge issue but we wanted to be able to use it to fill pans and there were many other vacant spots around and they weren't reserved since they assign the number when you check in. I thought it would be nice if we could move to a spot with a better water situation. My parents are visiting from Michigan and we're tired and everyone was just trying to enjoy the time we have together. Let me start by saying that I was pleasant, calm, and kind when I approached reservation desk to inquire about the possibility of moving sites. There was a man and woman working. I said "Hi, my parents just checked in and their water connection is kind of in the ground, it looks like maybe somebody backed over it so I'm wondering if there's another site or at least a place to fill a bucket?" The woman immediately, and seemingly angrily, barked "We don't have anymore spots!" And then the man said "Well we have 2 or 3 available." The woman yelled over him "What's the problem - you need a hose anyway. You have a hose don't you?!" And I said "Well, yes we do have a..." before I could finish she barked "WELL THEN DEAL WITH IT!" I was so shocked and confused about the way I was treated for simply Inquiring that I started to feel really slighted. The man then said that he knew several of the water spigots needed repair but he said irately "I HAVENT BEEN ABLE TO FIX THEM BECAUSE WE'VE BEEN BUSY AS SHIT, OK?!" I tried to explain to them the issue again and wondered about some of the vacant options he'd mentioned but then the lady became irate and yelled at me "JESUS - JUST DEAL WITH IT!" She was shooting daggers with her eyes and they also weren't properly masked. I realized that clearly her fuse was short to begin with. Maybe I walked in during an argument. I'm not sure. As someone who has worked with the public for over a decade (successfully), I was shocked by her behavior. I had been polite until that moment but I didn't feel like we should be paying $55 to be treated so poorly so I just said "Well, thanks for the hospitality." And she very sarcastically said "OoOhh yeah you're sOooOo welcome." I walked outside and, yes it's not my proudest moment, but I let one choice finger fly their way past the window because - that was insanely mean, rude, and awful. The lady, now about to spontaneously combust with rage came running out of the office after me yelling at me, swearing, waving her arms, and telling me to get the f*ck off her property. Then she did a weirdly immature thing where she hopped on a golf cart and circled my parents a couple of times yelling "YOURE KICKED OUT! GET OUT OF HERE NOW! IF YOU'RE NOT GONE IN 15 MINUTES, I'LL CALL THE COPS! GET THE F*CK OUT!" Aside from my not so proud moment, I was polite and after that exchange, we were happy to leave. After all, I no longer felt safe camping where a deranged person would be on site. We packed up to leave but my mom wanted to ask if we could get a refund. On our way out, my mom (who is 70) and I walked toward the front office and the same lady came out screaming "YOU CRAZY BITCHES NEED TO GET OFF MY PROPERTY IN 2 MINUTES OR IM CALLING THE COPS!" So my mom said "I was wondering about a refund?" And she yells "YOURE REFUNDED AND YOU BETTER NEVER COME BACK HERE, CRAZY BITCHES ARE LUCKY!" And she ran back inside. Let's recap: Could've I handled the first interaction better? Yes, I could've taken her hostility without a reaction. Did this woman start our interaction by already being extremely rude and condescending toward me? Yes. Did she completely fly off the handle and flip out over a gesture she seemed to be working to receive? Yes. Did she deal with it like an adult? Gosh, no. Will I ever stay here again? No way. And nor will anyone I know. I'll also be contacting the head of KOA to report this bizarrely outrageous experience. Do yourself a favor and stay at any of the several nicer (in many ways) parks just up the road. We stayed at the Arrowhead Good Sam and they were a similar place with nicer accommodations, somehow for less. After we left, my mom share with me that when she was waiting in the office to check in, the same lady openly bragged about hanging up on "stupid people" who had called in. While they were in the office a person called back and said "Did you hang up on me?" And she proudly responded "Sure did and I'm doing it again!" And slammed the phone down. Honestly, who runs a business like this? It was such a bizarre interaction that I wanted to ensure others were aware because even though I don't like leaving negative reviews, that's what Yelp! is for and I rely on it for customer feedback. What a perfect spot for our maiden voyage in our very first RV. We bought it from a private seller who had no idea how to own an rv. He hadn't used a lot of the features and couldn't advise us on a LOT. Our first impression was from the staff at the office/store. They were super friendly and willing to answer our many questions. The showers and bathrooms were clean. There was a lovely, family friendly, large patio with cornhole games. The rv sites were large enough with stunning views and the tent sites looked even better, tucked in among the trees. We were saved a couple of times by Dave S., an employee at the campground who was staying in the site next to us. He was helpful and knowledgeable and loaned us his sewer hose when we found we didn't have one. He also advised us on our water situation when we found our water pipes were all trashed from non winterization. So glad we came here on our first trip. We will definitely be back. read more

