Our rental had several maintenance issues from the beginning, most notably an oven that did not work from the day we moved in. I reported the issue multiple times and accommodated repair appointments, but the oven was never repaired during our approximately four-and-a-half-month tenancy. We were eventually told that the oven was not repairable. We ultimately reached a written agreement with ACC to end our lease early on July 15, 2026. As part of that agreement, ACC required us to forfeit our $1,200 security deposit. Before moving out, we had the property professionally cleaned and the carpets professionally cleaned, and we completed the required RentCheck move-out inspection. Despite this, our final accounting included a $348.30 cleaning charge and a $100 turnover/releasing fee. ACC also applied our $300 utility deposit to the account. After disputing the charges and providing our cleaning receipts and move-out documentation, ACC reviewed the matter a second time. They maintained the charges and security-deposit forfeiture, although they ultimately waived the remaining $148.30 account balance and confirmed our account was closed with a $0 balance. Overall, we were disappointed with the maintenance response, communication, and handling of the move-out and deposit. I understand that property management has policies and that some of the charges were based on the terms of our lease. However, the overall experience left us feeling that the costs associated with ending our tenancy were substantial despite our efforts to maintain the property and document its condition. I am sharing my personal experience so prospective renters can make an informed decision. I strongly recommend documenting the condition of the property at move-in and move-out, keeping copies of all maintenance requests and correspondence, and carefully reviewing the lease before signing.
