Garbage left of the side of my building for weeks.

If you are looking for a property management company that will sit back and do absolutely nothing other than collect your rents and charge you an arm & a leg for everything else, then this is the company for you! If you are looking for a property management that will actually manage your properties and charge reasonable rates for work required, then RCG is NOT for you! Twice I needed units painted to get them ready for rental. Both times they quoted me 300% more than market rate. They quoted be $7K to paint a small 3br unit, I was able to contract with my own painter for $2,100. They refuse to help with any appliance repair and charge exorbitant fees for even being on site to receive a new appliance. They did a cleanout of a rental unit after the tenant had moved out, but just left all the garbage along side of the building. I only discovered this when I went in person and saw how filthy and disgusting they had left the building. When I spoke to my manager, he was completely indignant that I had expected the garbage to actually be hauled away, and told me "we only quoted you for the clean-out" and then they tried to charge me another exorbitant fee to haul it away. What kind of "management" is this?!?! Their model of charging a flat fee for management of a duplex gives the NO INCENTIVE to fill a vacant unit, bcs they are being paid regardless of whether both units are rented. They couldn't fill my units and let them languish for months with no renters. My new property management was able to fill my units immediately with high quality tenants at higher rents than Real was trying to secure for me. The fees my new management charges are a fraction of what Real charged and the quality is much better. If you want terrible, hands-off property management that will do nothing for you but suck all your income, stick with Real. If you want engaged management who will actually work to find quality tenant and charge reasonable fees, then RUN AWAY from Real.i

Initially had Tom as our PM lead and was decent in communication with us. Then we were handed off to Mike who oversaw our renovations and procuring new tenants. Back door wasn't replaced to specific instruction and materials, flooring not done, holes in wall not addressed, the quotes for renovations and electrical work were terribly overpriced probably by 5X so do your homework and find contractors instead of using theirs. We had our agent stop by to look at the building and documented there were large holes in the walls next to the staircase. The building was supposed to be rent ready at this time and to show to potential tenants. It is no surprise that potential renters who had a chance to look at the unit did not return. Their business exhibits a lack of thoroughness, incompetence, or gross negligence, which has cost both of our sides many man-hours and money to get this rent ready.

I posted another review about Josh's fantastic service for my boiler several months ago. When my…read moremini-splits stopped blowing cold air, I knew Josh would be the one to call. He fit me into his packed schedule (of course the units picked the first hot spell of the season to act up), diagnosed a refrigerant leak, and set about fixing it. If you're not familiar with mini-split systems, the difference between them and central air is that where central air cools air at the condenser unit then circulates it through your house, mini-splits circulate refrigerant, cooling the air at various "head units" throughout the house. The advantage is that mini-splits are easier and faster to retrofit into old buildings. The disadvantage is that there are many more places for a refrigerant leak to hide. Josh filled the system with UV dye and came back late in the evening to check for leaks. He found a couple of egregiously loose fittings---a sure sign of shoddy installation by the other company that had installed the system. At this point, he suspected there were probably loose fittings elsewhere. He's keenly aware of how expensive refrigerant is, and how bad it is for the environment when it leaks. With that in mind, along with the fact that the heat spell had broken, he suggested we hold off on refilling the system until he could come back and do a full system walkthrough. When he came back, he pressurized the system to its max with Nitrogen, so he could check for leaks without wasting refrigerant. It just so happened to be the hottest day of the year (so far), but that just made him more determined to get the system running for us. He worked thoroughly but quickly and got our system running better than I think it ever has. I'm profoundly grateful for his hard work and dedication. I cannot recommend him highly enough for any HVAC work you need done.

I'm sure I had no smell of smoke in me since I am a non-smoker) Gathered my paperwork, explained that I am on a housing program and my credit score may be close to what they require. Now mind you, I'm there with my 15yo daughter a COLLEGE Student(at 15yo) I explain we are trying to escape a noisy, partying smoking property across our lot! This is so my 15yo and quietly and effectively do her schoolwork. So in speaking with Hairline I'm excited that she knows my landlord. She continues to say she will speak with Miriam Cajuste(currentLL) who runs a non smoking property that I myself have never violated any of the rules ESPECIALLY the non smoking policy! After a week I text Hairline to ask how my application was progressing. I get a text stating one of my references told her I smoke!! Umm ok Only 1 reference on my application. So I text back that that is a false statement and a text I had saved from current LL stating " it's ok I know you do not smoke" (cig butts wee sound on property) she KNEW they weren't mine. Ok so after that I request a screen report!!! Crickets!!! Completely dismissed. Oct 9 I receive my folder of paperwork in the mail! No word of why I wasn't being considered. So she took a "small talk " reference... did not go any further to substantiate the claim and said kick rocks. Now my opinion is She is violating my rights as a disabled person and does not want to rent to a person in subsidy. Won't say that because of her claim of EOH... far from. In my opion she is a snooty, senile hypocrite! Shes too fancy for housing subsidy. Deny a hardworking, disabled, single mother of an opportunity for better living conditions. Only good thing is that my daughter got to see how evil people work and is now more encouraged to work for her law degree to make a change for people looking to better themselves. Hairline is advocating for Small Lamelords but has no concern for small tenants. Her mistake. She missed out on one of the best tenants she's ever experience!!! And I have receipts for all of this.