Great KOA. Staff was friendly. The ladies working the cook shack were amazing! Couple of things to note, this KOA is in a desert environment so it is sandy. Not a big deal at all, but worth knowing. Also, if you plan to do any internet related work here, the wifi can be pretty bad so dont count on it. Overall I will definitely stay here again. read more

Excellent facility near to the cool town of Buena Vista and lots of hiking/biking around. We have an overland truck so typically are off grid but use KOA to do laundry and hot shower! This is no longer a KOA, but new ownership have done an excellent job at creating a little camping community near the hills (great views of mountains) that has accommodation for everyone (cabins, tiny homes, tents or RV hookups) and not for many more $ than a KOA. Sadly we were only there 1 night but did our laundry in excellent washer/dryers, and nice hot/high powered showers. Staff were extremely friendly and personable. Looks like some fun activities for the kids including a large playground and an area for riding bicycles on a small course. This is our first time here and are very pleased. On a road trip through Colorado and we needed a spot for the night. We were fortunate that they still had a couple spaces open that evening. The front desk lady was extremely helpful in recommending healthy places to eat in town. The gentleman working there was also very friendly. They made us feel at home. Since we are photographers, we REALLY appreciated the high spot to camp. We could see the sunset and we were able to get a beautiful night sky starry photo. The showers were nice and hot, too. We generally camp in state parks, so this was our first experience camping with a "k" (KOA). Overall, we enjoyed our experience and would return. The view of the Collegiate peaks is gorgeous and the kampsite had several rock outcroppings that our children had a ball klimbing. I've never seen so many hummingbirds at one time and we enjoyed that too. The gift shop had fun items and the breakfast at the Cook Shack was delicious! They offer group kamping sites with covered picnic tables (3 or 4). We loved the convenience of the covered picnic table especially because it rained off & on all weekend. I was disappointed how close each group kampsite is to the next group's. We had another group's tent 5 feet away from ours and we could hear them snoring all night (I wish I could sleep as soundly as that guy)! If you have a really large group kamping, this would be ok. Next time we will book individual sites close together. The bathrooms could have been a bit cleaner & the shower pressure in the bathhouse could have been better. There was a miscommunication and my reservation got cancelled for this week by the owner. I called to inquire why and try to reschedule. My Husband and I have been traveling for a month. More than 90% of the time we have stayed at KOA's. This has been the Best so far. Beautiful views, helpful and friendly staff and clean bathrooms. We had a full breakfast one morning -- cooked to order. It was very good and only $6.00. We had a Brisket Dinner for $10.00 which was great and plenty of it. Only wish we lived closer. This is a nice KOA. It's slim pickings for RV campgrounds with hookups in Buena Vista. None of the locations get great reviews or they have some strange rules that I'm not willing to agree to. I am surprised this campground didn't review better though. The woman that greeted me at checking was friendly and helpful. We are working remotely so I had requested a spot with decent signal if available and our request was granted. This campground looks to have recently spent a small fortune in new concrete around the property. There are several places to publicly gather. There's a large pad with 2 patio tables and chairs by the playground and chairs around a fire pit by the office. The row we were set up in looks like it is meant for groups as there is a shared concrete patio and table and the hookups are positioned so that 2 campers can face each other. There are 4 spots set up like this in the row we were in. Twice another camper pulled into the site next to us and left. I imagine they realized it was a shared site and wanted privacy. That's fine by me as I wasn't interested in socializing with strangers either. I do wish the staff in the office were wearing masks but these days it's not required and most people aren't wearing masks. I would hands down stay here again. read more

The views are amazing and the kabins are nice but I cannot recommend this place due to the extremely rude head caretakers(owners?). They patrol this place like a prison and are quick to yell at you and threaten your group with calling the cops. I have stayed at five other koa campsites and have enjoyed my stay but won't be returning here. read more

