    Disappointing place it was expensive and we ended up on a pad that barely fit our class a motorhome…read morein the mud. If it wasn't for a permanent guest on pulling in, we would've badly damaged the motorhome with an overhang limb. We arrived at night and were given a spot for a week. We were towing a jeep and could not even turn into our spot, even though we had rented a pull through spot. And then the spot was not level, and there was mud all around, which got tracked into our motorhome. It seemed awful expensive being that this is the off-season and we stayed for a week. The campsite is the closest one to our daughter's house and we may have to come again, but it's not a place that we really like the only really positive note was that we could walk our dog in their wooded area which has paths and it is fairly large.

While it's too late for the mass departure of annual members this year, I hope this signals that Cross Creek is heading in the right direction. There are three certainties in life: death, taxes, and Cross Creek raising its rates every year. After eight years of annual camping, our family--along with eight others--made the decision not to renew. Over the years at Cross Creek, we've built lifelong friendships and unforgettable memories, but with skyrocketing prices and the campground's steady decline, we were left with no choice. The turning point came when Cross Creek was acquired by Apple Brook. Almost immediately, staffing was reduced, and the amenities that once made it a premier destination were sold off. What was once a AAA-rated resort quickly deteriorated into a glorified state park. The signs of decline were evident: flowerbeds overgrown with weeds, neglected campsites, and unattended weekend lots. Some areas were so overgrown last year with weeds, it was hard to tell where the gravel ended and the grass began. Safety also became a growing concern during the off season as campers weren't vetted and transients sneaked into the park freely to use the restrooms, showers, washers and dryers. The weekend activities that once defined the campground--such as Harry Potter weekends, haunted houses, escape rooms, and top-tier live music--were replaced with rock painting, karaoke, and second rate bands. When I reached out to the front office two years ago to express my concerns and request a conversation with the owner, I was told he had no interest in speaking with us. The message was clear: with a long waitlist, we were replaceable. When I brought up the decline in activities and amenities, I was told that it was up to the annual campers to organize them--an absurd response. If you're considering Apple Brook, know that it is not the Cross Creek of the past. The AAA-rated resort is gone, replaced by a contractor campground with annual rate hikes and diminishing activities. If you're looking for a seasonal or annual spot, be prepared for a large price increase each year with fewer and fewer amenities. Apple Brook has taken its loyal annual and seasonal campers for granted, and as a result, eight families have either left or will leave in just the next few months. My hope with this review is that Apple Brook management sees this and takes action to restore Cross Creek to the incredible destination it once was.

Monday, February 01, 2021 Kay Shroyer Shroyer Homes 1980 US Hwy 23 North Delaware, Ohio 43015 Dear Kay, I was very disappointed this morning when I arrived at the Park to find out you have decided not to sell the double wide #103 from your daughter for no apparent reason. When we first met you showed me 3 units you had for sale, this was after I decided not to buy a new home from Clayton Homes. You showed me the first 2 units and then we went over to 103. You gave me the key to the door and said to go in and look around while you talked with the mail carrier or Fed Ex. When you came into the screened in porch we sat there on the glider for several minutes and I said then I'll take it as I loved the glider and screened in porch. We then went into 103 and I really fell in love with the place. On December 14th I had my sister meet me there to look 103 and she loved it. I then talked with Lisa, the park manager and gave a good faith deposit of $1,000. I asked Lisa if it was ok for a home inspection to which she said it would be okay. On Monday, December 21st I had Linkhorn Inspection Group do a home inspection. One of the requirements of the inspection was to have the skirting opened for the inspector to look underneath. You came down and opened both sides for the inspector. At that time, you mentioned that you may not want to sell but said nothing else. After the holidays I came back to the Park and went over a timeline with Lisa. At that time, I remarked to Lisa that you had mentioned you may not want to sell. She explained that you did want to sell and we proceeded with setting up the closing date. Over the next several weeks I talked with the apartment manager of where I live on vacating my apartment. Although I haven't given notice at this point I will be stuck for another years lease on the apartment. I also was in the process of buying a washer/dryer and other items for 103. I began packing up my artwork, dishes and many other items on my days off. As for the inspection of 103, the cost to me was for $325.00. Since I had every intention on buying 103 and then find out today you don't want to sell, I feel that you owe me $325.00 for the inspection. I have enclosed my receipt of the inspection. At this time, I no interest in the other units you have for sell. Regards, William T Lewis Credibility is learned at an early age and carries on throughout you life. In today's world it means more than ever. Sadly Kay Shroyer lacks this trait and isn't a person of her word. As for Lisa, the park manager and Katie, the receptionist both were very kind to me throughout this process. However on February 1st when I stop in to finalize details and take another look Katie seemed horrified when I walked in and Lisa never came out of her office. In conclusion the park is a very well maintained mobile home park but they do many restrictions, one being they don't like pets and don't allow them. I would very leery of renting a lot or storage unit from Shroyer's. I wouldn't recommend renting a home and certainly not buy a home from Kay Shroyer! Best Regards!

    I placed an inquiry on Yelp and J & E was the only one that responded. It did take several days for…read morean intitial introduction but once we got in contact the response to come out was fast. Jamie came out to look at the project and provide an estimate within a day after he responded to the inquiry. They began the work two days later. This was exceptional as I was not even getting a response from many other contractors or the few that did respond had a month plus lead time. Jamie and a crew of two others came out. I arranged my schedule to work from home. The day of the scheduled work I hadn't heard a confirmation on timeframe and reached out about noon. Jamie responded and said they were getting materials and would arrive shortly. I wished they would have given me a better timeframe and more direct communication at first but they came out and didn't cancel, which is more than other contractors I have tried to work with to complete the project. Once they were at the house they got right to work. They were pleasant to work with and had good manners. It ended up being a two day project. They were a lot more communicative on the second day of when they would be arriving. The work got completed but I wish there would have been more attention to detail. The work outside was good, it technically fixed the leak and they added some extra wood details but sanding the corners of the wood would have been nice. The mold was removed from inside, and I will say my wall was already at an angle, but the drywall repair is kind of raised up. I ended up taking off the trim work that was put along that wall and redid it myself. The caulking was above the trim and not smoothed out so I had to paint over it myself and now it is raised and makes my wall look bumpy. I wouldn't have minded touchup work as long as it was at least smooth. I am appreciative of their quick response to service (especially since I was dealing with mold and a water leak) but would say that detail to work quality should be taken into greater account. I feel like they rushed the work on the second day and I ended up having to finish a couple of things on my own and spending even more money.
