I cashed in some free hotels.com points and stay here at this Ramada hotel in Overland Park on a recent stay during October 2017. The yelp reviews was a bit surprising with a 1 star rating, but I had a pretty good stay. Sure, some of the Ramada branded hotels I've stayed in looked like converted apartments buildings. Others look like a remodeled versions from other hotel brands that left in previous circumstances. Regardless of what happened, the Ramada hotel brand here in Overland Park does seem a little dated, but the rooms were pretty okay. I agree that it's not the best but certainly not the worst. Ramada Overland Park is a basic hotel brand, 1 1/2 steps up from Motel 6, and was glad that they were here. The accommodations were as basic as you can get from a 2 star hotel, but that was what I expected. A decent roof over my head with a great night's at an affordable price. All the extra bells and whistles can be tossed aside, if the price comes down with it. For me, the budget friendly option applies here and I am happy that Ramada caters to the budget friendly traveler and I can squeeze more out of the budget than just for the hotel room. Thanks Ramada for giving the budget minded traveler one more option when trying to choosing our hotel options. You make it better. The price just makes me smile. The overall experience here at this Ramada hotel was good, decent, positive, and comfortable. While the hotel itself was basic and interesting, it's still one of those hotels that can deliver a definite bang for your travel dollar, if you let it. The pretty cool thing about this Ramada hotel property was the fact that the common area in the lobby has a swimming pool, which wasn't in use. Everything seemed dark and not used, but I wasn't concerned since I didn't use that hotel amenity anyway. This Ramada hotel is located at 7240 Shawnee Mission Parkway in Overland Park, KS. The lobby was fine and the overall impression of the hotel interior was decent. The complimentary continental breakfast was pretty good and got in my full both mornings I was there. They accept major credit cards, which is always a good thing, as well as a valid form of identity upon check in. The service here was very minimal, save for the check in and out process. That was friendly and fast. There is ample hotel parking spaces for everyone around the hotel property. Best best is to get here early before rush hour begins, so you don't have to be in your car, if you don't have to. The cool thing is that there is a gas station across the street from the hotel. Many restaurants are nearby on Johnston Avenue and surrounding areas. For the most part though, the two nights i stayed was pretty good and I had a good night's worth both times. While there wasn't much air condition to speak of, the weather outside was already cold - around mid 40s F in late October, so having no air conditioning was rather a benefit at the time. The room itself was pleasant, clean, and everything seemed to be working pretty well and no major issues. The hotel wifi was alright and fast for what I had done for me. The bed was a king sized and I was quite comfortable and getting that good night's rest was important and vital to my line of lifestyle. It was nice to have a tub, so I could fill the tub with watch and ice from the ice maker and soak my legs in there for about 30 minutes. Used the microwave and the mini fridge in the room, which is supposed to come standard in the room. I know Ramada can get a bad rap, but I know I did get a good stay at a comfortable but basic level. You get what you pay for and it was a good stay without the bells and whistles. Sometimes, saving money while traveling is a good thing and I accomplished that. I would recommend this hotel chain, if you are are budget minded traveler and don't mind the basic comfort that goes along with these kinds of accommodations. It's safe and comfortable. Upon arrival, we noticed some people gathered around outside the building and the faint smell of marijuana. The halls were dark. Upon entering the room, we tripped over some furniture that had been missed placed or left out of place. We noted only one lightbulb worked in the room. The room had the smell is if somebody had been smoking in it the night before and yet this motel claim to be a non-smoking motel. One of the faceplates for the cables have been pulled away from the wall. And we pulled the sheets back to check the mattress only to discover black spots on them mattress. And yes we saw a bug. When we launched a complaint it was met with arrogance and and I don't care attitude. We left with management refusing a refund. Avoid this place read more

