My wife and I have been using Rainier Inspections since 1996. On time, courteous, knowledgeable, thorough. We recently had them perform another inspection on a potential home purchase. The inspector (Brad) was onsite when I arrived, having completed about half of the inspection. When I arrived he brought me up to speed on items he had noted on his inspection. He carefully went over any items I asked about, explained the issue with each item so I understood what needed to be repaired, replaced or removed. His inspection report was thorough and to the point, each item on the report was accompanied with photos of why the item was being called out, so there was no question about the issue being pointed out in the report. He was very friendly and accommodating on the phone, able to perform the inspection within a few days, and very thorough in his inspection. I tagged along and he let me ask questions throughout the inspection, always prepared with helpful answers and even referrals corresponding to findings that needed work. Terrible!! Brad was used on our home inspection and he missed so many things that we ended up having to pay out of pocket for. Please do not use him if you would like a well done, thorough inspection. Not to mention that I emailed him after I found out our basement was infested with rats and had been for quite some time (all three pest companies I had come out said it would have been impossible to miss and had been happening for years) and he never responded or seemed to care. Find another company if you want your home inspection done well. Also, his inspection is only given verbally over the phone, and he wants to charge more for a written one, not professional. read more

We recently bought a home and needed an inspection asap. We had a recommendation from a friend for Mike O'Handley, but Mike was unable to come out because of an unfortunate accident. He was booked up pretty tight but squeezed in our inspection in the time frame we needed. This was our first home buying experience and watching Brad work was amazing! If you want someone who is going to check out every detail and make sure everything is in working order, Rainer Inspections is the company you should hire! He did EVERYTHING: climbed on the roof, went in the crawlspace, went in the attic crawl space area, flicked on all the light switches, checked all the appliances, looked at every even surface for any damage.... EXTREMELY detail orientated! His price falls right in line with what other inspectors charge. The morning after the inspection he gave us a detailed report on everything in the house with included pictures of anything he found any damage to.