The campground was nice and clean but I wouldn't go back because of the lack of hospitality shown by the caretakers. They showed a complete lack of flexibility and were just down right cranky, old people. They have a very long list of rules that they expect you to follow to a tee. The rules are ridiculous. The owners made threats on our group. They were mad we went to bed at 10:15 and awoke at 6am-it's like having parents scold you at every move! The camp sites are too close together. You can't even have a light on after 10pm & they sold us bunk wood! The wood we bought was wet and wouldn't light. They did the same thing to a few other cabins. We had to go buy wood elsewhere. Ridiculous. Nice views though. read more

Best bathrooms I've ever had on a camping trip. We utilized 2 cabins and 6 tents and everyone had a blast. We had some complaints from 10 campers and 2 employee's about our noise and cursing. We were 15 guys on a camping trip so we'll take our blame, especially the cursing, but the late night was around 11 at latest and it was just 5 guys. That was my only issue, but Helen came over in the morning and we hashed it out and didn't have any issues after that. We'll definitely use it again. Friendly host. Super clean site. Two bedroom cabins available. Close to BV to run into town for dinner. Horses on site. HOWEVER, a fellow camper said there had been a mountain lion sited and that she discovered half eaten deer on the hiking trails nearby. I was disturbed that they didn't even mention the remote possibility of an encounter when I we checked in. They lost a couple of stars for that. I come from bear country and after a child was killed by a bear in the campsite near our home I got very interested in knowing if wildlife was getting too brazen near campsites. Let me first say you're an absolute fool if you do not take advantage of staying at this campsite it is absolutely one of the best I have ever stayed at. the views are absolutely breathtaking, just as Beautiful is the campsite its self, The staff is absolutely wonderful and they made us feel like we belonged there and were a part of the KOA family. Everything was clean and in order. The camp store was right on time, everything you needed and not overwhelmed with junk you didn't need. There laundry room was clean and well maintained and the Best part about that was the adjoining wreck room a wonderful cozy room with a TV ,pool tables & couches that gave you that warm country feeling that is perfect for the Rocky Mountains. In the morning they have a little country kitchen that serves breakfast and was one of the best meals in had the entire trip to Colorado. The best part was sitting on the front porch of our cabin and Watching all the hummingbirds fly around. I've never been much of a campground camper--always found it too civilized. But this weekend we met some friends at the BV KOA for a long weekend. As I was leaving, my transmission ate itself, and my RV sat, broken, right in the middle of a busy driveway for 2 hours while I arranged a tow. The Camp host, Dom, couldn't have been nicer or more understanding about our troubles, offering to help, offering to go to town for auto parts, and ultimately offering to help with the tow. For this, KOA in Buena Vista absolutely, positively gets 5 stars. And the stories about ice cream and breakfast shacks are all true too! THANK YOU DOM. read more

Stayed twice and will be back again shortly. I think they are newer owners now and I have not had any negative experience at all. Great location, can ride your mountain bike right from the site onto great trails. Also, great place to be able to walk dogs. Close to Arkansans River and some of the best fly fishing in Colorado. Also a short ride to the downtown in Buena Vista and not far from Salida. Great views of the 14ers that line up from Leadville past Salida. Personally, I like that it is quiet at night. We don't go RVing into nature for the night life!!!!!!!!! read more