I am not very picky, but I can't ignore holes in the wall, broken door locks on external entrances, smelly rooms, and a bed that is crunchy and lumpy...to name a few issues. I figured it was only two nights. I just needed a place to hang my hat. But as I sit here at midnight in this dingy hotel room with a cop walking the hallway knocking on doors to ask about some suspicious activity in the room directly next to mine, I think to myself Expedia might have led me astray on the star rating for this place. I'm not sure I'll make it to night two here. While non-smoking now, the room still smells of old staleness that bleached sheets can't cover up. Those "pretty" bedding accents that no one sleeps on have clearly never been washed from the darkened stains. Ok - so you've been warned. You don't even have to open any reviews, just scroll quickly and note there are 22 (now 23) of them with an average rating of 1 star. That should tell you everything you need to know, and I can say from first hand experience that indeed it does. Here are my observations: 1. The place is indeed a dump. There are 0 s's and 0 f's given here by staff. Mold, smells, and everything else that's been illuminated by others comes to life upon first-person observation. 2. I was particularly enamored with the constant and long stares of two silent men with friendly beer-bellies in the zero-light parking lot, who seemed to be straining their brains wondering about what they'd like to make me do first. 3. As for breakfast - make sure you've had your tetanus shots, and if you're up-to-date on Hepatitis-A vaccine, and/or Malaria, all the better. 4. The bedding and pillows appear to be "seconds" that were salvaged from a county jail. As for the hide-a-bed - use at your own risk. Prepare to scratch sub-consciously for fear of bedbugs (in fairness I don't think there are actual bedbugs, but they seem to be the only members of the hotel party that are missing). 5. If your room was like ours and has a "drop ceiling" (bringing it down to less than 7 feet) -- treat yourself and lift one of the tiles up and peek inside - you won't be disappointed. The Pro's: If you're wanting to make a docu-drama about human trafficking, this is your place. Or, if you're a wanna-be Tarantino needing a backdrop for your indie film that will be an homage to "Wild at Heart," "Twin Peaks," or "Leaving Las Vegas" -- check it out. The building is falling apart, for example The trim on the stairs is coming off making them hazardous, the door lock on our room was loose (literally pulled halfway off the door when we went to close it), there was a pipe leaking from the ceiling in the hall way. If that wasn't bad enough our room was filthy. My bed had what appeared to be a blood stain on the bed skirt. The floor had visible dust bunnies. There was still visible hair in the tub. It was like they literally just made the bed, I am just praying they at least changed the sheets. My advice is to drive on and find somewhere else since this hotel was still not cheap. read more

This place is garbage. Should have known this wasn't the place for us when we took the first step into the lobby. Lots of shady looking people hanging around the entrance eating, drinking,smoking. We book our room, the clerk tells us to pull around the building to get to our room. Parking area is really dark, bags of garbage laying around. We open the door to the building, door only opens about 1/4 of the way. Head upstairs to our room, trim on stairs falling apart and trip hazard. Place is FILTHY! Our room was horrible! Tv didn't work, lighting in room was crappy at best, visible dirt and grime on walls and floor. This is NOT worth $100 a night. Drive on friends, find a better place. Sadly the situation is as such that I wouldn't let anyone I care bout let alone those I don't to stay here. Questionable guest, constant patrols by police..very discerning. The ownership, this is a franchise, do very little to keep appearances up for the place. It has had multiple restaurants that never stay long. The rooms are dingy, a lot of the staff are not properly trained and the turnover is unbelievable. Place has a depressing look and feel. Poor bargain, poor ownership and some of the "staff" are long term residents who pay for their stay by cutting grass or painting. Move further South in OP or a bit West near I-35. The continental breakfast is always a disaster. I am making comments about this as I remember them 4 years ago. I look to the right at latest postings and I see still the same. read more