I lived here from 2025 to 2026, and below were the ongoing issues that caused me to leave: - Black mold and leaky roof in the unit downstairs. Finally showed up in late January 2026 after submitting a request in August 2025 for the mold, only to be told they cannot fix the mold until the roof stops leaking, roof still has not been fixed as of May 2026. Roofing specialist were sent out multiple times but the issue persisted. Got the recommendation from another roofing company to replace the roof, not sure if this is the owner not wanting to pay for a new roof or the roofing company that was sent not doing a great job. - Tree specialist that was working at the neighbor's house recommended to cut down the dying/dead tree in the backyard in Fall 2025 as it was at risk of falling directly on the house, nothing was done to address this. March 14th 2026 the tree fell on the house. Because it was a weekend, we could not get in contact with anyone at Veno and had to call the fire department. After the tree fell on the house, the bathroom ceiling started to leak. Maintenance request was submitted for the leak on 3/24, as of May 2026 leak was not fixed and small spot now turned into a 52 inch leaking crack in the ceiling. - Large holes in the basement foundation, leading to an ongoing rodent problem. I'm unsure the extent to which these issues are actually a result of the management company vs the owner of the house.

Sending me a daily "sign the lease" into my email without providing the lease for me to read. The repeated harassment was from your company, including hanging this "Demand to Vacate on my front door" after serving me no less then 4 times. I was a model tenant, quiet, took care of property, and never late on my rent in 5 years. I put money into the property. Yet I had to live with first, a Hoarding Family that snuck in their registered Sex offender relative. Then Veno Properties let a woman move in with a dog she couldn't handle, so she confined it and abused it. While I had rights to a quiet tenancy, I had to endure her poor animals incessant barking, for hours. When she locked the dog in the bathroom, the dog would scratch in panic for hours. I didn't have to spy on anyone, it was blatantly screaming in my apartment. Veno did nothing despite, their own 3-page animal addendum. They didn't give a shit about the dog. Guilda told me to call the Dog Officer. The tenant had to put the dog down, for Renal Failure. She then, set up a camera with a blue light to spy on me. When I went outside for anything, the camera was pointed at me. She kept telling me I killed her dog. Obviously suffering some kind of Dementia. She harassed me with her car, parked me in. See picture. Veno did nothing despite even having photographs. In fact, Veno's inspector, verbally told me I had 2 strikes against me (didn't care about my drywall tape hanging). I asked her to repeat the 2 strikes comment, but she refused, because she knew she was being Bias. You removed very much alive, Big old Arborvitae's trees, at 8am under my bedroom window, with no notice. They weren't dead and there was a reason they were planted, but you're the expert. You could have trimmed them. But your maintenance guy told me, you just didn't like them. Stop lying. Through 2 inspections of my apartment, by your experts, with all my drywall tape hanging off the ceiling, and me bringing it up directly...any professional would know there is a roof leak. It took you two years to fix it, after a steady stream of water was coming in the living room. Not to mention all the mold that exists in the rafters of that home, because the roof leaked for years. The bathroom ceiling has rot over the tub. The brick chimney is falling in; bricks lay on the ground. The Foundation is crumbling. The windows are broken. Yet you advertise this home as well maintained. It's clear the current tenant left after one year. It was important that you got your client" to chainsaw those trees. Like you built new steps to a door that didn't work. When you renovated the downstairs apartment, you had your maintenance guy use Gymnasium Lacquer, without a respirator and without opening the windows (they were all broken) and fumed out my apartment with my pets. That stuff can kill you, but you scoffed at my call to come open windows. You don't care about Tenants or your maintenance guys. Which is probably why both quit at the same time. Basically, your arrogant and are representing Slum Lords, which makes you a Slum Lord. Maybe you should pay attention, get your facts straight.
