Location , Location, Location. If into hiking or Mnt Biking , the trail head right out of the camp ground! If you are into dirt bikes there is 4 mile canyon rec area.. Not to mention near bye hot springs , and town of BV. The campgrounds were fine. My 1st time there . The people are cool that work there . The restrooms are clean . We have a trailer. There are tent spaces , actual tents , yurk , cabins and tiny homes. The property is clean. The terrain around the area is cool. The views excellent. The playground is great for the kids. Host was super accommodating. I made reservations one day off and they made a site available to me so I'd have a place for the night, and this all happened 8-9pm at night. Easy to book on website. Appreciate Apple Pay to save time inputting payment information. Great views of BV. Lots of camping options. Plenty of places for kids to play. read more

My husband booked beds for us in the bunkhouse for myself and 2 girl scouts who were doing a raft trip. We were mostly looking for a place to sleep and not have it be too expensive and this was perfect. They also have RV hook ups, tent sites, tiny homes, cabins and yurts available. The area was very beautiful. The restrooms have a code on them but there is also showers available, a rec room, hiking trail. We didn't really get a lot of time to explore as we were only there for an evening but we enjoyed our time there and i will be back in teh future. read more

Great experience. I rented a small cabin. The heater. Unit had a small electric radiant heater. Took a bit to warm the room up but got it pretty decently toasty on nights which got into the 20s. Check in and out was easy. Complementary coffee. I was never around when the coffee shop was open so I can't comment there. Great views. Formerly the BV KOA the new owners have made many improvements to the campground and especially to the common areas. The office building has brand new bathrooms, a pool table/TV room, large outdoor patio with a gas fire pit and plenty of seating and even includes a free dog wash station. The setting is spectacular with dead on view of Mt. Princeton. There is also a short trail that leads to the Chaffee County train network which goes for miles in all directions but includes a direct path to downtown Buena Vista (5 miles hike or mtn. bike). read more

The view is nice but that's about it. They really pack in the sites, the "premium" tent site we got is right next to another, with no barrier at all. Our neighbors arrived late after my family was trying to sleep with lots of noise and lights, it would have been fine with some space between sites but not the way these are built. Also our entire site was slopped, I've never had a tent site with such a bad place to put a tent. The bathrooms (we tried several) were moderately to very dirty. Plumbing fixtures broken or loose, and very low water pressure with no hot water left. Too many people for the facilities, with lines of people outside the bathroom that keep knocking on the door the whole time you're taking a shower... You should probably camp anywhere else. read more

I can literally not say enough positive things about this place!! Checking in, there is a little store there's a place to buy food like pizza burritos and breakfast, a coffee shop, a laundromat, and a super cool lounge hangout area. Super comfortable couches a huge flatscreen TV darts a pool table board games you name it. Just outside there are a couple fire pits that everyone can hang out at and cornhole boards. We rented a one bedroom cabin and we were totally in love with it. It was cabin 10, which I think is the best one because it has an amazing view. We definitely plan on going back and we will request that same cabin! The way it's positioned the view is right towards the mountains and the back porch with the swing is secluded. We were OBSESSED. It has a fire pit with a grill on it and then also a separate grill, with a very nice picnic table as well. The cabin has electricity and a fan, and I believe it has heating as well but we didn't need it. The bed was super comfortable and I love the comforter so much that I actually ordered the same one the next day. Also we had cell service!! There are three different bath houses and they were nice. Hot showers! We plan on going back and just spending two or three days here to relax. There is enough parking for 2 vehicles. Most of all, I left something very very important in the cabin so I called the the next morning and they of course had found it and held onto it for me until we could come back and get it. And that just meant the world to me. I 100% 10 out of 10 recommend this place and we cannot wait to go back! read more

This campground is an absolute dump run by dishonest crooks. We stayed here in October on a night that it got below freezing and snowed. We were put in a cabin that had a 2-inch gap between the bottom of the door and threshold. The heater was more like a hair dryer and didn't warm the cabin. It was 40 degrees in the cabin so we didn't sleep. The floor crunched while walking on it and the platform bed was metal. When we got off the bed there was a loud bang. When we tried to get a refund from the owners she blamed us and said the problem was we didn't understand rustic cabins. We have stayed in rustic cabins in the cold months for 10 years and never experienced this. There are many places in Buena Vista...take your business elsewhere. read more

