Narragansett student rental so cant have expectations too high, however these people are borderline crooks. They will take as much money from your deposit as possible with made up/fake damages listed. My roommates and I kept the house in good conditions and we were extremely surprised and disappointed to see another narragansett company corrupted by greed. DO NOT RENT 4 BILL SWEET DRIVE FOR YOUR URI STUDENTS-ITS NOT WORTH IT!!! Had problems since day 1 with the owner. When the students moved in they had a broken oven among other things, they called AOR many times for many things, agency would send someone out who new how to fix nothing, and nothing got fixed. Talked to the owner Joe when I received the non compliance letter to find out what next steps are before I called a lawyer and he got very defensive and nasty on the phone and would not really answer any of my questions on how to proceed. Basically washed his hands of everything and said to wait to see if we get deposit back. We have already paid for cleaning and patched a hole. They are now stating that the hole wasn't patched to their liking and that we still owe for cleaning. The best part is that they want to keep the deposit because of "exterior garbage barrels: bagged improperly" (exact wording). So now we are all stuck in limbo until the owner decides if she is going to give our deposit back to us. Luckily, the parents are all on board with going ahead legally. In RI, if the owner does not give you back your deposit and you take them to court and if their reasons don't have merit, they will need to pay back double the rent plus all of the court costs. If anybody else out there has had issues, please let me know. Parents and children should not be taken advantage of because we are out of state. I see from many other comments that other parents have had to go to court to get deposits back. I am actually quite surprised they don't have any negatives on the BBB site. read more

Since I could not get anyone at Ann O'Brien Realty to respond to my email on the poor condition of the home we stayed in I will post the email I sent so all are aware of the type of homes they rent. I will NEVER rent from them again; and I have been renting properties for many years from different agencies and individuals. The property was completely run down and not maintained (including the condition of the mattress pad that was absolutely disgusting and broken doors especially the bathroom door that did not close or lock properly- and although I emailed several times about issues - only a couple were addressed and only after I made several calls to them almost every day of our stay. Towards the end I would leave messages and no one called back. On our last day of our stay I sent another email...and never received a response...so I will leave it here for all to see. --------------------------------------------------------------------------------------------------------- Good morning I would like to follow up this email to document our experience at 23 Angell Road. Although some of the items outlined below were addressed it took multiple calls to the office and speaking with multiple people in the office to get them resolved. Also I have a new item to add to the list as of this morning the shower door on the 1st floor bathroom came off the tracks. I have rented many homes from various VRBO, Home Away and Relators in CT, RI and the Cape over the past 10+ years and this by far is the most run down and misrepresented property I have ever stayed at. I would also like to say that even though the several people I have dealt with at Ann O'Brien Realty have been lovely it has been a struggle to have one point of contact for this property - from last Sunday I had to make several phone calls from Sunday thru Tuesday to get someone to address our issues. I have heard from no one on Wednesday or Thursday. It was an overall very disappointing experience. This is my first year renting through Ann O'brien and could not be more disappointed with them. I currently rent a waterfront house with 7 other girls. When touring the house last year we were in awe but when moving in this year the house was filthy. There was sand on the floor, mold in the fridge, and dust filled rooms. Throughout the semester we have had several problems with the house and struggle to hear back from anyone. Blinds in the bedroom had been broken for 2 months and all it took them to fix it was refusing to pay next semesters rent. As of now we have a mouse infestation. We found the mouse in the dishwasher and immediately called it in. They got back to us and told us someone was coming to look at it. This man lets the mouse out of the dishwasher to roam the house and says "oh yeah you need an exterminator". Well the exterminator can't come until Tuesday. I agree with all of the negative reviews that have already been Left. They do not give a darn about customer satisfaction. They will not email you back and they will not call you back. Period. They've showed our house twice a week since we moved in... Without providing 2 days notice. They told us monthly payment would be fine then we received emails stating that we owed $3000 for a first semester payment in August... A month before we could even move in. We couldn't move in until mid September, we are forced out mid May and they do not pro rate so we loose a months worth of rent. At the end of the lease the owner of the house called the 4 other renters and myself saying that we broke something that was in a portion of the house that was locked and we never even had access to. I explained to Ann O'Brien that this lady was going crazy about something we didn't even have access to, and they said they would handle it (which they didn't....). All of our parents got phone calls from this crazy lady. The security deposit finally came back and she charged us money for mud around the driveway (heavy snow that winter, it was inevitable) and dog piss stains on the lawn. No one in the house had a dog, the neighbor had a little rat dog that constantly came onto our lawn though...The whole thing was just ridiculous. Never ever rent through these assholes. read more