TERRIBLE! We check in, are given 2 keys, 1 didn't work, the 2nd let us in to see that we were given a room not cleaned yet. Went to the desk, they said they'd send a maid, 45 minutes later one showed up, irritated that they had to come, "cleaned" the room but didn't replace the wash cloths or towels. A room down the hall from us has the smell of pot so strong that walking past the room has the smell on our clothes now. Discussed with the manager who says he smells perfume but nothing else and refuses to address the issue or let us cancel tomorrow's booking with a refund. Not family friendly. Not clean. Oh heck no!!!!!!! This was the worst and most discustingly dirty place I have ever seen!!! The clerks are just down right disrespectful and very rude. When we first walked in and saw the Lobby we were very impressed. It looks very very nice. Dont walk past that though. You will be sadly disappointed!!! Walking to our room there was trash piled outside of rooms and in a trash can running over. We figured it had gotten set out after the cleaning crew had left. Nope it set there for two days. The clerk was so rude to them and straight up said we dont give refunds and there is no manager here if you have a problem contact someone. When asked who we contact she had no answers for you. We were stuck there for 2 days because we had already spent our alotment for hotel. $160.00. It only got worse and worse. Hotel staff flipping out at the front desk because in his words " every f"n weekend used condoms and jizz every where" and so many leaks in the building just leaking out onto the carpet. There were a couple buckets catching water in a couple places but all the others just dripping in the floor. We decide to go to the game room so our youngest could play the games. Well, the gumballs that are the prizes have mold on them. We then walk back to the room and stop by to ask if we can have some towels because there was only 2 in the room and we had 5 people and the clerk replies" for the 100th time today we dont have any towels, not for the rooms, not for the pool none at all right now you are just gonna have to wait our laundry lady never showed up today. hmmmm ok rudeness much? We then ask for a cot because our room has a sign that says they have cots available for an extra $10.00 per night. We were told "no you cant have a cot its a fire hazzard in a double bed room, so we think ok Then we notice the room right next door to ours has one and its a room just like ours. So my husband asks a worker there the next morning about the cot s and he says oh yea you can have cots they just told you that because they didnt want to have to go down stairs to get you one and bring it up to the second floor. Our company got us a room for two nights here as a thank you to us Wow this place is a rat hole !! This was last night Got to our room. Room 141. Stay away. Very far away from this whole hotel ! We had no fridge no microwave and NO towels, wash cloths etc I called the front desk the they told me ... " your u are truck drivers you are not priority" I was like wow. So you realize our company puts up there drivers here weekly They could care less. So I told the girl (I use that term loosely ) that I would call the owner of our Company and let them know how they treat drivers and they will put them someplace else. She still don't care So fast forward a few hours. Here comes maintenance with a fridge and microwave. But .... but no way to plug it in. So we got to just look at it He said they had no more towels but he would give us his personal ones. Oh geez. Thanks So this morning I contact my person at our company to explain to th m what was happening then front desk calls and say we had to pay for he second night. Which was already reserved and billed to our company. I said oh hell no !!! I had 1 employee tell me that there was no sauna in a very rude angry manner... There was a sauna. The Phone in the room was missing the face plate, and the book had wrong information in it. Let me cut down to the chase there is MOLD on the ceiling and they painted over it to cover it up. It smells like mill dew it's disgusting in here. There are cobwebs on the corners of the hotel, they didn't have any blankets. The carpet is gross and stained. Their AC unit works but it sounds like there was something rattling in there so needless to say we had it off the whole time (very uncomfortable stay). There are holes all over the curtains, on top of that the bed frame is bigger than the beds which we were supposed to have queen size beds but they were full and we've almost cut ourselves on the frame multiple times. My husband and I stayed here in July 2017. The air conditioning was barely working. It did get below 80 degrees, but not much. They had a broken fan in the corner. The curtains and bedding had holes. The bed sunk down in the middle. The sheets were dingy and no longer white. It smelled like a mixture of cigarettes (supposedly non smoking hotel) and trash. The halls had trash lying in them and outside near the cars, the trash and cigarette butts were all over the place. A storm rolled through and the ceiling started leaking substantially in the halls throughout the hotel. Then the lights started flickering. That's when I started thinking American Horror Story-Hotel. Kidding, but it was awful. We cancelled our second night and got a much nicer room down the street. Save yourself the misery. I would give a 0 if possible. read more

