The paint is peeling everywhere I've tried to clean the bathroom and there is pubes stuck in the paint. I am actually mortified by trying to clean this apartment. They say that there's a washer and dryer inside the apartment but it takes about six hours to do a load so just be aware. They have been doing construction all around the apartment on the roof the gutters and much more. Which is so loud and all day long from 7 am till the night. So hard for my baby to sleep. I've tried to clean the bathroom and the caulking that seals the shower together is black with mold. ( I have asked them to fix this and nothing yet ) The drawers are not finished and I've gotten several splinters from there and so has my nine month old daughter. She has a lead test at her 12 month appointment and I'm very scared to see the results after living here for a year. I've told the apartments about all the problems I've had including the mold the heater not working the shower not working and many more things they have not cared or done anything to fix it even though it is almost December and I have a nine month old baby with no heat for the winter. But they do think it's important to paint the outside of the apartments but not fix the inside. Do not live here if you want to cry every day like I have I'm miserable living here and this is the literally The most shitty apartment I have ever lived in in my entire life and I cannot wait till I never live here again. Also the neighbor saw my husband doing our laundry and called him whipped for helping out his family. I lived at this property for about 4 years and moved out in January 2026. I purposely waited until after receiving my deposit to leave a review. Honestly, my first 3 years here were great. Back in 2022, management and maintenance were responsive, friendly, and helpful. Parking was my only real complaint because residents are not guaranteed even one reserved spot, but since I lived near the leasing office, guest and neighborhood parking was manageable. Because our experience had been positive, when my partner and I decided to downgrade to a 1-bedroom apartment, we chose to stay at the property and transfer units. Unfortunately, that's when everything went downhill. Parking became an absolute nightmare. We were placed on a waitlist for a carport for about 5 months, despite there being several visibly empty spots. We even knew of one available space next to our new unit because the previous tenant moved out the same day we moved in. I was told they would contact us once we were off the waitlist. Eventually, we were offered a parking spot for an additional +$70/month. Shortly after paying for it, people repeatedly parked in our assigned space. When we contacted management or asked about towing, we were told they could not tow a vehicle unless it had been parked there for more than 48 hours. Their "solution" was giving us stickers to place on the cars ourselves. So after coming home late from work at 10 PM, if someone was in our paid parking spot, we were basically out of luck and forced to park in nearby neighborhoods and walk a long distance home. Management offered no real solution. The biggest issue came during our lease renewal. In June 2025, we requested a 6-month lease renewal instead of a full year. I communicated consistently through email with a staff member named Misty, who reassured me multiple times that management was reviewing the request and that we should continue paying rent as normal. I followed up monthly and continued paying rent on time every single month. In September 2025, I received an email confirming our renewal, but there were no details regarding new rates or lease changes. I assumed our rate stayed the same. I even replied thanking them and submitted updated ESA paperwork and pet information as requested. I was told everything was "all set." Then on October 30th, I received a call from a new management employee informing me our apartment had been marked as VACANT. I immediately forwarded months of prior email communication proving we had been actively communicating with the office since June. He thanked me, reassured me everything was fine, and asked me to resend our vehicle and pet information because the office apparently did not have updated records. Then on November 18th, ironically my birthday. I received another call saying we were suddenly past due by over $900. Apparently, management had decided to retroactively apply increased rent charges and additional fees dating all the way back to June through October 2025, despite never finalizing or clearly communicating those changes to us. This created weeks of stress, confusion, unanswered emails, and constant follow-up calls. At one point, these charges were added on top of our already expensive monthly rent of $2,700+ for a 1-bedroom apartment. After 4 phone calls and 5+ emails, the incorrect charges were finally removed in December 2025, and we agreed to the updated rent for our final months because by then we already knew we were leaving. The entire management team felt completely overwhelmed and disorganized. Staff turnover seemed extremely high, communication was inconsistent, and nobody appeared to know what was going on. For a property managed by Cushman & Wakefield, the experience became shockingly unprofessional. To make matters worse: - submitted two maintenance request 1 for our air conditioning unit, wasn't working. Maintenance came a week later (flooded our hallway carpet, left a big fan. Said they'd come back for it to finish us. It stayed with us until we moved out) O ur dryer as the clip broke in the rotator (or something) they said they'd need to come back once ordered. Went the last 5 weeks with no dryer - Two scheduled move-out walkthroughs were completely missed by management - We experienced delays getting responses to emails and voicemails - Our security deposit was delayed 2 month - We eventually received only a partial deposit refund with NO itemized receipt or explanation just a check in the mail At this point, I was simply relieved to be done with this place. I have every email, photo, and piece of documentation saved, but I no longer wanted to continue fighting with management after moving out. I would absolutely not recommend this property to anyone.

