I would never buy or sell a property again with Barry Gross. There are many honest and ethical agents in the area.

This is a review of STEPHANIE BASILE at the agency, I have no real experience with the agency…read moreitself. ABOVE AND BEYOND. Stephanie handled a long distance (we live out of state) sale for us. We were able to meet in person at the beginning and I was so impressed with her professionalism, her understanding of the market (and the particular property Medway Place) and her enthusiasm. She gave us great advice about what should and should not be done to prepare the unit for sale, even going so far as to suggest well-priced fixtures we could use for some of the updating. At the same time, she wasn't pushing us to do unnecessary work, so she was sensitive to the economics. Before the opening season of Covid, she immediately got going to market the unit, holding open houses and getting sale materials out to the appropriate market. This sale required jumping through an unusual amount of administrative hoops, both before and to complete the sale, all of which she handled efficiently and effectively, as she kept us well-informed about her progress. Our sale price was just where we wanted it (a good one!!). The closing went smoothly, her office staff took care of the paperwork and she kept us advised all along the way, coordinating with multiple sets of lawyers, probate, etc.. She doesn't set up unrealistic expectations and knows her market)- we could not have been happier. The cherry on top is that Stephanie is also a really friendly, helpful, genuine and a delightful person!

The fence around the pool had flimsy fence with a gap in it and no pool cover, making it unsafe for children. Three of the home's doors didn't lock from the inside, making it possible for kids to get outside at night by themselves. The owner had people coming onto the property without proper warning. There was a ring camera inside the home monitoring our comings and goings. They broke statutory requirements for minimum notice before arriving to a home I rented, and when I explicitly asked them not to send people to the property they told me they would do the opposite without minimum notice. I left the house clean and in excellent condition, and they took our security deposit and refused to did not refund us the amount back for the rest of our vacation. DO NOT USE THEM! Avoid at all costs. Unethical and unprofessional agents.

When the students moved in they had a broken oven among other things, they called AOR many times for many things, agency would send someone out who new how to fix nothing, and nothing got fixed. Talked to the owner Joe when I received the non compliance letter to find out what next steps are before I called a lawyer and he got very defensive and nasty on the phone and would not really answer any of my questions on how to proceed. Basically washed his hands of everything and said to wait to see if we get deposit back. We have already paid for cleaning and patched a hole. They are now stating that the hole wasn't patched to their liking and that we still owe for cleaning. The best part is that they want to keep the deposit because of "exterior garbage barrels: bagged improperly" (exact wording). So now we are all stuck in limbo until the owner decides if she is going to give our deposit back to us. Luckily, the parents are all on board with going ahead legally. In RI, if the owner does not give you back your deposit and you take them to court and if their reasons don't have merit, they will need to pay back double the rent plus all of the court costs. If anybody else out there has had issues, please let me know. Parents and children should not be taken advantage of because we are out of state. I see from many other comments that other parents have had to go to court to get deposits back. I am actually quite surprised they don't have any negatives on the BBB site.

All three houses were perfect. 31 Abalone Rd., 37 Spindrift and 48 East Shore. I can vouch for these three properties. All three houses were nicely furnished, the beds were comfortable, had awesome patios, the neighbors were great, each house had TVs with Roku, so that's rad. There is a separate service to rent linens for the beds, Durkin will hook you up with all that info. I have been going to The Great Island since I was a kid, it's an awesome vacation spot for us. This is the first time we rented through Durkin and we already have plans to go through them again. Durkin makes the whole process easy and stress free. 5 stars to Durkin.

Unfortunately, the home was not properly cleaned or prepared for our arrival. There was visible buildup and what appeared to be mold in several bathroom areas. We made the best of our week and enjoyed our family vacation, but for the amount we paid, we expected the home to be clean and properly inspected before check-in. What was equally disappointing was management's response afterward. Rather than acknowledging the condition in which the home was delivered, the focus was on the fact that we had not contacted them during our stay to have cleaners and maintenance return. Guests paying a $250 cleaning fee should not have to arrive and identify cleaning issues that should have been addressed before check-in. Based on both the condition of the property and how our concerns were handled afterward, I would not recommend this company based on our experience.

With an excellent understanding of market dynamics and strategic positioning of my home, SMG developed a unique strategy to drive a very positive outcome when we went to market. The team went above and beyond for me to ensure a streamlined and successful process and exceeded my goals as a seller yet again! I am a repeat client having worked with Steve on two sales: the first was sale of a lower Manhattan condo just before COVID which sold at the highest dollar per square foot in the building for some time. This year in 2024, we recently closed on the sale of my residence in the Edgewood area of Cranston, RI - which again ended up being the highest price sold in Edgewood - ever- for single-family home that wasn't a waterfront or direct water-view property. Steve really did an unparalleled job of marketing the home through drone video and professional photos showcasing my home's unique features and took a multi-faceted approach to reach the target buying audience both local and afar. The home went under contract within one week of listing as a result. Steve and his team communicated with all parties throughout the process and quickly dealt with any issues that arose. They stayed on top of all aspects of the sales/closing process to ensure it was fully managed from start to finish. I couldn't be happier with the overall service and constant communication provided. The Steven Miller Group has my highest recommendation!

Horrible experience where we were misled, entered into a "VIP Buyer agreement" that was ANYTHING but "VIP", worked with a lender who was recommended and kind but also pushy, we informed everyone from the start we had some taxes to file for my husband's business, and were informed only after we were under contract that we did not meet eligibility requirements to qualify for the RI first time down payment assistance loan in time for our closing due to our IRS payment plan timeline! (FYI- their preferred lender might not explain to you until its TOO LATE that you need 3mos of IRS payments to qualify for this down payment assistance!) Received a verbal extension from seller to extend closing for a week, which we took and decided to eat it on our down payment assistance loan just to get into this property. Turns out no one kept up communication from the seller, who flew in for closing, and they never actually signed the extension. We signed a termination to protect our deposit at 9:30am on a Thursday. Asked for and received NO updates until a text message at nearly THREE AM the following Sunday informing us that the seller had indeed backed out, and signed their own termination of contract?! On the same Thursday we signed ours, at 3:30 PM?! And they had had "no updates" for us for DAYS?! Selling AND buying agents are colleagues at this same agency, yet communication was abhorrent. Complete lack of understanding the urgency of such matters. Thank god we got our deposit and our "VIP" buyer payment for a total of 4k back- that was the ONLY positive to come out of this experience. The meeting had a very "timeshare-like" feel (highly showy, PowerPoint-driven, and with noticeable pressure to get a yes before leaving). We were told we would be lucky to sell our home for $499,000, and when we shared that we were hoping for a higher price, our expectations were dismissed in a way that felt discouraging and unprofessional. Feeling unsure, we decided to get a second opinion. Long story short, with a different realtor our home was listed for two weeks and sold for over $50,000 more than the price we were quoted by the Nathan Clark team. Afterward, we did more research into the company, which further reassured us that getting a second opinion was the right choice. I would strongly encourage anyone selling their home to explore multiple perspectives before committing.