To whom this concerns: I have been doing reviews for many years and am a former television news reporter, where we had to report about the good, the bad, and sometimes, the ugly. I have always tried to be fair in my photojournalist reports and have much brass plaques to support my reporting given to me by my peers. I am writing this as a review, but more importantly, to protect an injustice being held against my two friends and owners of the KOA in Buena Vista, Colorado, Mr. and Mrs. M. (no need to write their last names here). First of all, I have known these fine people for the past 12 years when they first acquired this KOA, which, before they owned it, had been in a state of disarray. Not only did Mr. and Mrs. M. improve the quality of this campground, but they made each and every camper who visited the KOA campground, so to speak, a member of the "family". They are both very warm and caring people who want and strive for every camper to have one of the very best camping experiences they can have. In any kind of business there are ways and rules for everyone to follow. One of the reasons the KOA Kampground business has been so successful throughout the years is because of the caring owners and the rules which everyone must abide by so everyone who is camping can all enjoy their camping experiences. Mr and Mrs M. have achieved this and have gone further! There are very few people or campground hosts who are as gracious, and understanding as these two fine people. Some erroneous reviews were written here, from this past August, claim the opposite of what I just wrote. These reviews were written as a type of "gang" like reviews to discredit Mr. and Mrs. M., and their fine staff, which is wrong and just plain, lies. These people believed that they could just "roll" into this campground, drink alcohol, decide the rules, and basically bully everyone around them because they were having a "family reunion" and now they were the ones in charge, and forget every other camper visiting this fine KOA. These people were very arrogant, obnoxious, and had no rights to act the trashy and disrespectful ways they did towards Mr. and Mrs. M. and their staff. When they were asked, very politely, to relax and abide by the set rules, these people became benevolent, argument eve, and completely disrespectful. The owners had no choice than to request them to leave since these "family-reunion" people were destroying the harmony and relaxation which other campers came here to enjoy. To discredit, and disrespect Mr. and Mrs. M. even more they had the gull to go on line, egg their friends to do so as well, and print bad reviews towards and about these fine people, and their staff, which was totally uncalled for and totally out of line since it was them, and NOT Mr. and Mrs. M. who were at fault. I'm sorry for these reviews and I besiege the people who are considering visiting this fine KOA campground to rightfully understand this, ignore these vengeful reviews, and come to this KOA and meet Mr. and Mrs. M. and experience a really fun, and beautiful camping experience. I have been coming back to this KOA for many, many years now and one of the main reasons is because of my admiration and respect for these fine people. This KOA is the best one I have ever stayed at and I know that when you camp here, you too will agree and understand that there are some people in this world who will try to knock down others, and discredit the good people and places as these "family-reunion" people have tried to do. As I have said before, Mr. and Mrs. M. are one of the most fantastic people I have ever met and I really wish I lived closer to them for they are such wonderful and caring people. I'm sure that if you don't complain about anything and stay in your campsite that you will enjoy your stay....but don't complain if something does not meet your expectations. Don't ask for a different site if your assigned site isn't what you thought you reserved. It is impossible to describe in writing the anger and threatening behavior of the owners Sarah and Tommy Martin. Sarah will yell at you at the top of her lungs and not allow you to verbalize your complaint. You have to witness it to believe it. ANY complaint by a customer is met with threats to call the sheriff and have you evicted. I'm not making this up!!! DON"T STAY HERE!!! There are several campgrounds in the Buena Vista area. Consider staying at any of them but not here. read more

Not your typical KOA campsite. By that I mean they are VERY strict here. If you so much as pass gas, they'll threaten to call the sherriff on you for making noise. After the threat of calling the sherriff, and told to go to our own kabins (I was there returning some fire starting materials and getting biking info from them), two guys were just sitting by the fire not being loud when the management unexpectedly went onto the campsite and dumped a pitcher of water onto their fire! This was after being told at checkin that fires after 10pm were fine as long as you kept the noise down (which was the case here). I was not a member of the party that was subject to this treatment, but witnessed it firsthand from a neighboring site. The kampers gave me some dry wood and starter fluid to get my own fire going to cook my dinner after the KOA sold me wet wood. The views are fantastic here, and the facilities are clean, but you're always walking on eggshells trying not to anger the management which, frankly, isn't how I wanted to spend my vacation. read more

The site gets on star for the views , and yelp does not allow a 0 star rating. The worst KOA experience! Avoid this campground. The owner ( I'm assuming) told us to "go to bed or I'll call the sheriff" after telling us at checking fires were ok beyond quiet hours. Terrible ownership and management.... We will NEVER stay here again. During our stay, there was a rainstorm that turned into a massive mudslide that washed out many roads and swept away some campers and many tents, including three of our tents and a canopy. Our tent was flooded with rain water and mud along with all of our belongings, including ALL clothes and electronics inside. Nobody running the camp came to check to see if we or anybody else effected by this natural disaster were safe or emotionally okay. We had nowhere to stay that night along with no clothes or blankets to wear or use. We were not able to leave for hours because they had no system to divert the rain water from washing out the roads. That night, we talked to one of the owners, and he was extremely rude and wouldn't answer any of our questions! The next day, the owners were nowhere to be found to talk to us or any other guests that were effected by this flood! One worker was adamant about telling us there was nothing that could be done about anything. The owner we talked to the night of the flood said to another guest, referring to us, "I wanted to throat punch that man that was talking to me last night". No refund was given for the night even though we literally couldn't stay on the campsite! They didn't offer anywhere else for us to stay, offer to pay for anything damaged, or offer to at least refund us for the night. Unfortunately, we are going to have to fight harder to get our money back, and to right all of these wrongs. read more