This is a shortened copy of the letter I wrote to the manager of the Ramada Inn in Overland park, KS the day after my stay. I heard from the corporate office, but never from the property owner, which corporate said should happen. Also, two things that happened after the incident. First, our room was mysteriously not made up the next day after the incident, like it was removed from the housekeeping list. And second, there was a roach in our shower the last morning. I would never want to stay here again. Last night I returned from a long day of softball and just needed some time to relax in the hot tub. My two teammates joined me as well. In the hot tub when we arrived was a couple who had a cooler with them. I know alcohol is not allowed around the pool area. I get that. And I don't drink. I also know that glass is certainly not welcome around the pool. We arrived at the hot tub with sodas from the Quik Mark right next door to this hotel. All in plastic cups. We were in the hot tub when a man named Dennis approached the guy with the cooler and told him he had to leave the hot tub as there was no alcohol allowed. This man proceeded to argue and said that the lady at the front desk told him it was OK as long as he poured it into a plastic glass. I'm sure people do this all the time here. I understand the desire to relax with a drink by the pool. Who doesn't. Dennis left. 15 minutes later Dennis returned with Garrett. It was about 9:15pm. Garrett was extremely rude and appeared somewhat "empowered." He chided us ALL and made us feel like we were the most disrespectful people. He was pointing at our plastic glasses and telling us drinking was not allowed in the hot tub. We had to get rid of our stuff NOW. We were all breaking the rules. Dennis was with him acting all smug like the little tattle tale had gotten his way. I wasn't going to just toss my soda. I decided to leave and I grabbed my cup and took a sip as I was getting out. Garrett then pointed at me and said "What are you doing? I just told you no drinking in the hot tub" in a very shame-on-you for not listening to me kind of way . I told him I was leaving the area because he was very rude. I have NEVER been treated like such a child before as a guest of any hotel. If "cooler guy" pushed the wrong buttons with Dennis and Garrett, then my friends and I were on the receiving end of their dispute. Garrett didn't approach us with respect. He didn't treat us like adults. If he had asked us nicely to dispose of our drinks and why it was important, perhaps I would have had a different experience. But instead he enraged me. Awe were walking back to the room, we noticed another table with a cup on it and another table with two soda cans on it. We also noted that the sign on the pillar by the pool read "No Alcohol" but it did not say no beverages. So after I got back to my room and stewed on this for a while, I called the front desk to have a conversation with Garrett. I explained my point of view to Garrett. I told him I wasn't associated with "cooler guy." I told him that I don't drink and that I had soda in a plastic cup no less. I told him I felt his approach was rude and I told him the signs posted around the pool say no alcohol but they don't say no beverages. He countered and told me that the signs say no food or drinks. I told him they did not and told him I would be taking pictures to prove my point. He said I would be surprised at what I found. He also then chided me AGAIN for taking a drink from my soda as I got out of the hot tub and he started talking at me again like a child, further enraging me. I told him I had enough of his rude attitude and hung up. So I stepped out onto my balcony of my poolside room. Now from my room, #240, I can see the front desk. And they could see me. Sure enough, there were more people, different people, in the hot tub now with plastic cups and a small round cooler. I think they knew they had to take action and Dennis approached the hot tub and reminded them of the "policy" while I was taking pictures of the signs. One says no alcohol. The main one says no food or alcohol. No where does it say no BEVERAGES which would encompass all liquid. Seriously, there is no way the people here would tell the numerous families and kids who use the pool daily that they can't have juice and water for their kids. More people came, more plastic cups were brought, another cooler was brought, and no one was ever talked to again until the pool closed. I was watching. I just felt very singled out, very disrespected and very angry. Those night shift folks were on a power trip and I got the brunt of it. THIS is exactly why I should have read the reviews on this hotel before staying here. First, let me just say that I have only written great reviews on Yelp, and I have NEVER written anything bad about any business... This time, I just couldn't hold back. Let's see... Pubic hairs on the bed, dirty pillow cases, yellow stains on the towels, mold in the shower, I tried to pull out a tissue from the wall dispenser and it broke, people smoking right outside the door, "questionable" activity happening (literally) right outside my door, I had to call maintenance to fix the air conditioners... I can continue. Oh, after the first night, while they were generous enough to replace the toilet paper roll for me, they didn't feel like changing the actual roll, so they just laid the new roll of toilet paper ON TOP OF the old one. Nice... As for the "continental breakfast," I literally walked 1 mile to the nearest Panera just so I can have a reasonable breakfast in the morning. What does that tell you?? Don't go here, I was here for 2 nights and when I first walked in the cleanliness was horrible and the staff was rude. So I checked the bedsheets just in case they were clean and the sheets weren't even clean so we had to call the staff to get us new sheets and they were mad at us so they gave us new sheets and so I noticed there