DO NOT RENT 96 CALEF AVENUE, NARRAGANSETT! My family and I rented this house because of it's beautiful location; directly on the water. The house was last updated in the 1970's. There was so much condensation on the floor, my son kept slipping. Add in the musty smell from mold and if that's not bad enough, BUGS! A representative from Ann O'Brien went to the property after I said we were cutting our vacation short because the bugs were the final straw. I was told that there was a screen missing, therefore the bug problem? I was asked about compensation to which I requested one week's rent credited; we stayed for one week and left before the second week. The owner, we were told, refused compensation of any kind and when I questioned Ann O'Brien's accountability during all of this, no one got back to me. read more

This real estate agency is so disappointing and unreliable. My friend group and I have tried numerous times to set up house tours and try to sign a lease for the upcoming academic year. We are 4 nursing majors with extremely busy schedules and Ann obrien realty has made our lives 100x harder the past month. We set up a house tour and was told no one was looking at the house when in reality the girls were re leasing it for the next school year which we had no clue about. We then set up a house tour 2 weeks in advance, to then never get an email confirmation. My friend had to email them to conform it and they had the audacity to respond by saying the house was already taken. Being a former Realtor, I do not understand why anyone would list their home or want to work with the Ann O'Brien Realty. Their total lack of service for their clients rental properties is appalling. Don't bother calling or emailing, they will never respond. Why VRBO and AirBnb would allow them in their program is also questionable. This realty is flagged as the Property Manager for a number of homes on their sites with a response rate of 66%. Don't believe it. I am now going on 4-5 days with not one response on the properties I inquired about. My daughter rented through Ann O'Brien the last 2 school years. Unfortunately, this realtor company does not assist when tenants have issues that arise from landlords not fixing things as needed. During the 18/19 school year, various appliances kept breaking down including the fridge. The tenants were left with a fridge full of spoiled food for which they were not reimbursed. My daughter rented 63 Sakonnet Blvd during the 18/19 school year. The place was disgustingly dirty when they moved in. Parents and students scrubbed and cleaned. When the landlord did not return the full security, the staff at Ann O'Brien did not assist in getting the remainder back. They just forwarded our emails. The place was left in much better condition than when they moved in. I expected more from this company and was left disappointed in them and the landlord, Fouad Fam, who took advantage of them. read more

My roommates and are attend URI and found a home through them. On numerous occasions we were told our home would be payed monthly. 2 weeks before the first payment is due we receive an email stating we owe the entire semesters rent. We have tried for a month and a half now to make sure the money and amount of money would be what we thought. We have waited for the same guy to call us back for a month and are still waiting. Now we are rushing to get everything figured out and we are still waiting for him to return about 10 messages from each of us. I find them to be EXTREMELY unorganized. When you call they transfer you to 3 other people before you can get an answer and when you ask about the house specifically they send you to their website- if the website doesn't have the answer, neither do they. Unfortunately they have made our return to URI stressful and the semester has not even started. read more

