Willie at Gallagher is a straight up con man and lied about everything from siding to gutter guards. #3. Gallagher uses all unvetted illegal labor on your home. The horrendous job completed by them resulted in over 40 different issues excluding the fact that they did not waterproof my house by replacing the Tyvek and blatantly lied to my face about it. I had them pull back the siding and could see the results, they apologized and replaced the entire job after much deliberation. #4. They (Willie) went out of their way to show me these beautiful aluminum gutter guards and had me hold them showing me what was going on my house. They tore off all of my perfectly fine gutter guards and replaced them with cheap crap that blows off constantly all over my house. #5. When contacting Gallagher attempting to speak to the owner, he blocked me. When I requested that they either follow through with what was promised or replace what I had before they ever touched them, they EXTORTED me for an additional $1,700. BUYER BEWARE. DO NOT HIRE THIS SHADY COMPANY.

However, during that consultation in our home we talked about budgets as the initial quote for a basement bathroom was $15000. We tried to find ways to stay within our budget. Crazy ideas like, what if we buy a vanity ourselves for $500 instead of budgeting $1500 for one they want us to use, were met with annoyance and reasons why that wouldn't work. Long story short, Mike ghosted us. We never heard back from our calls and ultimately ended up using another company to complete our basement project. I wish I could recommend them, but I truly cannot. I get the business end of wanting a certain price so you can turn a certain amount of profit, but ghosting someone is never acceptable and only required a quick call to say "it doesn't sound like we can do business together due to different budgeting priorities ". It left a bad taste in our mouths and that is the story we tell anyone who asks about using Modern Kitchen & Baths.

I also thought that his price was reasonable. After the job was finished, I noticed that I my sump pump was unplugged and a part had been dislodged from the sump pump. The sump pump was located directly next to the area where the crew had to remove the concrete to install the drain tile. Tom was very responsive. He personally stopped by my house and fixed the sump pump - free of charge. His company did a great job with the drain tile - and after the job was finished his company still provided excellent service. I highly recommend his company!

Rob came out again and the two of them came up with a plan. Once Rob left, Brian was on it! He was not only incredibly nice, he was professional, efficient, and fast. He cared so much about making sure the job was not only done right, but was done in a way that would make me happy. In this day and age, good help is hard to find and keep, but it looks like they have found a way to do it. We selected Permajack of St. Louis both because we decided that their solution and methods seemed preferable and because their bid was reasonable ... not the lowest but not outlandish. Everything about dealing with them was professional. Calls were returned promptly. Questions answered quickly. The project was completed as promised and on time. The crew was respectful of our home and property and did everything they could to mitigate the noise and inconvenience. They even went so far as to hook up the washer and dryer when they were done, without being asked, after we expressed some concern about being able to use them while the cement cured. When the crew left, the work area was spotless and the whole process had been much less painful than we expected. I would absolutely recommend Permajack of St. Louis.

Also, it's a substantial expense! That said, what should a person expect? If a repair job by a handyman is selected, then one gets what one pays for. If a person opts in favor of an established company selling quality products, the expectation it that a job should be done professionally and in a reasonable time-frame, and that the customer should feel good about both the hardware quality and workmanship. Describing the expectation is important because BELOMAN exceeded it in almost every regard. 1) They use Carrier systems, which was the brand of condenser I replaced. Not only are the new units much nicer (despite not being top-of-the-line or anything fancy), but the coil inside my house is MUCH nicer. The original home manufacturer used a generic coil on the inside, which is the only kind I'd ever seen, so the complete Carrier system was nicer than my expectations. 2) When they arrived to do the install, there were two complications: that the unit wouldn't fit on the house-bracket (so it needed the ground plate) and that the nice inside coil was a bit wider and needed custom transitions to fit properly. No problem for BELOMAN! They had the common base on-hand, and metal workers took measurements, coming back from their shop with perfectly sized adapters to complete the professional installation. 3) My home has two furnaces, so I was quoted two days to complete the installation (two A/Cs onto existing furnaces). Additionally, I was informed that the personnel could not complete the outdoor soldering and electrical work if there were thunderstorms. Knowing that storms were predicted for the second installation day, two extra people arrived in the morning to accelerate the installation! This all-hands-on-deck approach (including someone who I overheard mentioning that he could only help for an hour before he had to be at another appointment) was truly exceptional. I'm sure don't always have capacity to do that, but to know that they will when they can. 4) As my air conditioning was failing, I had researched many methods to try and keep my house cooler. This left me with several questions about how best to use the new system moving forward. They took ample time to answer them and look at various ducts about which I had questions. They did not, at any point, seem rushed or bothered by taking the time to help me. In addition, they provided thoughtful responses that made me appreciate their time and knowledge (and they still finished ahead of schedule)! 5) The person who came to the house also did a great job listening to my needs and designing a solution that would accommodate. 6) On top of all this, they were genuinely nice people. They were mindful of my dog when coming in and out of the house (petting him even), and even asked about the project I was working on in my garage. Together, all this made me feel that the whole team really was invested in me, my home, and of course my air conditioning. I don't know if there's anything else they could have done to make the experience more enjoyable. I would recommend them to anyone who wants a quality job, done right, the first time, by great professionals.