was a game room and I was excited. So I went over there and only 1 machine works. So the free breakfast thing is a joke I thought it was gonna taste great but no it's just basic stuff like cereal, and eggs. And don't even get me started on the noise the noise is the worst because there's a pool in the middle you will hear noise,noise , noise. WOW where to start with this place... had to stay for a couple of nights due to our winter storm, our work put us up in rooms there. I am not picky when it comes to a warm bed and the guarantee I get to work in the morning, plus it was free. We first get there and it is packed! There are so many people checking in, requesting rooms, trying to get situated- and there is only ONE computer? And obviously the potential customers on the phone are more important than the customers standing in line with their bags, children, and exhausted from trudging through the snow to get there. I have worked in customer service and I understand that when you're slammed, you're slammed. But you don't act like your customers are burdens. After waiting for a while I got my key, went to my room and started getting comfortable. First thing I noticed was the blood spot on my pillow. Well, no big deal, I guess, I threw the pillow to the floor. Also the bed was lumpy but like I said, we were all just tired and trying to get situated. My roommate and I went downstairs to the 'restaurant' where after she received her bill, she was told she couldn't use her credit card because the bartender/server/cook did not know how to use the CC machine.. So my roomie asks where an ATM is and he sends us out to the hall. We didn't locate it immediately and asked the hotel supervisor, who had spent 15 minutes turning the channels in the restaurant/bar, who WAVED us in a general direction. He dismissed us. It was incredibly rude. We couldn't adjust the temperature in the room, but looked over it. the shower curtain was horrible and our floor was a sopping mess, plus there were so few towels. And I have a separate, completely disgusting story about the towels that I will spare anyone. I know they can't be responsible for their guests but they can make sure to clean up anything nasty they may leave behind in a public area.. oh and I never saw a cleaning person there the 2 nights I came. And like a previous reviewer said, there is no privacy. You cannot close the curtains all the way. 2nd night- I opt to pay for a room myself with the help of my boss (who provided her credit card) because my son and his father are stranded without power. Again, state of emergency and we need somewhere to go! We go to check in to our new room, and both the concierge and the hotel supervisor again hop right on the phone. After the hotel supervisor gets off the phone, he looks blankly at us (I'd say about 4 people in line) and when we tell him we are here to check in, he points at the concierge who is still on the phone. But the guy behind us asked very loudly "GOT ANY ROOMS?" and the super was interrupting the other employee who was still on the phone to help the guy behind us. We go to cancel the room (figured out something BETTER!!) and the concierge tells us it is too late. We ask, is there a possibility of selling the room? Due to the fact that they are fielding calls left and right about available rooms. He responds "yeah, I guess if I can sell it off." My boss asks "May I call you in the morning to verify if my card has been charged?" he says "well I won't be here tomorrow" (by 'you', King Concierge, I think my boss meant the Motel). So I asked, "do you have a card?" looking at the card holder- 3x2 and he goes "Right". Right like the card on the right? then which row? Or Wright like a last name? I was appalled at how rude they were. It was a Monday and Tuesday and they probably had more people in that hotel those two nights than they have in an entire month and they couldn't get it together. They should be embarrassed. They couldn't have had a better, more respectable group of people stay there and they treated us like a burden. To bad yelp doesn't have fractions of a star. This place does the bare minimum for upkeep. Filthy carpets, uncomfortable beds, not enough towels, very experienced towels and sheets, and it generally has an unsafe feel to it. We stayed here for a convention being held at the Sprint Center downtown and there were not many rooms left. The only thing my wife and I can say nice about it is the bed was clean and comfortable and the staff was friendly. The breakfast was the worst. The eggs and milk both had a funny taste and my wife and I went elsewhere for our breakfast the rest of our stay. Our room door had to be pulled shut because it wasn't lined up correctly. Within the first five minutes of moving in, I regretted my decision to stay. The staff was highly disrespectful and not at all helpful. The people at the front desk did not help us out until we told them we had a roach infestation behind the refrigerator. Our new room did not have roaches, but there was no cable and the microwave barely worked. The carpet throughout the hotel was shaggy and torn. I could not sleep comfortably at night because I constantly felt as if there was something crawling on me. When we asked for extra towels (we reserved the room for four people, and there were only towels for two), the lady at the front desk gave us an attitude. When my professor asked for a different room because hers smelled like smoke and had roaches, she was met with attitude and was offered a drastic downgrade. The hotel was so bad, we left the conference a day early to avoid staying there any longer. When my professor tried to get the receipts for the school's record, she was kicked out of the hotel lobby. The pictures online are misleading, it's a roach motel, the hotel "security system" does not work, and the hotel has prostitutes soliciting outside. Do not spend one second there. 0/100 would not recommend. read more