We have stayed in multiple campgrounds throughout Colorado. This was hands down the best place we've ever stayed. To begin with, the views are breathtaking. Mt Princeton is due west of the campground and it is flanked by multiple 14ers. We stayed in one of the dry cabins (cabin 8) and we had a full view of the mountains from our front door. We had a large parking space next to you cabin (large enough for a crew cab diesel). Our cabin had clean linens for the beds when we arrived. The staff were fantastic. They stopped and checked on us a couple of times. They had several events (snow cones for $1, tye die t-shirts for $5). The store is well stocked with prices that are not overly inflated. Their coffee bar is delicious. The laundry facility is very nice and have pay by phone capabilities. The main bathhouse is recently renovated and spacious. The community room has a billiard table, air hockey (both free to play), puzzles and games and a big TV. They have free drip coffee, tea and hot chocolate available 24/7. We stayed for nearly a week and the experience was excellent the entire time. 5/5. read more

Such a great campground! We stayed at the yurt which was amazing with both AC and heating, and also a campsite. Both were a great amount of space and very pretty. Amenities are clean, staff is friendly, and close to Buena Vista. Would recommend! read more

In the 20+ years that we have been camping this is by far the worst place we have stayed. It started with a call 1 hour before we arrived saying that they had a problem with our site and we had no sewer hookup. "We will credit you back $100. We spent the next 5 nights smelling sewer and complaing about it. The response was "no one had ever said that" from Justin. It we asked to be moved but they only offered a site that was way up the hill away from our friends we were next to on a buddy site. They would not allow us to move to another buddy site claiming by Justin that its above his pay grade and we can't occupy a buddy site as a single unit. Yet that site sat empty the rest of the week. It wasn't until Friday when the raw sewage came spewing across our site from the overflowing septic take started running across our site soaking our site. Then they moved us, thank you Wes. It was at that point we found out they did not credit us the $100 for not having full hook-up. This place has significant plumbing and sewer problems. CAMP SOMEPLACE ELSE, camper beware! read more

Our camping experience at BV Overlook wasn't as great as we had hoped. We had a group of 10 families staying at the campground throughout our 1.5 week stay, and we had booked our stay back in September of 2022. While at BV Overlook, we lost power once and water twice. The office is only open from 9am-5pm, with no afterhours number so we would have to wait for the office to open for anything to happen. For the electrical outage we did get a text message notification around 4:30 am though. Only the main bathroom worked, and that was iffy as well, as many of the stalls were out of commission throughout our time there. The laundry on-site was simply one washer and dryer, so we spent an afternoon over at Missing Sock Laundromat instead, which was very clean and not busy at all. If you need to be connected to the outside world, make sure you bring a MiFi as their Wi-Fi isn't reliable. The staff would ride around in golf carts like they were playing real life Mario-Karts and were asked to be more careful several times as several families were occupying the playground and basketball courts where they tended to drift a lot. The roadways are not paved so the dust was unbearable at times, the spots aren't level, so it takes some finagling if you don't have an auto-leveler on your camper to get things set up and only one rv spot has a cement pad sitting area. The views were amazing though and they had some nice hiking trails around the campground that were often used. Compared to the other campgrounds in the area and their amenities, I would say this campground was overpriced. We checked out other campgrounds in the area while we were there, and we'll be staying elsewhere next year. read more

Location was okay, outside of town, lovely views. Roads in the campground lacked maintenance. NO HOT WATER in the shower house. After my first cold shower, I told one of the workers. He was very nice & said he'd check it. Then, the next morning...still NO HOT WATER! At the premium price we paid, this is unacceptable. I called the office, and their ONLY solution was, "sorry" and they gave me a 10% refund. Honestly, that was a slap in the face! Why bother? Do yourself a favor and just stay in one of the BLM campgrounds without services, because it's no better at the BV Overlook, and waaaaaaaay cheaper. Seems to me, this former KOA was more interested in their makeshift coffee house, than being a campground! read more

Stayed in this campground many times when it was a KOA, the last owner of which was not fit to deal with customers, IMHO. We found the new staff to be friendly and helpful and they'd made improvements. We stayed in one of our favorite sites near the top of the hill where the view of the Collegiates is great. The location is ideal for access to hiking, jeeping, ATVing, downtown Buena Vista, and the mighty Arkansas River. read more

This is the second time we've stayed at BV Overlook. Have had a great experience both times. Beautiful and clean campground.. great views. And the staff is AMAZING! We were in town for a mountain bike race in Leadville.. all the sites in that town were booked so we stayed in the campground we'd been to before in BV. There was a slight error on our site and I had to drive back to BV from Leadville.. it turned out to be a misunderstanding but the staff was SO KIND AND ACCOMMODATING. the views are spectacular. without the view I would give this park a 0. very run down park, dirt roads and dirt lot site. we took our dogs to the dog park which was very dirty ,the container that you put the poop bags in was never dumped. the town of Buena Vista is a cute town and close by. we will not be returning. read more