No matter how clean you leave the unit, you will be charged. I hired a professional cleaner and completed a move-out walk-through with the head of maintenance. When I told him I had lived there for five years, he was clearly surprised by the condition of the unit and commented on how well it had been maintained compared to what he typically sees. Despite this, I was still charged the full $295. When I questioned why this mandatory fee wasn't disclosed upon moving in I was told by the office manager a sorry excuse , " i've worked in this industry a really long time and all apartments do this" Rule enforcement here is highly selective. Certain tenants were repeatedly reported by multiple residents for clear lease violations, including smoking inside their unit and allowing their dog off-leash, yet were allowed to remain for over a year with no meaningful action taken. Rule enforcement seemed to happen only around scheduled inspections, with a sudden wave of lease violation notices appearing after management gets called out by district managers for lack of enforcement.(see photo of bamboo lease violation I got when other tenants had bamboo still up for months after I got the violation) To be fair, I did have surrounding neighbors who were genuinely kind, respectful, and easy to live next to, as well as all maintenance employees were very friendly and helpful! That was one of the few positive aspects of living here. Over my tenancy, the property changed owners twice and went through constant staff and manager turnover. Once Cushman & Wakefield took over management, the experience became noticeably more corporate and impersonal. Office staff turnover increased, tenant communication declined, and issues were handled inconsistently. I would strongly advise residents to carefully review the lease renewal notices that are posted on doors each year and do the math yourself. In my case, the proposed increase exceeded California's allowable rent cap under California Civil Code §1947.12, which limits annual rent increases to a maximum of 10%. Once I raised this concern, my emails went unanswered for 5 months, which ultimately pushed me out. This property is marketed as a "community," but under a large conglomerate management like Cushman & Wakefield, it functions as a for-profit operation with little reinvestment in residents. Mailboxes are frequently broken into without meaningful security upgrades, rents increase year after year, and overall quality of life steadily declines. It started off like a dream, like I found the most perfect apartment and complex in Ventura! By the end, it was an absolute nightmare. If you move here I highly recommend to document everything, get all terms in writing, and ask very direct questions before signing your lease!!!

Despite being touted as a "luxury apartments" they are anything but. Let's start with the cons... Size: Tinniest bathroom ever, you couldn't find a worse looking bathtub in an rv. Safety: on 2 separate occasions I was startled into fight or flight mode by the sound of a screaming woman and all dogs in the area barking. It was horrific and neighbors said woman suffered a hand bite from a dog that wouldn't let go. There are LARGE DOGS on property, AGGRESSIVE BREEDS that you would not expect to see in an apartment community. It was rumored that a temporary/acting manager allowed this for a time without knowing any better. At times I was nervous to even be at or around the dog park. Storage: There isn't any, some tenants actually use their pantry for storage. Pests: Silverfish galore, they like to crawl into kitchen drawers and hang out in bathrooms. -Rats, I've seen a total of 2 scaling the exterior wall during my stay. Vehicle safety: My car was broken into and rummaged. Maintenance; A/C filter was never changed. Management: Unpleasant, unprofessional and argumentative. Within 2 weeks of Taylor coming on, I was packing up. Management made a habit of sending annoying emails (see the attached). EV charging station: Hopeless. Tenants fought over and hogged the only available spot, despite the 2 hour time limit. It became so problematic that cars would park next to the occupied charging station and snatch the charger cable out of the vehicle parked in the stall, and connect their car to the charging unit. Turnover Rate: It's high. In 2 years there I had 3 separate next door neighbors, 3.All the original tenants had ended their tenancy and by the time I moved out I had become the last man standing. Construction of a new complex directly next door complete with a pool. Imagine waking to seemingly endless construction noise. Imagine when the building is occupied, it'll sound like a party every night during the summer and the 2-story building obstructs any possible view. Amenities: No swimming pool, not a luxury building. Amenities: No gym, again...not a luxury building. Dog park: Tenants aren't compliant in picking up their pets waste, pet park is listed on Google maps so random locals take advantage, you pay. Menace kids take over the dog park, place food on the fence, set up forts and hold tea parties. Design: It was super annoying the way the water from the kitchen faucet would always run off onto the counter and down the floor. Sink is shallow and there was little thought behind the design. Now for the pros... The property landscape is nice, but it's pretty much meaningless unless you're a bird or a squirrel.

And not only has the quality of service declined but it also appears that the quality of tenant has as well. Again, these units aren't cheap. Our rent is over $3500/mo. Units that face the harbor are over $4500/mo. So there is an expectation with this kind of rent that you won't have the same issues that you would have in a lower income building. No judgment. Just an assumption. There has always been a lot of activity outside of the building because we are in a high pedestrian area. However, I've never felt unsafe, until now. Cars inside of our "secure" garage have been broken into. My boyfriend saw someone doing drugs near the dumpsters. This morning I woke up to a truck full of stuff and a car full of more stuff, parked illegally outside of the building. It was there all night. And as of 11:30a it is still there. People move in and out all the time. But we've never had someone just park a truck full of crap in front of the budling. The car looks like it barely runs and considering the fact that the tags expired in 2021, I doubt that it will be on the road much. Which means this car will most likely be parked indefinitely. We've had an issue with a neighbor that we addressed multiple times with the new property manager who has done nothing about it. There were issues with the previous manager, however she was always available and responsive. What was the point of hiring a new property manager who is worse than the last. Who is DUMOSO any way? We absolutely love the area but we were already planning on moving when our lease is up because are sure the rent is going to go up again, and it isn't worth it. But now, we can't wait to leave. If you can afford rent at this price point, I'd look elsewhere.

The on-site manager is amazing, pro-active and extremely friendly. The maintenance staff was always very professional and quick to respond to any repair issue we had. The landscaping was always well maintained and our neighbors were fabulous. I highly recommend this as a place to call home. The reason I am moving is job relocation to a different county.