Being a former student at URI that had the unfortunate experience of renting from ANN O'BRIEN, I can honestly say they run a completely unethical business and don't even try to follow landlord tenant laws. Since graduating, I have owned a property for 3+ years and had to go to small claims court and actually saw ANN O'Brien and Dunkin being sued for security deposit. They both lost because they did not follow protocol. When I lived there our pipes froze in the winter after we had followed everything in the instructions they sent. The landlord had the garage off limits to us but had a refrigerator filled with beers and party drinks/food. IT was basically a hang out spot and we started to suspect we were paying electric bills for usage that wasn't ours because they landlord would make frequent visits for "yard work" When I left, Ann O'Brien allowed our landlord to take advantage of us college students whose parents nor us didn't have the funds to pursue in court. They allowed our landlord to keep the entire deposit, we received our letter after calling several times and somehow to the total damages equaled exactly our deposit? Provided no receipts or anything. Now that I own and rent a property I stay away from realty companies because of ann obrien. They are truly awful at everything, from maintaining the property, to bookkeeping, to following the actual LAW. Do not rent from these people if you can avoid it! I am a property owner and have used Ann O'brien for several years. They do a great job of screening candidates and monitoring homes after rental for lease compliance. We have had a couple of groups of students who caused some damage but reasonable withholding of damage deposit occurred and everyone walked away satisfied. I hope you have a good lawyer if you rent from Ann! Ann O'Brien is the most unprofessional company I have ever dealt with! If you rent from Ann be sure to expect an enormous amount of illegal behavior throughout your entire lease. Employees at Ann O'Brien will come into your home without 48 hours notice but no notice at all! If you're a college student or in your 20s they will try to take advantage of you! They will bring people into your house for a tour without letting you know. If you're not home to answer the door they will come in your house with their key regardless. The owner Joe is never available to solve issues and his son Matt cannot run his father's own business! Every time my roommates and I had an issue the employees had no idea how to help. They would simply reply, "We have to ask Matt, but it's his day off" or "He's not in the office and we can't reach him". It seems like everyday was Matt's day off. When we would finally get in contact with Matt he would say, "I'll have to talk to Joe about the issue" and could not help otherwise. Nobody know what they are doing. The owners own son could not help us!!! How pathetic! If you rent from Ann O'Brien get ready for ILLEGAL inspections and all around unprofessionalism. Ann O'Brien sent us an email saying that our house needed to be inspected because there was a POLICE VISIT. When we tried to contact the company over and over asking to clarify what this meant none of the employees even KNEW about the email. The inspection was performed illegally shortly after the email and the owners reply was that the email "Must have been a mistake". Oh and if you have mold you'll have to wait an entire month for the company to even get started with the process and they'll hire a complete hack that once again will come into your house without any notice!!! I have applied for several houses with them and every time I have been told I am the only one applying for this house then whenever I reach out to see how my application process is going I am told that it is going well and I am going to get a house. Soon after that, I have been told that they will send over the lease and I spent the week waiting. Both times I have received another phone calling tell me the house is renting and that we will not be getting the house. The lack of communication and the leading potential renters on is not okay. My wife and have been renting out our Narragansett home through Ann O'Brien since 1998 and we are very happy with their management and upkeep of our property. We have only had two years where our College tenants caused some damage. Joe & Matt handled it professionally and a reasonable portion of the deposit was withheld. Yes there are some communication issues however ANN O'Brien does its best to resolve issues that arise with tenants and their parents from multiple states. If all students treated rental properties and surrounding neighborhoods like they were living at their parents home there would be few if any issues. read more