Will not be back....prefer a more relaxed, enjoyable/comfortable, atmosphere. Location was great/amazing views, facilities were good, nice to have horseback riding on site. However, I found the staff quite difficult and not promoting a relaxed/enjoyable weekend. Couple examples: We did not follow the "standard" process for check in. So were scolded (we did receive an apology, but not a good way to start the weekend), At 10pm on the dot, we received a "quiet time notice" and "stay in your campsites" speech from one of the staff members... even though we were already quietly sitting around our campsite. Even though our camper is plenty large, the kiddos usually like sleeping in a tent on our site (more fun)... even though we are already paying extra, they would not allow us to do this. We would have had to buy a "tent" site. Finally, at 630am I was woken to them hammering on the roof (re-doing their roof)... another example of the staff not considering their customers satisfaction. Again, even though the location was great, we will not be visiting this KOA again. read more

At review from Divide, CO.........We have been staying at this KOA 4 -6 times a season and know the owners VERY well. We too have kids and feel VERY at home there. Remember, they have a business to run and have to set parameters. As for the roof, well it has needed to do that for a while, sorry you were awakened by the hammering........that DOES not go on every day/weekend. I would encourage you to go again if you love Buena Vista and Salida.........Tommy and Sarah would be sad if they knew how you felt! First off at check in the host lectured my wife about wifi use and told us we couldnt play games online (which we don't anyways). Late that afternoon as we tried to nap a worked just started to bang away working on the number signs on the cabin? The sink for dishwashing was out of order but the location was nice. We have stayed at the KOA in Buena Vista before without incident, but this time makes us not EVER want to book again. I would typically never write a review of this nature, but I feel our experience should be known by those planning to go there with multiple children who are of an age of mild independence or traveling with groups. We are a family of 5 with 3 boys ages 5,6,7. We camped with our friends that also have 3 girls. Never in our experience of camping have we ever felt so unwelcomed. We started the first day of unpacking, where our neighbors asked if our dog barked, because he didn't want to hear it. We were shocked as a) he doesn't bark much, but he is a dog b) we just got there...only 5 minutes of unpacking and c) really, you choose a campsite to get away from animals. That night they complained about us at the campfire that their kids couldn't sleep. We were all adults sitting around having a friendly chat - our kids were asleep. They also told our kids they couldn't climb on the rocks because they had paid for their site where the rocks were. (BTW, the rocks are as much in our tent site as theirs and I've never seen other campers so unfriendly). The next day I tried to resolve what was obviously getting off on the wrong foot with the neighbors, and perhaps they could be moved - we would help. Instead of working something out, I got a lecture about how kids needed to be supervised instead. After that we were constantly stalked and harassed by staff that our children could not bike around, laugh, run, play with other children, and they had to be supervised at all times. We were told several times that they would be killed (although the sign posted says 7.5 mph as the speed limit, and most people know to watch for kids at camp sites especially within the campsite). While other campers enjoyed their nightly campfire, staff stood outside our campsite each night making it very uncomfortable. While our behavior was a typical respectful adult campfire tone, our neighbors were super sensitive, it was like the staff was looking for a reason to harass someone in the campsite. I have NEVER been told that our group was disrespectful at a campsite, but they made us feel like we were the most horrible people. These hosts LOVE rules, and love to tell you about them in a very condescending manner. I found it to be the most unfriendly kid environment because they have activities for the kids, but they don't want the kids off your tent site unless you go with them. It's like a teaser, and causes the family to have the most un-relaxing stay with kids that are of age to bike, or play at the playground on their own. You can see them from the campsite. If you are older, no kids and adore rule rich environments this might be the place for you. It did get 2 stars because of how clean it is. read more
