When I bought the building it was managed by liberty property management. Lights were duck taped to the wall. Holes in the walls. Crumbling walls from moisture. Garbage from the 1990s was still in the basement. Rental stamps must be purchased every year in Hammond. The stamps were not purchased since before 2019. The property was very dirty and run down. The whole staff dodges any calls I make because I have an issue with the sale. They said they had good tenants in the building but I ended up evicting one for squatting and they caused 20k worth of damaged and had 4 unknown people living in the house. One of them threatened my life in front of Hammond police. I have it all on video. When I took possession of the property they immediately reduced their commission from 10% to 8.5%. I didn't even have to think twice about passing on their offer. All this company does is collect owners money and does zero Maintence. Fire extinguishers expired before 2019, there were cheaters on most of the outlets so they appeared grounded to pass inspection dead/no batteries in the fire detectors and they lied about the roof saying it was in excellent condition when I just had to pay 24K to replace it. Even the basement floods. I have nothing good to say about this company. I strongly suggest you avoid doing any business with them.

I discovered a basement that wasn't on the lease that had dead and alive cats in it. There were mice and roaches the blinds were broken and my water heater went out so me and my baby had to stay with family because we had no hot water for 3 days. I moved in to my unit march of last year and was told my deposit wasn't coming back in the full amount because I terminated it early. I was told my lease was up at the end of march when I asked about my money and I stated that technically that's a 13month lease not a 12 month lease and Cindy was the one that looked at my lease and told me my renewal information and everything then later tried to lie and say we never spoke about my notice and stated the property doesn't keep track of when tenants leases are up.     This is how Property Management typically starts. They work hard to gain your trust, and once trust…read moreis gained they start dropping the ball. Unless you want tank your investment, stay away, because Q3 will do just that! In 8 months, I lost $17,000 in unpaid rent and property damage. Despite repeated instruction to evict non-paying and filthy tenants, Nikki continually failed to do so. I finally got a wage garnishment and will only get $63/month until his portion of rent/property damage is recovered. In the 8 months they managed my properties, only 2 late notices went out to this particular tenant. They will play boss and do a pretty decent job at it, until the tenant gets in their face and then they back off as is exactly what happened here with this particular tenant. When the water heater went out, Nikki advised me not to replace it because tenant was not paying (this was a week or so before we parted ways). This alone could have cost me. I made arrangements for replacements because I am required by law to provide hot and cold water, and vendor was not able to reach Nikki or Laura after repeated attempts. I stepped in to make arrangements for repairs, and either Nikki or Laura failed to accommodate. When I asked for a drive by and inspection, Laura failed to do it stating, "I don't feel comfortable going there." Get a maintenance guy or something to accompany you. I am an out of state owner, and had to fly in to meet contractors for repairs and maintenance because Nikki and her team refused to do so, but still charged their fees. My properties are in Michigan City, and Q3 didn't have attorneys in that area so I had to find one. Charged me $300 for an eviction she had no part in. One tenant was like section 8 (guaranteed payments) that I had to evict due to "health and safety" violations. Nikki failed to take part in the eviction citing "Fair Housing". This unit had a severe rodent and bedbug infestation that spread to the unit below. Charges management fees even when no rent is collected. When I asked why, Nikki stated "because we are still performing Management duties." When I asked what Management duties she was performing, she was silent. Created leases even while same tenants were already under a lease. Her leases had multiple spelling and grammatical errors. Seriously, a 5-year old could've written a better Lease. The lease didn't even say ANYTHING about a security deposit. When I started pressing her to collect rent, make repairs, and do evictions, said I was "micromanaging her". If they did their job from the beginning and worked to protect my investments, "micromanaging" would've been unnecessary. Failed to do quarterly inspections as outlined in the contract.

The owner has always gone above and beyond for my investments and I have never questioned statements or my monthly check because they come every month as promised. I chose Q3 Realty because I worked with another management company before them and they did nothing but cause me headaches, plus I was always questioning where my monthly check was. I have been in business for over 30 years and know that some people are hard to please no matter what you do so reading a negative review like this makes me question the person who wrote it.

    DO NOT RENT FROM THIS COMPANY!!!! I have had over 50 problems with my unit since moving in…read more They rushed me into signing the lease by insisting I had only 72 hours to sign and pay the security deposit. When I moved in, I discovered a filthy house littered with sawdust, construction materials, and muddy floors. There were over 30 issues with the property--evidence of rushed, incomplete construction--yet they insisted on having me move in anyway. Problems ranged from windows that wouldn't fully close or lock, to holes in the ceiling with exposed wiring, leaks in the basement, septic backup and overflow, basement flooding, and more! I was also told by the city that they had multiple code violations here in the past, and that it looked like they didn't make any fixes before moving me in. Just three days after moving in, a pipe burst and flooded the basement with sewage. While maintenance fixed the pipe right away, they left the sewage to dry for four days, which led to a severe respiratory infection for me and eye infections for my dog. It was disgusting and unacceptable that they didn't clean up immediately. One of the maintenance guys that they sent out sexually harassed me. Additional problems/edits: My monthly electric bill at this house is $300 which is INSANE for 1 person. NIPSCO is offering free home energy assessments and PMI denied the request and won't give me a reason. Based on the fact that PMI denied this free & helpful request so adamantly, I imagine the audit will uncover additional problems with the house; I can't think of any other reason as to why this would be denied. If more problems are found, I will be reporting them to the city (again) since they refuse to do things the right way. Situations like this are why landlords get such a bad wrap - a free resource could help the tenant, but they denied it anyways because it MIGHT end up with your team finding additional problems thus spending more money on this house. They don't actually care about the tenant, only the money they make off of them. DO NOT RENT FROM THIS COMPANY

Was confronted because what the neighbor said, when they had no proof of the complain. They are unprofessional and prejudice! My plan is to touch every outlet to warn others not to rent from them ever!!