I am writing to warn any parent in the future who is going to use this real estate agency. I realize they are the most popular one that all of the kids from URI use. However, they are not REPUTABLE!!!!. We were told that the house my daughter rented would be move in condition. It was not! There were crumbs and cheese all over the bedroom floors. There was garbage in the garbage. When we arrived to move my daughter in the previous occupants were actually still in the house IN THE SHOWER!!! THE BATHROOM WASN'T EVEN CLEANED. This wouldn't have even been a problem if Ann O'brien would have sent a cleaning service over. However, they won't even take my calls. They won't call back. They will not give me the right time of day. Also when the girls took the house they were shown all five bedrooms and told they could choose which ones they wanted and the other two would be closed off. (Since there were only three renting) However, they were not given a choice two of the rooms were locked off. ( with the full sized beds) and they are making them wait until October to get into a bedroom. Again, They are not even answering their phones. No courtesy, no satisfaction. All they care about is getting their money !!! They couldn't care less about their customer satisfaction. They do not stand behind the rentals they rent. Ann O'Brien represents 53 Sakonnet Blvd. which is a URI rental. The house is in very poor condition but rents for a premium price due to neighborhood. Young 1st time renters don't realize the condition when doing initial walkthrough. Stuck with $2,400 per month for sub-par conditions. Over 2 months trying to determine if landlord will fix mold issue in tub, missing tub tiles, cracked shower floor, missing & broken outlet covers etc. Also, not cleaned before move in and still no answers from Ann O'Brien. Apparently they only look out for the landlord & the bottom line. Poor business practice! How about a call back at least? Find another rental agency and house. Now we know why there aren't any interior pics of 53 Sakonnet Blvd. read more

I'm going to let the photos speak for themselves... I flew out from CA to rent a beach house through Ann O'Brien and I could not have been more disappointed, or quite frankly, disgusted at the property. Mold everywhere (on pillows, shower curtain... see pics), broken furniture, screws & nails sticking out of chairs, and poison ivy in the walkway, not to mention weeds growing out of the gutters. The house was not safe for children and I had 3 with me. The fact that Ann O'Brien would represent this home is baffling to me. I definitely won't be back. I'm actually surprised the 3 kids staying with me, including my 18 month old daughter, didn't get bed bugs from this place. (I didn't even unpack my clothes I was so grossed out & I had to go out & buy sheets to cover ALL the furniture). Everything was absolutely filthy & disgusting. No response from Ann O'Brien after 2 emails w/ pics of the property and a phone call. Definitely disappointed in their customer service, but I probably should have read the reviews before booking, because they are all pretty horrible. I don't recommend this company. And on a side note- they had no problem emailing me back right away when I was 20 dollars short on one of my deposits due to a miscalculation, but zero response from them after they received the mold pics of the property. We recently rented a house in Narragansett for vacation through Ann O'Brien Realty and, based on the experience, we won't use this company in the future. I spoke with Kathy and specifically said we have a 3-year-old child so we needed a shower/tub combination (among other things) and the house had to be clean. Kathy recommended 29 Elizabeth Rd, Narragansett, going as far as to say the house was "meticulously" clean. Other than the close proximity to the beach, this property has little to offer. There is no shower/tub and the house was not clean. We feel the company misrepresented this house to us merely to rent it. Our concerns fell on deaf ears at Ann O'Brien Realty when we tried to voice our displeasure with the rental upon arrival. In addition, we had a simple, routine repair request (no lights in the main room) while at the house and it took several days for anyone at the company to do anything about it even after we were told they would make the repair. There were no spare light bulbs at the house for us to take care of it ourselves. To top it off, when we called the office at 5:00 p.m. because the repair hadn't been done, we were placed on an immediate hold which was never picked up again. When we called back, we were sent to the voice mail system. When contacting the emergency number, because we were desperate to reach someone, the company finally sent someone to replace the light bulbs. Also, it appears the company doesn't effectively manage rental deposits and checks as we witnessed, while on-site in the office, two customers attempting to rectify lost checks and checks cashed twice. Poor bookkeeping to say the least. During our check-in process, the representative gave us the keys to the wrong house and nearly sent us on our way. She realized her mistake as we were walking out of the office, provided us with the right keys, but then gave us directions to the wrong address. In our opinion, there is little to no organization, mismanagement and poor customer service at Ann O'Brien Realty. We dealt with frustration and stress during our vacation which is exactly the time when one SHOULDN'T have to deal with such things! We're very disappointed and certainly we don't recommend this company. We've had experience with many agencies for rental properties over many years and have never had so much trouble. read more

