We are moving to Laramie from a different city and Mike took the time to patiently answer any and all of our questions. Mike gave us a run down of the town and educated us on so much more than the basics. Mike is well known in the community and well versed on how things are handled, which made the process much easier. We needed some work done on the home and Mike was full of great references, which was fantastic, as we are new to town and didn't know much about reputable local companies. Mike was quick to respond to texts and calls and went out of his way to make things happen. He made our family feel like we were his most important client and he was great with our children as well. Most obnoxiously, he took offense at the fact that I noted that I'm actively interviewing Realtors to find one that I find comfortable doing business with. So offended was he that I dare ask for an interview, he declined my business. In this business, the customer rules the roost. Not the Realtor with what I believe is an inflated sense of self. If I want to sell my home, I'm certainly not going to hire an agent who talks down to customers, nor will I let my experience be unknown. I'm looking for someone who is a salesman, who places his customer needs ahead of his own ego. I want an agent who is polite, and doesn't insult me with a wisecrack regarding my name. I, personally, will not do business with him.

When we wanted to look at a home we simply called him up set up an appointment and met him at the home. Once in our potential new home he would let us walk around on our own and take as much time as we needed. When we were done looking he would ask if we had any questions and what we thought. Never pushy, never rude, always friendly and helpful. Once we finally found the home we wanted he was quick to make a deal and get us in. Avoid if at all possible. Raise rent by arbitrary amounts every time the lease renewal comes…read morearound, and have an extra monthly admin fee on top of the rent. They won't fix anything if it isn't actively causing property damage- I've had SEVERAL maintenance tickets open for well over a year each that I've had to call multiple times to pester them about that still haven't been fixed. Even things that HAVE been fixed tend to get band-aid solutions until they give out entirely (an example, the water heater had been on its last legs for a while, and got several short-term "fixes", and didn't get proper attention until it was so broken it had to be fully replaced.) While the front desk staff seem to be trying their best to be helpful, it seems like there's a really high turnover in their maintenance staff (and honestly, some of their maintenance people don't seem to be properly trained to do the things they're asking of them), which doesn't help, and frankly, it seems like this whole business is more interested in acting as a layer of insulation around the property owners to keep them from having to answer to their tenants than in providing any kind of reasonable space for people to live. TLDR, LPMG is here to make money for the landlords they work with, at basically any expense to the renters.

That being said, if you use Acre company and they tell you that you are working with Sara Payne, then RUN AWAY FAST. She is awful. Knew nothing about the properties, blatantly lied and made stuff up as she went about their features, and was generally unprepared and clueless. Fortunately, we really didn't need her, it was easy to determine what was the right house for us. What really got me was that for the next year, we would bump into her at random places around town (it's a small town!) and she was always telling us that she had a gist basket/gift cards to give us as a thank you (she made a commission of $6K on the sale!) that she forgot to bring to closing, but it never materialized. Not only did I work in the same office park, but she obviously had our phone numbers and address. Hmmm. Yeah, she was totally full of $hit.

I rented an almost new apartment from them in July 2010. The apartment appeared to be very nice after the walk-through, although they had fudged the truth. The floors are not hard wood, they are a very cheap laminate (the boards do not even fit, nor has the floor been sealed), the appliances are not stainless steel but brushed nickle, trying sticking a magnet to them, and the quality of construction is horrible after having lived inside, while lying in bed one night I was actually able to hear my upstairs neighbor use the restroom, not flush the toilet but evacuate her bladder. One would assume that a building manufactured so recently would have had to meet some building code. Renters beware, nothing is up to code in this town. Nevertheless, as my many other rental references will attest to, I take immaculate care of building I am in. One night the shelving unit in the closet fell down. They had affixed the shelves to a painted wall with glue. No nails, no screws, nothing but glue. The shelve is more than 6 feet long and weigh quite a bit and when it fell it hit the wall and door inside the closet damaging both. I promptly reported the incident and showed the landlord the issue and they jury-rigged it with a few screws. Upon checking out of the apartment, the landlord walked through and noted a few 'dirty' places and small scratch in the paint near a corner but otherwise stated in was in good shape. The next month I received my damage deposit back less $300. I was charged for the damage their shelving unit caused because of poor construction and charged for six hours of cleaning and painting. The pictures she (Natasha Garcia, the company representative) provided me showed nothing but a few streaks on reflective surfaces. Nothing damaged, no piles of dirt. I have a video of the apartment as I left after cleaning the entire place as well. In Wyoming, there is not definition of reasonable wear and tear; if the landlord decides that the building must look as it was just after construction then that is there right, however implausible. As be careful of the lease agreement. There is a small article that can be construed to imply that even in a small claims court case, you the lessee will be responsible for their legal fees, which will no doubt include a very high priced lawyer.