This place is not as advertised. Our pool side room was not by the pool, outlets didn't work in our room and the tv didn't work. If we needed to use the microwave we would have to unplug something from the four way plug, to plug it in. We waited all night for the tv to be fixed and it never was. Overall terrible experience, not worth the money. read more

This place is a DUMP! I booked it via a blind rate (the name wasn't revealed until after booking) on HotWire which listed it as a 2.5 star property. Trust me, two of this place combined doesn't begin to approach five stars. You can tell it's a re-branded Holiday Inn with their 1970's "Holidome" construction. All of the rooms are glass on the front. Mine wasn't completely private as it was impossible to pull the curtains over the entire length of the window, and there was a lot of foot traffic past my room. The shower curtain had a hole. The bathroom light fixture was rusted with dirt or bug spots inside. The carpets in the common area were worn through in places and there were chipped and scratched walls throughout. HotWire needs to downgrade this place in a big way. read more

Breakfast Monday to Friday is good. Saturday and Sunday they don't serve the biscuits and gravy that is served Monday to Friday. Run down looking needs remodeled looks dirty and dull. People at convention center Room near breakfast bar were arguing and cussing staff for charging a dollar for coffee. Rooms smelled musty but large rooms and comfortable bed. read more

Awful. My wife, four kids, two fiancés and two friends stayed here when we visited the schlitterbaun water park. Filthy, no amenities, an extremely loud party was going on in one of the meeting rooms. The fire alarm went off every twenty minutes until 11:00 at night. Breakfast? Gas station donuts (knock off dolly Madison chocolate and powdered), a waffles machine and crappy funny tasting eggs. No fruit, no meat and two types of crappy, generic cereal. Seriously wondering how long ramada will allow these folks to keep their franchise. read more

This is by far the worst hotel experience I've ever had. We checked in around 8 p.m. , walked into our room and it was disgusting, every lamp shade was bent/broke , the bathtub was filthy, the toilet still had toilet paper in it from the previous occupant, the head board was broken. The list goes on. I called up to the front desk, and let the lady know what was going on, and she replied with "you will have to wait for my manager, he will be in at 7 AM" . So this morning I go to talk to the manager, he is very unfriendly about the situation, and proceeds to tell me the only thing he can do is give me half off of the room. We will never be back here, and I will be sure to let everybody in the future know do not use the Ramada inn. read more

Worst hotel I've stayed in. Creepy as hell. Rooms smell weird and everything is extremely outdated. Would have preferred to just stay at a Motel 6 for the night over this garbage. It looks like the setting for a bad horror movie. read more

The hotel appears nice from the outside, and the room doesn't even look so bad when you first enter, but that's as good as the place gets. In the room they put us in, the mattress on the fold out couch was literally falling apart. There was no bottom on the mattress and the stuffing was falling out the bottom. The curtains didn't close either so I requested a new room. In the new room, the main bed was horrible. I ended up sleeping on the fold out couch with my kids and that 3" mattress was better than the real bed. Final straw was finding a cockroach in the bathroom. I have stayed in a Ramada before and while I don't expect luxury, I do expect much better than this. Awful awful place. read more

If I could give it less stars I would. The roof is literally falling off the place. When it rains it pours all over the inside of the hotel. It runs down some walls and out of the ceiling. Hope there's no black mold read more

Worst experience at a hotel I have ever had! I planned a girls weekend for my sister, mother and I. At first I booked a really nice hotel and later changed my mind to save money for shopping, thinking we are just sleeping there! Big mistake! Starting at 3am we had 3 hours of hell!! Our neighbors were loud, cussing and smoking pot... We heard everything because of the thin walls and smelled heavy doses of weed because of the adjoining door. After 3 hours and 3 calls to management the problem was taken care of and we decided to just get up and start our day (6am!!) I've worked in the hospitality I understand procedure, I also understand politeness and the manager was not! When I came to the desk and informed him was room I was in and and stated "the fun room" he kind of chuckled no apology until he asked me how much I paid and slid me the receipt "I sincerely apologize we discounted your room to half" no eye contact. So disappointed. Also the room was full of nats :) great nights sleep. read more

Sitting here a conference room in IKEA orientation swatting away gnats along with everyone else. They said that they have already complained and nothing has been done. Charming. read more