Be very careful if you choose to use Ann O'Brien. They misrepresent properties. We rented 63 Sakonnet house from them for 3 weeks. We arrived to find a filthy house - photos attached. The management at Ann O'Brien accepts no responsibility for the rental properties. They advertise them. They take your money. But they take absolutely no responsibility. When we refused to accept the house due to its condition they sent over a cleaning crew. The cleaners spent 5 hours of heavy cleaning. Floors actually changed color when months of dirt and grime were removed. Furniture in house was filthy and stained. Beds lumpy and old. Covered in a disgusting cheap plastic. Downstairs was moldy. And had septic smell. Garbage all over property. My sister rented a home from O'Brien during same weeks as us and her home was sub par too. During school year homes are student rental and the furniture and beds are old beat up dorm stuff. Then in summer they rent to summer families for exorbitant weekly rentals. Ann O'Brien makes great money off these crappy run down rentals and their job seems to be to protect the owners. They do not represent the renters. We would never use them again. We took video of every room prior to leaving the home. Now need to sue landlord for security deposit. Realtor office offered no help and people were very rude when we called them. My two roommates and I used Ann O'brien to rent a house in narragansett for the academic year. We were there two weeks and ordering several textbooks that were delivered but they didn't give us a mailbox key until at least a month in. We had small issues with them but nothing major. We didn't host parties or gatherings larger than 8 people under any circumstance. We kept the house in awesome condition and gave it a solid clean before we left. They scammed us out of almost our entire security deposit because the owner wanted to REPAINT. We were required to record any issues with the house at the start of the rental term, which we did. Minor chips in paint, but nothing insane. The sink was off colored and we made note of all of this, and now they're charging us for it. They've been renting out the house for two weeks and just now they're sending us the report. They accused us of removing the smoke detector and ripping a couch were absolutely not done by us. Owner plays a huge role in all of this scamming, but as students we are being EXTREMELY taken advantage of. We worked so hard to keep that place in immaculate condition in order to get our money back (college kids, money is tight) and they are charging us over $325 for 4 chips in paint on the walls, some of which were already there. (False ads) We got there and it could not have been worse. (Short list)----House has mice, house had not been cleansed in a month, the house had dark black mold in the bathroom, we had to go out and replace the houses bathroom mats/shower curtain they were too gross to even touch. The deck was falling apart (Not safe), the fans did not work, the rugs were so disgusting is skived me to even walk on them. I could go on and on. A realtor should protect you from these sort of houses...especially when your budget is $300+ per day. Please never use this place and beware of if the listings are truthful. I am a student at URI and have been treated with nothing but respect from Matt, Joe and everyone else on the Ann O'Brien team. One year my dishwasher wasn't working properly so I called Ann O'Brien and Matt came over the same day checked it out and then had a repairman fix it the very next day. Ann O'Brien Reality is a disgrace! I spent all of Friday morning with Giana looking at rentals for my son and two other local south county college students, They loved the last house they saw. They went online and instantly filled out applications. We were told by Giana that Saturday would be too soon for us to hear back. In the meantime the student's employer/manager, was called for employment reference, but he was abruptly hung up on by the Ann O'Brien realtor. When we called back on Tuesday to check on status, we were strangely told that they were still waiting on references. We had all called numerous times over the past four days. As of today when I got through, they said they rented it to a showing today!!! How was that done so quickly for others when these young men work and live locally and were the first to see it - made it perfectly clear that they loved it, and followed the procedure correctly?!? I'll tell you how....Ineptness! It is frightening and infuriating. And just downright mean! read more

My daughter is a student at URI, and has rented through Ann O'Brien for the past three years. Whenever there is a problem, from little issues to big issues they are always there to help and ensure the girls are safe and happy with their student rental. BEST!
